Now we distribute the magazine around the world in three languages to promote the region. Niseko’s powder season… it’s no secret. It’s 70 to 100 days every year when it snows almost every day. And not just any snow – literally the finest quality, grade-A powder on earth. It’s a cliche but Niseko is a Disneyesque “winter wonderland” from December to February.

However, in this issue of Powderlife we’ve included more content on the other seasons that aren’t as well known. It starts with spring in March, which is much quieter and warmer than peak winter. Beginners, families and skiers who don’t need waist-deep powder every day rave about March and April – read more about this in our article on “the real peak season”.

Then there’s the tranquil green season with European and North American-style outdoor lifestyle opportunities and wellness retreats. And that’s before we even start to talk about the magical colours and culinary delights of autumn and the harvest season.

S ome of the world’s wealthiest people are already in on these secrets and have built second homes here to retreat to throughout the year. THE REAL PEAK SEASON

SKIP THE CROWDS, BEAT THE BANK AND BASK IN THE SPRING SUNSHINE

There are two peak seasons in Niseko – one when the world books out every apartment and restaurant in the resort between Christmas and New Year and much of the “powder season”. And another when the clouds part, the crowds depart, and a whole new sky-blue and white world opens up.

Yes, Niseko is synonymous with powder snow, and yes, powder snow is one of the most wondrous things on earth. But for people who think powder season is the only season worth coming to Niseko for, there are a few things you must know.

First, there are often powder days in March, and every few years we’ll even get a powder day in April. As the average temperature is warmer than December to February, the powder may not be as light and dry as Niseko folklore promises, but the upside is you’ll get many more fresh tracks because there are fewer people to share it with.

M ore sunny days also means alpine-style skiing opportunities accompanied by unique Japanese volcanic landscape views. Above-the-treeline skiing comes to the fore, with colder temperatures at higher altitude keeping the 4-5m base in pristine condition, especially when immaculately groomed. It’s arguably better than any resort

in the world for much of their winters. For ski touring, the Niseko backcountry is your oyster.

A s for cold, hard economics... a Niseko holiday is far more affordable when supply and demand work in your favour. Fewer people means cheaper accommodation, lift tickets and rentals. Meanwhile you can usually book even the most popular restaurants at short notice.

But the number one reason why spring is the real peak season is that the daily snow clouds peter out, opening up the mountains. This is the ideal time to hike to the peak of Niseko United, take selfies at the summit marker monument and inside the peak hut, and marvel at the view of magnificent Mt Yotei while enjoying a 360-degree panorama taking in surrounding mountain ranges, the Sea of Japan, and the Pacific Ocean all at once. This is the real “peak season” and makes for memories that you will never forget.

SNOW MACHINE WARMS UP SPRING

Niseko Village will host the biggest music festival seen in the resort to date this March for Snow Machine. Over four days and three nights from 11-14 March, Snow Machine will crank up the volume and the spring-time vibe on the main stage at the base of Niseko Village, with satellite stages on the slopes of other resorts. The festival originated in Hakuba in 2020, and established an event in New Zealand’s ski mecca Queenstown in 2022, before setting their sights on Niseko this year.

PARK HYATT ROLLS OUT THE RED CARPET FOR NISEKO FILM FEST

Just as the season starts to wind down at the end of March, a touch of Hollywood comes to town with the Niseko Film Festival. Park Hyatt Niseko Hanazono literally rolls out the red carpet for more than 1,000 snow-loving cinema-goers. The best 18 films submitted are played on both indoor and outdoor screens at Park Hyatt’s Events Village, with $5,000 in cash shared among the top three films.

RHYTHM RAIL JAM X GAMES VIBE

It’s like Hirafu is hosting a mini X Games when a little slope on the edge of the village is transformed into a pumping amphitheatre for the Rhythm Rail Jam. Thousands of spectators line the hillside to witness more than 50 local and international riders jump, spin and slide onto a series of cold, hard rails embedded in the slope, earning points for style, creativity and a number of other criteria. With a live DJ and MC, taiko drum performance and food and drinks trucks, it’s an evening not to be missed in early March.

SNAP A SELFIE WITH OUR HOKKAIDO BLUE BEAR

While Hokkaido’s brown bears should all be hibernating right now, this friendly blue giant is ready and waiting for a selfie every day this winter on the slopes of Niseko Village. Created by renowned Malaysian-based artist Frank Woo, the ursine snowboarder is joined by a skiing bear near the bottom of the Village Express gondola, a Hokkaido long-tailed tit on the beginner slopes, and a Hokkaido red fox in the Niseko-yo restaurant village.

