When we first printed Powderlife in 2007, a growing number of visitors were realising Niseko was unlike any other ski resort in the world. It was a place where almost every morning delivered a fresh bounty of powder snow, afternoons brought rejuvenating onsen, evenings unfolded with delicious izakaya experiences... while the quiet grace of Japanese culture framed it all.
Early foreign pioneers saw the outlines of something bigger. They imagined a truly unique resort that could stand alongside the world’s most famous high-end ski destinations, yet elevated by unparalleled snow and the richness of the local culture. Two decades on, Niseko is literally the most international place in Japan, and as you’ll discover in these pages, now the most international ski resort in the world.
You’ll also see how global influences sit alongside the heritage that grounds Niseko: a treasured local onsen has been given new life by its foreign owner; mountain izakaya remain beacons of winter soul; and the rare tradition of geisha performance can still be experienced. Newspaper journalist-turned-mediaentrepreneur, Kris co-founded Powderlife in 2007. Having spent part of his childhood in Tokyo in the 1980s, he learned to ski in the Japanese Alps, and went on to shape Powderlife into the voice of international Niseko – where high-altitude meets highend, and every word counts.
From Issue #1 to #64, Aaron is Powderlife’s visual backbone. An internationally published photographer and author with a flair for creative storytelling, he balances commercial savvy with raw mountain soul. His lens doesn’t just capture Niseko – it defines it.

