Welcome to MomsTown!

2021 brings with it new hope, new dreams and new

possibilities. The theme this month is “Wild.” We celebrate moms living out their wildest dreams. Our cover story, featuring Alison Seda, epitomizes the power of possibility when we follow our passion and pursue our wild dreams.

Wild dreams also come in quiet moments. Tracy Shoman shares her dream and shares with us the power of one minute. Kimberly Joy Morgan’s “Joyful Tips” offer simple strategies for wellness and, ultimately, more joy. And Karen Fernandez realizes her wild dreams in helping our kids learn to read and enjoy the success that comes with strong reading skills.

2020, for many of us, was a tough year. We launched MomsTown’s print

publications in September 2020 partly because we wanted a break (even if it was just for a sparkling moment) from the struggles of the year. We wanted to put the inspiring stories of mom creators directly into the hands of the community. You welcomed the stories and the accomplishments of local moms with open arms. We are grateful to you. We are also committed to continuing our mission to shine a light on mom creators in 2021 and beyond!

Magic happens when women start making connections. The SHEs of SEH— a thriving Facebook group of nearly 2,400 women — is a great example of that special kind of magic you can create by bringing women together.

When Melinda Staab, mother of 3, moved to San Elijo Hills, she wanted to meet new people and found herself constantly in need of recommendations and referrals, so she started a private Facebook group “The SHEs of SEH.” It was the perfect place to connect, ask for and receive local recommendations.

When the Cocos Fire of 2014 started and much of the community was evacuated, The SHEs of SEH Facebook group took on a life of its own and became a critical resource.

Residents who stayed home were able to post photos and share real time updates with other members. They also took it a step further by helping each other out — checking on pets and other concerns.

By the time the evacuation orders were lifted, The SHEs of SEH had grown to over 1,000 neighborhood women. When residents returned safe and sound, Melinda and other SHEs used the platform to collect donations for those who were not so fortunate. When all was said and done, they had collected thousands of dollars for several local families who had lost everything in the fire.

Through the years, The SHEs of SEH has grown and continues to be an incredible resource for sharing local businesses, making friends, supporting causes and building community.

In 2020, Melinda and a fellow member of the group, Maggie Slater, saw a profound need to help local businesses and families impacted by the pandemic. Could they find a way to connect users of this group in a more meaningful way, and to build stronger connections and help support local businesses in the community?

After months of planning and building, Melinda and Maggie launched The SHE VIP app in December 2020. Members can download the app, shop exclusive deals, promote their business, share reviews, earn rewards and so much more. It’s a fun way to shop local, support neighbors and build community while getting exclusive, member-only offers.

When I’m goal setting, I first create the vision of what I want. Then I create the plan and then I schedule it. Because if the steps to get me there are not on my schedule, they won’t happen.

IT’S ALSO IMPORTANT TO LOOK AT THE OBSTACLES THAT WILL GET IN YOUR WAY: 1. You don’t have time 2. You don’t like it 3. You’re too tired HERE ARE SOME WAYS TO LOOK AT THOSE CHALLENGES:

Did you make a resolution to lose weight or get in shape?

Haven’t you made this resolution before? Let’s do something different in 2021! Most of us set up unrealistic goals that are too much, too hard, too fast! Success doesn’t happen in a quantum leap. It happens from staying focused and making small steps toward your goal each day. Set yourself up for success by setting the right goal and creating a plan to achieve that goal.

Let’s start by looking at a goal you might have this year.

MY GOAL FOR THIS YEAR IS TO: • Why is this important to you?

• Why is this goal any different from those in the past?

• Why will you be able to succeed this time?

• What obstacles did you have before when setting a similar goal?

• How will you overcome these obstacles should they be set in front of you this time?

1. YOU DON’T HAVE TIME — If you await the time to find you, it won't happen. You have to plan your exercise and healthful eating just like everything else in your day. When you book appointments for yourself, you always leave x amount of time for essentials like showering, brushing teeth, etc. Now, you need to think of exercise in the same light. Find a way to schedule it like you would any other appointment. Also, schedule time to get to the market regularly and set aside time to prepare in advance healthful meals and snacks. It’s when your pantry is bare that you actually make the poorest eating choices.

