Home Staging:

• Size of property–square footage and number of rooms you believe need some staging TLC • Vacant or occupied? Is the stager providing furniture or only art, lighting, bedding and/or decor? • Age of house–this is particularly important for some of the historic houses in our region. Narrow staircases and hallways and other factors usually impact the amount of time needed on-site as well as what furniture the home stager can get into the house and up stairs.

HOW MUCH AND WHO PAYS? I’m delighted to work these days with many new Realtor clients who’ve never recommended home staging to a client before. Higher interest rates, longer DOM for some older listings, and other factors have been bringing more Realtors to the staging table. Many new-to-staging Realtors aren’t sure how the process works. How much does an occupied listing stage cost? Is a vacant stage within the sellers’ reach? Who pays for staging, the seller or the Realtor? The investment in home staging can vary depending on the size and condition of your listing, the extent of the staging, and the location. Typically, StagingCraft prices a vacant listing home staging in our region anywhere from $2,500 to $6,000 depending on the size of the home and the amount of furnishings required. StagingCraft also offers light stage and style sessions, in which we add our decor, bedding, art, etc., to an occupied listing to refresh the property for MLS photos. A light stage investment is lower than the typical investment in a vacant stage because we integrate our materials with the sellers’ existing furniture. The price tag

depends on how much inventory we bring in. And keep in mind that I’m speaking only for StagingCraft…we know of home staging companies that price their services differently.

Who pays? It’s a mixed bag for StagingCraft customers. The Realtor usually pays StagingCraft to provide a home consultation to their listing clients. After that, in most cases, the seller often makes the total investment in follow-up staging. However, some of our Realtor clients are including up to X percent or X dollars toward staging as part of their listing package. Other Realtors front the investment for sellers and get reimbursed at closing.

Note that I use the word “investment” instead of “cost”--and that’s critical for you to convey to your sellers. The NAR reports that staged listings sell for 10-20% more, on average, than unstaged properties– and NAR reports that staged properties sell up to 73% faster. The increase in sale price and faster sales almost always surpasses the dollar investment in home staging. Even more important? Staging a home costs far less than the average first price reduction of a house that’s sitting, which is generally about five percent of the list price.

With so many variables in types of staging and payment, don’t be shy when you call us. It’s important to get as much information from your home stager

Being able to explain not only what staging is but how it’s paid for –and how beneficial staging is to the outcome–will help you make the case to your sellers. After all, the better you can get that house to look prior to photos, the more profitable your sale will be.

“That’s when my dad suggested that I look at getting into real estate,” he remembers. “I had always been around it but never thought about doing it as a career.” In time, Joseph picked up valuable experience in the title and mortgage sides of the business before earning his license in 2001. In those two decades of steadily building on his record of results, Joseph has remained with the same brokerage. “There are natural cycles in the business. I feel like I’ve seen every facet of the business, both good and bad,” Joseph says. “Through the ups and downs, we are very big believers in marketing, especially during times that are challenging. “I love the art of each deal, with the whole negotiation aspect of making things happen,” he says. “It’s rewarding to see people coming back to work with you from long ago, or from a referral. It means a lot knowing that people come back to us because of our reputation and the results that we work so hard to create for them.” Through time, Joseph’s team has continued to grow, along with the number of clients they serve. Today, the team includes eight professionals in Pennsylvania, two in New Jersey and two in Florida. In turn, they average around 200 transactions a year, and they continue to move ahead. Family Foundation

Joseph looks forward to spending family time, as well. He treasures time with his wife, Maxine. They were married in 2007 and have three children — their twins, Michael and Ava; and their youngest, Lily. In his free time, one of Joseph’s favorite pastimes is playing golf, as well as spending family time, supporting their children in their activities. Joseph also has a passion for exercise and traveling to explore new destinations with his family. When it comes to giving back, Joseph is proactive, as well. He and his team and family have been involved in a large gala each year that raises 16 • December 2023

They also are very involved in supporting Toys for Tots for 11 years, as well as putting on a golf outing for UNICEF last year. In addition, they support the work of the Bucks County Homeless Shelter, as well as various drives for the necessities of life.