FOLLOW THE BEAT FOR A SWEET POTATO TREAT

Keep an eye out – and more importantly an ear – for Tatsu’s smoking yaki imo (roasted sweet potato) truck on the streets of Hirafu. These quirky little trucks with wood-fired ovens in the back can be found circling neighbourhoods all over Japan, blaring a droning “yaaakiiii-iiiiimoooo” song through megaphones to draw customers out of their homes. Tatsu’s point of difference is that he’s modernised the song, getting friends to make rap and reggae versions that are so catchy visitors can’t help but dance in the street as he passes! Not to mention the potatoes are delicious.

While Niseko is known as having the biggest and best restaurant scene of any ski resort in Japan, it now has a vibrant street food scene to match. Since COVID the number of outlets has increased 10-fold. There are now more than 100 cute and colourful little roadside stalls along the street and in dedicated “food truck villages” adding plenty of character and vibrance to the Hirafu streetscape. They’re invariably delicious as the owner/ operators specialise in one type of cuisine, perfecting it like true Japanese master chefs.

NISEKO-YO EXPANDS UP THE MOUNTAIN

Niseko Village’s world of dining and entertainment – Niseko-yo – expands this year with several new restaurants. The one we’re most excited about is Valhalla (pictured left), named after the Nordic “Hall of the Gods” and the highest venue in Niseko at 1,130m elevation. Keep an eye out for it as you descend from the Niseko Village Gondola. Back at village level there are several exciting new outlets in the Japanese Edoera-style dining and entertainment village, including a live seafood restaurant, a tonkatsu restaurant, and a high-end café and wine bar operated by Hilton Niseko Village. Guests staying at Niseko Village are spoiled for choice, while people staying in Hirafu can catch the free bus from the Welcome Centre.

When Colin Hackworth stumbled upon Hanazono during a ski trip with friends in 2003 he discovered a hidden gem. His imagination lit up and his visionary legacy began.

It was here, amidst untouched powder and simple charm, that Colin saw something that no one had before – a future where Hanazono could evolve to become a global beacon of premier powder skiing. “Hanazono had something special, something that couldn’t be replicated,” he says. “Pristine powder snow, in unbelievable quantities.”

At that time Hanazono was merely an extension of Grand Hirafu, just three lifts connecting the resorts and a demountable building at the base housing a makeshift lunch shack. It was barely a ski resort. But Hackworth – who dedicated his life to skiing, working in resorts across the world throughout his 45-year career – saw an underutilised powder paradise that was literally a blank canvas. “This was a huge part of the appeal,” he says. “We could start from scratch without having to fix any mistakes from before us.”

Fast forward two decades and Hanazono is now arguably the jewel in the crown of the Niseko United ski resort, underpinned by the marque ski-in/ski-out Park Hyatt Niseko hotel. This is further enhanced by plans to connect a “peak-to-peak”-style gondola to the adjacent Weiss Mountain that resort-owner PCPD has acquired.

This profound transformation can be traced directly to Hackworth’s vision and leadership. It could be said that this vision has been one of the most significant catalysts for the evolution of Niseko into its present day status amongst the world’s premier ski resorts. Hackworth’s impact on Hanazono, and the greater Niseko region, has not only reshaped the resort but has also set a new standard for what a Japanese ski destination can be.

For those who know Hanazono, the story of its transformation is synonymous with Colin Hackworth’s name and his ever-present brightblue Hanazono branded ski outfit. His visionary leadership has not only created a world-class resort but has also established a legacy that will define ski resort development in Japan for decades to come.

With Hackworth this year stepping aside from his role as president and passing the baton on to the next generation of Hanazono custodians, it’s with enormous gratitude that we take a moment to recognise his contribution to the region and his standing as one of the founding fathers of modern Niseko.

FOX INTERNATIONAL: THE “US OPEN OF NISEKO” KEEPS FANS COMING BACK

Kenton Williams and Xu Yang, teamed up to take out the third annual Jolly Fox International in July.

Coined the “US Open of Niseko”, the Jolly Fox Niseko franchise was spawned out of the peak of COVID lockdowns in 2020 as locals used the opportunity to socialise on the wide-open fairways. It uses an innovative tournament format with a focus on fun, but at the same time, serious competition.

