Military kid supporters around the world will observe Colorado Purple Up! For Military Kids Day on April 14.
Frequent moves, family separations through deployments and reintegration following deployments can make school, home and community life challenging for military children. Yet, even in di cult circumstances, these youth continually demonstrate resilience and courage.
Purple Up! For Military Kids is a day to wear purple to show support and thank military children for their strength and sacri ces.
Why purple? Purple is the color that symbolizes all branches of the military, as it is a combination of Army green, Coast Guard blue, Air Force blue, Marine red and Navy blue.
4-H clubs in New Hampshire developed the Purple Up! for Military Kids initiative in 2011 while working with the children of deployed National Guard and reserve component members, and they saw Purple Up! as a way to build awareness in their communities. Purple Up! is now celebrated around the world by military service branches, the Department of Defense, governors, states, schools, businesses and communities.

Three Colorado cities land on best places to live list
Sometimes there’s only one choice: you have to give it to the mountains. The overwhelmingly sunny days and blue skies can’t be beat. Living in an area with a low unemployment rate helps, too.

Colorado delivers an abundance of all of these choice ingredients. But three cities rose to the top of the state in the Money.com ‘Best Places to Live’ in 2022-2023 lists.
Denver and Lafayette ranked in the top 40 of the Best Places to Live in the U.S. On the regional list, Denver and Westminster ranked in the top ten for the Best Places to Live in the West.
The rankings are based on the “things that matter most to people: economic opportunities, quality of life, diversity, and where the best futures lie,” writes Money.com.
Here’s a look at each of these metros and the highlights of accolades that resulted in their ranking.
Denver, No. 7 Best Place to Live in the West; No. 28 Best Place to Live in the U.S. Denver’s been pulling high with those looking for a great place to live and a good economy for several years. The population has grown and now has more than 700,000 residents, according to Money.com. The city boasts excellent cultural attractions and events alongside outdoor activities year-round, including skiing and snowboarding, hiking, biking, kayaking and camping. Job opportunities are substantial, notably in the tech industry, and the minimum wage was recently increased to $17.29 per hour. The unemployment rate is 3.4%, with a median household income of $85,244.
In the Denver housing market, for February 2023, the median listing home price in Denver was $550K, trending up 2.8% year-over-year, according to Realtor.com. The median listing price per square foot was $355, the median home sold price was $495,500, and homes sold after 39 days on the market at 1.12% below the asking price on average in February 2023, based on
the statistics on Realtor.com. Denver is reported as having a “buyer’s market” in February 2023, which means that the supply of homes is greater than the demand for homes.
Lafayette, No. 31 Best Place to Live in the U.S.
With its small-town charm, range of housing options, splendid mountain views, growing business community, and easy access to Boulder and Denver, Lafayette is one of the most popular places to live in Boulder County. The population is just under 30,000, with a median household income of $98,787 and an unemployment rate of 2.8%, according to Realtor.com.
In February 2023, the median listing home price in Lafayette, CO, was $737.5K, trending up 25% year-overyear. Per square foot, the median price was $362. Lafayette is in a buyer’s market, with homes selling after 26 days on the market for approximately the asking price on average in February 2023, according to Realtor.com.
Westminster, No. 9 Best Place to Live in the West
For the regional “Best Place to Live,” Money.com broke the data into four regions. The Western region included
the states of Arizona, Alaska, California, Colorado, Hawaii, Idaho, Montana, New Mexico, Nevada, Oregon, Utah, Washington, and Wyoming. Areas considered in these states had a population of at least 50,000, as de ned by the U.S. Census.
Westminster rose to the top of the analysts’ evaluation. Located midway between Denver and Boulder in the heart of the Tech Corridor along U.S. 36 connecting Denver and Boulder, the location offers businesses Boulder’s extraordinary intellectual capital and Denver’s vast millennial workforce. The population is about 108,000.
In February 2023, the median listing home price in Westminster, CO, was $518K, trending up 3.6% year-overyear, according to Realtor.com. The median home sold price was $583.5K. In February 2023, Westminster’s housing was in a buyer’s market. Realtor.com statistics show that houses sold on average after 54 days on the market at just 1.19% below the asking price.