“In a world where you can choose to be anything, choose to be kind.” Like author Jennifer Dukes Lee, Carlo Vitale believes small acts of kindness can change lives - and he’s on a mission to spread the message! In 2011, he launched the Happy Smiles Foundation to encourage and facilitate more kindness in local communities. “You’ve probably crossed paths with someone today who would have benefited from hearing something simple, like “Have a great day,” Carlo says. “It doesn’t take much to remind people of their value in the world, but not enough people are reiterating kindness. Our goal with Happy Smiles is to inspire people to be kind and give back in ways that resonate with them. Everybody benefits when surrounded by a circle of kindness.”

With deep roots in New Jersey, Happy Smiles is branching out into Bucks County and looking for real estate partners to collaborate with locally. “A lot of REALTORS® want to give back but may not know how to get started,” Carlo says. “Happy Smiles makes it easy. We can brainstorm action plans, raise funds, collect donations, find families in need, and set up distribution. We’ll organize everything from start to finish.”

For example, agents can partner with Happy Smiles to hold annual fund drives or seasonal events for the nonprofit of their choice. The foundation also does a lot of work with local schools, such as anti-bullying campaigns. They’ve brought in speakers, including Run DMC rapper Darryl McDaniels, to teach students how to be themselves and prioritize being kind to others.

“One kind word, or one kind act, can change a life,” Carlo says. “And it’s fun sharing happiness across your community in a variety of ways. Whether you’re looking to volunteer your time, find a sponsorship to plug into, identify and address unmet needs, or increase awareness of nonprofits on your social media platforms, every extra effort can have a lasting impact on others. People who are suffering need someone to show them it will be okay. Sometimes, kindness is hope in disguise.” While working together through the years, Carlo and his cousin, Carlo, started the foundation because of the need they saw to help others. “When I started my business, Vitale Home Inspections in 2011, it consumed most of my time, but I was able to launch Happy Smiles simultaneously. Then, in 2015, I turned it into an official 501c3. Today, the foundation has a Board of 12 and a small staff to help, including my beautiful wife of 12 years, Katie. She is a school guidance counselor and a constant source of personal inspiration. Before becoming a REALTOR®, Rocco was clipping along in another career. “Originally I owned a barber shop. I’ve been a barber for 20 years. My son was super into travel hockey. At the time when he was in 5th grade, he wanted to go to Holy Ghost Prep School,” Rocco remembers. “At that time, I wasn’t into real estate yet. I was in the hair industry. Even though I was doing well as a barber, I knew paying $23,000 per year for tuition was going to require me doing something else, as well,” he says.

“I might be a little different in this. I understand that a lot of people in real estate like working with listings. But, for me, I prefer working with buyers. I get real satisfaction out of working for my money in that way,” Rocco remarks.

“We bought our house in 2011-12. It was a great process. We sat down and my wife got into real estate. She said I think you should get into real estate, too. So we decided to team up and combine resources.”

Rocco worked through real estate and got his license in the span of about two months. He has been carving out his successful role in the business ever since.

Goals Identified and Met

As Rocco says with a smile, his son went on to realize his goal at Holy Ghost Prep High School. Rocco realized his, too.

In his free time, Rocco looks forward to time with his family. He also likes to explore new restaurants, watch his favorite sports teams and play golf.

“Through time, I fell in love with the business and I used my barber shop as the funnel. About 90% of our referrals come through the barbershop. I’m still there one or two days a week,” Rocco says.

He also likes to give back to the community. One of the efforts he takes on is during the holidays … when he collects and distributes toys for children who lost their parents to addiction.

“That’s where I got in the business at first. We went from residential work to evolving our business into working with sellers and now commercial, investments and working with the land market. We enjoy growing our business.”

It takes about five seconds when you talk with Rocco to feel the drive he has for life and his work. But, of course, all of that is powered by his care for the people behind it all.

All of the planning, hard work and follow-through have paid off. Through October, Rocco and his wife, Samantha stood at around $8 million in sales volume. What Matters

Away from work, Rocco and Samantha have a rewarding world with their children—21-year-old son, Beau, who runs the barber shop (and who is also licensed in real estate to fuel his investment desire); and 11-year-old daughter, Isabella. 32 • December 2023