ASYATT SNOW TABLE
While there’s plenty of luxury in resort, local concierge company Asyatt provides an opportunity for luxury amongst nature. The setup in this picture – including dining tables and deer skin-covered snow lounges carved into the snow, private chefs, snowmobiles and even fireworks if desired – can be created in a field of snow just outside Hirafu.
This seaside torii (shrine gate) northwest of Niseko represents a symbolic marker of the spiritual boundary between the human world and sacred space of the kami (deities) enshrined beyond.
The northern coastline of Hokkaido is enveloped with ice flowing from the frozen Amur river on the Russian Chinese border. The Cape Notoro lighthouse is one place you can view the spectacle as it interacts with the coastline.
Perfectly camouflaged in the snowy Hokkaido forest, the Ezo Fukuro (Ural owl) rests in silent stillness. Native to the island and long revered as a quiet guardian of the woods, it almost vanishes into its surroundings.
At the start of this century, Niseko was almost entirely Japanese owned and operated. A foreign face on the chairlifts was rare – perhaps an adventurous Aussie or Swede – but the resort, like most in Japan, remained firmly domestically oriented.
In just 25 years, that has changed beyond recognition.
Today Niseko is literally the most international ski resort in the world – not just in visitors but in ownership and investment. Four of the region’s seven major resorts, including Niseko Village, Hanazono, Moiwa and Kiroro, are foreign owned. Luxury hotels, condominiums and estates have been financed by developers from China, Singapore, Malaysia, Korea, Thailand, the Philippines, Indonesia, Australia, Europe and the US. The result is a resort shaped by a true mix of international influences – a global patchwork stitched together on the foothills of Mt Annupuri.
This is unprecedented in Japan, where most ski resorts remain domestically owned, operated and patronised. Niseko has become a fascinating test case for how a rural town navigates multiculturalism, international migration, and an influx of foreign capital. The fact that Japan’s first truly
international resort destination has evolved from this nucleus represents a remarkable shift for a nation that has never previously embraced, nor executed, such an outward-facing tourism project.
Certainly, such rapid growth brings challenges that extend from local business owners to prefectural government level. Yet what stands out is how these challenges are being met and overcome through a globally minded collaboration of investors, residents, and policymakers. Niseko is not only leading the evolution of international tourism in Japan, it is showing how collective global vision and optimistic foresight can revitalise an entire region.
Growing pains aside, the Niseko experiment has breathed new life into Japan. From a once-sleepy backwater, it has become the world’s ski industry melting pot – a place where snow, culture and capital from across the globe converge.
Niseko has been chosen for the first-ever outside-EU Swatch Nines event in its 17-year history. After Niseko’s powder-seeking crowds leave, the world’s most creative freeskiers and boarders will return to Hirafu’s slopes in April for Swatch’s innovative showcase of ski/board creativity over competition-style point scoring. We can’t wait to drop the Swatch Nines x Mt Yotei spring highlights on our @powderlife channels.
Bowing lift attendants brushing snowflakes from your chair before you sit down are the norm across Japan. However heated seats, as found in top European and US resorts, are still a rare luxury. This winter Grand Hirafu adds a heated six-seater to its rapidly modernising network of lifts. The King Lift #3 is just the third heated chairlift in Japan, following neighbouring Hanazono’s recently installed Hooded Lift #1, with one other at mainland resort Yuzawa. Hirafu’s new on-slope restaurant NEST813 is accessible from the King #3.
Niseko Village Ski Resort will open with a new 8-person gondola from December 2026. The new gondy replaces the Mori-no chair lift, which currently runs from outside the Green Leaf Hotel to mid-mountain. It will double the old chair’s capacity, and provide a warmer, smoother ride up. An extension further towards the peak will be added the following year, linking with upper lifts. This marks the sixth new gondola to be added across Niseko United in recent years.
From the skies of Pingxi to Chiang Mai, lantern festivals are among Asia’s most iconic celebrations of light, hope, and togetherness. Hanazono Ski Resort now joins these destinations with its own Lunar New Year lantern festival on 15 February. Hundreds of lanterns rising over Hanazono’s powder-covered slopes is a unique vision of light over snow you’ll want to experience for your Niseko memories.
After gliding through Niseko’s champagne powder, this year you can ski to the base of Niseko Village for a fitting toast with Moët & Chandon. Find the pop-up outdoor bar Snow Garden outside the Hilton, opposite the gondola base.
Hertzz Sound Bath’s million-dollar, 38-channel 3D sound and lighting set up needs to be experienced to be believed – this is nothing like Niseko has ever seen before. This epic lounge has been created by a famous Japanese entrepreneur who has semi-retired to live the Niseko powder life, while rolling out super-cool random projects for fun. Hertzz opens as a nightclub from 9pm, but this winter they’re also offering a full audio-visual-sensory laser light après “sound bath” relaxation experience in the afternoon. YUKORO ONSEN REVIVED
high-end restaurant is also set to open on the ground floor next year.
A much-loved old public onsen bathhouse has been reborn in spectacular style in Lower Hirafu. Originally built late last century and falling into disrepair, Yukoro Onsen’s new owners sought to preserve the historical landmark – and its treasured sodium bicarbonate–chloride mineral spring – for the community. Retaining the original name, the owner wanted the new onsen to capture their earliest memory of sitting in the outdoor bath as snowflakes drifted down silently around them. They enlisted renowned Sapporo architect Makoto Nakayama to design a modern reinterpretation of the building and its baths. No expense was spared recreating the spectacular property, which also reused stones from the site in the redevelopment. The owner says: “We value the connection between architecture, people, and nature, striving to balance aesthetics with social responsibility.” A ロウワーヒラフにて、長く愛され続けた日帰り温泉「ゆ ころ温泉」が壮麗な姿で甦った。昭和後期に建てられ、 やがて老朽化によりその門戸を閉ざされていたが、新 たなオーナーはこの地域の象徴である歴史的存在で あり、大切に受け継がれてきた温泉を未来へ残すこと を決意。今年、ゆころ温泉が新たな姿で再オープンし た。施設の名称はそのまま。オーナーが描いたのは、 露天風呂に身を沈め、静かに降り積もる雪を見上げた 当初からの記憶。その原風景を再び現代に映すため、 札幌を拠点に活躍する建築家・中山眞琴さんを迎え、 建物と浴場を再定義した。再生にあたっては妥協を許 さず、敷地内で採取された石を外壁に活かすなど、土 地との結びつきを重んじた。「建築と人と自然の交わ りを大切にし、美と社会的責任の調和を目指している」 オーナーはこう語る。来年には、1階に高級レストラン が開業予定。温泉と食が交わり、地域に新たな賑わい の場がうまれる。

The word geisha is composed of two Japanese characters: “芸” (gei), meaning “art,” and “者” (sha), meaning “person” or “practitioner”. So, geisha translates to “person of the arts” or “artist”. It refers to people trained in traditional Japanese performing arts, such as dance, music, and tea ceremony, who entertain guests with their skills. There used to be 300 geisha in Hokkaido, however now there are only 10 genuine geisha remaining. Visitors to Niseko can have a genuine geisha perform, along with a highquality sushi meal, at Sushiya no Saito in East Hirafu this winter.