Two-person teams are made up of a fox (a low handicapper) and a mouse (a high handicapper). The unique random handicap pairing system means teams cannot rely solely on the skills of one golfer. Together they compete in a 54-hole tournament across three different round formats – Best Ball, Scramble and Alternate Shot. Hole-in-one and putting mini-competitions with prizes up for grabs are embedded along the way. A gala dinner at the prestigious Park Hyatt Niseko Hanazono caps off the festivities.

CYCLING WORLD CHAMPIONSHIPS

Little Niseko is punching above its weight in the cycling world, becoming the first Asian destination to host the UCI Gran Fondo World Championships in 2026. Gran Fondo is the amateur cycling world tour, and the mountainous Niseko Classic has been one of two Asian stops since 2018. The top 25 per cent of finishers at each of 30 event locations around the world will qualify to compete and travel to Niseko for the world championship title in 2026.

GRAND HIRAFU CONNECTS WITH TWIN PEAKS

Big news for Niseko mountain biking as the two biggest trail areas in the resort are set to connect. Work has started on a connector trail (including a 10m bridge) from the HIRAFU Bike Park into the Twin Peaks Bike Park – the 100-hectare, freeto-use trail network by NAMBA (Niseko Area MTB Association). NAMBA is aiming to connect Twin Peaks to all four Niseko United resorts, and neighbouring Moiwa Ski Resort. With beginner to advanced trails it’s a great excuse to come back to discover Niseko all over again in the green season.

If you think Niseko is popular now, the 1980s were the golden age of skiing in Japan, and Niseko was bursting at the seams. The domestic ski industry was exploding, with new resorts opening across the country. About 100 were built in Hokkaido alone between 1960 and 1980. It was a ski boom unlike any before it. Local Japanese residents say the lift lines and the number of skiers on the slopes surpassed even today’s peak season crowds.

N iseko was originally founded on the hospitality of locals in the 1960s when seven farming families in Hirafu Village opened their homes to host competitive and recreational skiers. They provided lodging, meals, and warm Hokkaido hospitality after long, cold days spent skiing the slopes

that are the foundation of today’s world-famous international ski resort. Hotels, ryokans, and pensions followed in the 1970s and 1980s as the resort village grew in line with the popularity of skiing.

Interestingly, there were very few foreigners in those decades, as Japan wasn’t yet a mainstream tourism destination. The wider ski world also hadn’t discovered the quality and quantity of Japan’s snow. That all began to change in the 1990s, slowly at first with a small number of intrepid skiers and snowboarders, but gaining momentum with the evolution of powder-specific skis and snowboards, and international visitors starting to discover this powder frontier. By the early 2000s, significant

numbers of Australian skiers were making their way to Niseko. Purely by word of mouth, visitor numbers doubled year after year, as Aussies returned home with stories of a magical winter wonderland where it snowed almost every day, the food was incredible, the people were polite and hospitable, and you could recuperate in a hot spring at the end of the day. It had all the ingredients of a skiing paradise, and within a few years word spread across Asia.

It’s incredible to think that what started as a small community of farmers welcoming skiers into their homes has evolved into one of the world’s premier ski destinations. Visitors now come from across the globe for the powder but stay for the unique blend of culture, adventure, and hospitality. While the faces and nationalities may have changed, the essence of Niseko continues to captivate skiers and snowboarders, generation after generation.

LOOKING OVER HIRAFU VILLAGE FROM NIKABE COURSE – 1969 & 2024

Each year in Powderlife we introduce one of Niseko’s onsen hot spring baths you must experience, but we’ve never introduced one like this before… this is an onsen that is not on Google Maps, and in fact you will need to hire a backcountry ski guide to find it.

It’s an onsen where there is no entry fee. There are no change rooms, no showers, no relaxation room with vending machines and massage chairs. There is also no separation between men’s and women’s baths… actually, there is only one bath, and it is the largest and most spectacular rotenburo (open air bath) in Niseko.

Reaching this secret onsen is no simple task. Accessible only by snowshoes or backcountry ski touring equipment, this onsen experience is not for the faint of heart. But for those willing to make the effort, the reward is an unforgettable soak in Mother Nature’s most spectacular hot tub.

The onsen is a large, open-air pool bubbling with 40C+ water and natural gases, the pungent odour of egg-smelling sulphur released from the earth filling the air. The floor of the pool is made of thick, mineral-rich mud that is said to have skin-beautifying properties. You can scoop up the warm paste and apply it all over your body as a natural mud pack.

