The Group Real Estate expands mobile broker model; plans to close Horsetooth office FORT COLLINS (JAN. 24) – In the nearly 48 years since The Group Inc. Real Estate was founded on February 14, 1976, it has always looked to lead the way in Northern Colorado real estate. That includes being the first company to list both the price and the address of listings in newspaper advertising. Now, as it adapts to 21st century technology, The Group is making another strategic move to prepare for the future.

The Group recently launched a mobile broker model, accommodating the 29 sales professionals who choose to work remotely. Consequently, with the need for less office space, The Group plans to close its 40-year-old office on Horsetooth Road in Fort Collins.

When The Group built its second office at 375 E. Horsetooth Road in Fort Collins in 1983 and served 18 sales partners “This location was on the south edge of Fort Collins, which is not the case anymore,” explained The Group President/ CEO Brandon Wells.

“With our mobile agent model, we can consolidate our Fort Collins office space,” Wells continued. “We will be reinvesting to expand our presence in Weld County and other

growing communities to the east and south of our traditional service area.”

The Group’s presence on the south side of Fort Collins will continue to be anchored by the Harmony Road office, which opened in 1999. A new Timnath office, which opened in 2022, is well-situated to serve the fast-growing communities of eastern Larimer and western Weld counties.

Larry Kendall, a co-founder of The Group, said the latest move adheres to an ongoing philosophy at The Group, “Success comes to those who get in front of the inevitable.”

That was the motivation to open the Horsetooth office in the first place as we knew housing was being developed south of Horsetooth Road.

He said, “We had trouble getting financing for the building because the banks thought it was too far out of town.”

The Group heard the same skepticism when it decided to build on Harmony Road, Kendall recalled.

“At the time, there was nothing on Harmony Road except for HewlettPackard. We were in a cornfield.”

Even the Fort Collins Post Office initially declined to deliver mail to the new building, he said. Now

Horsetooth Road is considered “Midtown” Fort Collins, and some 40,000 cars a day drive past The Group’s Harmony Road office while only 26,000 drive by the Horsetooth location.

“The Group always wants to be a leader and get in front of the inevitable. The trend towards sales associates being more mobile and working remotely has caused us to realize that we don’t need as many bricks and sticks,” Kendall explained. “The Timnath office was built with the modern, more mobile Realtor in mind, and will be a model The Group uses as it expands.”

The Group has not waivered on its commitment to those customers and communities where it has roots and will maintain two offices in Fort Collins, two in Loveland, one in Timnath, and one in Steamboat Springs. It is closing the Horsetooth office from a position of strength. In fact, its strategic vision for growth is reflected in an increasing market share, which for 2023 was up 5.4 percent in Windsor, 5.5 percent in Fort Collins, and 8.8 percent in Timnath.

The Group will put the 12,750 square foot office building on the market this spring.

Heightened preparedness: Know your home’s flood risk BOULDER – Boulder County is characterized by its dry climate, so flood risks to homes may not be at the forefront of residents’ minds. Even so, the area is not immune to potential flooding TOM dangers and KALINSKI homeowners and potential homeowners will benefit from being aware of and preparing for the risk of flooding.

Boulder County is vulnerable to stream and creek flooding, as well as flash floods, making our homes susceptible to these natural disasters, often triggered by slow-moving thunderstorms or recurrent storms over the same locale, according to the Boulder County website, BoulderCounty.gov. And, of course, we vividly recall the catastrophic events of the 2013 Front Range flood, which sadly resulted in eight lives lost – most in Boulder County – and extensive damage to both residential and commercial properties, as well as critical infrastructure such as roads, bridges, creeks, and open spaces, reports BoulderCast.com.

But if flood risk is not something you’ve thought about recently, you’re not alone. A national flood survey conducted by Fannie Mae in 2020 found a lack of awareness of flood risk among homeowners and renters, despite having had personal experiences with flooding. Awareness of flood risk is surprisingly low, particularly for those in high-risk zones. Less than 50% of those living in high-risk areas said they are familiar with flood insurance.

Among respondents in mediumrisk zones, only 26% reported being familiar with flood insurance and coverage for their homes. The survey also highlighted growing concerns about the escalating costs of flood insurance, with 43% expressing heightened anxiety about premium increases in 2022 compared to 31% in 2020. Notably, around 20% of respondents reported significant increases in their homeowners’ insurance premiums. Concerns

Some consumers are taking proactive steps to learn about and minimize flood risks although they commonly cite difficulties in finding relevant information. The top three sources of information reported by respondents include community flood maps, FEMA’s website, and local community and government websites.

