Standard real estate contracts include a pre-printed section listing what is included. Most of these lists include kitchen appliances, lights, window treatments and other fixtures. The contracts also have space to add or exclude specified items.
Your first step is to review your purchase contract to ensure the washer, dryer and chandelier are included. Chandeliers often have sentimental value and are a fixture I often see expressly excluded.
A: When people agree to buy and sell a property, they must sign a written agreement. The contract must have the specific terms of the deal, such as timing, price, contingencies and what is and is not included with the home.

In my law practice, the problems I see usually involve laundry machines, chandeliers and automated pool cleaners, so make sure you address these items when buying or selling if these items are important to you.

These days, ninety percent of real estate listings rely on fullservice real estate agents versus flat-fee agents. While a flat-fee service may save money and be more appealing in a few instances, most sellers prefer the full-service route. Here’s why:
Incentivization

A percentage-based commission incentivizes the full-service real estate agent to sell the property for the highest possible price, since their commission increases with the sale price. This compelling incentive motivates the agent to work hard on the seller’s behalf to get the best possible outcome.
Market dynamics
Real estate markets can be highly variable, with properties in some areas selling for much more than in others. A percentagebased commission takes this variability into
account and ensures that agents are paid proportionally to the value of the property they sell.
Risk-sharing
By charging a percentage of the sale price, the real estate agent shares in the risk of the sale. If the property does not sell, the agent does not receive a commission, aligning the agent’s interests with the seller’s.
Flexibility
Real estate commissions can vary widely based on the property’s value and other factors, so a percentage-based commission allows for more flexibility in setting fees. A flat fee may not be appropriate for all properties and may not accurately reflect the agent’s effort and skill in marketing and selling the property.
In the end, selling your home is a big deal, both emotionally and financially, and getting top dollar for your house is a priority. Data shows that you can get incredible results with a full-service agent who has a proven sale-to-list price ratio. With a flat
fee broker, it’s hard to know the kind of service you’ll get; you could have a smooth, easy transaction and save a few bucks, or you could face the overwhelming stress of managing your home sale in order to make less money overall. To avoid the possibility of a bumpy real estate ride, relying on a fullservice real estate agent is the way to go.

Key steps to building a new construction home
What happens when you decide to build a home?
Depending on if you’re building a tract home, semi-custom or custom home, the process will be slightly different. Let’s walk through the steps of building a new construction home together.

Step 1: Find a knowledgable buyers broker
Choose a Realtor® and ensure that they are well versed in new construction and will be that second or third set of ears as well as someone to ask the questions that you do not know to ask. This is the most important step!
Once you have a Realtor it’s time to narrow down your parameters. Are there builders you prefer? What subdivisions are you interested in? What is your budget? How soon do you need a home? An experienced Realtor will help funnel all of this into a manageable search that will make the process less daunting.
Step 2: Choose your lot and floor plan
Once you have selected your builder you will choose which lot you would like (some come with additional premiums), you will choose a floor plan (some lots have limitations on which floor plan they can hold), and you will be advised of the standard features.
Step 3: Choose your upgrades and finishes
Typically, there are design board options that help streamline this process. Most builders have a great set of options that have been chosen by a designer so you can find something you love. There are opportunities for upgrades and other ways to make your home feel uniquely you.
Step 4: The build
After plans are submitted to the city and permits are pulled, your foundation hole is dug, a crew will put up forms and your foundation will be poured. After this, any underground utilities will be put in and framing will commence. Next, you will get a roof, exterior walls, electrical, plumbing and HVAC.
Step 5: The final walkthroughs and closing
You will walk the completed home with the builder or one of their representatives and make note of anything that you don’t like, is broken or not functioning correctly. A piece of tape will mark the concern and the sub will be contacted to fix the issue. This is a walk-through that you want your Realtor to attend! Usually, this walk occurs one week before closing. Within that one week, ideally, all of the issues are taken care of. If not, at closing, a written document should accompany the other documents stating what the remedy will be and when it should be completed.
Now you have your arsenal of information and a 6 to 9-month build-out behind you and closing on your new home is all that stands in the way of the movers! Congratulations on your new home!

