Lots of Central and Lower Bucks properties are smaller and older–the 1950s/60s era. Because almost no one says “no” to a listing, you likely take these and hand them off to your team. This month’s column is on how your team can properly prep the properties for MLS photos and the market. These houses sell quickly when staged properly, making them less timeconsuming for you. Don’t discount this column if you handle high-value listings, though; these home staging tips work for any sized property.

The post-WWII building boom in this area gave rise (pardon the pun) to lots of ranch-style, 3/1.5 houses–solidly built, on slabs, with smaller kitchens and bedrooms, often no garage, and limited storage space. Today’s buyers seek natural light, open space and storage, so the older homes usually present with some disadvantages. Here’s advice for you to maximize your sellers’ profits:

Today’s buyers seek natural light, open space and storage, so the older homes usually present with some disadvantages. Here’s advice for you to maximize your sellers’ profits:

1. “What lies beneath”–Older houses most often were constructed with solid wood, finished flooring, and then owners rushed to cover them with carpeting. Pull up a few inches of carpet and padding in your listing...and you’re more likely than not to find gorgeous hardwood in great condition.

2. Make closets in occupied listings look larger by having your sellers pack up any clothing they don’t need to wear for the next 30 days. Buyers perceive closets to be bigger when nothing is stored on the top shelf and on the floor.

3. Panel curtains, cafe curtains, valances...Take them all down, and leave the empty panel rods. Too many older homes have treatments that keep natural light out. And buyers like the empty rods, as there’s something already there for them to use for privacy in the short term.

7. Switch outdated ceiling flush mounts and chandeliers to modern pieces–inexpensive but attractive lighting not only improves light in a space but shows buyers that sellers have kept the house current (sorry...another pun).

8. Is the bathroom tile green? Pink and black? Older bathrooms can have interesting color schemes. But young buyers often find them charming and “retro.” And if the buyer plans to personalize a bathroom anyway, sellers are wasting money by updating them for the market.

One of Bucks County’s newest markets is the Warrington Farmers Market at Lower Nike Park. The market is open on Friday evenings, which helps make your plans for Friday nights easy! It’s not just a place to buy your weekly groceries - it’s a gathering place for friends and neighbors to come together and share in the bounty of the season. Dozens of local makers, farmers, and other vendors are available for your shopping pleasure, and the best part is that the market itself is a nonprofit and all of the money raised from vendor fees goes towards building and maintaining Lion’s Pride Park!

From the bustling streets of Doylestown to the rolling hills of Perkasie, we’ve explored some of the finest local markets this region has to o er. It’s clear that farmer’s markets are more than just a place to pick up fresh produce. They’re a hub of community activity, where locals come together to support small businesses, enjoy live music, and connect with their neigh bors. And in Bucks County, we’re lucky enough to have an abundance of such markets to choose from. But beyond the social and cultural benefits of farmer’s markets, there’s an important economic aspect to consider. By shopping at local markets, we’re supporting small farms and businesses that might otherwise struggle to compete with larger, corporate operations. This not only helps to preserve our local agricultural heritage but also ensures that our food system remains diverse and resilient.

No need to stress, though! My latest article has got you covered with the top social media trends of 2023 that will keep you ahead of the game and supercharge your social media strategy. Let’s dive in!

1. The Continued Rise of Short-form Video

1. The Continued Rise of Short-form Video

Video content has been on the rise for a while, and short-form video, in particular, only continues to grow in popularity. Platforms like TikTok and Instagram have made it possible for brands to create and share engaging video content with their audience in a matter of seconds. This trend will continue throughout the year, with Facebook Reels already picking up steam as more users create and engage with short-form video on the platform. This is big news, as reels have been fairly stagnant on Facebook since they first rolled out. I’m already seeing an increase in reach with Facebook Reels since November 2022, and we can expect this to continue. And let’s not forget about YouTube Shorts. Shorts are not incredibly new, however, YouTube is doing more to entice creators to utilize the medium. In its latest earnings call, the platform announced that YouTube Shorts has hit 50 billion daily views. The moral of the story here is don’t discount Facebook Reels and don’t sleep on YouTube Shorts.