2. YOU DON’T LIKE IT — Well, you must be doing the wrong thing.

Exercise comes in all different packages. It does not have to be a gym workout. Go for a walk, a bike ride, play a sport. Just move.

You actually have no idea how good you can feel until you start exercising.

3. YOU’RE TOO TIRED — You already know what I’m going to say.

You will have more energy and you will get better sleep when you exercise and eat right.

This year, plan differently. Set yourself up for success by choosing a few goals that are truly important to you and creating a plan to make them happen!

It’s the time of year when that “clean slate” desire is in the air and we’re motivated to purge and organize our home. We rush out to buy some bins and promise to clean this weekend.

Saturday arrives and with a cup of coffee in hand, we start looking around where to begin. Soon enough we become overwhelmed. We try to stick it out but, we can’t help to mentally check out and call it quits for the day but resolve to try again the following weekend.

Sound familiar?

Beginning and actually finishing an organizing project takes more than just buying containers and saying you’re going to do it. You need a plan. Without a plan, even just a simple one, it’s easy to get stuck, sidetracked and overwhelmed.

Here are some tips to create a project plan so you can organize a closet, garage or office space.

TIP 1: CREATE A GOAL — When you start with a goal in mind, it’s easier to create tasks to accomplish that goal. For example, converting an office into a baby’s room, making room for exercise equipment in the garage or organizing the pantry.

TIP 3: WRITE IT DOWN — Keeping visual track of the action steps will enable you to spend less time thinking and more time working on the space. I recommend buying a Franklin Planner, Basecamp or Trello to track your project and progress.

TIP 2: FORWARD THINK AND BACKWARDS PLAN — Now that you have forward thought to come up with your goal, now think backwards to determine the action steps. Have an if/then conversation with yourself. For example, “If I want to put the Peloton in the garage then I have to move the tires.” Continue to work backwards until you find the easiest step to begin.

TIP 4: SCHEDULE A SPECIFIC TIME — Instead of saying, “I’ll do it this weekend”, commit a specific time frame, for example, 10am until 2pm and add it to your calendar. The more specific you are, the better chance you’ll follow through.

TIP 5: PRIORITIZE — As much as everyone wants the project finished right away, it just doesn’t work that way. Look at your list of action steps and prioritize which ones need to happen first.

Having a plan in place before you get started is the best way to ensure you will actually finish what you set out to do. By following your plan, you’ll have that clean slate feeling before you know it.

5 TIPS for Better Meal Prep

Eating healthier and saving time around the house are common goals for many families, and there’s one solution that can help attain both: mealprepping. By planning and preparing meals in advance of each week, you can practice better portion control while creating free time for normally hectic mornings, afternoons and evenings.

CONSIDER these steps to start your meal-prepping process: 1. INCLUDE THE WHOLE FAMILY — By letting everybody in on meal-prepping, you’re helping ensure everyone is satisfied with the breakfasts, lunches, dinners and snacks that become your end results. Even if you only plan to work in advance on lunches, for instance, loved ones will likely enjoy the process more if all are pleased with the meals they enjoy later.

2. PLAN THE MEALS — Once the whole gang is included and on-board, start brainstorming the recipes and dishes you’d like to make. Try starting with just one course at first — lunch is likely to be the easiest — to help keep meal-prepping simple at the start.

3. BUY INGREDIENTS IN BULK — Whether your grocery shopping takes place over the weekend or on a free weeknight, purchasing ingredients and supplies in bulk — without overbuying perishables like fruits and veggies — can help make sure you have everything you need once it’s time to build he meals themselves.

4. HEAD TO THE KITCHEN — Pick one day each week when you can plan to spend ample time in the kitchen making your meals. Use cooking techniques that are less hands-on, like baking or slow-cooking, as often as possible so you can multitask throughout.