The assessments are
BOULDER COUNTY –
This May Day every property owner in Boulder County can expect to receive a notice for the newly assessed value of their property. Since 2023 is an odd-numbered year, state statute requires that every property in Boulder County be evaluated for “assessed value”. Notices of assessed value will go out countywide on May 1, 2023. The new assessed value is based on past real estate market sales of comparable properties from July 1, 2020 to June 30, 2022. If there isn’t enough information in that time frame, the assessor is allowed to go back five years to collect sales data. The assessor then uses a “time trending” appreciation rate by area to adjust values based on when the sale occurred within the allowable time frame.
The assessment and valuation process is an enormous task. In Boulder County, there are over 120,000 properties to assess by the employees of the Boulder County Assessor’s Office, of which most are Certified Appraisers.
The valuation process includes: discovering and gathering information about properties; listing properties in the database; defining their characteristics; and categorizing properties based on how they are used, such as residential, commercial, or land. The data are then entered into a statistical modeling process called mass appraisal. The data from the sold properties are used to predict the values of the unsold properties using algorithms processed through statistical software. This advanced technology has helped the Assessor’s Office be much more accurate in determining values, without personal visits to the interior
of the property.
The assessment rate, which is assigned by the state legislature, is then applied to the property value and that determines the assessed value. For residential properties, the assessed value currently stands at 7.2%, which was signed into law on June 5, 2017, changing from 7.96% of their actual value. For commercial properties and land, the assessed value is 29% of the value.
Property taxes are then calculated by multiplying the assessed value by the mill levy of the particular area the property is located in. The goal of property value assessment is to equalize property values so property taxes are distributed fairly and equitably between property owners.
The property assessment process is the basis for generating property tax revenues that pay for schools, roads, fire protection, police protection, and other local services. However, it is important to point out that an Assessor’s Office does not set or collect taxes, it only provides the value assessment.
During the recession, home values didn’t rise much, however, since 2012, values have risen sharply in Boulder County. With the run-up in prices between 2020 and 2022 during the pandemic—and the repeal of the Gallagher Amendment—property taxes are
expected to increase. This is causing many property owners to have questions about their property’s assessed value. The Assessor’s Office strives to be accurate, but the process is still a mass appraisal platform. Whenever a property owner has questions about the value, they can visit or call the Assessor’s Office or respond through the Boulder County Assessor’s website.
It’s important to understand that there is a formula for determining the actual amount of taxes. The assessment is part of the process, but the mill levy, which is applied to the assessment, is actually what determines the taxes. Sometimes property owners may argue very hard for a small amount of value, but when the whole formula is applied, taxes may not change that much.
If a property owner disagrees with the assessed value, appeals must be filed by the end of the first day in June. Property owners will be notified of the ruling on the last day of August when the Assessor’s Office mails out the Notice of Determination. If a property owner still doesn’t agree, an appeal can be filed with the County Board of Equalization.

The growing line of credit of a Home Equity Conversion Mortgage
One of the most amazing and strategic features of the Home Equity Conversion Mortgage (HECM) is the growing Line of Credit (LOC). One of the reasons that this program is so powerful is that your available funds in your LOC increase over time, which provides you more and more access to your home’s equity. This is the key to unlocking your hardearned equity that is trapped in your home. Let’s take a deeper look at how and why this LOC grows over time. First, it is important to understand that the amount of equity that you have access to initially is based on your home’s current value, the age of the youngest borrower, and current interest rates. This amount is called the Principal Limit and generally ranges between 35-60% of your home’s value, again depending on current interest rates and your age. Based on current interest rates, today a 62-year-old can access around 3536% of the value of their home, up to the maximum claim amount which is currently $1,089,300. Since you are not able to access all the equity in your home initially, your available equity (again called the principal limit) increases over time which ultimately means the older you are, and the longer you live in your home, the more access you will have to your equity. This increase is not based on your home’s future value, however. So, if home values were to go down in the future, you do not need to worry about your available funds going down.

the LOC would be 6.5% annually. Keep in mind that the money that you have access to is also free of income taxes (this is not tax advice). This means that your available funds are free of income taxes and the growth in the line of credit is also free of income taxes. This is huge! This means that at a current growth rate of 6.5%, the available funds in your LOC will double in around 11 years. Therefore, if you have an available LOC of $350K as an example, your future LOC will grow to around $700K in 11 years. This is the power of compounding and why it can be extremely powerful to get the LOC started when you might not need the money and allow the LOC to grow and grow for when you are likely to need the money in the future.
Now, there are a few very important items to understand and keep in mind. Since Home Equity Conversion Mortgages are insured by FHA, these loans are guaranteed, and the terms are guaranteed. This ultimately means that as long as you continue to live in your home (it must be your primary residence), pay your property taxes on time, maintain homeowner’s insurance, pay your HOA dues (if applicable), and maintain your home, the funds in your LOC are guaranteed to be available to you. These guarantees and protections are part of the contract that FHA provides to you under these loans. Additionally, your loan terms cannot change even if the program changes in the future. The program does change from time to time, but these are the terms that are available today.

Sure, there are closing costs and mortgage insurance fees to get the LOC set up but in many cases, the costs can be financed into the loan so that your out-ofpocket expenses are usually under $200.

The fad reached new heights in 2020 with the airing of “Barkitecture” on The Roku Channel, where contractor Tyler Cameron and interior designer Delia Kenza build custom, designer dog homes for celebrity clientele. According to Danielson, the trend isn’t going anywhere anytime soon.
“Barkitecture is here to stay due to growing demand among pet owners who view their animals as true family members,” he said. “They are willing to invest in ensuring that every part of their home reflects this sentiment.”
That investment, of course, doesn’t require a celebrity-sized budget.

Four out of five U.S. pet owners planning to buy a home consider their pets “needs just as important as their own, according to a December 2022 study by Realtor.com and HarrisX. With so many pet owners factoring in their pets “needs when choosing a home or apartment to live in, a new and fascinating interior design trend has sprouted: barkitecture.
“Barkitecture is an evolving term that
encompasses innovative ideas to create comfortable and stylish spaces for humans and their four-legged friends,” Caroline Danielson, director of showrooms at Ferguson Bath, Kitchen & Lighting Gallery, told Realtor Magazine. “Originally used to describe the design and construction of dog houses and other structures specifically for dogs, the trend today has grown popular due to its ability to incorporate practical elements of pet ownership into the design of kitchens and bathrooms that both humans and dogs
“This trend might mean turning the area where the dog’s bed is usually kept into a more luxury dog bedroom, or incorporating stylish cat-friendly shelves and scratch posts discreetly into the permanent fittings of your home,” Louise Richardson, director of marketing at Pinterest, told Country Living.
In the end, the interior design trend is largely about highlighting a pet’s toys and beds throughout the home, rather than storing them away when guests come to visit. It’s a way to elevate the quality of life for our four-legged friends.
