Rising interest rates and a higher cost of living have many homeowners in Australia and New Zealand looking for ways to stretch the budget a little further. With mortgage repayments going up, there’s no better time to think about spending less and saving more. Here are 5 helpful mortgage tips for a rising interest rate market.

2. Pay fortnightly instead of monthly If you’re not already doing so, switch to fortnightly repayments. Not only will you save on interest by making more regular repayments, but you could also pay back your loan faster as you’ll be making two extra repayments each year, with 26 fortnightly repayments instead of 12 monthly repayments.

An offset account is a transaction account linked to your home loan that you can make deposits into or withdraw from. Money paid into your offset account reduces the balance of your home loan and the amount of interest you get charged. So you save on interest charges.

We’re excited about the enhanced tools and systems that we’re rolling out to the Harcourts Group. Invest the time in learning to use these new tools. They’ve been designed to help you be more efficient, cope with greater volume, and do more, better. Their purpose is to give you more time to spend on what matters most - developing relationships with people. Connecting. Making a difference. It matters more now than ever before.

Something else that remains the same is the fact that in every market there are always opportunities to grow your business. Sure, we have to adapt. Change our strategy. Sharpen our skills. It requires action on our part. These changing markets present huge opportunities for us - if we’re courageous enough to take them. Let’s make sure our business plans will get us where we need to be.

IN FINANCIAL

We have recognised some of our people who are stepping aside or away from the Harcourts business after bright and shining careers.

On behalf of Harcourts we appreciate everything you have done for Harcourts over your 45 years. Thank you to each of you, for what you have done and continue to do for Harcourts and our industry for more than four decades. You are inspirations to us all.

The action-packed conference was an opportunity for our leaders to learn, grow and develop, using the experiences of the past to ensure we are “match fit” to continue to grow into the future. Many of our people have heralded the event as the best NZLC to date and I think this comes down to many things including the vast array of talented and motivational speakers alongside the opportunity to connect with like-minded individuals during a dynamic time in the market. Whatever the reasons, it was excellent to use this event as an opportunity to drive our business forward for the short to mid-term future.

The Harcourts ‘Bledisloe Cup’ which is seen as the pinnacle of Harcourts Trans-Tasman Auctioneering, and also the key to internal auctioneering bragging rights, was held on-line on 29 July.

It also feels like we are celebrating our culture and our people more than ever. This year, we are delighted to introduce a new level of recognition to the Harcourts network, known simply as ‘Titanium’. We are thrilled to advise that Cameron Bailey, Harcourts Gold - Papanui is the first ever recipient of this recognition. Congratulations Cameron, we are proud of all your hard work and dedication, and it is great to be able to recognise your achievements in this way.

Our next long service recipient has been part of the rich blue fabric that makes up Harcourts for 45 years, and it’s fair to say many of us weren’t even born when he started his real estate career with Harcourts.

Stuart Pescini, after over 30 years with Harcourts has decided to take a step back in our industry. Stuart started his real estate career as a sales consultant selling residential and lifestyle property, then he moved into management and Business Ownership of the Harcourts Team Group offices from Paremata through to Levin with Eliot Falconer and the late Mick Robbers. In more recent years Stuart has been making the daily commute to Palmerston North, and through the support of Business Owners Richard & Justine Jensen and the management team they have built a great business and lead an exceptional team.

Proving what an auction powerhouse Grenadier is, Ned Allison won the open division competition while John Phillips took out the novice Shanedivision.Cortese, Harcourts New Zealand National Auction Manger, said “It was a pleasure to present the Bledisloe Cup trophy to our very own Ned Allison. There’s a bit of a story behind the trophy. It was recently found on the bookshelf of a past winner and so upon the find, it was taken to Ellerslie Jewellers who gave it some love, attention and silver polish to bring it back to all it’s original magnificence.’ He added, “We are very much looking forward to the trophy staying on this side of the Tasman for as long as that other Bledisloe trophy has.”