5. SORT AND DIVIDE — Using quality food containers to keep your meals as fresh as possible, start splitting up servings in ways that fuel you and family while instituting improved portion control. By sorting out specific meals ahead of time, you can begin creating better eating habits.

Acai Bowl

Overnight Oats

WITH WHOLE WHEAT TOAST

BREAKFAST AT-THE-READY!

1 frozen acai smoothie pack (100 milligrams) 1 cup low-fat milk 1 medium frozen banana, sliced 1 cup fresh or frozen mixed berries 2 slices whole-wheat bread fresh blueberries granola coconut flakes Under warm water, thaw frozen acai smoothie pack about 5 seconds.

1/3 cup old-fashioned rolled oats 1/2 cup low-fat milk 1/4 teaspoon vanilla extract 2 tablespoons mixed dried fruit 1 tablespoon walnuts, chopped 1 tablespoon honey In bowl or jar, combine oats, milk and vanilla extract.

Cover and refrigerate overnight.

Before serving, stir in dried fruit, walnuts and honey.

In blender, combine acai, milk, banana and mixed berries.

Blend until smooth.

Toast bread slices to desired doneness.

Pour acai mixture into bowl and garnish with blueberries, granola and coconut flakes before serving.

Serve with toast.

BLACK-EYED PEA, CORN & RICE SALAD

A Simply Nutritious Salad 2 cans (15 1/2 ounces each) no-salt-added or low-sodium black-eyed peas, rinsed and drained 1 can (15 1/4 ounces) low-sodium or no-salt-added whole-kernel corn 1 package (8 1/2 ounces) brown rice, microwaved according to package directions and broken into small pieces 2 medium ribs celery, chopped 1 medium bell pepper, seeded and chopped 1/4 cup chopped fresh parsley 1 tablespoon extra-virgin olive oil 1 tablespoon water 1/8 teaspoon black pepper In large bowl, stir peas, corn, rice, celery, pepper, parsley, olive oil, water and black pepper until combined.

It’s considered a lucky tradition in a lot of homes to make and serve black-eyed-peas for the New Year. As one of the simplest ways to make family meals healthier, adding fruits and vegetables to everyday dishes can also provide a flavorful path to a more nutritious eating plan. With a dish like this Black-Eyed Pea, Corn and Rice Salad, you can put a veggiefocused meal on the table in next to no time.

TURNING TO TEMPEH

FOR A PLANT-BASED SUPERFOOD

Sesame Ginger Tempeh Power Bowl with Quinoa & Sweet Potatoes Tempeh is a plant-based protein gaining in popularity. It’s an all-natural protein source made with simple, whole-food ingredients — most often fermented soybeans, water and rice — and is high in protein, packed with fiber and low in fat, sodium and calories. Tempeh is also loaded with vitamins and minerals. Because it’s fermented, the nutrients in tempeh are easy for the body to digest.

Tempeh has a firm texture, nutty taste and can be baked, fried, steamed or grilled.

PICKLED PINK ONIONS: 1/4 cup white wine vinegar 2 teaspoons white sugar 1/4 teaspoon salt 1/2 small red onion, peeled and thinly sliced

TO MAKE PICKLED PINK ONIONS: In small pot, bring white wine vinegar, sugar and salt to boil. Add onions and toss to coat 15 seconds. Turn off heat and let sit 20 minutes, stirring occasionally, until onions are soft and bright pink. Set aside.

SESAME GINGER VINAIGRETTE: 2 tablespoons vegetable oil 2 teaspoons sesame oil 2 teaspoons grated fresh ginger 2 teaspoons rice wine vinegar 2 teaspoons soy sauce 2 teaspoons toasted sesame seeds

TO MAKE SESAME GINGER VINAIGRETTE: In small bowl, stir vegetable and sesame oils with ginger, rice wine vinegar, soy sauce and sesame seeds. Pour into two small ramekins. Set aside.