4. Micro-Influencer Marketing

4. Micro-Influencer Marketing

Influencer marketing has been a popular trend in recent years, but in 2023, we’re seeing a shift toward micro-influencers. Micro-influencers are individuals with smaller followings, but a more engaged audience. Brands are beginning to focus more on working with micro-influencers to create more targeted and authentic campaigns, rather than relying solely on larger, celebrity influencers. By working with micro-influencers, brands can build a more engaged audience and create a meaningful connection with their followers. This marketing trend is all about the engagement rate. In the grand scheme of things, follower count is a vanity metric. Anyone can buy followers (and that is NOT recommended). When looking to work with a quality micro-influencer, you’ll want to look at their engagement rate, not their follower count. You’ll also want to ensure that their vibe compliments that of your brand. In case you didn’t know, Bucks County and the surrounding area have some really amazing micro-influencers.

2. Original Audio Outperforming Trending Audio

Video content is already moving in the direction of informal, unscripted narratives, ranging from extended vlogs to heartfelt dialogues. As a result, we’ll see the rise of original audio. Think less lip-syncing and pointing at words on a screen and more candid conversations that leave your audience with a warm connection.

5. Artificial Intelligence (AI)

5. Artificial Intelligence (AI)

Artificial intelligence has already started to shape social media and will become even more prevalent as the year progresses. AI-powered chatbots can be used to improve customer service and automate certain processes. In addition, we are already seeing AI being used to create more personalized content based on user preferences and behavior. AI is a trend to keep an eye on as it continues to evolve and shape the way brands interact with their audience.

3. LinkedIn Creators

Fun Fact: LinkedIn is older than Facebook! LinkedIn is full of even more surprises as we trek further into 2023. LinkedIn has traditionally been viewed as a more professional-oriented platform, but in recent months, it appears to slowly be emerging as a hub for creators. While Creator Mode was originally launched back in 2021, we’re finally seeing actual creators curating platform-specific content on LinkedIn. As the year progresses, we predict that LinkedIn creators will gain more attention, and the platform will promote their content with new features. We can expect to see more businesses and professionals leveraging LinkedIn to create and share engaging content with their audience. I can’t wait to see what the platform does with short-form video!

Keeping up with the latest trends in social media is crucial to creating a meaningful and engaging presence on these platforms. The continued rise of short-form video and original audio, the growth of LinkedIn creators, the focus on micro-influencers, and the use of AI are some of the most important trends to keep an eye on in 2023. By embracing these trends, brands can create more engaging content that resonates with their audience and builds a lasting connection. At the end of the day, it’s important to remember that, as a Realtor, you are a brand and you need to create a warm connection on social media, or you’ll get left in the dust as everyone else in the industry passes you by. Social media is constantly evolving, and staying informed about the latest trends and best practices will help you stay ahead of the curve and make the most of your social media strategy.

“I brought on a full-time assistant who could do the paperwork and be in touch with clients while I was out driving around and marketing homes. A while later I then hired a buyer’s agent. Over time it has just evolved. My husband came into the business seven years ago. He works with buyers and is our Operations Manager. I have five buyer’s agents on the team so that I can focus on my listings.”

Dedication and Professionalism

Deana’s team includes her husband, Tom, along with Danielle DeLuca, Evelyn Rogers, Morgan Thomas, Marielba BarreatSantana, Dana Hembree and Assistant/Transaction Manager Tracey Foote.

As Deana says, the dynamic on her team is extremely collaborative.

“We have a great team culture and the nice part about a buyer or seller working with a team … is that there is always someone to help them.

We always have someone available, so they don’t need to stress about that,” Deana points out.

“Working with a team is advantageous for the client. I’m always a part of that process. I’m involved with every transaction. The other nice thing is the support. My team members are constantly being trained and mentored by me, each other, and our brokerage.”

Rewarding Results

Deana’s approach with her team has definitely paid o with rewards all the way around. In fact, the group is one of the top teams in the region … finishing among the Top 5 in Bucks County, and the top one percent in PA.

“When he brought me to Bucks County I knew no one and had to start from scratch,” Deana says. “When I moved here I had to work hard and get people to trust me and understand that I knew what I was doing based on my past experience. My business just took o from there.”

In addition, Tom is President of The Five Foundation, an organization that supports veterans and current military members. They also support the local SPCA and Food Bank.
