A motivated property developer is one who really wants to buy a property. While they still aim to make a decent profit from a project, they pay top dollar for properties. Brad said that finding these motivated property developers took hard work and real skill. “We search high and low for developers who really want to buy these types of properties. One of the main ways that we provide value to clients is through finding these motivated property developers and creating competitive tension between them that pushes the price up to its highest level. Our history as experts in the development industry allows us to not only extract maximum yield but to strategically market and fiercely negotiate. And that’s how you sell a development site for its maximum value.” Brisbane’s more affordable inner suburbs and their neighbours are on the radar of property developers and investors.

By building relationships with developers and tapping into extensive networks in development circles, Best Use Real Estate have the contacts and nous to match vendors’ properties with buyers and maximise market value. Best Use Real Estate dives deep, so you profit. Realistically, most developers could go either way when buying a property and often are not prepared to pay top dollar for a development site.

you didn’t just sign with the first agent you met. In fact you met with six agents. What were some of the reasons why you didn’t one of the other five agents? “I ended up choosing six agents. Two of them I dropped off right from the word go,” said Alister. “You could just get the feeling that they were on the phone, and even though we hadn’t even got to meet them, they wanted us to sign. And then I sat down with my wife Wendy, and Kerry and asked, “Okay, now each give me a one out of 10, what you thought of their proposal with regards to the meeting. Best Use were actually the last two that we had a meeting with and they just won hand over “Bradfoot.”was excellent as regards to real estate sales. James was more into legal matters. Because they had already looked into it with the Brisbane City Council as to how any developer would use the site, etc. They had it all on paper. They were prepared and knew their stuff. So, Alister, what you’re saying is that the other agents gave you a sales pitch whereas Brad and James gave you a plan of action? “We actually had the proposal from them both Brad and James before we even met them. It was a decent proposal. It just made sense to go ahead, “The results speak for themselves, if we’d gone with the Public Trustee we would have sold for $660,000. Whereas, Brad and James sold our property for an extra $172,000. We sold for an amazing $832,000!” You can order your free Development Potential Report to find out what added value you may have in your property - phone Brad Walker on 0448 887 937.

The Queensland State Government has changed the rules allowing properties that go through the Public Trustee to now be sold by a proper real estate agent. For the King Family, selling their Mount Gravatt East home, this rule change was a godsend as their sale price went through the roof once they found their agent. But how did the King family find an agent who knew how to work with the Public Trustee’s office and knew the steps necessary to sell to a buyer willing to pay a top price? In this report, Alister King shares his journey of selling his wife’s father’s home after her father passed away. What Alister shares could help you walk away with a sale price far larger than you thought possible. e started our interview by asking Alister the steps he took to choose Best Use Real Estate, Agent Brad Walker, to sell their property. “Well, we got a newsletter from Best Use Real Estate in the letterbox at the house that we wanted to sell in Mount Gravatt East,” said Alister King. “At first I was a little sceptical about the newsletter’s content, but later on we found that it was true to what they said, that Brad Walker actually has a database of developers wanting to buy propeties like ours right now. Rather than have to go into deep cost of advertising, Brad and James can contact people that are on their database and just let them know that your house is coming up for Alister, sale.”

The results speak for themselves, if we’d gone with the Public Trustee we would have sold for $660,000. Whereas, Brad and James sold our property for an extra $172,000. We sold for an amazing $832,000!”

what’s your feedback to anybody else considering this approach?“I strongly recommend it! Well, there’s no hassles. With normal real estate agents, they’re onto you all the time. We didn’t have that with Best Use Real Estate. They were true to their word, whereby if they felt that the offer was acceptable, they then contacted us. Every time they got an offer, they didn’t just jump on the phone and say, “Oh, we have this offer.” They knew our situation and didn’t waste our time or try to pressure us into accepting a cheaper Alister, offer.”