SWEET POTATOES: 1 tablespoon olive oil 1 large sweet potato, peeled, cut into 1/2-inch slices TEMPEH: 1 package (8 ounces) Lightlife Original Tempeh 1 teaspoon vegetable oil 2 tablespoons soy sauce 2 cups baby spinach or kale 2 1/2 1/2 6 6 1/2

cups cooked tri-color quinoa, at room temperature ripe avocado, cubed cup canned chickpeas, rinsed and drained red grape cherry tomatoes, halved yellow grape cherry tomatoes, halved cup pea shoots

TO MAKE SWEET POTATOES: In large nonstick skillet over medium heat, heat olive oil. Add sweet potato slices and cook, turning occasionally, 15-17 minutes, adjusting heat as necessary until tender when pierced with knife. Remove to cutting board and cut each slice into quarters. Wipe out skillet.

TO MAKE TEMPEH: Cut tempeh crosswise into eight triangles. In nonstick skillet over medium-low heat, heat vegetable oil. Cook tempeh with soy sauce until golden brown and warm, 2-3 minutes per side. Remove tempeh from pan and add baby spinach or kale; stir 1-2 minutes just until wilted.

TO ASSEMBLE BOWLS: On bottoms of two shallow bowls or plates, spread cooked quinoa. Top with piles of warm sweet potatoes, pickled pink onions, sauteed spinach or kale, avocado, chickpeas, grape tomatoes and pea shoots. Top with tempeh and serve with sesame ginger vinaigrette.

2 slices cinnamon raisin bread 3 tablespoons Sabra Dark Chocolate Dessert Dip & Spread 6 banana slices, plus additional for serving 1/8 teaspoon cinnamon powder 1 tablespoon maple syrup fresh strawberries powdered sugar

Toast bread to desired doneness.

Preheat oven to 500 F.

Using spoon, swirl to spread 1 1/2 tablespoons chocolate spread on each slice of toast.

Brush pizza sauce to edges of flatbread. Spread hummus to edges of flatbread. Sprinkle 1/4 teaspoon garlic powder over flatbread. If using canned pineapple tidbits, drain and pat dry with paper towel. Add pineapple to flatbread and sprinkle with remaining garlic powder.

Add banana slices to one slice of toast and sprinkle with cinnamon.

Top with second slice of toast.

Slice in half diagonally. Add to plate with extra sliced banana and fresh strawberries, if desired. Drizzle toast with maple syrup and sprinkle with powdered sugar.

MomsTown sits down for a zoo-side chat with Karla and her critters.

Q: KARLA, YOUR COMPANY IS CALLED PACIFIC ANIMAL PRODUCTIONS. WHAT DO YOU DO? We are an educational and outreach company that brings fun, engaging, and entertaining wildlife programs to schools, libraries, birthday parties and now we have gone virtual so we can truly meet you where you are, if that's in your backyard or in another state.

Q: HOW DID YOU GET STARTED? In 1987 I was working at San Diego “Wild Animal Park’ aka Safari Park. I loved the idea of introducing early learners to nature. The park, at the time, was doing educational programs for older students but not for preschoolers. That is when I had the idea to start a business that enabled us to offer our hands-on educational experiences with unique animals for all ages.

Q: WHY IS IT IMPORTANT FOR KIDS TO HAVE THIS WILDLIFE EXPERIENCE?

The answer is simple but powerful. If we, and our children, do not understand animals and plants and how we are all connected, then no amount of conservation will make a difference to our planet.

Q: HOW HAVE YOU BEEN ABLE TO GROW

YOUR WILDLIFE BUSINESS?

Being a small “mom start-up” business has allowed us to coexist with the Sea Worlds and Zoos in our southern California area. We don’t compete with those larger organizations, but rather, we are filling niches in the educational community of animal conservation and awareness.

Q: WHAT KIND OF DAILY CHALLENGES DO YOU ENCOUNTER?

Animal care is 24/7, every holiday, days and all nights here at our ranch.

We care for more than 100 animals and more than 30 different species.

Q: HOW HAS COVID AND THE RECENT CLOSURES OF

EVENTS AND GATHERINGS IMPACTED YOUR BUSINESS?