It’s easier to match paint colors than you think

When you painted your home’s walls years ago, they looked amazing. The color was absolutely perfect, but now it’s faded. The problem: You have no idea what color you purchased for the walls all those years ago. It’s problem many homeowners find themselves struggling with at one point or another.
While the idea of matching year’s old paint might seem impossible, a few tricks can make it a lot easier than you think.
Just scrape some paint off
The most straightforward way to match your wall’s paint color with what is available at your local paint shop is to simply scrape some of the top layer of paint from your wall and bring it to the paint store as a sample.
“An easy way to match your existing paint color is to simply take a knife and peel off the top layer of paint,” says Scott Specker, owner of Five Star Painting in Suwanee and Alpharetta, told Realtor.com.
“If you take that piece into any local home improvement store, they should have computerized color-matching technology that can assess your paint and tell you its exact color.”
Use the fabric around your living space
According to Bobvila.com, a great way to get a shade close to your wall’s color is to compare it to those matching throw pillows - or other accessories - you bought at the time. Most paint stores are equipped with spectrophotometers, which allow paint technicians to color match fabric samples with paint colors.
There’s an app for that Most major paint brands have free applications designed specifically to identify paint colors. Behr ColorSmart and Benjamin Moore Color Capture, for instance, are free apps that allow users to take a picture of their existing wall color and upload the photo for analysis. The application will then identify the color and find the manufacturer’s closest match.

Delaware notes that over recent decades, Denver has seen a wave of ranch style homes arrive for the market of age-50-plus buyers, but with very few of them that show anything close to zero-step entries and other key accommodations.
Meanwhile, a vast majority of the older population intends to age at home — some 76% of Americans aged 50 and older according to a 2018 report by AARP. Over 13% of Americans face a physical and/or cognitive disability that average homes are not designed to serve, and the number grows as the population ages.

LOUISVLLE – The Living In Place Institute held a brief groundbreaking ceremony for its Idea Home on Sun., March 19, at the homesite at 1139 W. Enclave Circle in Louisville.
The Idea Home took shape after the home of Louie Delaware, Founder and President of The Living In Place Institute, was among 1,084 homes destroyed in the Marshall Wildfire on Dec. 30, 2021. Scheduled for completion in early 2024, the rebuilt home will stage a series of events and workshops to promote the concept of Living In Place, before the Delaware family moves back in.
The Living in Place Institute promotes accessible, healthy, safe homes designed to meet people’s needs as they age or confront other challenges in life. In addition to endorsing the idea of Living In Place, the Institute trains housing and other professionals to create the capability of Living In Place as they work to design and build the next generation of homes, condominiums and apartments.
“For my family and me, this has
become a chance to retrieve an ongoing benefit for people of all ages and capabilities, from what otherwise has been a tragedy of huge proportion,” says Delaware, who will conduct the ceremony.
The Idea Home is located in The Enclave, a neighborhood southwest of Louisville’s Harper Lake, where numbers of homes are now beginning reconstruction following the fire. Unlike the original home, the new design will require no steps to enter from either street or garage, with no thresholds. All other rooms, baths and areas will be equally accessible.
Visitors to the completed home will see similar modifications that work in favor of families facing a broad range of commonplace challenges, including younger families coping with kids with autism and other developmental disabilities, and of people dealing with an accident or a cognitive disability.
Those features will include halls and doorways designed for walkers and wheelchairs; kitchen and baths with counters and cabinetry designed to accommodate users with disabilities; and lighting, safety and smart-home
Also present at the groundbreaking was builder Tim Coonce of Niwotbased Porchfront Homes, selected for the Idea Home project. Danielian Associates of Irvine, Calif., is creating the architecture. Delaware is working with two National Kitchen and Bath Association Certified Master Kitchen and Bath Designers, Maria Stapperfenne and Barbara Barton, each a Certified Living In Place Professional; along with Lighting Designer Jaye Morrow of Denver-based Urban Lights; and Interior Designer Colleen Johnson. S. Robert August, a long-time Denver housing developer, will guide promotional and open house activities.
“The Living In Place Institute Idea Home will show priorities for a new generation of living spaces that are accessible, healthy, safe, secure, beautiful, functional and connected,” says Dani Polidor, Vice President Sales & Marketing at the Living In Place Institute. “This will be the way all homes should be built.”

As with any piece of equipment, regular service and maintenance can help extend its life, and this is especially true when it comes to HVAC systems.