Within two weeks of connecting with Best Use, the property was sold for $200,000 above the original agent’s valuation. As the property market continues to rise as part of the post-pandemic boom, there’s another big reason Best Use Real Estate are achieving record sales for homeowners in the area, and it’s all about the magic of development potential. Not everyone is aware that the value of development sites appreciates even faster than the value of regular houses. The magic lies in the maths. If a property can be subdivided into two vacant blocks of land, the value of that property will increase by the value of each of those two vacant blocks. The reason why Best Use are able to get higher prices for homeowners is because they specialise in development sites, work with developers, and understand the value drivers behind these types of Comparedproperties. to local agents who don’t have relationships with developers and don’t understand the market dynamics of properties with developmental potential -- often resulting in the real risk that a local agent will undersell a property. Best Use sold the property for $650,000 -- almost $200,000 more than the original agent’s valuation. For 91 Ducie Street, Darra, Best Use sold the property for a substantially higher price than the local agent because the local agent didn’t realise the property was suitable for a development site. The owner, Thien, shares more about his property, which was under “Therental.rental agent gave a valuation of $450,000. I thought it was reasonable but we could probably achieve a little bit more than that,” says Thien. Darra home sells for $200,000 more.

Brad said there was someone that may be interested and he came back with a price. Within two weeks of connecting with Best Use Real Estate, the property was sold for $200,000 above the original agent’s valuation.”

“A couple of weeks later we got a letterbox drop from Best Use and decided to give Brad a call. “I thought, I’ll see what Brad could give us. There seems to be a bit of a demand for development land and the block we had was ideal for developments.”

The rest is history!

Brad said there was someone that may be interested and he came back with a price. Within two weeks of connecting with Best Use, the property was sold for $200,000 above the original agent’s valuation.

“What Brad was able to get for us was almost $200,000 more than what a local real estate agent had valued our property at, which was a suburb record,” says Thien. “He made the selling process very easy, straightforward and stress-free. “I would not hesitate to use and recommend Brad again in the future.”

James O’Dwyer shares how Alderley home owner earned an extra $100,000 Lucky for an Alderley owner, they were saved from the pain of accepting a low offer. They took James O’Dwyer’s advice and walked away with an extra $100,000.

selling property is easy. Many vendors believe that our job is no more challenging than taking photos of a property, running a few advertisements and waiting for the buyers to make an offer,” says James O’Dwyer, Best Use development site specialist.

“What took us all by surprise is that the offers were not from three different buyers. The developer was behind each of the offers. With the help of two of his friends, they worked together to give the impression that the three offers were the true market value,” explained James. “Let that sink in for a moment. A developer went to a great deal of trouble so that the vendor would settle for less. “I know from experience that if we had not been working on the sale, the vendor most likely would have accepted the lower offers as the true value of his property. “You would think that this type of behaviour is out of the ordinary. Well it isn’t, you enter the sale of your property without the right advice and you are entering the lions den ready for the slaughter.”

Is the offer on the table for your property worth taking? Should you bite the bullet and sign the sales agreement or should you seek advice as to what your next move should be? At Best Use Real Estate, the team regularly meets vendors who a residential agent has convinced to sign on the dotted line for fear of missing out on a sale. Not sure what to do, they agree to the offer thinking to themselves, “A bird in the hand is better than two in the bush.” Only to find out later they could have walked away with a much better deal. Lucky for an Alderley owner, they were saved from the pain of accepting a low offer. James O’Dwyer informed them that their property was worth $100,000 more and that they were going to make a big mistake taking the low-ball offer the residential agent had presented. They took James O’Dwyer’s advice and walked away with an extra “Everyone$100,000.thinks

Key point: Just because you have several offers on the table for around the same amount, doesn’t mean those offers are an accurate indication of the real price.

