Becoming a Realtor is the next step if real estate agents want to strengthen their qualifications. Only 2% of Realtors nationwide take their profession to the next level by becoming a Certified Residential Specialist (CRS), the highest credential in the industry. In Colorado, under 5% of Realtors have attained the CRS designation. The prestigious CRS designation is granted by the Residential
Real Estate Council (RRC). This organization was first formed in 1976, then known as the Council of Real Estate Specialists, to provide residential real estate brokers with shared knowledge and tools. The Council is recognized as the leading provider of real estate education and networking for residential real estate agents. The Council offers training courses that Realtors must take in order to obtain the CRS designation. In addition, the Realtors must provide evidence of experience by having completed a certain number of successful transactions. A Realtor must take 30 hours of RRC training and show evidence of 60 transactions or $30 million in sales volume over the last three years. As an alternative path to the designation, Realtors with 10 years of experience and 150 transactions will meet the base requirements. The CRS designee must also commit to continuing education in order to maintain their designation.
In order to serve clients better, over 1,000 CRS designees gather once a year to attend classes, share ideas, and network with other CRS designees across the country. This year’s event, in February, will be held virtually due to COVID-19. This event features world-class speakers as well as superb educational breakout discussions that help CRS designees stay at the top of their field. CRS designees have established a nationwide network, meaning that not only can your CRS designee serve you better in your hometown, but if you are planning to relocate to another town or state, your CRS designee will know another CRS
designee in the place where you are moving – and this results in a more seamless move.

Existing-home sales fall but prices continue rising

The housing market remained soft in June, a new report by the National Association of Realtors (NAR) shows. Sales of existing homes – previously occupied properties, rather than newly built homes – resumed their long downward slide, dropping 3.3%. The number of sales in June was off 18.9% compared to June 2022.
Home prices, meanwhile, were up from May’s median of $396,100 to reach NAR’s second-highest price of all time: $410,200. That’s less than 1% off from the all-time high of $413,800, recorded one year ago in June 2022. “Limited supply is still leading to multiple-offer situations, with one-third of homes getting sold above the list price in the latest month,” Yun said.
“The fate of the housing market in the coming months will be dictated in part by the direction of mortgage rates, as well as the health of the broader economy,” said Mark Hamrick, Bankrate’s senior economic
analyst. “The market could benefit from a combination of tailwinds, if they were to develop and are sustained, including easing inflation.”
Yun agrees that lower rates would make a big difference in the market: “The pent-up demand will surely be realized soon, especially if mortgage rates and inventory move favorably.”
Existing-home sales continue to decline
The existing-home sales statistic counts all completed sales of nonnew-construction homes, including single-family houses, condos, townhouses and co-ops. According to NAR, the number of sales nationally declined to an annual pace of 4.16 million homes in June 2023, well below historical averages.
Regionally, existing-home sales were a mixed bag. The West again saw the biggest yearly drop at 22.7%, with a 5.1% decrease in the past month. In the Northeast, sales rose 2% month-over-month but fell 21.5% from a year earlier. Midwest sales were flat from May and down 19.5% year-over-year. And the South
saw a 5.4% monthly decline and a 16.2% yearly one.
Days on market
The length of time properties sat on the market in June was 18 days, exactly even with May but up from an even faster 14 days at this time last year. More than three-quarters of U.S. homes sold in June – 76% – were on the market for less than a month, NAR reports.
Median sale prices nearly hit record high
The nationwide median sale price for existing homes rose month-overmonth from $396,100 to $410,200. One year ago in June 2022, the median price hit its highest-ever recorded price at $413,800. This month marks only the third time ever that NAR’s monthly median sale price exceeded $400,000. The U.S. housing market had been on a remarkable run of 131 consecutive months of year-over-year median sale price increases – the longest-running streak since NAR started keeping
records – before dropping year-overyear in February of this year.
Regionally, the West once again has the highest median price by far at $606,500. But even so, that’s still down 3.4% from a year ago. In the Northeast, the median rose 4.9% year-over-year to $475,300. The South’s median price fell 1.2% to $366,600, and the Midwest’s rose 2.1% but remains the lowest of the four major regions at $311,800.
Housing inventory remains low
Total housing inventory – the overall number of homes on the market for sale – sat at 1.08 million units at the end of June. That is identical to May’s number but down 13.6% from June 2022. The number represents only a 3.1-month supply, which is well short of the 5 to 6 months typically required for a healthier, more balanced market.
“There are simply not enough homes for sale,” Yun said. “The market can easily absorb a doubling of inventory.”