My team was a five-member crew. The cancellation of events forced us to downsize. My husband, Mike, our Zoo manager, Jennifer Warden, and our social media and marketing woman, Jessica Malley, run the show.

Both Jennifer and Jessica are also accredited zookeepers and hold degrees in animal care and handling.

Q: WHAT HAS BEEN THE BEST PART OF OWNING PACIFIC

ANIMAL PRODUCTIONS?

I have cherished the time and our ability to operate a zoo (ranch) in Fallbrook, CA. We’ve been here for 33 years. We have raised our family here and they have been alongside us for all of the ups-and-downs, ins-and-outs of running a family business and a small zoo. This experience has given our sons, now 30 and 26 years old, the opportunity to understand responsibility and animal care. As adults, they have told us on numerous occasions how this business has influenced their love of nature, hiking, and exploring our world. I must say, they have grown into amazing men!

Q: HOW HAS THE BUSINESS CHANGED OVER THE YEARS?

When we first started, we had completed 15 presentations with 12 exotic animals that were placed with us by different agencies as rescue animals. As we continued into the 1990s we were averaging 325 shows a year. We were at our high in 2019, traveling to five states and conducting more than 1000 conservation programs annually.

Q: WHAT IS YOUR VISION FOR THE FUTURE? With the change in our hands-on to Covid-19 practices we have pivoted. We have expanded to virtual animal conservation and nature concept shows for students, birthday kids and friends, scouts, libraries, museums and we’re expanding internationally. When we are cleared again for in-person events, we will do both hands-on and virtual events.

Her parents, keenly aware of her obsession and her early talent, enrolled her in art lessons, which she continued for years. Today, that intense love of drawing remains a vibrant and integral aspect of her life.

We sat down with Alison to chat about the challenges of being a busy working mom, caring for her family and trying to carve out time for her work as an artist.

YOU KNEW AS A CHILD YOU LOVED TO DRAW. WHO HAD THE MOST IMPACT ON YOUR ARTWORK? My love of drawing began at an early age. It was nurtured by my parents by a steady stream of art supplies and art lessons once they realized the passion was here to stay. Supportive parents make a big difference.

YOUR ARTWORK IS SO DETAILED. IT’S AMAZING HOW WITH THE SIMPLICITY OF A PEN AND WATER COLORS, YOU’RE ABLE TO TAP INTO A SENSITIVITY AND TENDERNESS IN YOUR SUBJECTS. HOW WOULD YOU DESCRIBE YOUR STYLE OF ART? I tend to work mainly with pen and ink and watercolor. If I had to describe my artwork I would say it is a sincere study of my musings, which is an undulating spectrum of images, ranging from realistic, whimsical, mischievous and, at times, lachrymose.

WHAT ARE SOME OF THE CHALLENGES YOU FACE AS A PROFESSIONAL ARTIST? I would say creating a unique artistic voice is one of the bigger challenges artists have today, especially with so many wonderful artists trying to do the exact same thing you are. There are so many talented artists.

Promoting oneself would fall into that same heading, I think. With so many artists displaying such great work on platforms like Instagram, it can be easy for you to have those days when you start to doubt yourself.

The last thing that I would say is a challenge is when life happens, especially the unpleasant unexpected moments that might derail us. I’ve had to deal with difficult “life setbacks’ in recent years. It’s been hard. I think it's important to remember to keep our loved ones close. They help keep us on track.

WHAT DOES YOUR ARTWORK MEAN TO YOU ON A PERSONAL LEVEL? For me, drawing and painting is a release, much like how exercise is for other people. My physician, however, says it doesn’t count, no matter how quickly I move my pen. Disappointing.

WHAT TIPS WOULD YOU OFFER OTHER MOMS WHO MIGHT BE IN NEED OF A LITTLE CREATIVE INSPIRATION? For all the other moms out there who have yet to dive into their artistic hobby or business, I say now is the time. Do it while your kids are in the crib or heading out to college, while you are pushing a stroller or walker. It doesn’t matter when you do it, just as long as you do — so you have no regrets.