“It is not until you point out that the deal their local residential agent has negotiated is losing them money that they stop and start to listen. “In the case of the Alderley property, the owners had received our newsletter. Hoping they had not settled for too little, they contacted us for a comparison appraisal of their property. “When we first met, they were happy with three offers of $900,000, but my experience had me thinking they were missing out. After some research, it was clear that the agents they were working with were pushing them to sell for $100,000 less than its’ value. “When I told the owner they were six figures short of what the property was worth; they were shocked.”

Graceville property sells for local record Best Use Real Estate beat out three other agents to seal the deal for a price far above the owner’s expectations.

Best Use Real Estate beat out three other agents to seal the deal for a price far above the owner’s expectations. When Glenda Boike pitted four agents against each other to sell her family’s Graceville home she never expected it to sell for $1.075 million. “I thought if we got $1M for the house and land we would be lucky,” she said. “That’s because nearby houses that were of a similar age and style had sold in the past for $860,000.” To say she was flabbergasted to receive an offer $75,000 above initial estimates is an understatement. In fact, within a few days she had two offers on the table from the Best Use agency that had spotted the development potential of the site. The house, which Glenda’s parents had lived in for 48 years, sat in the middle of two land titles, making the 820 square metre property ideal for redevelopment such as a prestige home or residential spaces. Selling agent Brad Walker said that at the end of a wild and difficult two-week sales process he sold the property for $35,000 above that of the second best agent. “Interestingly our second highest buyer at $1,045,000 was also above anything the other agents were able to produce,” he said. The sale also smashed the suburb’s previous record price of $950,000. “Even though we beat our vendor’s expectations by $75,000, we usually don’t get involved in open listings because it simply doesn’t work. In this instance we knew we had great buyers for the property, so we accepted the listing knowing that we would sell it” Brad said. Glenda had been contemplating the sale of her parents’ home for several months and as such had been collecting flyers left in the letterbox from real estate agencies, including a leaflet from Best Use Real Estate. Those were the agencies she approached to sell the house. “I couldn’t decide who to go with, so thought I’d give them all a month to see what they could up with,” she said. “While two other agents did have offers, they were nowhere near the offer from Best Use Real Estate. I approached Best Use as I thought that they would have the best knowledge and ability to sell my mum’s house as a development potential property. I approached other agents to sell it as a house. Brad showed me that you had to look out for a property’s potential. “He helped me understand the development potential of this property and the demand for such Withproperties.”thehouse sitting in the middle of two land parcels, the development opportunity was obvious, especially as both land titles were included. If Glenda hadn’t acted on the property’s development potential she could have missed out on $75,000 in added value. Hedging your bets by using several agents to sell a property isn’t conventional these days. While it may seem like a logical way to get a higher price, in reality it does the opposite as agents try to make a quick sale before another agent does. This has the effect of missing a lot of potential buyers in the meantime. And as mentioned previously, is not a recommended method as having less buyers can have a seriously negative impact on prices.

“Fortunately Brad already knew of a possible buyer when I first approached him and pretty soon he had two offers lined up,” Glenda said. “The result was fantastic. He earned his commission on this one.”

Best Use agency had spotted the development potential of our home and within a few days we had two offers on the table. We sold for $1.075 million - an excellent result.”

Glenda said Brad was very enthusiastic and committed to getting the best price for her property. He was keener than the other agents and offered a lot more communication. “I found the experience very rewarding and would recommend Brad to other sellers who may have a development potential property.” To sell contact Best Use Real Estate for a free development potential report today on 0448 887 937.

Best Use achieved the sum of $1,045,000. Amanda was thrilled to clear the million mark and prove wrong the people who said they would not get a figure near that.

After such a successful sale Amanda is keen to let property owners know that if they live in an area like Camp Hill which is undergoing development then Best Use are the agents to choose. Don’t expect a local estate agent to be able to offer the same service and potential buyers that Best Use can.“I know there’s been a few properties that have been sold in the area in recent times and I have wondered whether they could have got a bit more for it if they didn’t go for the first thing that was offered to them.”