BOULDER COUNTY
–Boulder County has proven to be a great place to invest in real estate over the past ten years. Not surprisingly, Boulder leads the way with an increase of 171
percent in the average sales price of single-family homes between June 2013 and June 2023; from $717,000 to $1.94 million. This translates to an annualized return of 17 percent. Houses in Lafayette realized a 12.5 percent annualized gain, followed by homes in Longmont at 10.8 percent, Erie at 9.8 percent, Louisville at 8.8 percent and Niwot at 8.7 percent. Not only is your house your home, but it’s
also a great investment, especially here in Boulder County.
Boulder County experienced a decrease in home sales in June 2023 compared to June 2022. Lafayette and Louisville were the only towns that bucked this trend and had increased sales year to year. Longmont and Boulder were the most popular designations for home buyers with Niwot having the fewest homes purchased.
The average price per square foot increased in all but Longmont and Niwot year to year. Lafayette and Louisville led the way with an average increase of about 11 percent.
The length of time to sell also increased year to year but all houses in all the towns surveyed are still selling in less than the 90 days of a typical market.
Even though the average Longmont home price is almost $100,000 less than in Erie, because of the large number of homes sold, the total Longmont sales volume exceeded that of Erie by $30
million in June.
The good news for buyers is that the number of homes on the market is up almost 18 percent compared to a year ago. With this increase in homes on the market closed sales are down 10 percent. Go figure!
People are making up their minds quickly, though. Home showings averaged 6 in Boulder County between the time they were listed until the property changed hands at closing.
If you have owned your home since February 2021 you most likely will make money on the sale of your property. Home prices skyrocketed beginning in March 2021, so you may need to wait to sell if you want to make a profit if you purchased your home in March 2021 or later.

e heat waves blanketing much of the U.S. hit Northern Colorado recently. Studies show that this hotter trend will stay with us in the future. According to NASA, global temperatures in 2022 were 1.6 degrees Fahrenheit above the average for NASA’s baseline period of 1951-1980.

