HOME AND GARDEN How to create a well-contained garden

Container gardening with ornamental plants is a gratifying, simple way to make a statement, enhance or conceal areas of your yard. Growing vegetables in pots allows those without a garden to nurture a green thumb and those with a garden to strategically place and stretch their harvests.
The beauty of container gardening is that pots can be moved to wherever the sun shines. Tomatoes and other plants with fruits — such as peppers — want eight or more hours of sun each day. Root veggies can thrive on six hours per day, and herbs and greens do well with a mere four hours of sun.
Ornamental flowers come with tags telling you how many hours of sun they’ll need per day. Be sure to plant each pot with mixture of plants that have similar requirements.
If plants suffer from either too much or not enough sun, cart them to a microclimate zone that better meets their needs.
Selecting from clay, plastic, wood or metal containers of varying sizes can seem confusing, but no matter which you pick, be sure the container has a drainage hole to avoid drowning your plants. Every container should be free of toxins, especially when growing edible plants. Disinfecting containers each year prevents diseases and detrimental organisms from doing a number on your plants.

consider root space. Note how tall ornamental plants will get and picture the roots needing a similar space in the soil. Closely planted flowers need a deeper and wider pot to accommodate both the leaves and flowers on the up side and the many roots below.
With veggies, consider these general guidelines: Large plants like tomatoes, peppers and vines do best in containers at least five gallons or larger; smaller greens and radishes will do well in three-gallon containers, and herbs will be content in a one-gallon container.

happy plants will convince them you’re a fantastic gardener.
Potted plants’ roots need loose soil allowing more oxygen and water movement than clay-based soils, so be sure to use potting mixes versus garden or native soil. Those can be too compact and may contain insects or diseases. Stir up a combo of clean garden soil, peat and perlite or vermiculite for a DIY option. Fill each container within 2 inches from the top before planting.
Check the soil moisture of your pots by poking a finger in a few inches or using a moisture meter. Most will need watering once a day, and during hot spells twice a day. A rule of thumb is to water each pot until you see a stream coming out of the drainage hole. Small pots and unsealed clay or terra cotta containers need watering most frequently, plants in large pots need a bigger glug than others. Plastic containers are not porous and will hold moisture longer — avoid too much of a good thing, and be careful not to overwater.
Container plants’ speedy growth pulls lots of nutrition out of the soil, so feed them regularly and prepare for a season of uncontained success in containers.

Increasing the velocity of wealth with a college condo, Part 1
When a child is born, parents begin to wonder how they will pay for college in 18 years. As with any investment that grows, the sooner you get started, the better. Parents start to save for college in a variety of ways— perhaps opening a Colorado 529 account, purchasing savings bonds, investing in mutual funds, or finding other strategies. Yet, once the child gets to college, in addition to tuition and food, housing is a major expense. Why not look into investing in a college condo instead of renting?

Every August in college towns across the country, college students start to return for the fall semester, resulting in a frenzy of real estate activity. Because rental housing tends to be tight in most college towns, many families consider purchasing a home for their college student to live in while attending school. It usually takes 30 to 60 days to close on a home so the time
to start looking for that perfect place is now.
A college property purchase can prove to be an astute financial investment as well as a superb learning experience for the student. In Boulder, if a parent bought a condo in the 1980s and held on to it for four years, they most likely would have sold it for about what they paid for it. On the other hand, if a parent bought a condo in 2012 and sold it in four years, they most likely would have made enough profit to pay for their child’s in-state tuition at CU-Boulder. In 2023, there
is an inventory shortage of available condos and there has been continued upward market pressure on prices. This all makes it tougher to find a place to buy, but history has proven it can be worth the effort.
Owning the property a student lives in while attending college can offer several benefits. The student will have a greater sense of stability by not having to look for a different apartment to live in each year. You, as a parent, can pick the lifestyle that will help your student succeed in school by choosing the location and the quality of housing that best fits his or her needs. Over the past few years, apartment rents in college towns have typically increased on an annual basis. By purchasing a property with a fixed rate mortgage, your student’s housing expenses will be fixed. In addition, your student won’t have to deal with paying security deposits, going through the hassle of getting the deposit back, or worrying about storing furniture over the summer break. Moreover, during the process of purchasing a home for your student, you will be providing your child with an excellent learning experience. Your student will gain insights into the process of investing in real estate and will also learn about the responsibilities that go hand in hand with property ownership.
In my own life, both of my sons attended CU Boulder and I bought each of them a condo using owner-occupied FHA financing. Each lived in the unit and had a roommate who paid rent to help cover the monthly mortgage. At the end of their college careers, my sons had built up significant equity they could use in the next phase of their lives. Having the start of a real estate portfolio upon graduation increases the velocity of their wealth early in life.
I have also had clients who have bought real estate for two, three, or more of their children to live in while attending college. In some cases, this spanned 10 years. Rather than throwing money down the “rent drain,” they have built equity in a real estate investment over this period of time.

What is homeowners insurance and what does it actually cover
According to Google, Insurance is defined as:
1. A practice or arrangement by which a company or government agency provides a guarantee of compensation for specified loss, damage, illness, or death in return for payment of a premium.
2. A thing providing protection against a possible eventuality.
Why am I talking about insurance today? Well, I will share with you that my family lost our home in the Marshall Fire on Dec. 30, 2021 (along with 1,000 other families) and it seems that everyone whose home was impacted by the fire has their own unique insurance story and their own unique challenges. My family is one of the fortunate ones who had
great insurance, and yet we have been battling with our insurance company for the last 16 months to receive payments on different coverages. The good news is that we just broke ground this week and we have finally started to rebuild our home which is extremely exciting for my family, but the insurance battle is still not over. There are many lessons that I have learned throughout this journey so far that I would like to share so that others can be as prepared as possible in the event of a loss.
Let’s talk about homeowner’s insurance specifically because in my experience, many people are underinsured and don’t even
understand what their insurance policy covers. I am not an insurance agent and I am not an expert in insurance, but I am a homeowner who has had a few major insurance claims and has been forced to learn more about homeowner’s insurance than I ever wanted to know. There are several different coverages of insurance that you are purchasing when you buy a homeowner’s insurance policy:
• Dwelling Coverage (also referred to as Replacement cost coverage)
• Other structures (typically covers fences, driveways, walkways and other structures)
• Personal Property
• ALE (Additional Living Expenses)
• Personal Liability
• Medical Payments
• Extended Coverage and Building Ordinance or Code Requirements
Now, these are generally the coverages that you are buying when you purchase an insurance policy but there are certainly other coverages that you can add as well. While many people focus on the Dwelling
Coverage because the home itself is typically the most valuable and will cost the most to replace, there are many other coverages that you should review and evaluate very carefully. In fact, in many cases, you can increase other coverages substantially with a small increase to your annual premium providing you with a more robust and comprehensive policy. However, the challenge is that when most people are “shopping” for insurance, it is a common practice for insurance agents and brokers to provide you with a quote that might cover the bare minimum simply so that when you look at the total cost, you choose them over someone else. However, you must always remember the saying, you get what you pay for and that holds true with insurance as well.
One of the most important lessons that I have learned so far is that you cannot use coverage from one area to pay for something else. As an example, you cannot use coverage from other structures to pay for added replacement costs on