Experts recommend that homeowners check their flood insurance policies and ensure their coverage is adequate. The best advice is to stay informed and stay prepared.

Will your children make or break your retirement plans Adult children, along with other heirs, can make or break your overall retirement.

Over the years, I have met with clients who dread discussing GABE their finances BODNER with their adult children and do not ever involve them in their retirement plans. On a personal level, I certainly understand why parents do not want to include their children as they either do not want the children to worry, or they do not want the children to ultimately know the nitty-gritty details of their finances.

However, this eventually becomes a family “issue” when the older parents can no longer care for themselves, or they can no longer manage their finances, or worse, when they run into financial difficulties. Inevitably this will become your heir’s issue to deal with upon your passing anyway.

Therefore, I almost always recommend that we include the adult children, other family members that will ultimately become the Executor of the estate, or the beneficiaries in the overall Retirement Mortgage Planning discussions. These adult children and other family members can certainly help provide you with the emotional support that is needed but also be another set of eyes and ears to ensure that the plan that we put together helps to achieve not just your short-term goals but also your long-term goals including legacy planning.

When evaluating your goals and your legacy planning, home equity can and should be part of the overall conversation. However, it should not be viewed as an automatic “gift” to your heirs upon your passing. There are many reasons that you should consider utilizing some of your home equity during retirement and not leave it all behind for your heirs.

Home Equity can be a very powerful asset to tap into during retirement for many reasons. In general, home equity is one of the

few assets that you are not required to pay income taxes on when you take the equity out of your home, like when utilizing a reverse mortgage*.

This is again a unique advantage compared to other assets like a 401K, stocks, or a traditional IRA which are all taxable*. Additionally, home equity is typically referred to as an illiquid asset, meaning that you cannot access the money very easily.

Most people believe that you cannot access your home equity unless you sell your home. However, a reverse mortgage allows you to access some of your home equity without having to sell your home, and still maintain ownership and occupancy of your home. Plus, you are not required to make a monthly mortgage payment of principal and interest when you access your equity with a reverse mortgage (you are still required to pay your property taxes, and homeowner’s insurance and maintain your home).

On top of all that, you can still pass your home on to your heirs when you are gone.

When we discuss your legacy goals, we also evaluate what your children’s needs and goals are as well. If you have more than 1 child, when you pass away, your heirs will likely sell your home (this is true 99% of the time) because they will likely not move into your home together when you are gone. Therefore, they will sell your house and pay off any mortgage that you have on your home, and they will inherit the remaining equity then. Plus, they will get a step up in tax basis as well which is another great tax benefit* that you get to pass onto your heirs when you age in place and utilize a reverse mortgage as well. * This is not considered tax advice.

Homebuyers gain some purchasing power through higher loan limits and lower mortgage rates As we enter 2024, prospective homebuyers are facing challenges including relatively stable housing prices and an ongoing shortage DUANE of housing DUGGAN inventory compared to demand. Although mortgage rates have decreased recently, according to the Federal Housing Finance Agency (FHFA), the average home prices in the U.S. increased by 4.6 percent from July 2022 to July 2023.

Consequently, in response to this rise in property values, the FHFA has declared an increase in the maximum baseline conforming loan limits for Fannie Mae and Freddie Macacquired mortgages for home loans in Colorado for the year 2024, as outlined below: Some Colorado counties are designated as higher-priced counties that have higher conforming loan limits. For example, Boulder County has confirming limits as follows: With the median sale price of a home in Boulder County at about $870,000, as of December 2023, the new conforming loan limits should help affordability for homeownership.

When a home loan larger than a conforming loan is needed, a homebuyer can seek what is commonly known as a “jumbo loan”.

The interest rate and credit score requirements might be higher than those of conforming loans, however, there are many jumbo loan options including those requiring lower down payments, and higher debt-to-income ratios, helping with affordability at higher price ranges.

According to Jodi Showman with CMG Home Loans, purchasing power increases about 2.6% with each .25% rate reduction. We may be at a tipping point for interest rates, seeing a slow decline throughout 2024.

Waiting for rates to drop to make your home purchase may not be the right financial approach, however.

Although home prices are not increasing at the rapid pace of the past two years, appreciation is still at about 6% annually. When rates go down, the pace of home appreciation should increase, making home purchasing more expensive.

There are many ways to purchase a home now and get interest rates lower than the market rate with options such as temporary and permanent rate buy downs. In many cases, these buydowns can be worked into the purchase price using seller concessions to keep

payment more affordable. Also, with special programs, like CMG Home Loans “Rate Rebound”, offering to refinance at no or very low cost, lowering the interest rate on your mortgage will be at very little expense when rates drop.