e intense heat has undeniable consequences for the environment, yards and gardens included. In fact, U.S. Department of Agriculture plant hardiness zones are shifting north at 13 miles per decade. Local plants are beginning to show signs of stress, which negatively impacts your enjoyment and reduces curb appeal – a critical factor when selling a home. According to the National Association of Realtors, houses with high curb appeal usually sell for an average of 7% more than similar homes without the same landscaping.
To help your gardens survive this ultra-hot weather, here are some helpful tips from Bob Villa’s website on home maintenance and design.
Mulch
Mulch keeps the ground surrounding your plants moist and cool. Apply a two-to-three-inch thickness of shredded leaves, straw or wood chips, but keep it a few inches away from the bases of trees to prevent rot and disease.
Shade your plants
Even “heat-loving plants” need sun protection when it’s sweltering. Shade cloth is easy to set up and can be placed over outdoor plantings. You can also use other plants as your source of shade. For example, delicate seedlings can be planted under tall plants or lush vegetation. Container plants can be moved out of the sun when the thermometer rises.
Regular watering early in the day
Hot weather makes plants extra
thirsty and extreme heat doubles the trouble by making it di cult for plants to soak up water through their roots. e solution is to water deeply when it’s hot, soaking the base of the plant and avoiding spraying the leaves. Container plants need more water than those planted in the ground and are the rst to wilt in the heat.
Avoid evaporation by watering early when the sun is still low in the sky. Consider installing drip irrigation systems or watering by hand. Your garden can be irrigated with a soaker hose lightly buried under mulch or soil. You can also install a digital hose timer to ensure regular watering even if you are not home.
Watch the weather
While morning is typically the best time to water, when scorching temperatures are in the forecast, you can consider watering the night before. Drip irrigation allows the water to slowly absorb into the ground, bringing your plants the most signi cant bene t.
Don’t stress your plants
Regular gardening activities such as pruning, fertilizing and transplanting cause plant stress and should be avoided during a heat wave.
Eliminate weeds
Weeds compete with your plants for water and other nutrients; plants don’t need additional stress in boiling temperatures. e best way to eliminate weeds is by pulling them rather than spraying them with pesticides, which has other negative environmental impacts.
Plant according to your zone
Since our gardens live on the edge of heat tolerance, give them a ghting chance by planting varieties that best survive in our climate zone. Boulder Country and Northern Colorado east of the foothills is in climate zone 5, with a short growing season and a frost-free period from early June until early September. e best perennial plants for zone 5, or those that will survive more easily, especially in heat extremes, include
asters, astilbe, bee balm, cannas, cone owers, crocus, da odils, delphiniums, hibiscus, hostas, hyacinths, irises, lilies, peonies, phlox, salvia, sedum, tulips and yarrow.
Stay in tune with your yard and garden and help maintain your home’s curb appeal by watching for signs of plant stress. e visual signals vary, with some leaves wilting, others cupping upward, and some drying out in response to heat. 45% percent of people between 55 and 64 fear having high medical bills, while 39% of those over 65, including many on Medicare, have the same fear.

For many people, retirement represents an exciting new stage of life. Retirement means a slower pace, no more focusing on work, traveling more, and spending more time with loved ones. This is what makes up the retirement dreams for millions of Americans. However, there are downsides to aging and to retirement, most of which are new financial concerns. Let me give you a few of the top financial concerns of Americans today:
Nearly 1 in 2 older adults’ biggest financial fear is not having enough money saved for retirement, and this is even more common for those between the ages of 55 and 64.
1 in 4 older adults fear they will never pay off their existing debt.

42% have more debt than they can manage…31% of seniors 60 and over say they have more debt than they can manage. Credit cards are the largest burden, then mortgages, medical bills, and even student loans.
Dealing with high medical bills was the second-biggest financial concern for older adults, and for those 65 and up, it’s their biggest fear.
The fact that medical bills are the biggest fear for those over the age of 65, leads me to believe that they are fearful of requiring services that are not covered by Medicare, such as long-term care, most dental care, hearing aids, and routine vision care. The main Medicare
program also does not provide prescription drug coverage, and beneficiaries are still responsible for deductibles and copays in many cases. These costs can quickly add up. A private room in a nursing home, for example, costs almost $300 per day.
In addition to financial concerns, older adults’ biggest fear is their loved ones becoming seriously ill, and this was a common thread for all age groups, with at least 56 percent saying serious illness of a loved one was a major fear. The death of a loved one was also a major fear for all age groups.
After the death or illness of loved ones and political fears, not having sufficient retirement savings was the top fear for older adults. Older women were especially concerned about not having enough money for retirement. Forty-one percent of older men said this was a major fear of theirs compared to 52 percent of older women. There are several potential reasons for such a wide disparity.
So, if you have financial concerns in retirement, or you are not living the retirement lifestyle that you would like to, and you have
a significant amount of equity in your home, you might consider looking into a home equity conversion mortgage (HECM). These mortgages are a fantastic way to get access to some of the equity in your home, while still maintaining ownership of your home, without incurring a monthly mortgage payment. You must always pay your property taxes, homeowner’s insurance, and HOA dues if applicable, and maintain your home. However, as long as you occupy the home and maintain the home as your principal residence, you never have to make a mortgage payment. These programs have been around since 1988 but have recently gone through some significant improvements and are better, safer programs than ever before.
