Welcome to your new home at Howard Gardens.

You’ve chosen a base that is just a short walk from Cardiff University’s Engineering School, the city’s main shops, and the major bus routes to Cardiff Metropolitan University.

Howard Gardens is a new way of living in Cardiff. Each apartment is intended to make you feel like you are at home. We have made your apartments comfortable and modern - meaning you don’t have to worry about a thing.

Use your new home to study, chill and cook with friends.

Being in Howard Gardens means you are part of the Prime Student Living community.

We are here to help. Our job is to make living here easy and enjoyable. Howard Gardens has been developed with your safety in mind and our staff are nearby, 24 hours a day, should you need them.

Our promise to you.

We have made your home safe University should be a time where you are able to enjoy yourself without feeling concerned. We get it. That is why we have made Howard Gardens a safe and secure place. We have got your safety covered with CCTV and brightly lit entrance halls.

We know things are different this year but we can assure you that we’ve adapted everything we do to keep you safe. From the way you’ll check-in to the building to our cleaning regimes we are working hard to ensure we are meeting requirements and following government guidance. We’re always adapting and improving depending on what’s needed, should you ever have any questions then please don’t hesitate to ask.

We’ll also be providing you a PPE box for your check-in which contains a reusable mask, anti-bacterial hand gel, and anti-bacterial wipes.

You will be part of a community The shared spaces at Howard Gardens are there for just that; sharing. Chill out in the social space with friends and watch a movie on Netflix or play pool. Host a dinner party in the communal kitchen or book a space for quiet study sessions.

Keep fit by using the onsite gym or gather in the private courtyard to relax, unwind, socialise or just enjoy the sun! Howard Gardens is a community; become part of it and get involved.

We care about you From offering information on university to checking that you are happy in your new apartment, we care about how you are we’re here to help. Talk to the team about anything that is concerning you and they will try and help in any way they can.

Pre-arrival checklist.

There is a lot to think about when you are moving home so we have made it easy for you. Go through our checklist and make sure you have got all the things you need.

Make sure you have paid your first rent instalment

This has to be paid prior to arrival. Access is only given to properties once this first instalment has been made. If you are paying in full this also needs to be paid before we can give you a key.

Passport, identification and important documents

Identification is needed in lots of circumstances, so it is always handy to have all of your important documents nearby. Some other documents to think about might be bank statements and student loans information.

Homely touches

Whether that be a few cushions or some photos, a few homely touches go a long way when you are moving home. hings you will be surprised you will forget T Sometimes you will forget the most obvious things when moving house; coat hangers, quilts, pillows, chargers - put them at the top of your list! hings you might not have thought about at all T Air freshener, a torch and a pack of cards are all surprisingly useful items.

First aid kit

Accidents happen, so it is important to keep a first aid kit nearby. These can easily be bought as a complete kit, or you can create your own with a few essentials including bandages, plasters, paracetamol and antiseptic wipes.

New Theatre The New Theatre is a large-scale Edwardian theatre in Cardiff city centre. It is the city’s oldest surviving theatre and seats around 1100 people. Fire safety.

No one likes to be standing outside in the rain in their pyjamas at 2am. By following these simple tips you can avoid any false alarms and stay safe!

Do not prop open fire doors - they are

literally there to slow a fire coming through your door.

Close shower room doors when showering the steam can set the fire alarms off.

Avoid using any aerosols immediately

beneath a detector - they are sensitive to your excellent hygiene standards.

Do not place anything on the radiator - it is

hot and can overheat quickly.

Do not leave cooking unattended at any time

- burnt food is no fun for anyone and smoke will set off the detectors.

Keep windows open when cooking everyone will be able to smell how great your food is, and you will reduce the risk of smoke.

A fire alarm test is carried out every Wednesday at 11am. When the alarm goes off at this time you don’t need to do anything.

Fire Evacuation Procedures.

Stay safe with these safety tips on fire evacuations.

lease take a few minutes to read the fire P action notices displayed on the back of your apartment door and above every break glass call point. Familiarise yourself with the evacuation process and the ‘fire assembly point’. Think of it like a really small party, where everyone is in their pyjamas.

Do not place clothes airers, or any other

items, in the hallway of your flat. This is how you escape from a fire – that is pretty important.

