General Plan Update

asa Grande is taking a close look at how much water it will need as it grows and creating a new land-use category to boost activity downtown. Those are two of the priorities outlined in the City’s new 2030 General Plan that will determine how land is used in the City and is an important guide for the City’s growth. The General Plan was developed using input that was provided by the public, during public workshops and presentations, as well as the input provided by the Technical Advisory Committee and Community Steering Forum. Arizona law requires an update every 10 years. The new land-use categories include: The “downtown” land-use area will allow “mediumand high-density residential development ... as a tool to energize and promote economic activity in the downtown area,” the plan says. “Downtown has unique development needs and urban character that warranted its own General Plan land use category,” City Planning and Development Director Paul Tice said. “There also is a belief that allowing new medium- to high-residential development in the downtown

area will bolster existing businesses and bring a new vitality and energy to the area.” The new General Plan increases the area classified as “community corridor’’ and provides for more mediumdensity residential developments in the “neighborhoods” land-use category. The “community corridor” land use category is intended for “arterial corridors and key intersections where we want the new development to contain a mix of commercial, service and higher-density residential uses,” Tice said. “Additionally, development within the ‘community corridor’ land use category is intended to have a specific urban design and character where the buildings are pulled closer to the street to create strong pedestrian connectivity and to make the building architecture the prominent design element. “The ‘community corridor’ land use category has been applied to portions of Florence Boulevard, Pinal Avenue, Cottonwood Lane and Trekell Road,” Tice said.
