The curse of seeing home construction flaws
My youngest son Nick called me in a huff after he and his girlfriend moved into an older so-called “remodeled” apartment in CA. They had only seen pictures online; it wasn’t until they moved in that they saw their actual unit.
explained to me (like I was an annoying child which, granted, I perhaps used to be), that he measured from the floor, and he was 100 percent sure all the curtains were level.

“I mean, it looks good on the surface if you don’t look too closely,” he huffed. “But everything is just done, well, kind of crappy in terms of quality.”
What he was really calling to kvetch about was the laminate counter in the kitchen. He was ticked that the end by the stove was not parallel, but instead it was cut at a crooked angle that left a large gap in front.
“Who would do this?” he asked in a snit. “Because of this ‘professional’ not doing a decent job, everyone who rents here has to live with this eye sore.”
“Hmmm. Do you think most renters would even notice this?” I asked.
“I don’t know, but of course I do because of you,” he replied. “You and your squinty, judgy little eyes. I’ve inherited them.”
That may sound like a harsh assessment from an offspring, but I took no offense. He is spot on about my small eyeballs, their squinty nature upon entering a room, and the resulting judgment
that I may find about some deficiency. Despite not being able to remember the name of a person I just met 30 seconds ago, I can spot quality issues in home construction almost immediately. I have an uncanny ability to know when something is a few degrees off level or not plum. I cannot not see inconsistent grout lines, crooked tiles or bad paint lines. And let me tell you, this is not a blessing; this is a curse.
You can imagine how this skill has “endeared” me to my family members and all the construction folks I’ve worked with over the
years. God forbid my husband should hang a picture on his own without a level. He knows it may be only two degrees off, but I will see it and it will bug me like a horrible itch that needs to be scratched until it is hung correctly - meaning perfectly level.
When I was younger, an older man with a window coverings firm came to hang several privacy half curtains in our home. When he was done, I told him unfortunately I thought they were all a wee bit crooked. This comment elicited a huff and an eye roll from him. Then he

Of course, the level tool indicated that every curtain was a bit caddy wonk. As one would expect, this man did not greet this news with enthusiasm nor relish redoing the work. Matter of fact, he had the same look on his face that my husband used to have in the early years of our marriage when I pointed out that something he constructed was off. “Gratitude” is definitely not the word to describe it.
But perhaps now I can pass this mantle onto my son. Maybe now I’m old and wise enough to accept living in a slightly crooked world with less stress for those around me. Hmmm. I wish I could be this way but I doubt it. I’ll just have to wait for my squinty little eyeballs to stop working so darn well.

Mortgage rates have dropped for the third week in a row, sending some relief to potential homebuyers.
The average 30-year fixed rate for a mortgage reached 6.49%, following a few weeks of decreases from the record highs of over 7% seen last month, according to the Mortgage Bankers Association.
“Mortgage rates declined again last week, following bond yields lower,” said Joel Kan, MBA’s vice president and deputy chief economist. “The economy here and abroad is weakening, which should lead to slower inflation and allow the Fed to slow the pace of rate hikes.
Purchase applications have increased slightly, though rates are not low enough to draw in people to refinance, he added.
The week ending Nov. 11 saw the average rate for a 30-year fixed mortgage drop to about 6.9%, followed by a decline to 6.67% the week ending Nov. 18.
A sign that rates are stabilizing?
Many potential buyers have been frozen by the rising, and at times volatile, mortgage rates and have waited hoping that rates will fall.
However, it’s still too early to tell where rates will ultimately land, and if this is a permanent plateau, experts cautioned.
“We would hope that this is a trend, that they are going to at least stabilize in the sixes and not bounce back up in the sevens,” said Diane Mastay, mortgage director with Tropical Financial Credit Union in Miramar, Florida.
The Federal Reserve has raised the federal funds rate, or the rate at which banks lend each other money overnight, by about three quarters of a percentage point six times already this year in an effort to tamp down on rising inflation. The Fed has signaled that while it plans to continue with these hikes, it may do smaller increases in the future.
At times, when the federal funds rate rises, mortgage rates typically rise as well, though they are not directly related.
“As part of the Fed’s strategy to control and reduce inflation,
which included a series of interest rate hikes, I foresee that we will see rates go up a bit before plateauing,” said J.C. de Ona, southeast division president of Centennial Bank in Florida.
The impact on the buyer
Still, the current drop in mortgage rates could be good news for some buyers, as mortgage rates have been rising over the past six months, reaching levels not seen in almost two decades last month when rates hit over 7%.
New purchase applications on a national level have started to go up in response to the lower mortgage rates, noted the Mortgage Bankers Association. Last week, the seasonally adjusted purchase index increased 4% from the week prior.
“We saw an uptick in mortgage applications when rates slightly dropped. This indicates that buyers are still willing to proceed with purchasing a home while being a bit patient and smart,” de Ona said.
Mastay noted that while applications are down compared to the year prior, Tropical Financial Credit Union has gotten more inquiries from interested potential borrowers recently.
The decrease in mortgage rates does lead to an increase in borrowing power.
A study from RedFin found that when rates went down to around 6.6% from 7%, it translated to about $12,000 more in purchasing power for a buyer on a $2,500 monthly budget.
“It depends on the mortgage amount contemplated. Even a quarter-percent move can make a large impact on someone,” de Ona added.
Still, the drop doesn’t necessarily mean that buyers will rush to the market, as home prices are still too high for many.
“But people are still sitting on the sidelines a little bit to see if values will correct or come down before they make a purchase,” Mastay said. “Although rates coming down is a great indication, it’s not the only thing making people move to look for a home or to get prequalifed. Home prices are still high.”

Winter heating bills will be higher this year for most homeowners, regardless of how you heat your home.
Residential customers will spend about 28% more to heat with natural gas than last winter, according to the U.S. Department of Energy, though gas prices appear to have stabilized somewhat since dramatic increases at the end of last winter.
Electric power will also cost more, although there are indications that they may be peaking, and customers could have choices with competitive suppliers in the coming weeks.
Meanwhile, prices for propane and kerosene are also increasing. “You can’t even find kerosene for $6 or $7 a gallon right now,” said Tom Kloza, the global head of energy analysis for the Oil Price Information Service.
Unprecedented price gyrations
Perhaps hardest hit will be customers who use fuel oil for heating, which still accounts for a fair number of households in Northeastern states. According to the Energy Department, heating oil customers can expect to pay more than $5 a gallon, or 45% more this year than last.
“We’re seeing gyrations in pricing that I’ve never seen in my life,” said Doug Woosnam, 78, executive vice president of the Delaware Valley Energy Marketers Association in Hellertown, Pennsylvania, which represents heating oil dealers in the Philadelphia region.
Prices for heating oil and diesel, which are the same fuel, were pushed up last year by the post-pandemic economic surge. They continued to soar this year in the aftermath of the Russian invasion of Ukraine, when European buyers bid up any oil, gas, and fuel supplies that can serve as alternatives to Russian energy. U.S importers of heating oil and diesel, particularly Northeastern dealers who are more dependent upon imported refined products, were forced to compete with hungry European buyers, said Woosnam.