Created by local company H2 Group and coined “the US Open of Niseko”, The Jolly Fox was spawned out of COVID as an opportunity to socialise in Niseko’s great outdoors. There are more than 20 public onsen scattered across resorts, villages and mountainsides (and dozens more private springs). Some shimmer clear and salty, locking in warmth that seeps into tired ski legs. Others cloud white with sulphur, carrying the sharp scent of volcanic activity.
There is a public onsen in Hirafu (Yukoro), several in Annupuri and Moiwa, and others a little further afield in neighboring towns Makkari, Rankoshi and Kyowa. If you’re after a real adventure, head up into the mountain range beyond Niseko and discover the turquoise waters of rustic Goshiki Onsen, or Yukichichibu, a mud-bottom pool where you can scoop clay from the floor to use as a natural skin treatment.

THE HOT SPRING THAT STARTED IT ALL
While there are dozens of natural onsen hot spring sources in Niseko, there is one to rule them all… the OG – Yamada Onsen at the top of Hirafu.
If you’re an intermediate skier or above, you can ride either of Hirafu’s gondolas, consult your trail map, and navigate to the hidden Onsen Zawa ski run. Just before you reach the hotel at the bottom, your nostrils will fill with pungent, eggscented sulphur fumes rising from the earth’s core.
It was here, around 1890, that settlers from mainland Japan exchanged a barrel of shochu (potato spirit) with local Indigenous Ainu to guide them to the spring. Local records show Yamada Onsen started operating as an inn in 1897, before the frontier village had fully emerged from wilderness and farmland into a tourist destination.
W ith hindsight, Yamada Onsen was more than a hotel. It was a marker of Niseko’s shift from agricultural outpost to a place people sought out for leisure, wellness, and eventually, world-class skiing.
The hot spring at the summit of Hirafu Village remains a sacred site in Niseko’s history. Today, plans are in motion for its Japanese owners to create a new retreat that honours its legacy while reimagining what Niseko hospitality can be for generations to come.

TAKUMI WOODWORK
From the buildings of Japan’s ancient capital to a Niseko workbench, Takumi Woodwork brings centuries-old Japanese woodworking techniques to Hokkaido hardwoods. After working as a ski instructor in Niseko in 2014, British carpenter Louis Higgins ventured to Kyoto to work alongside craftsmen there, absorbing methods that now inspire his modern East-meets-West design language. Pieces are hand-planed and joined with mortise-and-tenon, finished in natural oils, and made with Hokkaido-grown hardwoods selected for grain and longevity. Rooted in tradition yet made for daily life, the collection is now on view at Takumi’s new Niseko showroom.
Forged on European big-mountain lines, and finished in Niseko’s bottomless powder, Welsh snowboarder Owain Bassett began shaping the board he couldn’t buy – one that planes in Hokkaido’s deep powder yet locks in when the terrain gets serious. His journey became Island Snowboards, later partnering with Australian Stu Cady. They hand-mill each of their decks from locally sourced honoki (not to be confused with hinoki), stiffened with tamo stringers, and sealed with high-carbon sintered bases. Built with eco-conscious methods by local riders, Island makes boards born in Niseko, but ready for anywhere winter takes you.

Ukiyo-e are woodblock prints that depict the fleeting pleasures of the world, often featuring kabuki actors, courtesans, sumo wrestlers, landscapes, and scenes from everyday life.
The port town of Otaru, located between Niseko and Sapporo, is home to the Otaru Art Base. Set in the lively Otaru Canal district – lined with stone warehouses now reborn as cafés and restaurants – the area is one of Hokkaido’s most popular tourism destinations.
In 2025, Otaru Art Base opened its fifth facility, the Ukiyo-e Museum. Alongside special exhibitions from its collection, the museum offers a permanent recreation of an Edo-period picturebookshop (e-zōshiya), displays of tools and processes used in ukiyo-e production, and an interactive corner where visitors can try “printing” with stamps.