The water temperature can vary, with some areas pleasantly warm while others bubble with intense heat from geothermal activity below. The pond is about 50m in

diameter, and the bottom falls away the further you venture in. We tried to find out for this article but we couldn’t verify the depth and no one was willing to dive down to find out!

After you leave, the sulphur smell clings to your skin, you’re warm to the core, and the peaceful solitude of the backcountry surrounds you. This isn’t a manicured onsen experience – it’s nature’s version of luxury, and it’s worth every step of the journey.

秘境溫泉其實是個大型露天浴池,攝氏40度以上的水蘊含天然氣,空 氣中則彌漫著泥土釋放的強烈硫磺味。浴池底部是富含礦物質的厚厚泥 漿,據說具有美容功效。您可以舀起溫熱泥漿,塗抹全身,享受全天然泥 漿面膜。

泉水溫度或因位置而有所不同,有些部分温暖宜人,有些部分則因地熱 活動的高溫而沸騰。温泉直徑約50米,越往內走,水位越深。為了取材, 我們曾嘗試探索温泉的最深深度,但答案暫時仍是個謎。

泡完温泉後,硫磺的氣味會附在皮膚上一段時間。熱泥漿簇擁著身體, 讓人由肌膚暖入心。放眼山岳環抱,孤寂的氛圍,令心靈頃刻得以澄 靜。這非一般的温泉體驗,是大自然為您精心準備的奢華享受,讓您攀 山涉水前來的每一步,都滿載意義。

The word geisha is composed of two Japanese characters: “芸” (gei), meaning “art,” and “ 者” (sha), meaning “person” or “practitioner”. So, geisha translates to “person of the arts” or “artist”. It refers to people trained in traditional Japanese performing arts, such as dance, music, and tea ceremony, who entertain guests with their skills. There used to be 300 geisha in Hokkaido, however now there are only about 10 genuine geisha remaining. Visitors to Niseko can have a genuine geisha perform in their accommodation.

For the past decade, Kiyoe Hosokawa has been weaving together the grassroots of the Niseko art scene. This year she opened a new gallery in the historic onsen and warehouse precinct in Niseko Town.

Kiyoe-san says she sees the newly refurbished space as a platform for Hokkaido artists to reach an international audience. “It can sometimes be difficult for Hokkaido artists to compete in large commercial galleries,” Kiyoe-san says. “I see Niseko as an important bridge between Japan and the world, so I am happy to help introduce Hokkaido art to a new audience.”

S he says unlike on the mainland, Hokkaido art is relatively young, and artists are experimenting with new techniques and materials more so than traditional Japanese art. Works often express the mood of the landscape, using natural materials and muted tones.

T he gallery features paintings, calligraphy, photography, sculptures, textile art and more. Exhibiting artists range from internationally acclaimed “Japanese Living Treasures” through to exciting upcoming talents from Hokkaido. It’s located opposite the charming old Niseko Train Station. Japanese art and culture lovers visiting Niseko this winter are in for a treat, with a series of special exhibitions of ukiyo-e (woodblock prints) in a historic art precinct in the nearby port town of Otaru.

Located between Niseko and Sapporo, Otaru is one of the oldest port towns in Hokkaido. Otaru Art Base is a collection of five historic buildings located on and around the picturesque Otaru Canal, which is lined with old stone warehouses that have been converted into cafés and restaurants, and is illuminated by flickering gas lanterns in the evenings. The Nitori Museum of Art houses a permanent exhibition of Japanese arts and crafts including paintings, wood carvings, ceramics and Japanese swords. From 26 December 2024 to 1 April 2025, it will host a special exhibition featuring valuable original hand-printed works by popular Edo-era artists such as Katsushika Hokusai known for Thirty-Six Views of Mount Fuji, and Kitagawa Utamaro, a master of

Hokkaido, Japan’s wildest island, is known for its breathtaking landscapes— expansive forests, rugged mountains, and tranquil lakes. Amid this wilderness lies a unique tradition: the island’s rustic hut culture, or “yama no ie” (mountain houses) and “hyutte” (huts).

Rooted in a deep connection with nature, these huts embody the spirit of Hokkaido’s outdoor life and the region’s closeknit communities. Hut culture in Hokkaido originated in the early 20th century as simple shelters for hunters, fishermen, and foresters who sought refuge from the island’s often harsh weather.

Over time, these shelters evolved into more permanent structures used by mountaineers and outdoor enthusiasts as bases for exploring Hokkaido’s remote, wild areas. Influenced by European alpine hütte traditions, Japanese mountaineers began building and expanding these huts to aid in safe exploration, though they remained basic and rustic.