Non-evacuation in the event of a fire alarm

will be deemed a breach of your terms and conditions of your tenancy.

Smoking

Fire Safety Visit

This is strictly a non-smoking building including the courtyard. Not only is it illegal, but the smoke detectors are very sensitive.

The local fire brigade may be attending the property to carry out a fire safety visit to provide you with fire safety information. It is compulsory that you attend this meeting with the fire brigade; details will be confirmed on arrival when the meeting will be held.

It is your first chance to meet the locals!

This includes no cigarettes, e-cigs, shisha pipes and vaping devices!

Specific outside smoking areas are provided, please ask for details.

Candles It is prohibited to use candles/incense, anywhere in the building. Candles are a fire hazard and can be extremely dangerous, especially when left unattended.

Housekeeping.

Damage to your apartment Living in a property means it will become subject to wear and tear, plus some of us are just plain clumsy. Sometimes things need to be repaired or replaced altogether. The maintenance team are your go to guys for this - read the housekeeping page to find out how to get in touch with them. If damage has been caused on purpose, however, then you will have to pay for it.

Quick cleaning tips

Check that the shower and kitchen sink plug holes are kept clean and free from obstruction e.g. hair, food, etc. It will also stop your flat smelling.

I t is a fire hazard to leave rubbish bags anywhere but the designated space. We have already covered fire safety but just think; will this cause a problem if there was a fire? If the answer is yes, sort it. If you do not, you could face a fine.

Don’t under or overload your washing machine, check filters regularly.

Maintenance

Has something broken in your apartment? We’ve got a team for that.

All maintenance needs to be reported by emailing howardgardens@primestudentliving.com.

It will then get sorted by our maintenance team.

Out of hours Any urgent maintenance should be reported immediately to the Accommodation Office. If this is out of office hours please call the duty co-ordinator (the number can be found under useful numbers).

But please, no phone calls at 3am to tell us a coat hook has come loose.

Non urgent items should be reported during office hours.

Energy & Utilities.

Be environmentally friendly and help to save planet earth by following these simple tips to reduce your energy usage.

Cooking witch off the oven before your food is ready as it will continue to cook while S the oven is hot and starts to cool. oil the kettle, rather than waiting for cold water to heat up in the saucepan B on the hob and only boil the amount you need.

Cook with lids on pans on the correct sized ring.

Microwave - cover containers to avoid splashing and damage, do not use foil containers

Lighting Remember to switch lights off when you are leaving the flat. Do not leave lights on that you are not using. You only need to see inside your flat when you are in it.

Electrical appliances Do not leave things on standby and ensure all electrics are turned off at the plug when not in use - even chargers continue to use electricity when they are not charging.

Fridges Avoid putting hot or warm food straight into the fridge and do not leave the fridge door open for longer than is needed. This will stop you making yourself ill, and will save on energy. If you push items to the back wall of the fridge it reduces the efficiency of fridge.

Heating Want to get to grips with the heating system? OK. Each apartment is heated by electric heaters. Instructions on how to use these can be found in the student building user guide in the online student portal.

Flat Inspections & Safety Tips.

Rubbish disposal Our rubbish area is accessed via the courtyard, and has recycling and general waste bins. Rubbish bags must be placed within the bin store and used bin bags should not be stored within your room or flat.

Placing any type of electrical equipment in the bins provided is prohibited.

There’s a guide to recycling in all the flats, please make sure you follow the instructions as bins won’t be collected if they have the wrong rubbish in them. Recycling bags are available from reception

Electrical appliances

.

All electrical appliances including charges that you bring must carry the British Kite mark and the CE symbol. If you wish to use an extension cable please ensure it is surge protected.

Inspections/Access to Flats Cleaning is a chore, we get it. However, you need to keep your space clear and free of unnecessary rubbish. Regular flat inspections are carried out for health and safety, so please keep your apartment clean and clutter free.

We may even employ cleaning staff if we think the flat is in an unacceptable state. If your flat is at the point where an infestation has broken out then any costs of clearing vermin will be charged to you.

Spend your money on things you like, not cleaning bills.

Where possible, prior notice will be given if access is required to your apartment but there may be some situations where immediate access is required.