MAKING A DIFFERENCE

Each day thousands of commuters on Interstate 5 pass by the Agua Hedionda Lagoon in Carlsbad, CA, unaware of the unique and valuable scientific gem in their backyard. The Leon Raymond Hubbard, Jr., Marine Fish Hatchery, run by Hubbs-SeaWorld Research Institute is a one-of-a-kind premier aquaculture facility on the west coast.

The Institute was founded in 1963 to conduct research in the tradition of world-renowned scientists, Dr. Carl L. and Laura C. Hubbs. Since 1963 our charter has been: “To return to the sea some measure of the benefits derived from it.”

Headquartered in San Diego, CA, Hubbs-SeaWorld Research Institute (HSWRI) is a non-profit, scientific research organization committed to conserving and renewing marine life for a healthier planet. It’s research, conservation and education programs are founded in good science, adhering to the highest standards of excellence for scientific research.

The Institute’s mission is to “return to the sea some measure of the benefits derived from it”. Since the early 1980s, HSWRI research teams and collaborators have been leaders in developing innovative fish replenishment solutions with no negative biological impacts.

ENHANCEMENT OF OCEAN RESOURCES

HSWRI and the Ocean Resources Enhancement and Hatchery Program (OREHP) investigates methods to counter the depletion of California’s coastal marine fisheries by replenishing vulnerable species with hatchery-raised fish.

One at-risk species addressed is white seabass and their declining local populations. Since the program’s first releases in 1986, HSWRI scientists have reared juvenile sea bass from miniscule eggs at their hatchery in Carlsbad, and released over two million juvenile sea bass, returning the fish into Southern California waters for the benefit of commercial and recreational fisheries. Data from these fish has been collected from the recovery of more than 1,200 tagged fish, including several fish that were at sea for more than 20 years. Recently HSWRI has been working to replenish California Halibut also.

CRITICAL FISHERIES RESEARCH

The hatchery facility, built on lagoon property in Carlsbad, CA supports vital research for fisheries managers in the United States and globally.

Breeding and raising fish are complicated processes, requiring both broad scientific knowledge, inventiveness, and an understanding of the sophisticated hatchery infrastructure required to maintain optimal environments for fish to thrive.

OREHP is managed by the California Department of Fish and Wildlife (DFW) along with an advisory panel of academic and management agency scientists, and representatives from commercial and recreational fishing groups, and the aquaculture industry. This program is unique with the active involvement of volunteer groups, including fishing clubs and anglers, who help raise the fish to release size in nearshore grow-out facilities.

Sometimes I feel like I'm in information overload, especially when it comes to all the conflicting information out there about health and wellness. Before I became a certified health coach, I just wanted someone to cut through all the noise and tell me what would truly help me find complete physical, mental and social well-being. I felt this gap between the ultra athletes' "health and wellness" practices and protocols for fighting disease. Where and what were the steps those of us in seemingly good health could implement to aspire to excellent health?

You see, you can have all the life plans you want; however, if you aren't feeling your best, it's tough to accomplish your goals and have the energy to inspire and impact others in your circle of influence. I wish I had enough time to sit down and share everything with you in this article, but I don't, so I've picked ten things you can do today to start reclaiming your health and wellness and living with passion and purpose.

1. SLEEP & EXERCISE: Get adequate rest. 7-8 hours of

sleep a night is required. Your cells rejuvenate at night, and your digestive system gets to calm down.

2. TAKE MAGNESIUM: Drink a magnesium supplement before bed.

I know this is a busy time of year, so I want to give you some quick, science-backed ways to let go of the intensity of the season so you can recenter and enjoy the season.

Even one minute of any of these practices can make a huge difference in our bodies and minds.

Smell is the only sense connected with the emotional control center that plays a role in mood, memory and behavioral patterning. Place a drop or two of essential oils in your hand, on your wrists or chest. Rub the oil in and inhale deeply for 30 — 60 seconds. Pair with an affirmation such as “ I am calm and centered”. Lavender is the most recommended by scientific experts, but pick the scent you like. (Please follow product instructions and use the highest quality oils, otherwise you don't know what you are getting).