Unlike the commercialised lodges common in other parts of the world, Hokkaido’s mountain huts are unassuming and community-driven. Most are maintained by local mountaineering clubs, universities, or local villages rather than private businesses or government agencies. These huts are often free or inexpensive, reflecting their role as communal resources. In contrast to huts elsewhere in Japan, which tend to be privately owned, Hokkaido’s huts are open to

the public out of goodwill, maintained by volunteers who view them as part of a shared cultural heritage.

What makes Hokkaido’s huts special is not only their setting amongst some of the most stunning landscapes on the island, but also the culture surrounding them. These huts are more than just places to stay; they are cherished symbols of local pride and community. Guests are expected to follow a unique and unspoken code of etiquette, grounded in Japanese values of respect and cleanliness. Before leaving, visitors sweep floors, carry out their trash, and restock wood supplies—demonstrating gratitude for the shelter and the people who maintain it.

D ays based in Hokkaido’s huts are spent hiking, skiing, or enjoying the quiet beauty of the island’s natural wonder. Evenings bring communal meals and conversations, turning strangers into friends. For foreign visitors, experiencing this hut culture means embracing a tradition where nature and community come first.

北海道山屋的特別之處,不僅在於它們座落在島上最壯麗的自然景觀 之中,更在於圍繞著它們的文化。這些山屋不僅是過夜之處,更是當地 引以為傲的社群象徵。訪客需要遵守一套獨特且不成文的禮儀:這些 禮儀源自日本人重視『尊重』與『整潔』的原則。離開前,訪客會打掃地 板、帶走垃圾、補充木柴供應——以此表達對庇護所及維護者的感謝 之意。

在北海道山屋度過的日子,可以登山、滑雪,或享受島上自然奇觀的寧 靜之美。夜晚時分,共享餐點並與陌生人交談成為朋友。對外國遊客而 言,體驗這種山屋生活意味著擁抱一個將自然與社群置於首位的傳統, 以及無與倫比的文化體驗。

ASAHIDAKE

The Summit of the Playground of the Gods

Standing at the summit of the mighty Daisetsuzan Mountain Range in central Hokkaido is Asahidake – the highest peak on the island and the crowning jewel of the mountains the indigenous Ainu people named Kamui Mintara – The Playground of the Gods.

It’s typically the first place in Japan where snow settles each autumn, and the last from where it melts in early summer. Its status as the island’s highest peak draws nature and adventure seekers year round more than any other mountain in Hokkaido – to hike in spring and summer, view the autumn colours in fall, and to ski and snowboard in winter. Nestled at the base of the gondola station there is just a handful of places to stay, each with its own individual charm and unique onsen experience.

Billowing fumaroles near the peak blast out a super-hot, toxic, sulphuric gas. A constant cloud rising from these fissures in the mountain is a reminder that the volcanic heart of these mountains is still very much alive.

Skiing Asahidake is a special experience and the anticipation builds as you approach by car through the flat farmlands of Higashikawa. Typically, the peak is hidden from view by inclement weather but this towering mountain still holds a foreboding presence. The drive from the foot of the range climbs almost 1km in elevation up winding, snow-covered mountain roads to the 1,100m ropeway base station. Here you gear up, buy your tickets, and wait for the next cable car – around every 20 minutes in winter. You, and up to 100 others, cram into the cabin for the 10-minute, standing-room only ride up. The view of the enchanted snowcovered forests on the way up is nothing short of breathtaking.

The ropeway terminates at 1,600m where you will likely be welcomed with icy gales and wind chill regularly pushing below -20 degrees Celsius. With the weather changing quickly at this altitude, a sunny day can turn to an impenetrable whiteout in a matter of minutes. It’s cold, windy and wild, and some would say not all that welcoming. Asahidake is not a ski resort, there’s no ski patrol and just a couple of groomed trails that help make the return to the cable car possible.

That’s what makes this place so special. It’s wild; it’s the pinnacle of Hokkaido.

Then there’s the powder. The consistent cold temperatures help to create ultra-dry snow, a variety almost unique to this high-altitude Hokkaido peak. Flakes don’t clump together like goose feathers as often as they do in Niseko. I can remember several days in Asahidake, riding through the trees enveloped in what was more like a magical vapour than perfect snow. The driest and deepest days of my life have been here and I’m sure many others would say the same.