Amanda said Creating competition between developers desperate to buy in the area is why the property sold so rapidly and also why the price achieved was so high. “Creating competitive tension between developers is the key to selling properties for really high prices. As we’ve got the largest developer database it is easier for us to create that type of competitive tension than for traditional agents.” Brad Walker from Best Use said. Amanda always expected she would get a good price for her property and wanted to break the million dollar mark. Since the previous record for the suburb was $995,000 that may have seemed like a tall order. But with Best Use at the helm they achieved the sum of $1,045,000. Amanda was thrilled to clear the million mark and prove wrong the people who said they would not get a figure near that. Best Use are not surprised that the property sold so well and so swiftly but even they are thrilled to have destroyed the suburb record in such a quick timeframe.

The team at Best Use are the experts in selling to developers and were the only choice to sell this two lot subdivision development site in Ashmole Street, Camp Hill. “We have been talking to other real estate agents and thought these guys are just so green and I just thought no, we will stick with people that are in that specific area and they are the ones that can market it.”

Amanda said The only thing left for Amanda to do now is to move into her new home as all the hard work was done by Best Use. This was not the first time she has sold property and said that in the past selling has been very stressful. This time selling with Best Use was a completely different experience. Best Use have a database full of the most active developers in the city they can email and call as soon as they list a property, which is the key to their ongoing success. It may be there will be more record breaking sales to come. Watch this space. To find out if your property is suitable for one of our developer buyers please contact Brad Walker at the Best Use Real Estate team on 0448 887 937.

Amanda said. Best Use have strong developer contacts and local agents simply cannot compete with their extensive database full of developer contacts. They have sold over 40 development sites in the past two years and will continue to be the leaders in the market. Amanda’s home in Camp Hill sold as quickly as it did as there were three developers interested straight away, all ready to compete with one another to get their hands on the property. “That was a very good surprise … it went up (on the website) that morning and we had three contracts on the table that night so it was a bit of a head spin.”

Vendor Amanda Harriss describes her relationship with Best Use Real Estate as a “really easy journey.” This is not surprising considering her property sold in under 24 hours and it broke the existing record for the suburb.

Subdividing option adds $120,000 to successful oxley sales result A surprise windfall of $120,000 has meant one family can provide the best care for their elderly mother both now and into the future.

That extra $120,000 was the profit from the added value placed on the family property when it was sold for its development potential rather than as a single home. The development value boosted the sale from the local average house price of $500,000 up to $620,000. Brothers Craig and Rowen Sinclair, entrusted with selling the family’s Oxley home, never imagined that one phone call, made out of curiosity no less, would net them substantially more than they expected. “In late 2016, Rowen and I were faced with having to sell mum’s home of 60-plus years to fund her dementia care,” Craig said. “Looking at comparative sales in the area, and the state of the house, we were resigned to getting no more than $500,000. I can’t recall how Best Use Real Estate contacted my brother, but I think it may have been a direct mail drop. Based on that approach, we contacted the agent, Brad Walker, for more information, and this is where we got interested.” Brad advised the family the 810 square metre property was actually on two 405sqm titles, which elevated it to prime development property. “We never knew, and without Brad’s intervention we may never have known the real added value in the property,” Craig said. “We were aware of some potential to subdivide because over the past 20 years three other properties in the street had been developed.” “We had envisaged a retail price. But finding out there were two titles on the property made a big difference. We signed with Best Use Real Estate, the property was on the market less than two months and we received two offers. We accepted the highest offer at $620,000... no finance clauses, the buyer had funding ready to go.”Without the expertise of the Best Use Real Estate team, their research and marketing to developers, Craig and Rowen could have been left floundering. Being unaware of the highest and best development use of the property – whether it is subdivision like for the Sinclairs, units or townhouses – can have a huge impact on the sale of the property. And wading through research or information-heavy development approvals can be a minefield for the uninitiated, particularly for time-poor vendors. “Brad definitely made the process easy. He did all the heavy lifting on the deal,” Craig said. “Even when the first offer fell through Brad was out there finding a new buyer.” What the sale has meant to the Sinclairs is they can comfortably provide for their mother, with a cushion to pay for specialised equipment or extra care if needed. At the very least, it gives them options. It also spelt the end of an era. They’ve had to say goodbye to the home they grew up in, have fond memories of, and was the scene of an untold number of family events and milestones over 60 years. “Rowen and I spent weeks clearing out the house and sorting through all the old paperwork,” Craig said. “It was difficult to do, going through 60 years of history. We found a few gems and a lot was thrown away. But it was satisfying to get everything finalised.” Craig is glad he made that phone call. “I want others to know how much Rowen and I appreciated all the work put in and the help and support provided during the marketing and subsequent sale of mum’s place.” “We can’t thank Brad and the team enough for everything they did to help us.” The property was sold for subdivision. STRATEGIC SALES APPROACH LEADS TO A FANTASTIC everton park SALES RESULT Selling off-market has paid dividends for an Everton Park homeowner, gaining at least $10,000 on top of what a typical campaign would have brought.

