The cool, rainy start to the season gave us a bounty of stinking CAROL O’MEARA roses.

CSU Extension Digging up the garlic that grew tall enough to throw shade at the corn, the pungent bulbs are coming on strong now that it’s late July and harvest time. From spicy hot to nutty mellow, big flavor sprouts from these little cloves. If you’re growing garlic for the first time, get ready for harvest and plan for next year’s crop.

Hardneck garlic throws a curled, flowering stem called a “scape” that, if left on the plant, eventually turns woody. Softneck garlic doesn’t normally do this.

If you want big bulbs, scapes have to be cut from the plant, snipped off before it makes a loop.

But don’t worry if you missed cutting them from the plant and it bloomed—from this flower small bulbils will form that grow into small bulbs in a couple of seasons.

If you’re interested in propagating your garlic from these bulbils, leave them in place until harvest

time and then dry them separately from the bulbs.

Once garlic throws scapes and the tips begin browning back, stop watering it. Let the leaves die down and harvest when the lower leaves are half to three-quarters brown. Use a flat shovel or garden fork to loosen the ground near the bulbs and then lift the plants by hand.

Check the first bulbs you pull before harvesting the whole lot by gently brushing away the dirt to look for maturity. They should have reached a good size and be well wrapped in skin. To help them dry quickly, hang them upside down to cure in a dry, warm, dark, airy place for a few weeks, then cut stalks one inch above the bulb for storage.

Early varieties should be ready in mid to late July, with mid and late season garlic ready through late August. Garlic comes in dozens of delicious varieties, so shop your local farmer’s markets for new types to try. Some are mellow and good keepers; others are spicy-hot and best used soon.

When purchasing garlic to plant, use certified, disease free bulbs from reputable garden centers. Talk with your garden center about when they’ll get garlic in for planting and inquire about what types they’ll offer or

shop online now for best selection; these often sell out quickly. They’ll ship to you in September for planting Because of the possibility of chemical storage treatments or disease, don’t plant garlic you buy at the grocer’s.

If you’re a rookie gardener, be aware that garlic varieties offer subtle to strong flavor. Softneck types—those with soft center stalks—are tolerant of common mistakes and easy for beginners to grow. The bulbs are larger than hardneck varieties and have more cloves. They store well, sometimes for up to nine months.

Hardneck types have a center stalk that is stiffened and woody.

They have fewer cloves but are larger and easier to peel than softnecks. Both types offer great flavor.

In our case, eating all of it is out of the question, and now I’m assessing my friends and family to see if they will take some off of my hands. Every vegetable gardener goes through this. Each season brings a bounty of one crop or another, and people who are normally friends or acquaintances suddenly become targets for excess produce giveaways.

We have a wonderful organization here called Community Food Share, which takes excess produce from gardeners and gives it to those who need it. Many food banks usually welcome most produce from local gardens provided that it is fresh, undamaged, and clean.

Take your extras to them and let others share in the bounty of the harvest.

Don’t bring back the hornworms war. This pesticide is safe for home use.

By Maureen Gilmer, Tribune News Service (TNS) Only those old enough to remember growing tomatoes before Bt (Bacillus thuringiensis) know what a nightmare we faced every year. The huge tomato hornworms inevitably show up in our summer crop to defoliate whole plants in one or two day’s time. They are so voracious that virtually nothing but chemical pesticides could slow them down, but they never stopped the invasions. In those days, getting perfect tomatoes was not easy as hornworms waged a perpetual war of attrition all summer long.

Then Bt changed all that. It proved the first organic solution to the age-old problem of caterpillar larvae on tomatoes and all sorts of other plant species. It’s a naturally occurring bacteria that is toxic to the stomach of any caterpillar to eat. The idea is we spray the living bacteria on the tomato plant leaves so it is present in high concentrations. Worms feed on foliage, ingest the bacteria and they expire in 24 hours. All of them expire because larvae live to eat before they pupate into moths.

Recently, there have been concerns about dangers of Bt. But these are not related to this use of the bacteria in gardens to control caterpillars. They are about Bt in GMO seed varieties that are a bioconglomeration integrating Bt

into the plant itself for caterpillar resistance. Using the impact of Bt on caterpillar stomachs as a given, a great deal of propaganda aimed at anti-GMO issues is overflowing into our gardening world. Ignore it. Bt applied for caterpillar does not enter our plants, it sits on the leaves for just a day or two before it dies or is eaten. If you ate your unwashed tomato after spraying, it would be perfectly safe to eat, though washing is recommended of course.

This is an example of why it’s important to vet new information on such dangers adequately.