For a few days every winter the weather may stabilise enough to attempt a hike to the 2,291m summit. This ski-touring route traverses an alien landscape of white, passing the fumaroles with yellow sulphur spewing forth from roaring, rocky vents. The route beyond to the wind-lashed peak can be icy and treacherous, but standing atop this iconic mountain with the rest of the world below you is literally the peak of skiing in Hokkaido.

接近峰頂處,噴氣孔噴發出高溫的有毒硫磺氣體。從山體

裂縫中持續升起的雲霧,提醒著人們這座火山的心臟依 然充滿活力。

在旭岳滑雪是一種獨一無二的體驗。在準備下滑之前, 你需要經歷一系列步驟,每個步驟都令人期待感,且逐 漸堆疊。首先需從海拔接近零的山腳開車到海拔1,100 米的纜車站。在這裡準備裝備、購票,然後等待在冬季 期間每20分鐘一班的纜車。你將與多達100位其他遊 客一同擠進纜車廂,站著度過10分鐘的路程。沿途可 見覆蓋著白雪的森林美景,令人屏息。

纜車終點站位於海拔1,600米處,你可能會遇到冰冷的 強風,體感溫度經常低於零下20度。在這樣的高度,天 氣瞬息萬變,晴空萬里可能在幾分鐘內轉為白茫茫一片。

這裡寒冷、多風且氣候狂野,有人會說這裡並不十分友 善。這裡沒有滑雪巡邏員,只有幾條壓過雪的雪道讓滑 雪者可以順利返回纜車站。

正是這些特點使這個地方如此特別。它是野性的;是北 海道山脈的脊樑。

另外最不能忽略的當然還有這裡的『粉雪』。持續地低 溫造就了超乾燥的雪質,這幾乎是這個北海道高海拔 山峰獨有的特色,雪花不像二世谷 那樣經常凝結成團。我記得在旭岳 的幾天裡,穿梭在樹林間,被包圍 在更像是魔幻霧氣而非完美雪花 的環境中。我這輩子經歷過最乾燥、 最深的粉雪就在這裡,相信很多人 也會有同感。

T he restaurant’s most famous dish, the HakuSteak, is a generous portion of A4 wagyu, seasoned with truffle, pepper and Himalayan salt, finished in a Josper charcoal oven. Imported from Barcelona, the oven engulfs the steak in flames of over 600C and creates a crisp, Chicago-style charcoal layer on the outside, while leaving the interior soft and buttery.

I talian restaurant NisekoBion is headed by European-trained chef Naoki Matsuoka. NisekoBion is located in LodgeTONY Niseko, nestled alongside the forest of Izumikyo in East Hirafu. It has been an overwhelming favourite on the Niseko dining scene since opening in 2017.

C hef Matsuoka was born and raised in Chitose, and has worked at restaurants in Singapore and Tokyo. Before that he trained for many years in France and Italy. He has been running "Ristorante e Caffe Nao" in Chitose City for more than 20 years, but has always kept an eye on the world-class international ski resort of Niseko. Thanks to the support of loyal fans who continue to be impressed by Matsuoka-san’s Italian style featuring only local Hokkaido produce that can n ever be tasted anywhere else, he decided to open a restaurant in Niseko.

Chef Matsuoka's speciality is meat grilled over wood fire and charcoal. Carefully selected Hokkaido Kuroge Wagyu beef, venison from female deer, and porchetta pork are baked soft and juicy over charcoal, while taking advantage of the smoke flavour of the firewood. His more than a quarter of a century of experience guarantees the perfect taste.

Chef Matsuoka's cooking style at NisekoBion is different from the orthodox Italian, and Japanese taste is abundantly incorporated. Hokkaido Kuroge Wagyu beef is served with mountain wasabi, oma tuna i s served with Hokkaido sea urchin, and matcha tiramisu is served in a square, wooden masu sake cup at the end of the course. Chef Matsuoka knows Hokkaido and is sure to use only the best local seasonal i ngredients. Therefore, at NisekoBion, there is no a la carte menu, only course meals because he pays close attention to sourcing the best ingredients that can be purchased at specific times. In addition to French and Italian wines, we also offer a lineup of rare Hokkaido wines such as Domaine Takahiko and Norakura.

After a decade of condominium-lead resort development we appear to be in the midst of a slow turn towards lower density land and villa development. Living on the Edge

Niseko’s most spectacular homes these days are built on the most naturally spectacular sites.