Hokkaido hides peaks few ever touch. To reach Oputateshike is to surrender to distance, silence, and the raw immensity of this island’s alpine heart. At the foot of the mountain, you are truly alone. Six hours on skins, an ice-axe boot pack, and a thousand metres of exposure leave you a lone speck in the Tokachi Range. Here there are no lifts, no lines, only those willing to earn turns where the mountains still keep their secrets.
The spring sun edges over the Tokachi Range, casting long shadows across the snow pack. Headlamps glow in the pre-dawn silence as the skin track begins – five kilometres of frozen endurance following the river as it meanders along the valley. It’s a deliberate, meditative start. Ahead lies a 1,200m climb into Hokkaido’s alpine heart, then a crampon-and-ice-axe boot pack to the summit of Oputateshike: a solitary sentinel on the southeastern flank of Tokachidake. Remote. Demanding. Fiercely rewarding.
The first stretch sets the tone. Cold, calm, purposeful. Sliding across the monotonous white toward a mountain that feels impossibly distant. At 820m, the track steepens near an abandoned weather station. An hour later, the trees thin at 1,200m and the peak finally reveals itself – still far away, still looming.
From here, the climb turns serious. Hours of zigzagging switchbacks, crampons crunching into wind-scoured ridges, ice axe poised for security. Every step carries consequence; a slip could mean hundreds of metres of icy free fall. The solitude deepens. After six hours, you’re barely a presence in Hokkaido’s largest alpine wilderness, acutely aware of the mountain’s immensity.
Conditions are never to be taken lightly. It demands substantial big-mountain skiing experience and absolute self-reliance. Oputateshike’s southeast aspect is a solar aspect and heavily loaded, studded with cliffs, yet shielded from prevailing northwest winds, preserving powder well into spring. Ridges may be stripped bare, but the open faces below hold soft, virgin snow – perfect for late-season missions. Avalanche training is non-negotiable, and local observations are almost non-existent for a mountain that sees so few visitors. Crampons and ice axe aren’t optional extras; they’re tools for survival.
The moment you crest the peak, hardship evaporates. The horizon explodes in every direction: Tokachidake, Tomuraushi, and the elegant Bieifuji in the distance – on a clear day, even further south you can see Mt Yotei, a tiny peak in the distance. Unlike the accessible peaks of Daisetsuzan, here there are no crowds – only vast, untouched wilderness. It feels like the mountain has let you in on a secret.
A pause to breathe, to take it all in. Then it’s time to drop. The descent begins on firm, windaffected snow, but within metres the turns open into perfect spring powder. A thousand metres of broad

