Flowering plants herald squash bug season
By Vicki Dorvee Colorado State University Extension
When you think of a squash bug, think noun, not verb – the vegetable, not the act of flattening an insect. Squash bugs are pests that wreak havoc on cucurbits such as summer squash, zucchini, cucumbers, pumpkins and gourds. Also known as Anasa tristis, they target plants in the early stages of growth or starting to produce flowers. Now is the time to watch for them and lessen the damage they cause.
Telltale signs of your crops serving as this insect’s buffet are the damage they cause and sighting the bugs themselves in all stages as they feast on your garden.
Squash bugs use their jaws to slash leaves and suck out the sap, cutting off the flow of nutrients and hydration within the plant. This causes browning around the holes, and the entire plant wilts and dies. Fruit on plants isn’t immune either. Damaged fruit is an unappealing harvest, riddled with rot and decay.
Early in June, groups of about 20 copper- to reddish-colored oval eggs are laid in tidy clusters underneath leaves. A female can lay up to 250 eggs, so check leaves frequently in June to lower the number of adult bugs later.
Once hatched, they’ll become green, then gray, nymphs within a week to 10 days, gradually maturing over six weeks and sprouting black wings. Adults are ½- to 3/4-

inch, dark gray, and with flattish backs that look like shields. It’s not unusual to see squash bugs at every stage of development simultaneously.
Adults and nymphs retreat to the underside of leaves when threatened, and they escape temperature extremes in a temporary shelter at the base of plants. Mulching around plants gives the insects an ideal place to hide, so it’s best to keep the soil bare around cucurbits.
To prevent recurring problems, dispose of infested debris and scout nearby protected areas where the bugs overwinter. As temperatures rise the following year, the bugs emerge to feed and mate. Rotating where you grow their favorite foods makes it less likely they’ll thrive. Skipping a year of growing cucurbits is an effective way to break the cycle.
As is often the case, robust, healthy plants are less at risk. Proper watering and fertilization go a long

way in this cause.
Catching squash bugs in their earlier stages gives you maximum protection versus dealing with adult versions, which are superspeedy and not as vulnerable to pesticides. Eggs can be destroyed by turning the noun to verb and squashing them. Beyond the egg stage, hand plucking and propelling nymphs and adults into a bucket of soapy water will do the trick.
Sprinkling pyrethrin or diatomaceous earth around the base of plants is another method of control — both are allowable substances for use in certified organic vegetable gardens.
Although not effective on adult squash bugs, pesticides with carbaryl, esfenvaleratem or permethrin as the active ingredient can help. Spray the underside of leaves where the nymphs are likely to be, applying early in the morning or evening rather than when flowers are open. Recommendations are to do the first round of pesticides in early June and another round one to two weeks later. Remember to always read and follow label instructions when using pesticides.

love their outdoor living. It’s a trait that much of the nation shares with outdoor living and entertaining ranked among the top 10 design drivers in a recent survey of residential architects, designers and builders nationwide by the New Home Trends Institute (NHTI) in collaboration with Pro Builder magazine.
TOM KALINSKI
Based on survey results, connection to the outdoors and outdoor entertaining is predicted to be the most signi cant driver of design choices over the next three years, second to value and cost considerations. Today, 73% of home buyers want covered or open-air outdoor rooms, 68%
like patios, and 55% want a deck. Multi-functional outdoor spaces with added built-in features are highly desirable, with 73% expressing a desire for repits or replaces, 68% wanting outdoor kitchens, and 44% seeking gazebos or pergolas.
Exterior features such as siding and garage door replacements make up all but one of the top ve remodeling projects that return the most in monetary value, ranging from just over 107% to nearly 93% of the money spent to do the job, according to the 2023 Remodeling Cost vs. Value Report (CVV). Deck additions didn’t return as much in value, with a wood deck addition returning 50% and a composite deck addition valued at almost 40%.
If your home already has a porch, patio or deck, you can quickly transform it into an outdoor living space. These areas can add value if you plan to sell your home or enhance your own everyday living experience with increased comfort and style for your home.
Here are some tips and ideas for how to create your outdoor
room from This Old House and Realtor.com:
Bench swings add instant charm and invite people to linger, relax and lazily swing. If your porch or deck is covered, adding cushions gives the extra appeal of popular indoor styling.
Bring additional indoor furnishings to your porch, deck or patio by adding a throw rug or rocking chair. Wicker furniture provides instant character. Resin wicker is an excellent choice since it resembles natural wicker yet resists weathering and can be hosed down when dirty.
Use battery or solar-operated candles to create a cozy, inviting feeling in the evening instantly. Hang a mirror on the wall to re ect light and create the feeling of a window in your outdoor space and use ll metal troughs