There’s no shortage of wild, alpine landscape across Niseko where one can find their own unique slice of paradise. Yet this villa, straddling a cliff and overlooking a mountain stream and forested hillside, is literally right in the middle of Niseko’s resort hub, Hirafu – walking distance to the best restaurants and minutes’ drive from the ski lifts. It goes without saying that sites such as this in Hirafu are exceedingly rare.

The property is the first to be developed in boutique, master-planned estate, Corniche. Looking out into the forest on the eastern border of Middle Hirafu, the estate has plots for just four grand residences along a private, heated avenue with underground power and green space.

Designed by prominent Niseko architect Riccardo Tossani, the estate’s roadway is at village level, but the completed and future villas are cantilevered into a cliff face where the land falls away. This results in just one or two storeys visible above street level, but a total height of up to 22m.

Tossani says it also results in soaring, 6m-high ceilings. “The height zoning allows multiple floors with double-height ceilings and dramatic void spaces,” he says. “Expansive floor-to-ceiling windows enable celebration of light and space –a rare feature in Japan and hallmark of true luxury and commodious living. Abundant use of stone, timber and darker tones integrated with soft, indirect illumination complements the everchanging quality of light and alpine beauty of Niseko’s four distinct seasons.”

Tossani says inspiration came from the old-growth silver-birch forest, the drama of the cliff-edge setting and the breathtaking views. “The quiet of the forest and charm of its burbling stream demanded planning that ensured privacy for the villa’s onsen, stunning views as well as direct access to the river valley below,” Tossani says.

The 580sqm residence has four en suite bedrooms, entertainment rooms, home theatre,

private outdoor hot-spring bath, coldwater spring-fed plunge pool, sauna, gym, wine cellar and elevator. Sustainability credentials include onsen heat exchange, natural spring well and a Tesla Powerwall.

The villa is owned by Masayuki Yamakawa, a plastic surgeon and cofounder of publicly listed stem cell therapy company, CellSource. Also a keen skier, cyclist and champion triathlete, he visits Niseko year-round to ski, cycle and gather with family and friends. His favourite parts of the home are both outdoors and overlooking the stream – the sunken

balcony conversation pit with its outdoor gas fireplace and the rotenburo onsen (natural hot spring) bath.

Designed as a retreat for a large extended family to spend time together in Niseko’s natural surrounds, it’s a peaceful contrast to bustling city life. The motivation to create this unique family home in Niseko was driven by a love of the winter ski season that saw the family returning ever-more frequently and in growing numbers. This has been coupled with the discovery of Niseko’s green season, where the villas have become a regular summer retreat for extended stays.

The interconnectivity of spaces is a deliberate feature of the home, says the family. “We wanted to have wide, open spaces in our common areas with large windows, almost as if the whole bottom floor was one large room,” they say. “This way everyone feels connected even if they aren’t in the same room.”

Nakayama-san says he put a lot of thought into achieving this connectedness, with particular attention to the family patriarch’s central cigar room – a private retreat albeit with 270-degree glass walls providing views into the main living areas and across the exterior deck to the forest. “He said he would spend a lot of time there, so I wanted to make sure it enjoyed interesting aspects to the other main living areas of the house,” Nakayama-san says.

The main villa in particular welcomes nature inside, with the expansive deck providing a beautiful summer outdoor living area. The interior spaces wrap around open-air water and garden features, which become snow sculptures shaped by nature in winter.

HOW MUCH IS THE PROPERTY ACQUISITION TAX?

Property Acquisition Tax is levied on the sale of the property at the rate of 3% of the government assessed value. A notice will be sent within six months after the settlement of the purchase. H2 Christie’s International Real Estate can handle payment on behalf of buyers.

HOW MUCH IS THE FIXED ASSET TAX?

Fixed Asset Tax is levied annually on both land and buildings at the rate of 1.4% of the government assessed value of the property. The tax is pro rated at the settlement and will be paid to the seller.

WHERE THE SHINKANSEN AND HIGHWAY ROUTES PASS THROUGH NISEKO

A 4-hour bullet train trip from Tokyo to Niseko and a highway passing through the region are getting closer. Japan Railways is in the process of connecting its shinkansen (bullet train) network from Tokyo to Sapporo via Kutchan, which is just 10 minutes drive from Niseko’s main resort hub Hirafu.

Current scheduling sees the completion date between 2031 and 2035.