Nobody wants to go back to the pre-Bt hornworm wars, yet the irresponsible conflation of GMO Bt and home-use Bt for caterpillars is often presented as equal threats to people and the environment.

This inaccuracy puts one of the greatest discoveries of organic pest control in the cross hairs, driven by irrational fears of ill health, toxics and contamination of our gardens. The truth is, with Bt organically grown tomatoes are an easy crop, but without Bt, most of us would have no tomatoes at all.

As the summer heats up, large moths look for nightshades, their favorite larval food plant. They lay eggs on the undersides of the leaves where difficult to spot. They later hatch out into tiny green caterpillars tough to spot when they are small. The first sign is the sudden disappearance of flowers as they consume them first, cutting off any new fruit in a subtle way never noticed by novices. Then a week or two down the road, the real damage is readily apparently

as caterpillars the size of your little finger gobble up leaves, fruit and buds overnight.

Spray Bt on your tomatoes in the early morning so the elusive green worms can feed all day and into the night. Spray the whole plant, top and bottom and undersides of leaves to reach the entire population. By the next morning they are suddenly visible hanging dead from their feeding sites, black as coal. Better yet, all the new hatchlings that become the second wave of damage are also feeding and die. This is why Bt was the first near 100 percent effective product that eliminated the use of highly toxic chemicals, and toxic botanical pesticides on tomatoes altogether.

Today, there is so much agricultural propaganda on the internet driven by fear that the poor organic home gardener must be overwhelmed. When global issues flow into our local world, the results may obscure truths about growing plants and cause confusion. What matters most is people are successful at growing food plants, so they remain connected to the natural world amid too much technology.

By Cathy Hobbs, Tribune News Service (TNS) When designers look to infuse color into a space, glass isn’t typically their first choice. While glass can lend itself to multiple applications, glass is often viewed as too transparent a medium to use to add color to a space.

However, if one selects the right glass pieces, glass can not only add color, but also interest and

dimension to a space as well.

If considering decorating with glass, here are some overall do’s and don’ts.

DO: • Consider using glass objects of all one color. This can help to make a powerful color statement.

• Consider incorporating other glass decorative pieces in your space such as lighting.

• Be afraid to use more than one glass item together in the same vignette. Sometimes decorative glass items placed in a series can be a powerful presentation.

• Use too many clear or transparent surfaces. They will likely vanish amongst your decor.

• Place glass decorative objects on a glass surface.

To really highlight your decorative glass items, placement on a solid surface such as wood or stone is best.

• Forget white and black are colors.

The benefits are that no deposit is required, there are no disconnect or reconnect fees, budgeting is easier, and you get timely information about your electrical usage.

6 REASONS TO REFINANCE when rates are rising you to the risk of a higher payment. The closer you are to an adjustment and the longer you plan to keep your home, the riskier the adjustable-rate mortgage is. If you refinance into a fixed rate, the risk goes away.

By Marcie Geffner, Bankrate.com (TNS) Rising rates tend to discourage homeowners from refinancing, but there are good reasons to refinance even when rates are going up, and even if refinancing means paying a higher rate than you currently have.

“The direction of interest rates shouldn’t impact your decision.

Instead, you should refinance when it makes sense to you and based on how long you expect to hold on to the mortgage and property,” says Brian Koss, executive vice president at Mortgage Network in Danvers, Mass.

With that in mind, here are six scenarios for refinancing while rates are rising.

LOWER YOUR RATE AND PAYMENT If you don’t already have a super-low rate, you might still be able to get a rate that’s lower than your current one.

“Rates in the 4 percent to 5 percent range are still very attractive,” says Chuck Price, vice president of lending at NEFCU, a federal credit union on New York’s Long Island.

You also should consider the costs. If your new mortgage had 10

costs of, say, $5,000, and monthly interest savings of, say, $200, your payback period would be 25 months.

“If you planned to sell in 10 years, this would make sense, as opposed to if you planned to sell in two years,” Price says.

The risk is chasing a lower rate while extending your term, which could mean paying more due to the longer repayment period, says Kevin W. Hardin, senior loan officer at HomeStreet Bank in Scottsdale, Ariz.

LOCK IN A FIXED RATE AND PAYMENT All mortgages come with an initial rate that’s either fixed or adjustable. A fixed rate never changes. An adjustable, or variable, rate can change over time. Adjustables, known as hybrids, have a rate that adjusts only after three, five, seven or 10 years.