Increasing the velocity of wealth with a vacation home
vacation home, here are a few things to consider as you’re making your decision.
Goals for the home
DUANE DUGGAN
Owning a second home in the mountains or on the beach can be a wonderful experience. However, in most cases, it can be more of a liability rather than an asset. An asset is something you own that creates cash flow for you. In the case of a vacation home, especially if you leave it vacant so you can use it any time, it is more of a liability. In most vacation settings, it is usually possible to place a home in a rental program, which creates income to offset expenses. Initially, likely the income won’t cover all your expenses, thereby making it more of a liability than a true asset. The good news is that over time, most resort properties do accrue value. The rise in value will help accelerate the velocity of real estate wealth over time.
If you are thinking of purchasing a
Families need to ask themselves many questions as they dive into considering the purchase of a vacation home. Goals can be immediate, such as the number of days of personal use. Or whether or not the property is going to become a legacy family vacation property to be handed down to the next generation. Here are a few questions to help you decide.
Is rental income needed to financially support the purchase of a vacation property?
Even if someone pays cash for a vacation home there will still be several expenses. Those expenses include taxes, insurance, maintenance and landscaping, property management and homeowners association fees. With a mortgage on top of that, most people will need to rent out the property
for some income to cover these expenses, especially in the early years of ownership.
If need to rent, do I manage it or hire a professional manager?
Some people choose to rent out their vacation properties by themselves by relying on a variety of online websites. If you want to do this, you will need to investigate local municipalities and homeowners association rules on short-term rentals because there can be many types of restrictions, occupancy limits, fines for violations -- and even prohibition. If you want to rent and manage the property yourself, you will need to assess your ability to market your property, clean it after every guest stay, repair and maintain it, especially if your property is located outside of driving distance— or see if there are companies available to hire it out.
In most resort areas, professional vacation property managers are available. They can market your property and put it into a rental pool. This enables you to keep your property rented on a short-term basis from a distance and with no personal involvement. These managers can guide you on pricing and tell you the average number of nights per year you might expect to rent out your property. You can pick the days that you would like to schedule for personal use. For example, you might have to decide if you want to use the home yourself over the holidays or rent it out during the holidays for premium rates and maximum returns.
Should I rent the vacation home long-term?
To have a vacation home for the future, some families have bought a home and immediately leased it to a long-term tenant, say for a year or more. This is because a long-term tenant right now will help pay for the current expenses of owning it. Then later down the road, say in 10 years, you can stop renting it out and use it for yourself as a vacation home, or maybe even as your retirement home.
If it is treated as an investment, are there any tax benefits or ramifications?
As with any investment, it is a good idea to discuss with your tax advisor if they are any tax issues to consider. 2018 has brought about key changes in tax reform. Be sure to ask how those changes might affect your vacation home purchase.
A few questions might be:
• Can I deduct the mortgage interest?
• Can I take depreciation?
• If it is an investment, is there a limit on the number of personal days I can use it for?
• What expenses of running the property can I deduct?
• If it’s a rental, and I want to depreciate it, what is the maximum number of days it can be used personally?
• House trading possibilities?
Vacation homeowners will often buy a property for the possibility to use as “currency” to trade for other places to vacation. This helps keep lodging costs down at the places you might like to vacation in. Is financing different for a vacation home?
Most 1- to 4-unit mortgage lenders can help you finance a vacation home. They will typically qualify you under normal underwriting guidelines. However, it is usually a good idea to use a lender that is familiar with vacation properties.

Can I buy a vacation home with my IRA?
I get asked this question a lot. Yes, you can buy a vacation home with funds from your IRA. You just can’t use it personally. You also need to set up a self-directed IRA account. So why would you want to do that? Let’s say you live in Boulder and eventually want to retire in Summit County. You can buy that condo in Summit County with your IRA, and rent it out full-time as an investment for your IRA. Then when it comes time to move in, you need to disburse it from your IRA, pay any applicable taxes, and you can use it personally. There are a lot more details you need to consider here. In future articles, I will cover investing in real estate using your IRA.
Exit strategy or succession planning?
The idea of having a vacation home can be very exciting, nevertheless, some planning needs to be done with regard to selling the property
when the family is done with it -- or figuring out how to keep the property in the family. If a couple owns a vacation home and they have 4 kids, when the couple passes away, suddenly the property has 4 owners. Those kids will have their own children and in just 3 generations there could be 10 to 20 owners. With 10 to 20 owners, you can imagine there can be many different opinions as to what to do with the property. Some of the new owners may view the ownership more as a burden than a benefit. Taking some time to create a succession plan is worth the time and effort. Generally, it is a good idea to find an attorney with experience in creating succession plans for vacation homes. They will listen to the family’s needs and goals and create a plan that works.
There are many details to evaluate when buying a vacation property. As you examine the idea of purchasing a vacation home, I recommend that you pull together a team that includes a mortgage loan officer, tax accountant, financial planner,
property manager, insurance agent, Realtor – and possibly an estate planning lawyer – to consult with.