It is incredibly tough to “outsave” an appreciating real estate market.

By that, I mean the pace of home price escalation exceeds a homebuyer’s ability to save for a down payment. Therefore, it makes sense to get started in the real estate market as soon as you can. 2024: The ‘Good News’ Year for a New Build There’s no better time for lower-maintenance homes in Boulder County

he 2024 Boulder County housing market is off to a promising start. “I think we’re going to see all the people who were putting everything on hold in 2023 making a move,” said Ardee Imerman, a broker with WK Realty.

She explained, “2023 was a time of uncertainty for many buyers and sellers. This year, it gives me hope that buyers and sellers are more relaxed, more hopeful and more positive about the market.”

For Trevor Bellows, president of First Creek Lending and a preferred

mortgage loan originator with Boulder Creek Neighborhoods, the good news is “we’ve finally adjusted.” The tumultuous market shifts of the early 2020s are behind us, and an environment of startling interest rates has ebbed. He said, “Consumers are willing to move forward.”

Bellows credits the Federal Reserve with helping mortgage rates reach a “new normal,” adding, “It would seem the Fed’s plan for the past two years has been spot-on.”

Thus, both Imerman and Bellows believe this year is a great time to invest in a home, especially “if you, your realtor and your lender are creative,” noted Imerman. For

example, clients may work with their loan originator on a buydown or pay discount points at the closing to obtain a lower interest rate. Another well-timed option, Imerman said, is a new build, where there are no surprise fees or extra labor after move-in. “If they go with an older home and remodel, buyers are not quite sure how much it’ll cost in the end,” she said. “Are they paying $75,000 or $180,000 to redo this?

How much work will it take, and how long? That feels too daunting and time-consuming.”

Benefits of a new build In a traditionally tight inventory market like Boulder County, a

significant percentage of buyers “want all the bells and whistles, they want everything new and they have no time or appetite for remodeling,” Imerman said. “People want a new build because they work full-time, they work out of their home or they want to do something else with their weekends.”

Imerman often urges these clients – who are seeking a finished home in the design and appearance of their choice – to consider the Louisvillebased lifestyle builder Boulder Creek Neighborhoods. “I feel really comfortable showing a Boulder Creek home because they have a long, proven track record of building in the area,” she said.

Jessica Champlin, chief revenue officer at Boulder Creek Neighborhoods, appreciates the praise. “We have been creating lower-maintenance communities in Boulder County and beyond since 2006, and we’re excited for the new communities we’re bringing to market in 2024.”

Imerman suggested that many of those moving this year will be grandparents who sat out the market last year but finally want to relocate closer to grandchildren, parents who have been waiting to buy a bigger home for their growing family and retirees seeking a “right-sized” haven for their next phase of life.

“So many people want to live here, with many of our clients following their children or even following their parents to Boulder County,” she said.

Champlin agreed. “We often see the grand-baby chaser buyer as a perfect fit for a Boulder Creek home. They appreciate the main floor lifestyle and lower-maintenance details, freeing up their time to spend with family.” She adds with a laugh, “They want to be close to the grandkids, but not too close.”

Imerman believes “the best time to buy for most families is now,” particularly when it comes to new construction. “New homes already have so many of the features people really love,” she said. There can be a trade off to new construction, which is often timing. Champlin admits, “Starting from scratch, or ‘dirt’, can be a longer process, but the benefits are many in that buyers can select details of the home of their dreams.” Alternatively, Boulder Creek also offers what they call “showcase homes” – quicker move-in opportunities that have

been professionally designed by the builder’s talented staff. “We have a few showcase patio homes right now in Erie, and the finishes are stunning,” Champlin adds.

No better time to buy than now Like Imerman, Bellows’ advice for those strategizing to buy in 2024 is clear: “Buy it now. Don’t wait. Rates can be refinanced. Appreciation will continue, so don’t miss out,” he said.

More specifically, Bellows expects 2024 interest rates to remain steady, as the current “mid-six percent rate is healthy for our economy.”

Moreover, 2024’s positive correlation between interest rates and home prices bodes well. Wading into the details, Bellows said, “I think higher interest rates and higher purchase prices coincide and have adjusted with higher incomes. Mortgage Banker’s Highway has reported the combination of higher rates and higher home prices versus higher incomes has kept it within five percent. Then account for four- to five percent appreciation and drop rates a bit in 2024, (and) we might see an affordability index similar to 2019.”