Out of all of Japan’s exquisite culinary offerings, izakaya are my enduring, every day favourite. Lively, unpretentious and often filled with smoke from yakitori grills, every izakaya is different. Forget cookie-cutter franchises or high-end restaurant designs. At izakaya, mismatched furniture, art and the most random of paraphernalia come together to reflect the proprietor’s character, the restaurant’s theme, and here, the soul of Niseko.
Izakaya can be very loosely likened to pubs in the West – casual taverns where food and drink are shared among friends. However that’s where the likeness ends. There is nothing like a homely, organic, Japanese izakaya experience, especially at the end of a long day skiing.
After seating, you will want to catch up with your dining partners, but a waiter will be over very quickly. Order drinks and a bowl of edamame. After that, the menu becomes a group project. Everyone at the table orders their favourites, and before long dishes are covering every inch of space: skewers straight off the grill, crisp fried chicken, plates of sashimi,
steaming bowls of tofu in dashi broth… the list is endless.
The word izakaya comes from i (to stay) and sakaya (sake shop). In Japan’s Edo period (1600 - 1870), sake shops began offering simple snacks for patrons who lingered, and the format evolved into the izakaya of today. They remain as much about drinking and socialising as about eating – in Japanese society, the food is there to complement the drinks, not the other way around.
While you’ll find izakaya all over Japan, Niseko’s izakaya are shaped by the rhythm of the ski season and the community that has grown around it. Skiers and snowboarders who fell in love with Hokkaido have stayed and created their own venues. Local families have kept theirs running for decades. Regulars return week after week, often as much to say hello to the owner and some of the locals as to get a feed. Visitors are drawn in by word of mouth, but end up feeling like part of the family before the night is through.
Restaurants like this exist across Japan, but Niseko’s mountain izakaya carry an extra layer of mountain soul. This year, Niseko lost a local treasure: Akihiro Matsuo, the yakitori master behind Kutchan’s beloved izakaya, Torimatsu.
For more than four decades, Matsuo-san stood behind the counter of his family-run restaurant, orchestrating skewers of meat, seafood and vegetables over glowing charcoal with the precision of a conductor leading an orchestra. Each stick was a study in patience and perfection—simple ingredients elevated through years of practice, discipline, and deep respect for the craft.
Torimatsu had long been a local favourite, but the little restaurant gained international recognition when Anthony Bourdain visited to include it in his Parts Unknown series.
Bourdain said in the show: “To have someone like this, in your town, making food this good, is completely amazing.” The episode immortalised both the restaurant and the man behind the grill. But for those who knew the quiet, charming man, it was simply Matsuo-san doing what he had always done – serving food with soul.
His passing leaves a quiet emptiness in Kutchan, felt not only by his family and friends but by the countless skiers, locals, and travelers who found warmth and memory around his charcoal. As Niseko’s dining scene grows ever more global, Torimatsu remains a reminder of what anchors it: the dedication of craftspeople like Matsuo-san, who showed us that true mastery lies in simplicity, consistency, and love for the work.

I talian restaurant NisekoBion is headed by European-trained chef Naoki Matsuoka. NisekoBion is located in LodgeTONY Niseko, nestled alongside the forest of Izumikyo in East Hirafu. It has been an overwhelming favourite on the Niseko dining scene since opening in 2017.
C hef Matsuoka was born and raised in Chitose, and has worked at restaurants in Singapore and Tokyo. Before that he trained for many years in France and Italy. He has been running "Ristorante e Caffe Nao" in Chitose City for more than 20 years, but has always kept an eye on the world-class international ski resort of Niseko. Thanks to the support of loyal fans who continue to be impressed by Matsuoka-san’s Italian style featuring only local Hokkaido produce that can n ever be tasted anywhere else, he decided to open a restaurant in Niseko.
Chef Matsuoka's speciality is meat grilled over wood fire and charcoal. Carefully selected Hokkaido Kuroge Wagyu beef, venison from female deer, and porchetta pork are baked soft and juicy over charcoal, while taking advantage of the smoke flavour of the firewood. His more than a quarter of a century of experience guarantees the perfect taste.
Chef Matsuoka's cooking style at NisekoBion is different from the orthodox Italian, and Japanese taste is abundantly incorporated. Hokkaido Kuroge Wagyu beef is served with mountain wasabi, oma tuna i s served with Hokkaido sea urchin, and matcha tiramisu is served in a square, wooden masu sake cup at the end of the course. Chef Matsuoka knows Hokkaido and is sure to use only the best local seasonal i ngredients. Therefore, at NisekoBion, there is no a la carte menu, only course meals because he pays close attention to sourcing the best ingredients that can be purchased at specific times. In addition to French and Italian wines, they also offer a lineup of rare Hokkaido wines such as Domaine Takahiko and Norakura.

After two decades of groundwork, Niseko’s market is entering a new phase – rising construction costs are pushing demand towards standalone houses and villas, with superhigh-end projects now becoming part of the market’s fabric.