M eanwhile NEXCO (Nippon Expressway Company) is building a highway network that will connect Kutchan with Otaru and Sapporo. Planning is underway for a Kutchan to Niseko Town leg, with possible extension beyond that through Rankoshi to ultimately connect with Hakodate on the southern tip of Hokkaido.

T he map shows where the shinkansen and highway routes pass through Kutchan and Niseko. The only shinkansen stop will be in Kutchan Town. Meanwhile the highway is confirmed to have one exit just to the west of the station, with planning underway for another near Hirafu where Route 5 and Route 343 meet; and another near Niseko Town.

The new highway loosely tracks the current Route 5 from Sapporo through Otaru and Yoichi, entering Kutchan through the forest and farmland between the train station and Hanazono. Current plans then show it passing west of the town centre across farmland between Route 5 and the Shiribetsu River before the Hirafu interchange. It then follows a fairly straight line to Niseko Town, in parallel but slighty west of the current Route 5.

The shinkansen meanwhile tracks straight from Kutchan Station through the farmland behind Max Value, before entering a tunnel between Takasago and the river. From there it runs to the west of Route 5 to about Arishima, where it crosses under Route 5. It then goes under View Plaza, and continues south west away from Route 5 (which veers north-west towards Konbu and Rankoshi) and under mountains towards Kuromatsunai and then towards the coast to the south near Oshamambe.

從東京搭乘新幹線列車前往北海道二世古的交通 即將有突破性改善,預計車程將縮短至四小時,加 上一條新建高速公路也將橫貫該地區。日本鐵道正 積極推動東京至札幌的新幹線路線延伸工程,列車 將停靠倶知安站,距離二世古的度假勝地比羅夫僅 十分鐘車程。根據現行規劃時程表,這項重大工程 預計將於2031年至2035年間完工。

NIKKO HOTEL OPENS ONTO THE BASE OF HANAZONO

A new 234-room hotel, the Nikko Style Niseko H ANAZONO, opens onto the base of the Hanazono slopes this winter. The rooms on the upper two floors all feature private onsen (hot spring baths). The hotel also has a public indoor/outdoor onsen with a sauna, fitness center, Nikko Club Lounge, Café & Bar and the Communal Lobby. Nikko Style is a lifestyle-hotel brand offering “a new style of travelling for people who prioritise rediscovering themselves through new experiences,” featuring “carefully selected local cuisine, music and art”.

Another international-brand hotel for Niseko has been confirmed, with construction starting on a US$40 million Moxy Hotel at Niseko Village. Moxy is a boutique hotel brand offering a modern, mid-range accommodation option aimed at millennials –generally aged 25-40.

M arriott International describes it as “a design-led, lifestyle, moderate-tier brand with a chic, modern, and edgy personality”. The hotel features “Smart rooms” with tech amenities meant to appeal to millennials, like ample USB sockets, fast Wi-Fi and Apple TV. It adds to Niseko Village’s existing properties – RitzCarlton Reserve, Hilton and Green Leaf hotels; Hinode Hills condominium; and Kasara Townhouses.

The brand opened its first hotel in Italy in 2014, and there are now more than 150 around the world. The Niseko property will be the fourth in Japan following the completion of hotels in Tokyo, Osaka and Kyoto. The 310-room, five-storey ski-in/ski-out hotel will be built alongside the Niseko Village Gondola, the main ski lift at Niseko Village. The development cost is estimated at JPY6.59 billion (US$41 million).

NISEKO GRAND HIRAFU

Hirafu is the beating heart of Niseko – a bustling, old-meets-new, East-meets-West resort village unlike anywhere else in the world. This is where Niseko’s first lift was built, and the village has grown around this base over the past 60 years to what you see today. It’s the unofficial hub of the resort and home to the most dining and nightlife, and the widest variety of accommodation.

Niseko Grand Hirafu has a 10-passenger gondola and an 8-passenger gondola that feed intermediate and advanced skiers two-thirds of the way up the mountain. From here, traverse to other lifts and up towards the peak, or head straight down with access to dozens of long, groomed trails and plenty of ungroomed tree runs back to base. Beginners are well catered for with gently sloping family runs at either side of the resort.

Hanazono is situated on the northeast side of Mt. Niseko Annupuri and enjoys an extended season of powder snow. Hana #1, Japan’s most luxurious 6-seater hooded chairlift with heated seats, offers unmatched comfort. The 10-person gondola, crafted by Italy’s Pininfarina, features expansive 360° windows for breathtaking views and provides the perfect opportunity to experience the magic of night skiing.