JUST BREATHE Long, deep breaths calm the nervous system. Try focusing on your breath and how it feels in your body for 1 minute.

GO OUTSIDE Get some fresh air, look up at the sky, the trees and plants.

Notice the colors, textures, temperature on your skin, and any scents.

PRACTICE GRATITUDE Think of 3 things you are grateful for, right now. Notice how you are feeling as you think about them.

STRETCH Try some neck rolls, extend your arms above your head or do any other stretches or yoga that feel good. They can refresh your body and clear your mind. This is especially effective when you are on the computer a lot.

TAKE A MINI SELF-COMPASSION BREAK Visualize the stressful situation or problem. Feel the discomfort in your body. Try saying to yourself: “This is stressful” or “This is a moment of suffering." Now, try saying: “Suffering is a part of life."

Offer yourself a gesture of comfort such as putting your hands on your heart or gently stroke your arms and say, “May I be kind to myself” or “May I give myself what I need." Feet come in a variety of widths and sizes, so visit a specialty running store to find perfect-fitting sneakers. These may come with a hefty price tag, but there are no shortcuts for comfort and support while running long distances.

Many websites have training guides for various skill levels or different types of races. If you have a smartphone, look for apps that can take you through day-by-day workouts to get you marathon-ready.

MAKE A SCHEDULE Try to aim for at least 10 hours of training per week, including three days where you run and two or three days of other physical activity such as cycling or strength training. To avoid exhaustion, be sure to include at least 1-2 “rest” days per week.

STICK WITH WATER Avoid sports drinks that are loaded with preservatives and sugars.

You can’t go wrong with the hydrating power of water. As a rule, try to consume at least 6-8 ounces of water for every 20 minutes you run. Proper hydration after the run is also vital.

NUTRITION Filling your body with the proper amount of fuel can help ensure finish-line success. for reading success “Children are made readers on the laps of their parents”

Parents truly are the best teachers a child will have. You know your child so well, their interests, what and who they love, their best learning time during the day. Below are 10 research-based tips to help get your child on the road to being a reader. They are easy, quick and fun!

1. You are the first and best teacher your child will have.

Reading instruction begins at home when your child is an infant. You must read to them between the ages of 0-5.

9. Re-read books if the child asks you to. Children benefit

in many ways from hearing you read the same story over and over. It helps the child with comprehension and understanding the story. It builds their vocabulary and they become familiar and comfortable with a great number of words. It will help the child become a fluent reader (able to read quickly, accurately and with expression) later on.

10. Lastly, HAVE FUN!

2. Reading is the most important subject in school. A student needs reading to master the other subjects. How can you answer questions or understand social studies or science if you cannot read the material?

3. Reading must be fun and pleasurable. Reading aloud to

4. Reading aloud to your child is teaching them. It teaches

IN YOUR GARAGE A garage may not be the focal point of your home, but it likely plays a significant role in your family’s everyday life. Keeping the garage tidy can help you get the most out of the space, no matter how you use it.

Get your garage spruced up and ready to deliver the storage and workspace you need.

START BY SORTING

Garages tend to accumulate a lot of stuff, some of it useful and much of it not. Begin your garage clean-out by sorting your belongings into groups. The items you no longer need can be divided further into sell, donate and trash piles. For the things you’re keeping, try to create groups of like items, which can make it easier to organize later.

EMPTY AS MUCH AS YOU CAN

When I first moved to California as a single teen mother, I dreamed of being an actress.

At the time, I didn’t fully understand the demands of motherhood. I shelved the pursuit of my acting career, and instead held a 9-5 job while raising my son.

My dream never left me, nor did it die. It became my guiding light and led me to creating businesses, studying and performing improv. Eventually, everything I did over those years culminated in me becoming a successful public speaker who guides women to play, create, explore and express their one wild dream.

Get Clear

Your intuition is your personal internal guidance system. Have you noticed how easy life gets when you follow it? Find a quiet space and reconnect with your deepest longing, that original dream, then set your intention to make it happen. Knowing what you want and why it’s important to you will help you prioritize and choose your next best steps wisely.