Adjustable-rate mortgages, or ARMs, have monthly payments that can move up and down as interest rates fluctuate. Most have an initial fixed-rate period during which the borrower’s rate doesn’t change, followed by a longer period during which the rate changes at preset intervals.

STOP PAYING MORTGAGE INSURANCE Private mortgage insurance, or PMI, protects your lender if you don’t pay back your loan.

You’ll usually have to pay for PMI if you make a down payment that’s less than 20 percent of your home’s purchase price when you buy or your equity is less than 20 percent of your home’s current value when you refinance. (VA loans guaranteed by the U.S. Department of Veterans Affairs don’t require PMI.) Some loans allow you to stop paying for PMI once your equity reaches a certain percentage of your home’s value, either because you’ve paid down your loan or because your home’s value has increased. Other loans require PMI for the loan’s entire term unless you sell or refinance.

Refinancing from a loan with PMI to a loan without PMI might make sense even if your rate is higher because you won’t have to pay the monthly mortgage insurance premium, sometimes abbreviated as MIP. REMOVE A BORROWER Whoever is a named the borrower on a loan is responsible for making the payments. That’s true even if you and your spouse get divorced and your divorce decree assigns responsibility for a loan you and your wife got jointly to you or her solely.

Your lender has no obligation to remove you or your former spouse from your loan, regardless of your divorce agreement. If you’re the one who’s solely responsible, your agreement might require you to refinance to remove your former spouse, even if rates are rising.

If you have a home equity conversion mortgage, or HECM, often called a reverse mortgage, and your spouse was too young to qualify or you got married after you got your HECM, you might want to refinance to add your

spouse.

Otherwise, your non-borrower spouse might not be allowed to remain in your home if you die or move out, or for health reasons.

GET CASH TO SPEND Another potential reason to refinance is to extract cash from equity. The cash can be used for any purpose, such as remodeling or making repairs to your home, starting or expanding your own business, paying off other debt or paying medical, legal or education expenses.

Expensive needs and wants exist regardless of rates, which suggests homeowners might want to refinance to take cash out even if their rates are rising.

Whether cashing out makes sense depends on your perceptions of the benefits and risks.

“All good reasons to refinance can become bad if done at the wrong time,” Hardin says.

Another option might be to get a home equity loan or line of credit instead of a new first mortgage. The rate for your second loan might be higher, but the principal will be less and the term shorter.

GET CASH TO INVEST Rising home values create opportunities to refinance and extract cash to invest in other assets.

This strategy could make sense if you can pay your new mortgage without counting on your investment gains, take advantage of the income tax benefits, afford to lose the money you invest, have excellent credit and plan to keep your home a long time, says Mike Windle, financial adviser at C. Curtis Financial, an investment advisory firm in Plymouth, Mich.

That’s a lot of ifs, and there are multiple risks as well. Your investment returns might not exceed your interest expense. You might lose a significant chunk of your principal. Or your house could decline in value and you might not be able to sell it for enough to pay off your loan.

Buying a home involves understanding many different real estate and mortgage terms. What Is a Mortgage Commitment Most buyers have heard of the term “mortgage commitment” because there’s a particular deadline for it in the Contract to Buy and Sell Real Estate.

A commitment is a conditional mortgage approval. It is issued by a lender after they have reviewed your personal finances and the details of the home being purchased.

Reviewing Mortgage Conditions Closely Your purchase contract contains a mortgage contingency clause with a commitment deadline. If you are unable to obtain a commitment by that date, then that clause allows you to terminate the contract and receive your escrow deposit back. It is extremely important to review the specific conditions listed on a mortgage commitment July 22-23, 2017

before allowing the deadline to lapse.

Here’s why: Let’s assume that your commitment deadline is on the 20th. On that date, you receive a commitment from your lender that lists several remaining conditions, some of which you don’t pay much attention to.

Three days later, you realize that one of the remaining conditions cannot be cleared and that your mortgage will not be approved.

Since the commitment deadline has passed, you cannot terminate the contract without losing your escrow deposit. To best protect your interests, you should review all mortgage conditions carefully and resolve any major ones before the deadline. If more time is needed, discuss with your agent the possibility of negotiating an extension.

Clear to Close A “clear to close” is when everyone can breathe easy. This is issued when all mortgage conditions are met and the file is ready to be sent to the closing attorney. For an extended closing time frame, it’s possible that you will receive your mortgage commitment long before a clear to close. This is because some final mortgage conditions, such as verbal verification of employment, are not completed until a few days before closing.

As a buyer, do not assume that a commitment letter means your loan is fully approved and ready to close; all mortgage commitments are conditional approvals. Be sure to closely review the listed conditions for risk.