Keeping the outside unit clean and clear of debris such as leaves, sticks, grass clippings and dirt is vital to helping the system perform correctly.

Remove all debris on and around the unit each time you do yard maintenance, and hose it down if dirt begins to accumulate, Richard explained. Keep nearby plants trimmed back at least two feet from all sides of the unit to help maintain proper airflow.
“It’s good to have your HVAC serviced in the spring because all the leaves, pine needles fall into the unit,” Richard said. “It’s always good to have it taken apart and cleaned, flushed out with water. We will check for bugs in the contactor and go through those parts and pieces.”
Keeping the inside unit clear of clutter is also important. The more items sitting around a unit, the more dust that can collect and eventually make its way into the vent system. Clutter can also reduce air circulation, make it harder for techs to perform repairs and maintenance as well as cause the unit to perform inconsistently.
One of the easiest and most important things a homeowner can do to maintain their HVAC system is often the most overlooked: changing the air filter.
“Your air filter should be changed twice a year,” Richard said. “And I recommend checking it in between services. So that filter gets looked at four times a year.”
Air filters remove dust and other particles from the air, preventing them from spreading throughout the home. When a filter is clean, more air is allowed to pass through which helps the system heat and cool more efficiently. When a filter is dirty, the HVAC system needs to work harder to pull that air through, which in turn causes stress on the system as well as increased utility bills.
You get what you pay for when it comes to air filters for HVAC systems. The cheaper you go, the less effective the filter.
“The cheap filters you can get at discount stores don’t protect anything,” Richard said. “There are so many different styles that we could talk about filters for days.”
Richard suggests opting for a pleated style air filter that is reinforced, which will not
bend or twist. A reinforced air filter will also prevent the filter from getting sucked into the blower wheel and causing significant problems.
Air filters not only help protect and extend the life of HVAC equipment, they also help keep the air we breathe inside our homes free from pollutants and bacteria.
The HVAC industry has developed air filters that not only keep air free of dust, dirt and dander, but can eliminate odors, pollen and other particles that can be harmful to our health.
Carbon-coated air filters are designed to remove odors, gasses and chemicals from the air. As air particles pass through the filter, they come in contact with the carbon in the filter and get trapped.
“These are called Merv-16s and they are the best filters money can buy. They don’t make anything higher than this,” Richard said. “There is 95-feet of material in a 20x25 filter that can trap dirt and other pollutants from the air. This is going to catch everything.”
Not only does the Merv-16 filters save your HVAC system, it will also protect the people in the house, Richard added.
Merv-16 carbon-coated filters typically only need to be changed once a year.
“Basically it’s an investment you are making once a year so that you can breathe,” Richard said.

“If you keep your house closed up with the proper amount of ventilation coming in, it can change people’s lives,” Richard said. “Filtration is not just going and buying a simple filter. It is much more advanced.”

The 3 stages of retirement
to just sit in the lazy boy chair or recliner and read or watch TV. This is when you fall asleep during the day and wake up in the middle of the night and cannot go back to sleep. This is the phase when all you talk about are your ailments and your will. You compare stories with your friends about your doctor’s visits and weird diagnoses that you had never heard of previously. You start to recall friends who are no longer around and who have passed away. You might call family to say hi and ask what is new with them but when you call you give them guilt for not calling you enough or visiting you enough. You forget what it was like when you were younger and more active and did not have time to sit on the couch with nothing to do. Travel during this phase of life is typically discussed in terms of trips to your different doctor’s appointments and various treatments. This is also the stage in life when you realize that you are not going to live forever, and you likely don’t want to live forever.