Guests We know people like to invite their friends to their rooms. Friends are welcome to stay up to a maximum of three nights. If they stay any longer, they may be asked to leave and possible council tax charges could be incurred if they are not a student. Please let the office know if you have a friend arriving – it is also a big help with fire safety as well.

Miscellaneous

You will need to press and hold the lock button on the menu to activate the hob. To turn on a ring, press the representative button and adjust the temperature setting using the – and + buttons.

The hob will automatically turn off after 20 minutes,

so if you need it for longer than this, just press the ‘hobsafe’ button (next to the switch) to get back to cooking.

Dishwasher First use ill the dishwasher with F rinse aid (max 110ml), making sure it doesn’t overflow from the dispenser. If this does overflow, please clean with a cloth. ou’ll also need to add Y dishwasher salt to the machine. ou can see how to Y do so in the machine instruction guide.

Daily use To switch on the dishwasher, press the ON/OFF button.

Load your dishes – be careful not to overload the dishwasher as this will

not allow items to be cleaned properly.

Open the dispenser by pressing and pulling up the tab on the lid and

add the dishwasher tablet to the slot.

Choose your desired programme by turning the selection dial clockwise.

This should be based on type of crockery and how dirty the items are.

Start the wash cycle by pressing the start/pause button. When the

program starts you will hear a beep.

At the end of the wash cycle the END indicator light will switch on.

Switch off the appliance by pressing the ON/OFF button and open the door.

Wait for a few minutes before removing the crockery to allow it to cool.

Unload your dishes and ta-da clean dishes, yay!

Room temperature controls To turn on your heater, press the up arrow and select one of the available settings;

Setting 1 (18°C), Setting 2 (19°C), Setting 3 (20°C) or S etting MAX (25°C).

The MAX setting is a boost setting, lasting for 20 minutes, before dropping down to a lower setting.

The heaters are thermostatically controlled, meaning that if the room is already above these

temperatures, the heater will not activate.

Washer/Dryer Rapid wash/dry Open the door and pop in your laundry. Be careful to not exceed the maximum load

quantity, you can find this information in the instruction manual.

Ensure the door is fully closed – you will hear a click.

Add the detergent and softener into the correct compartments before starting your wash

using the ‘PUSH & WASH + DRY’ button.

The machine will let you know how long is left of your cycle. You can always add a timer on

your phone too, so you know when it’s done.

After the cycle, remove your laundry from the machine and switch off the machine.

Make sure your clothes can be tumble dried – the last thing you want is to shrink your

favourite jumper.

Traditional wash/dry Press the ON/OFF button and the START/PAUSE indicator light will flash green.

Open the door and pop in your laundry. Be careful to not exceed the maximum load

quantity, you can find this information in the instruction manual.

Ensure the door is fully closed – you will hear a click.

Use the wash cycle dial to select the desired wash.

You will need to modify the temperature and spin speed. The machine will automatically

display the maximum temperature and spin speed.

Press the temperature (degrees, C) button to reduce the temperature. Remember a

30-degree wash is great for your clothes and the planet.

Press the spin button (looks like a spiral), to reduce the spin speed. Pressing these buttons

again restores the maximum values if needed.

Press the START/PAUSE button to start the wash cycle – the indicator light should turn

green and the door lock symbol will come on.

The machine will let you know how long is left of your cycle. You can always add a timer on

your phone too, so you know when it’s done.

To pause the cycle, press the START/PAUSE button and to re-start after pausing - it’s the

same button.

The end of the cycle will be indicated by the word “END” on the display. When the lock

symbol switches off, you can open the door.

After washing, either remove your laundry and turn off the machine or switch to a drying

cycle using the dial. Make sure your clothes can be tumble dried – the last thing you want is to shrink your favourite jumper.

Extractor Hood The numbered buttons are the extractor speeds, simply press to begin. Please use the

correct one for what you’re cooking. Four pans on the go? Then you’ll probably need setting 3. To turn off, press the OFF button.

Press the light button to turn on, and again to turn off.

You will need to clean the aluminium filters fairly regularly as they will get gross. To do so,

remove the filters by undoing the catch and wash in warm soapy water. Please leave to dry before popping them back in.