3. What do you enjoy most about being in the real estate industry? Originally is money driven, now I feel satisfied when i can achieve great result for my clients so much more than their expectations, quite often changed their lives as they can now afford a better life. I felt i am not only a real estate agent but a very import role player in client’s life.

2. What’s your favourite thing about being a Harcourts team member? I love the culture and networking opportunities in Harcourts. When I was working with a competitor, everyone was just doing their own thing. You’d list yourself; you’d sell yourself and there was no teamwork. In Harcourts, we work together to achieve the best results, together, for clients.

Our new format of taking our Quarterly Awards on the road was coordinated by our team at Harcourts Hunter Mason in Redondo Beach and what a fantastic job they did. We had 80+ people in attendance at a venue by the water with mesmerizing views and hundreds of others tuning in to the live stream. We had a record number of agents receive awards for the quarter with a lot of new faces receiving awards for the first time since being with Harcourts. This goes to show the incredible drive and tenacity that we are continuing to see from all our agents across our North American marketplace. A huge congratulations and thank you goes out to Courtney and Tony Self, our Harcourts Hunter Mason business owners, and their team for putting together such a wonderful event and celebration. Without all their hard work and preparation, we would not have been able to have the event that we did. Our new format for the awards has received very positive feedback from the network and we are looking forward to continuing with it in the future.

We are also excited to announce the opening of three new offices to the Harcourts North America network; Harcourts Elite, Harcourts Silverton and Harcourts Carolinas. Harcourts Elite in Salem, Oregon will be headed up by Nick Ayhan, Harcourts Silverton in Silverton, Oregon will be headed up by the team of Valerie Boen and Korinna Barcroft, and Harcourts Carolinas in Columbia, South Carolina will be run by the team of Tara Morawski, Chad Widtfeldt and Justin Green. This is big for us as an organization as we continue to look at constant opportunities for growth and cannot wait to see the outstanding results that each of these offices will bring to the Harcourts family.

And, as always, One Team – We’ve Got This! The future is brighter in blue!

The togetherness that we celebrated and solidified at HX has given us the strong foundation we need as a team to move forward into this softening of the market we are beginning to see. To me, this shouldn’t be seen as a negative, but as an opportunity for Harcourts to build further upon the fantastic two years we’ve just had. It’s an opportunity for us to double down on the basics as real estate specialists and really drive our values as our strength. Connection with people is the cornerstone of who and what we are at Harcourts. Connection creates opportunity, and opportunity creates success. What we are seeing in the market and what we are being presented with is not just in the sales arena. Multiple rent roll transactions have occurred in the past months with plenty more chances out there for acquisition. Now is the time for our BDMs to ramp up on the market calls, as days on the market blow out.

A significant feature of HX2022 was the speakers and panellists. Ranging from key real estate experts like super-agent Bob Wolff and his excellent and accessible messages, such as: ‘There is no secrets to real estate, only clues. Figure out what works for you and just keep doing it’; to Tina Sander’s powerful presentation focusing on ‘life-quakes’ those pivotal moments of change that shape your future; through to closing keynote speaker Saroo Brierley’s special life story, and his message of Weperseverance.hadtwosolid days of amazing stories of hardship, determination, and success. It’s not easy to get up and talk about what you do and how you do it. A massive thank you to all who did. And a huge thank you to all those who came along, participated, and made the event the success that it was.

MuchHarcourtslikemany countries, South Africa is experiencing the impact of higher interest rates. This was on the back of having record low interest rates for the past two years. As they say, “the party is over”. But is it? We are just experiencing a moderate slowdown in buyer interest but given the fact that the vast bulk of our network is still suffering from stock shortages, this is not a major problem. We recently polled our leadership teams and found that nearly 80% of them do not have enough sales stock to meet buyer demand. So, we are still seeing really strong sales numbers despite the increased interest rates. Longer term we expect this to taper off somewhat, but for now activity remains strong. The same poll also asked how positive or negative the sentiment of our sales agents are at the moment. The great news is that more than 75% of our sales force is either positive or very positive and only 5% had a negative outlook. Long may that continue!! We have an exciting quarter ahead with six Regional Awards coming up. It is wonderful to have these events without compulsory masks and people just seem so happy to be experiencing relative normality. Events like this are so critical to our culture and we certainly missed them when they were either not allowed or “reduced numbers”. Coming off such a strong quarter I am sure that a high percentage of the team will be receiving recognition for some amazing achievements. We have started converting our offices off H1 onto our new CRM platform. Although it is a mammoth task, it is proceeding well and the first office which migrated has been very positive about the whole experience. We have a very busy six to nine months ahead as we roll out the new platform across the country