For its Swiss-Chinese and French-Russian owners, the decision to build their holiday home in Niseko came after several years living in China and Singapore. “On our first holiday in Japan we immediately fell in love,” they say. “Being from Switzerland, skiing has always been part of our lives, but Niseko felt uniquely special. It combined world-class skiing with incredible food, onsens, and the depth of Japanese culture.”
When they visited Ginto, the views of Mt Yotei over the lake convinced them this was the place to create a home for future family memories. The 550sqm home is the third in a series of designs in the new East Hirafu enclave by architect Vincent McIlduff Founding Partner at ALT Design & Construction. Inspired by traditional Japanese architecture, and in particular, Kyoto’s Katsura Imperial Villa, Kozan embraces linked yet distinct spaces around a central courtyard garden.
“The main living spaces wrap around this courtyard at its heart, offering moments of reflection and beauty as one transitions from room to room and space to space,” McIlduff says.
“The courtyard is framed by glass on three sides, greeting you immediately upon entry through the genkan (entrance) and serving as a focal point as you move through the home. It creates a unique visual connection, linking the spaces on either side. The interplay of connected yet separate spaces fosters a sense of harmony, privacy, and discovery – an ode to the timeless elegance of traditional Japanese architecture.”
After stepping through the genkan entrance, the courtyard greets guests with sculptural stones sourced from a local quarry. A heated pebble base keeps it snowfree in winter, while in summer sliding doors open it to the home.
The home’s six en suite bedrooms all face Mt Yotei, while the kitchen and
dining spaces retreat into the forest for privacy. The living room can transform into a bar and entertainment lounge through concealed shoji paper-and-timber screens. A hidden door leads to a private whisky room, complete with deep lounge chairs and display cases, opening to a deck and the garden beyond.
Upstairs, the master suite connects to a spa retreat with an onsen-style bath, sauna and private deck, alongside a soundproof cinema equipped with state-of-the-art audio and visual systems. A heated driveway and composite material exterior reduce maintenance as a key requirement from the owner.
“ We wanted the house to celebrate Japanese architecture and nature,” the owner says. “The architect managed to take our ideas and translate them into a design that was both true to the local spirit and reflective of our lifestyle and future family needs.”
In Niseko’s Hanazono area, Odin Hills is an emerging design-led alpine enclave – a place where European-style village charm meets Hokkaido’s raw landscapes. Among its first completed homes stands a rare commission: a Japanese family working with Pritzker Prize-winning architect Shigeru Ban to create their Niseko retreat.

For the Tokyo-based Japanese owners, the decision was personal. “We were captivated by the snow, the summers, the food and the friendships we made here,” they say.
“We didn’t want a hotel – we wanted a home”. Panoramic Mt Yotei views were also a necessity, and the deciding factors for choosing Odin Hills were its clubhouse with pool, on-site hospitality and services. It also has proximity to both Kutchan town and Hanazono’s ski slopes.
Ban’s involvement with Odin Hills began in 2020 when he was commissioned to establish a design language for the 16-hectare estate. His solution was both elegant and practical: modular “tubes”
made from dowel laminated timber. These prefabricated units allow flexibility, faster construction, and sustainable use of timber – but more importantly, they create striking contemporary forms that sit lightly in the alpine setting.
For this house, three tubes form the whole: two in parallel at ground level and a third rotated across them above. On the ground floor there are four en suite bedrooms and a communal bath and sauna. Between them, a wide entrance hall and stairs lead to the second floor.
The third tube bridges above, opening into a lofty living, dining, and kitchen space, with sliding panes that create a seamless
indoor-outdoor space extending onto a vast terrace. The terrace doubles as an outdoor living room complete with jacuzzi and uninterrupted Yotei views.
For the owners, it is the view from the living room, the terrace, and the sense of openness that resonate most. “There are many things we love, but especially the view of Mt Yotei from the living room, the large terrace, the light reflected on the wall above the stairs at night, and the open, spacious entrance. For us, Niseko now feels like a second home – a place to share special times with friends and family in the great outdoors.”

Just 20 years ago, Hanazono was three creaking chairlifts, a restaurant in a demountable building at the base, and a handful of isolated lodges. There was nothing else – except for a pipedream.
W ith the $500 million Park Hyatt Niseko Hanazono completed in 2020, and an ever-growing resort base and infrastructure, it’s now unrecognisable compared to 2004, when it was bought by a conglomerate of Australian skiers with a vision to create “the Aspen of Asia”.
In another 20 years, the entire greater Hanazono area will be unrecognisable again. All around the resort, a quiet constellation of high-end projects is taking shape. New enclaves like Odin Hills, HanaCreek and Kaba are carving out upscale residential communities. Shiguchi and Zaborin have
introduced exclusive villa and ryokan retreats in the surrounding forests. Two new low-rise hotels – Nikko Style and Chalet Ivy Weiss – have already opened.
Park Hyatt is creating branded residences, along with a golf-side villa estate. More global brands are jumping in: Capella is planning an extensive hotelresidential resort, complete with its own ski slope and indoor water park. More significant projects are also in the pipeline.
Hanazono has followed the model of US resorts like Vail, Beaver Creek and Deer Valley – master-planned, high-end resort bases at their heart, surrounded by greenfield land allowing satellite estates to branch out like arteries. The model has turned greater Hanazono into a magnet for luxury developers.

