Now that a new year has arrived, for many, it may signal a time to finally tackle some of those long-held-off projects around the house.
In general, when it comes to your home, there are maintenance tasks that you can and should do to preserve its look and efficiency that can also help bring you peace of mind.
Looking to take on some maintenance tasks to kick off the new year? Here is a quick-start checklist to get you on track.
1. Check your electricity usage and loads.
Ask yourself: Are you using your home in the most energy-efficient way? Are your appliances working in a way that provides adequate output while not wasting energy resources?
2. Check for leaks and openings. As winter hunkers down in certain parts of the country, this also means water elements such as snow and ice. Help maintain your house by making sure openings and gaps are shored up.
3. Prioritize and list home improvement projects. So many homeowners wait until they are faced with a long list of to-dos before making an action plan. Now is a good time to take a look around your home and make a wish list for

4. Check windows and doors. During winter months there is a need to keep cold temperatures out and in summer months, to keep cool temperatures in. Summer is a good time to consider upgrading or replacing doors and windows.
5. Check the quality and integrity of key items such as HVAC systems, generators, battery backups, wells and septic tanks. Should core items
fail during the heart of winter, it may be difficult to correct. Be proactive.

Protecting ourselves and our family from COVID and other contagious diseases is job #1 these days. To keep from getting sick, we retreat into our homes. But is your home environment as good for our health as it could be?
These days it seems health dangers lurk everywhere, for example, the indoor air pollution from gas stoves, which has become a hot topic in the news as of late. But small steps can clean up your home’s act and is a doable 2023 resolution. Start with considering how toxic your house is, as suggested by Editor Laurie Mazur of Island Press Urban Resilience Project. Mazur points out that chemicals lurk in our carpet, paint, fabrics and walls. The unhealthy fact is that hazardous chemicals are abundant in building materials.
“That new carpet smell wafting up from your wall-towall may contain more than 40 known chemical hazards, including compounds that have been shown to cause respiratory disease, heart attacks, cancer, and asthma; others are neurotoxins and endocrine interrupters that can impair children’s development,” writes Mazur in Medium.com. Children are
especially at risk.
While building manufacturers aren’t required to label product ingredients, Mazur says that is beginning to change and healthier and affordable options are becoming more available. Listed further below is her useful list of resources to help consumers nd healthier materials.

• Entry-way mats: Put them on both sides of the door. What could be more logical? Up to 80% of the dirt, pollen, bacteria and lawn chemicals can be caught on a simple door mat, especially when there is one on each side of your
entryway.
• Stall the seemingly yearround hay fever season. It’s time to keep pollen out of your house by shaking or brushing off your coats, boots and hats and cleaning your pets’ fur and feet.
• Sanitize door knobs, toys, and smartphones, just like you did during the early days of the pandemic. You don’t have to rely on wipes, you can eliminate the extra waste with a handheld germ blaster UV-C sanitizing wand. Yes, progress is good.
• Stop using moth balls. Store clean silks and woolens in zip-up bags. Buy cedar chips from a pet store, and make your own
sachets by wrapping them in cheesecloth.