With development potential, the 86 Gordon Parade site sold for $747,000.

The company was offering appraisals and better prices than anywhere else for properties with development “Ipotential.thought: ‘I’ve got nothing to lose’. So I sent an email outlining my situation,” he said. A prompt call, followed by Brad paying him a visit, changed everything. “I’ve had virtually no experience in real estate and was quite nervous about the whole situation. Brad put me at ease with no pressure and explained everything.”

Getting in early and matching the property to a buyer from its extensive nationwide database of developers meant Best Use Real Estate was able to give the buyer exclusive first dibs at the property. Brad Walker commented that they knew of a buyer searching in that area. “We planned to take the property to market, but ended up selling it off-market for a very good price. The property met the buyer’s wishes exactly and was quite rare. To increase the feeling of scarcity we encouraged the buyer to deal off-market.

“In the end, we got a price probably $10,000 or $15,000 over what would be expected if we took the property to the open market.” The buyer really wanted this property and the seller, Des Winch, was able to sell quickly and plan his move to a new home. Des said he owed a big thanks to Brad and the team at Best Use Real Estate. “As it turned out, the offer exceeded my expectations and I decided to sell earlier than planned,” Des said. “From that moment on, everything was done with a minimum of fuss, complete with constant updates from Brad. A couple of small hurdles which he handled along the way made a huge difference during this stressful time.” He was impressed with the Best Use team and knew he had made the right move in engaging their services. It was with a lot of thought that Des made the decision to sell, what real estate agency to list with and when the best time to sell would be. A life-changing situation arose late in 2017, and meant he was in two minds whether or not to sell his property towards the end of 2018. After seeing some underwhelming prices achieved in and around Everton Park and an equally low property price estimate from a local agent, Des thought he might even have to stay a little longer. Then he remembered seeing flyers from Best Use Real Estate that were part of its letterbox drop campaigns.

The offer exceeded my expectations and I decided to sell earlier than planned,” Des said. “From that moment on, everything was done with a minimum of fuss, complete with constant updates from Brad.”

Because they had a buyer ready and waiting, Best Use was able to close the deal in a very short timeframe –less than a week. Actually, an offer was made the next day. Although Des had a price in mind that he couldn’t go below, Brad believed he could better the offer, subsequently bringing in the buyer’s second higher offer, which Des accepted. “My word I was impressed,” Des said.“Brad was really helpful and gave me the figures I wanted to hear.” The property (over 800 square metres of subdividable land) was sold early this year – far ahead of the schedule Des had first been anticipating. “Settlement was done on time and before I knew it, I was out looking for a new home away from Brisbane.” So, it was a win for both the buyer and Des. “I thoroughly recommend the services of Best Use Real Estate.” Order your free Development Potential Report to find out what added value you may have in your property - phone Brad Walker on 0448 887 937.
