As another wonderful San Diego summer comes to a close, one of the biggest takeaways from the local housing market is that active listings peaked in June — three months earlier than last year. We now expect inventory to continue tapering off through fall and into the holiday season, which could once again set the stage for limited supply heading into early 2026.
Another major factor shaping the market is mortgage rates. They’ve dropped to a new 12-month low, currently hovering around 6.25%. While median home prices have pulled back slightly from their spring highs, we haven’t yet seen a surge of buyers rushing back into the market.
Looking ahead, much attention is on the September Fed meeting. Markets are pricing in a nearly certain 25-basis-point cut to the Fed Funds Rate. Most analysts believe this is already reflected in today’s mortgage rates. However, if the Fed surprises with a 50-basis-point cut, we could see rates drop closer to 6% — and possibly lower by year-end if additional cuts follow.

Should mortgage rates fall below 6%, many expect a more active housing market. For now, activity remains subdued, with transaction volume in San Diego County down roughly 40% in 2024 and 2025 compared to the three-year pre-COVID average. Still, lower rates could set the stage for a stronger, more competitive 2026.
No matter where the market heads, we’re fortunate to call America’s Finest City home. Fall is one of the best times of the year in San Diego — take advantage of the uncrowded beaches, scenic parks, and endless local gems.