What We Have to Help Performance management is critical. Monthly one on one meetings of support. Quarterly business plan reviews with individual accountability. Help our people to feel they are growing not stressed. Challenged not overworked. Each member of your team should have a Harcourts IDP in place or areas of growth identified for the year.

WELL BEING CONCERN 50% of people who leave their place of work reveal that mental health is a contributing factor.

What did we have in place when well-being was our focus? What have we currently got that we could utilise again?

30 INSIDE Harcourts INSIDE Harcourts 31 In the thick of the pandemic, trapped in our homes, we talked about little else. Now back in our offices and regular work hours, on the surface, we may look more like the old ‘normal’, yet a deeper dive reveals how tough it still is for people.

WELL BEING CONCERN Ill health, fatigue, uncertainty, disillusionment are toxically contagious. Maintaining a healthy team culture is critical and the responsibility of all.

• Use video calls whenever feasible. It’s surprisingly therapeutic for team members to see each other talking, smiling, and laughing.

Well-being is now number one when it comes to recruitment and retention. Salary, personal growth, career opportunity and trendy work environments now rated considerably lower. Even in our industry we have never seen such large numbers of team movement and turnover. So ask myself; What can we do to help our people right now?

WELL BEING CONCERN A common conversation around the leadership tables these days is issues with businesses being short-staffed, the lack of people applying for work and the quality of those that do. Avoiding stress in the workplace, whether seen as lazy or just re-prioritising, the impact is a declining amount of work output.

• Encourage team members to take the time off they’ve earned. Having holidays to look forward to is almost as good as the holiday itself. focus on well-being has down list of priorities?

What We Have to Help Our leaders need help managing their own well-being and need business structures in place that allow them down time to recharge. We need to re-invigorate our Harcourts Future Leaders program to develop team members flagged for leadership succession.

What We Have to Help

WELL BEING CONCERN Mental Health is now the primary cause of chronic illness. Our leaders and business owners are challenged by absent team members unwell or unmotivated. Add to this that the baby boomer age bracket group, the largest number of people in the workforce, are now retiring!

• Be watchful for signs of stress and do something to help. Take some of the pressure off your employees by bringing in skilled temporary professionals to help out in the most bottlenecked areas.

CMA Personalisation So your brand always takes centre stageWHY SUPPORT GUMBOOT FRIDAY?

Here’s how it works: • Every Harcourts team member has the opportunity to contribute, whether it’s $1 or $10, through auctions, sausage sizzles or a contribution from each property sale. • 100% of donations go directly towards paying for counselling for Kiwi kids and young people.

Since April 2019, Gumboot Friday has raised over $3 million to provide free counselling for kids aged 5 – 25 years, with 16,000 sessions already provided to 3,900 kids. Gumboot Friday aims to provide an additional 20,000 free counselling sessions before the end of 2022. Through your support of the Harcourts Foundation and Gumboot Friday, you can help make that goal a reality.

For people struggling with depression, it can feel like walking through mud every day. Gumboot Friday is a fun and meaningful way for Harcourts sales consultants and office staff to help raise money to provide free and timely counselling for any young person in need. Our children and young people are the future of our communities and our country. Mental health is a huge problem in New Zealand and one that has worsened as a result of the pandemic. Gumboot Friday is a national initiative that every Harcourts office and sales consultant can get in behind and help make a difference by providing desperately needed counselling for our young people.

• Kids (with the support of their adult supporters) can make an appointment directly with a counsellor or therapist that meets strict guidelines.