Set Goals & Make a Plan

To bring your wildest vision to life, you need a plan. Be intentional in planning the steps to living your one wild vision. Consider what you’ll need to do to get there. Be specific. If it is to write a book, create a schedule to block out writing time every day. Include realistic deadlines so you make progress. This step is often skipped but it is what brings wild visions to life.

Take Action

Commit to take one action step daily. Richard Pressfield, author of The War of Art says “the difference between an amatuer and a PRO is the level of commitment.” In order to achieve that dream, to be a PRO, you’ve gotta be willing to commit. Through focused and consistent action you will succeed.

If your home is ready for a little refresh, here are a few simple and affordable designer tips and tricks to create a home you’ll love.

1. GET YOUR MARIE KONDO ON AND DECLUTTER,

Figure out what you want to keep, donate, sell or toss so you can start your home design with a fresh, clean slate.

2 CHANGE UP THE PAINT COLORS IN YOUR HOME Pick 2-3 colors and use them throughout your home. Pick a light, neutral color you love and let the accents take center stage.

3. GO BIG OR GO HOME Get major design brownie points by choosing larger pieces for your home. Large pieces fill the space and make a dramatic statement.

4. FOLLOW THE “RULE OF THREE” WHEN ACCESSORIZING Things grouped in threes are more natural, visually appealing and more interesting.

5. IT’S HARD TO GO WRONG WITH 60/30/10 When choosing a color scheme for your room stick with three colors.

The first color is your dominant color (60%); the second color is still prominent (30%); the third color is your accent color (10%).

Drapery panels frame your windows while adding softness and texture to your room. Be sure to hang your panels close to the ceiling to make your room look taller.

Try to break away from “safe solids” by adding fabrics with different patterns. Choosing fabric patterns that share a common color is a safe way to know that the patterns will work well together.

Ken, how long have you been in the mortgage industry and what makes your service unique?

A: I’ve been in the mortgage industry for more than 27 years.

We specialize in Jumbo loans to $10 million, government loans, and conventional loans. Our longstanding relationships with more than 100 funding sources enable us to provide preferred rates and pricing on mortgage products that many other lenders don’t have access to.

What is your take on these new record-low rates for mortgages?

A: With the average 30-year fixed-rate mortgage at 3.18% this

past week, according to Freddie Mac, it’s the lowest level in nearly 50 years. Rates are expected to stay near these low levels for at least the rest of 2020.

What does this mean for a buyer of a home that costs $600K?

A: Interest rates are hovering near all-time lows, and for qualified borrowers in San Diego County, borrowing less than $701,000, should get optimal rates in the low 3’s.

How does it look for a buyer in the $900K or $2 million range?

What makes your service unique?

A: I’m able to close creative financing to help borrowers pur-

chase when they otherwise could not. I do cross collateral loans to help buyers purchase non-contingent without having to sell their current residence. I fund asset depletion loans using assets to create income where other lenders cannot. We have really great technology that enables us to frequently close loans in two weeks or less at market leading rates and terms.

The great products, rates and experience enable me to close transactions and provide options for buyers that might not otherwise be able to purchase a home.

What kind of paperwork do you need to help a potential client?

A: It is really not too much to compile. I always request 2 years

tax returns and W-2s, 2 months of bank statements, and 2 recent pay stubs. If a buyer is self-employed, I will also need 2 years business tax returns and K-1s or 1099s. I always set up a secure link so they can just drag and drop to make it quick and easy.

Do you think these historically low rates could go even lower?

A: It’s possible. My best advice is to lock in a historically low

rate now while you can. If rates go up there is nothing you can do. Rates are incredibly low. Take advantage of it while you can!

California will have great options with 15%-25% down payment.

There are great loans that are fixed for 3, 5, 7, and 10 years all with rates in the mid to high 3’s. There are also options to amortize over 30 or 40 years and interest only options for lower payments and higher cash flow.