Niseko’s rise as an international resort has been driven not only by powder snow but by a new kind of architecture – one shaped as much by global influence as by Japanese tradition. Now two of the region’s most respected names, Steve Leung (left) of Hong Kong and Makoto Nakayama (right) of Hokkaido have joined forces to offer bespoke design services for clients building in Niseko.
Steve Leung, founder of the publicly listed Steve Leung Design Group, is one of Asia’s most recognised architects and interior designers. Nakayama, principal of Makoto Nakayama Architects, is known throughout Japan for projects including the celebrated Zaborin ryokan and some of Niseko’s most refined resort homes. Together they bring complementary perspectives: Leung’s global luxury sensibility and Nakayama’s mastery of Japanese form and design for Hokkaido conditions.
The two first collaborated on Leung’s own home, OOAK Niseko – a 600sqm residence perched on a hillside with panoramic views (pictured above). An acronym for “one of a kind,” OOAK embodied their synergy: modern wings that follow the natural slope, expansive windows framing forest and sky, and interiors that balance Japanese restraint with international lifestyle touches.
The success of OOAK prompted a stream of enquiries from Leung’s international clients. Many were captivated by Niseko’s potential but daunted by the practicalities of building here – heavy snowfall, steep sites, regulatory detail, and the challenge of managing projects from abroad. In response, Leung and Nakayama formalised their collaboration, offering
a seamless, culturally fluent solution for clients across Asia.
Their services extend from land consultation and architectural design to interior design and project management. The aim is to deliver a home that is not only architecturally striking but achieved through an integrated one-stop design and management service. “Our partnership combines local insight with international design experience,” says Leung. “It’s about giving clients peace of mind and a beautiful result.”

CHEDI HOTEL ANNOUNCED
Another leading global brand has announced plans for a Niseko hotel, with The Chedi Niseko planned to open in 2029. Dubai-headquartered Chedi Hospitality, with a history of nearly 30 years and a portfolio of more than 10 properties worldwide, is recognised for its design-driven, ultra-luxury resorts that blend Asian elegance with international sophistication. Its alpine portfolio includes the acclaimed Chedi Andermatt (pictured) in Switzerland and a forthcoming resort in Trojena, Saudi Arabia.
There has been no official announcement, but work continues on the site and Aman.com lists Aman Niseko opening in 2027.

CHALET IVY WEISS OPENS AT HANAZONO
Chalet Ivy opens its third property in the region this winter in the Weiss area alongside Hanazono. The brand first entered Niseko with the original Chalet Ivy Hirafu in 2012, a boutique hotel on the main street of Hirafu, followed by Chalet Ivy Jozankei, a riverside onsen retreat near Sapporo.
Chalet Ivy Weiss is the largest of the three projects, with 87 rooms spread over eight floors. Facilities include a restaurant, bar, rooftop terrace, 8th-floor lounge with panoramic Mt Yotei views, and a wellness floor with infinity onsen, spa and gym. With its elevated location at 450m above sea level, Chalet Ivy Weiss adds a new dimension to the Hanazono area.
S ales & Marketing Manager Ivy Chan said Niseko’s ongoing evolution into an all season destination was one reason for a second Niseko location. “Chalet Ivy Weiss is a year-round hotel which combines elements of Hirafu and Jozankei.”
Apex Property’s Hanazono estate Hanacreek is starting to take shape with civil works and onsen drilling complete and construction ready to commence. The building permit for the Clubhouse Residence has been approved with construction starting in 2026, along with four to five homes.