Safeguarding your home: January is Radon Action Month
The Environmental Protection Agency (EPA) has designated January as National Radon Action Month.
According to the EPA, radon is the leading cause of lung cancer among non-smokers. Radon gas is emitted from decaying uranium naturally occurring in our soil, rocks, and groundwater. Radon is radioactive and carcinogenic, seeping through a foundation to build up to dangerous levels inside a home –and in any other building for that matter. Because radon is invisible and odorless, it can often go undetected for years. The only way to find out if radon is at a hazardous level is to test for it.
Radon is not a new phenomenon -- it has been around since the beginning of time. Current construction methods seal homes tightly to conserve energy, however, this allows for radon gas to stay trapped. Radon tests are not required by law or mortgage lenders during a real estate transaction. It has been the market which has dictated that most homes are tested for radon during a real estate transaction.
During the mid-1980s, radon became a factor in real estate transactions. It first came to light when Stanley Watras, a construction engineer at the Limerick Nuclear Power Plant in Boyerstown,
Pennsylvania, set off radiation detectors on the way INTO work, not on the way out. As Stanley continued to set off the alarms when he arrived at work, it was determined that the radioactive material was on his clothes and the source was his house. As it turned out, his home had a radon level of 2,600 pCi/L. The current EPA recommended safe level is 4 pCi/L. By the way, pCi/L stands for picocuries per liter of air. In other words, his home was a hot radioactive site. Further research showed that the entire neighborhood Watras’s house was built on was part of the Reading Prong, a geological formation across areas of Pennsylvania, New Jersey, and New York that contains elevated concentrations of uranium. The Watras’s house was built on top of a crack that radon was able to escape through. After this famous story, the real estate market started testing for radon during the real estate transactions. Relocation companies started requiring testing results of less than 4 pCi/L before committing to buy a home from a transferring employee. Today, most real estate transactions for single family homes
will have a radon test performed as part of the inspection process.
The EPA has divided the country into radon zones. Most of Colorado is in Zone 1, which means the odds are high that a radon test will come in above the 4 PCi/L level. The good news is that in Colorado along the Front Range from Pueblo to Fort Collins, it is very rare that a house with an elevated level of radon cannot be mitigated. Most of the homes that show elevated levels are those that were built before the presence of radon became well known. In today’s construction, homes are built with methods that keep radon levels lower, even without an active system.
If a home does test for an elevated level, the most common fix is a subslab ventilation system. This system is actually fairly simple. It involves installing a pipe below the basement slab, along with a fan, and venting the radon out from underneath the house. After the system is installed, a retest is done to determine if the system is doing its job. Radon mitigation systems for the typical home can range from about $800 to $2,000. A very large home, with an elevated test might require two systems.
As a seller in today’s market, if you don’t have a radon system in place, generally it is a good idea to have your home tested before putting it on the market. If there is a high level of radon, you can have it fixed before it becomes an excuse for a home buyer to back out of a transaction. Most home inspectors will offer to conduct a radon test for a reasonable fee.
There are a variety of radon tests
available. Short-term tests collect readings for two to 90 days. They are usually used in a real estate transaction since time is of the essence. A long-term test, however, will give you a truer and more definitive picture of the radon levels over an extended period of time. There are also continuous radon monitors or detectors that are much like smoke detectors. Radon levels change on a daily and seasonal basis due to weather conditions and variants in the construction of the home.
Since radon was first discovered in homes in the 1980s, we have learned a lot. Not everyone is in agreement how dangerous radon is. In most cases, the fix is inexpensive and simple so it is almost always worthwhile to test for it and undergo mitigation. When you retire, would you rather have $500K of home equity and no cash in the bank? Or would you rather have $500K of cash in the bank and no home equity? Let’s face it, cash is usable, and equity is not. You simply cannot take your front door to the store and buy groceries or gas with equity, but you certainly can with cash.
Here is a retirement statistic for you to ponder…over 10 million homeowners in the U.S. age 65 and older are still making mortgage payments. Now consider this, more than half of all seniors in the U.S. are in jeopardy of running out of money before they die. (Source: Center Of Retirement Research At Boston College).
However, many of them can avoid this risk by utilizing one of their most secure and dependable assets, their home equity.
Let me ask you another question…are you prepared nancially for an unplanned event? Nobody wants to think about the possibilities…like losing a spouse or getting a terminal illness. However, losing a spouse means you can lose around 40 percent of your household income. What about getting a divorce and losing half
of everything you own (divorce rates of couples age 55 and over has doubled in recent years). Do you wait for a rainy day to go out and buy an umbrella or do you buy an umbrella today in case it rains someday in the future? It seems silly to wait for the rain to come then come up with a plan right? is is where a reverse mortgage can be utilized as an umbrella… to protect yourself, to plan and to be prepared in case life happens. A reverse mortgage is a loan that is available for homeowners age 55 and older. is is an option for seniors to access a portion of their home’s equity that is sitting static and unusable. e proceeds received from a reverse mortgage can be used for anything, whether it be to pay o a regular mortgage that requires monthly payments, cover living expenses, consolidate debt, medical expenses, making home improvements, vacations, gifting or even legacy planning. Additionally, because the proceeds from the reverse mortgage are considered borrowed funds, there are no income taxes charged on the proceeds. You can even use a reverse mortgage to purchase a new primary residence.
Unlike a traditional mortgage or home equity line of credit, a reverse mortgage does not require any monthly payments (the homeowner must still pay for homeowner’s insurance, property taxes, home maintenance and HOA
dues). e interest charged on the loan is simply added to the loan balance and gets paid back when the loan is paid o . e loan does not need to be paid o until the last borrower permanently leaves the home (either passes away or no longer lives in the home as their primary residence) or decides to sell the home. So, in many cases if the homeowner lives in the home for the rest of their life, it does not require repayment until the last living borrower permanently leaves the home or loan terms are not met.
ere are quite a few misconceptions with reverse mortgages and there have been many horror stories in the past unfortunately. Many people think that you must own your home “free and clear” meaning that you don’t have a mortgage on your home. However, that is also not true. A reverse mortgage can be utilized to pay o a traditional mortgage ultimately eliminating monthly mortgage payments (except for taxes, insurance, and maintenance). As a matter of fact, most reverse mortgages that are done today are done to pay o a traditional mortgage.
Traditional nancial planning tells you that you should not have a mortgage payment when you enter retirement. However, due to in ation, rising health care costs, fewer pension plans, lower savings rates and higher housing
costs, many Americans are retiring today with a mortgage payment. herefore, a reverse mortgage is a great option for folks looking to retire but “cannot a ord to retire”. In my opinion, one of the most dangerous and costly things that someone in retirement can do is to use taxable funds (like from an IRA, 401K or managed account) and make a mortgage payment. is is simply using liquid funds, paying taxes (and penalties in certain cases) to pay down a mortgage which ultimately creates more equity…which is once again illiquid. So why not save your liquid funds, pay less in taxes and penalties so those assets could last you longer and improve your overall nancial longevity?
In conclusion, a reverse mortgage may be considered by any homeowner age 55 and older who has a signi cant amount of equity in their home. e reverse mortgage has several di erent ways to access the equity, therefore you should contact a reverse mortgage planner to review the options that are best for you.