Have you ever wondered what the person who called retirement “the golden years” was truly thinking? Well, interestingly enough the term “golden years” was coined in 1959 by the builder Dell Webb and his company with the idea that retirement is the time in your life for leisure. As this term is still utilized today, almost 65 years later, your golden years are said to begin at age 65 and last until age 80.
Back in 1959, a typical retirement would last maybe a decade or so. Therefore your “golden years” might have lasted 10 or 15 years. However, we are living longer today than they did back in 1960 and a typical retirement can now last up to 30 years. So instead of simply calling retirement your “golden years”, I believe retirement needs to be broken down into 3 stages. These stages of retirement are:
1. Your “Go-Go” years
2. Your “Slow-Go” years
3. Your “No-Go” years
Let’s start with your “Go-Go” years. These are your prime retirement years. These are the years when you are physically able to still do all of the things you enjoy doing. These are the years that you are not only physically
able to do these activities, but you have the energy and the drive to do them as well. This is the stage when you might consider checking off some items from your bucket list which you have not gotten to yet. These are the years that you might travel to some of the places you have never been able to visit yet either in the US or out of the country. Travel can be a very large focus for many people during these years, especially for people who never had the chance to travel during their working years. These are the years that you have worked so hard for that truly allow you to live your best retirement! These are your “golden years”!
Next, we have your “slow-go” years. This is the phase when you start to physically get more tired and lose the energy and drive to do the things you used to enjoy doing. Whether that be travel, skiing, biking, fishing, playing tennis, golf, or whatever. You start to do these activities less often and you ultimately lose the burning desire to wake up and go. This is in part due to not having as much energy, but it can also be because your body simply cannot keep up the way it used to. This tends to be a time in life when you reflect on your past and you become more selective with what you do, who you do it with, how often you do it and if you do it at all anymore. Travel is mostly around visiting family and friends and some even call a trip to Costco traveling during these years. This is true when you start to slow down.
The last stage of retirement is your “no-go” years. These are the years when you start
So why must we understand these 3 stages of retirement? The reason is that if you want to achieve the best retirement possible, you need to come up with a plan so you can live your best life regardless of the stage, while still planning for tomorrow. This is a very challenging task when you do not know how long you will live and therefore you do not know how much money you need to save for the future. That is why it is so important to work with a financial planner who can help you to plan, save, and budget for your future. This is also why it is important to create different buckets of money that you can access in retirement which are pre-tax, tax-deferred and tax-free asset classes. Each one of these buckets of money has a place in retirement planning but must be properly managed so that they can be utilized at the best possible time to produce the best possible outcome for you. One of the most powerful and underutilized assets in retirement is home equity. Home equity can be accessed free of any income taxes and is therefore one of the most efficient buckets of money that you can get your hands on.

Spring moisture and summer heat provide the ideal conditions for mold to take hold in your basements, bathrooms, areas behind walls, or any moist, dark place in your home. Mold can cause health problems and potential require a very expensive remediation job if it gets out of control. Here are seven tips for how to handle a mold infestation.
It’s not about the mold. Mold remediators say the same thing over and over: You don’t have a mold problem, you have a moisture problem. So when you’re trying to get rid of mold, you need to figure out the source to prevent it from coming back. Mold thrives in dark, damp areas, so it often lurks in attics, basements, ceilings, crawlspaces, behind walls, in windows and under sinks.
Never hire the same person to test for and remediate the mold. It creates a big conflict of interest if the same people who tell you that you need expensive remediation are the ones who stand to benefit
from it. Hire a separate company to test for mold, and then have them verify the work after your remediator has completed the job.
You can get rid of mold yourself, but only in small quantities.
If you find small amounts of surface mold, the EPA recommends scrubbing the surface with water and detergent or a multipurpose cleaner, then drying as thoroughly and quickly as possible. However, if the mold covers more than 10 square feet, or if it’s behind walls, hire a professional. Also, don’t forget to protect yourself with gloves, goggles and a mask ‚Äì you don’t want mold on your skin or in your lungs.
Don’t place things against exterior walls. Placing furniture or fixtures up against exterior walls inhibit air circulation, attract moisture and encourage mold growth. If you shove boxes in a closet against the wall and forget about them, you may find a nasty mold surprise months later.
Trust your senses.
If you detect the distinctive, musty odor of mold, turn off your HVAC system at the
beginning of the day, close all the doors, and go room by room to find the strongest odor.
Keep the area dry after work is completed.
Particularly in the time immediately after mold treatment, monitor the affected area and ensure it remains clean and dry. If you find any additional damage or mold growth, contact your remediation company immediately.
Ask your mold pro what third-party certifications they hold.
In addition to required state or local licensing, you can increase the likelihood of hiring a reliable pro by asking for certification from a reputable third party, such as the Indoor Air Quality Association or the Institute of Inspection, Cleaning and Restoration Certification. These organizations require a high level of continuing education and standards or work to hold certification.