The ultimate guide to preparing your home for sale
Preparing your home for sale is a significant process that requires proper planning and execution. This ultimate guide offers valuable advice that can help you navigate the local real estate market, boost curb appeal, and make a lasting first impression on potential buyers. One of the first steps is to understand your local real estate market as it can influence your overall strategy and list price. It’s also crucial to choose the right agent who understands your local market, offers valuable advice, and has a robust network to attract prospective buyers. Enhancing your home’s curb appeal, decluttering and depersonalizing, and hiring a professional stager can also help attract potential buyers. A pre-sale home inspection is a significant step that can identify problems that could deter potential buyers or decrease your home’s market value. Setting the right price and preparing for the open house are also important factors to consider. Remember, every detail counts when it comes to making a positive impression on potential buyers.
BILL MYERS
a deep understanding of your local real estate market, provide beneficial guidance, and utilize their connections and marketing proficiency to attract potential buyers. For instance, a seasoned agent in Loveland would likely have a superior grasp of property value trends in The Lakes at Centura as opposed to an agent who primarily operates in another part of the Northern Colorado front range.
First impressions and curb appeal
Making a good first impression is crucial when selling your home. The curb appeal of your property can greatly influence a potential buyer’s interest. By improving your home’s exterior appearance, you can attract more potential buyers and potentially increase its value. To achieve this, you can ensure that your lawn is well-maintained, walkways are clean, lighting is attractive, and your front door has a fresh coat of paint. These simple steps can make your home more inviting and appealing to potential buyers.
The most important step: The pre-sale home inspection
Understanding the real estate market
Before selling your home, it’s crucial to have a clear understanding of the local real estate market. This will help determine the appropriate list price and overall strategy for the sale. Depending on the market’s status, your approach may differ. In a buyer’s market, sellers may need to put in extra effort to attract potential buyers. Conversely, in a seller’s market with high demand, you may be able to ask for a higher list price. Consider consulting a reputable real estate agent who can provide valuable insights into the market conditions and their potential impact on your sale.
Selecting the right agent
Selecting the appropriate agent is a crucial aspect of selling a home. A competent agent will possess
Preparing your home for sale requires a crucial step: a pre-sale home inspection. This process is essential in identifying any problems that may deter potential buyers or reduce your home’s market value. By fixing issues like a leaky roof or faulty wiring beforehand, you can make your home more appealing and justify your asking price.
Declutter and depersonalize
It’s important to declutter and depersonalize your home when preparing it for sale. Personal items such as family photos or unique decor may hinder potential buyers from envisioning themselves in the space. By creating a neutral environment with minimal clutter, buyers can focus on the home’s features instead of personal belongings.
Professional staging
It can be advantageous to hire a professional stager for your home. They possess the knowledge and
skills to showcase your home in the most favorable way possible, employing furniture arrangement, decor, and color schemes that accentuate your home’s unique features. According to a study by the Real Estate Staging Association, staged homes sell 73% faster than non-staged homes.
Neutral color schemes and a fresh coat of paint
Enhancing the interior of your home can be easily achieved with a fresh coat of paint in neutral colors. These colors are appealing to a wide range of prospective buyers, as they allow them to envision their own decor in the space. Shades of whites, beiges, and grays are typically the best options for achieving broad appeal.
Professional photography
When it comes to selling your home, high-quality photos can make a significant difference. By hiring a professional photographer, you can showcase your home’s best features attractively. It’s important to keep in mind that your online listing is often the first impression potential buyers will have of your property.
Setting the right price
Accurate pricing is crucial in selling your home promptly. Setting the price too high can deter potential buyers, while pricing too low may result in a faster sale but less profit. A comparative market analysis conducted by your real estate agent can help you understand the market value of your home.
Preparing for the open house
When hosting an open house, it’s crucial to present your home in the best possible light to impress potential buyers. To achieve this, make sure your home is tidy, free of clutter, and attractively staged. You could also try baking cookies or brewing coffee to create a welcoming aroma. Remember, every detail counts when it comes to leaving a positive and lasting impression.

Plants can be incorporated in a variety of ways. Grape vines grow well In Colorado and make a beautiful archway or canopy when supported by a structure. Container plants are an easy and beautiful addition, making your outdoor room extra inviting.
Flagstone is native to Colorado. Lay a dozen of these red sandstones in a free-form pattern to turn any grassy or mulched outdoor area into a cozy dining room or seating area.
Add the soothing sound of water by turning your birdbath into a bubbling fountain. Solarpowered water pumps can be placed in the basin where the water collects for recirculation. What about an outdoor kitchen? They look inviting and evoke joy, but are they worth
the cost?
Outdoor kitchens can get expensive, so you should consider how much you will use it before adding the space to your home. Realtor.com reports that an outdoor kitchen needs the minimum essentials as an indoor kitchen—a cooking area, a refrigerator and a sink. These are the basics, but an outdoor kitchen should reflect what you want in your outdoor cooking area. Many choose a pizza oven, which can cost from a few hundred dollars to more than $10,000.
Realtor.com suggests that if you live in an area where weather permits the use of an outdoor kitchen from Memorial Day to Labor Day and beyond, it might be worth the expense. And outdoor kitchens often appeal to prospective buyers, especially in Boulder County, where residents cherish outdoor
experiences and scenic vistas. Read the full articles at thisoldhouse.com/yards/ 21018978/39-budget-wiseways-to-create-outdoor-rooms and https://www.realtor.com/ living/setting-up-home/shouldi-add-an-outdoor-kitchen-proscons.
