I

n the beginning of the 19th century, Chinese men from the Hokkien District of China decided to leave their hometown in order to discover fortune in a new land. Though it was a dreadfully long journey by boat that even took lives, those who survived the trip found themselves destined in the land of Jungceylon, today known as Phuket Island. The Hokkien people soon after began tin mining as they settled themselves into a better way of life. Some even became very wealthy and notable for their efforts. This group of Chinese migrants began to marry and mingle with the locals bringing about descendants of mixed ethnicity known as “Ba Ba”.

ity culture besides that of Bangkok has taken place in cities in Provinces all over the country such as in Phuket, Hat Yai, Nakorn Ratchasima, Chiang Mai etc. In city culture, having a location near the center of town is very important. However, there is generally very limited space within town causing most people to look to the suburbs for a place to live. Living in the outer rim of town means longer commute time which requires earlier mornings and later drives home in the evening. Therefore, most businessmen and working-class citizens choose to buy a condo due to its limited use of space and convenience. However, buying and selling a condo has its concerns as well as many know. The main concern is that condos don’t have a land deed.

For cases in other provinces, how can we examine the land rights for construction, renovation or demolition? What rights do we have to remodel a project?

Phuket Times is here to give you the answer.

For those looking to buy and sell a good deal condo, you may be concerned whether the condo rights have a land deed attached. However, such rights are actually backed by a form known as “Condo rights book or ‘O Cho’” which gives rights to buy, sell and lease out a condo in which we own just like a house or land that we have a deed to.

However, how are you able to know whether the condo we are pleased with was built with correct permits and documentation. Generally, condos must be built on only land that has a proper deed.

You can photocopy the deed or project plans with the deeds number I.D and if we still aren’t sure if the condo has other contracting bonds such as a mortgage or if the deed is a fake, you can present the photocopy to the local Offices of Land and Property to verify. In addition, you can also examine information concerning the ownership of the original project as to whether it is from an individual or corporate body or if the project was properly registered for trade. Such examination can be done at the Department of Trade Registration, Ministry of Commerce or the Provincial Offices of Commerce. Also, examining the condo’s room before signing the ownership contract is very important.

Another big topic of concern for many is when buying can you be promised more than the air inside? Though you don’t yet have 100% ownership, what can you do if the project seller does any offense or the condo is not as advertised? You can

in fact bring that advertisement as evidence to court and plead your case. Also, if an expected event occurs to the condo or if there is major renovation, the corporate body will present an “insurance deposit” in order to compensate you. However, in the case of demolition, you can sell the land and share the profits thereof.

Most reading this will likely be relieved to know that buying a condo actually does give you rights to more than the air within the room. You do receive ownership and the right to remodel according to law.

orperate Social Responsibility (CSR) is showing responsibility towards society as a whole.

Most people find CSR to be quite irrelevant thinking they must join some community project or the CSR project within their company. But most company’s CSR projects are held only once a year. Therefore, it seems there is little opportunity for citizens to contribute to their CSR. Generally, company projects are aimed towards helping the poor, providing education for underpriviledged children, donating money or equipment to distaster victims etc. I must say that all of these projects are definitely good.

“For a long time I have asked myself the question, do we really have to wait for a once a year opportunity to do good things for our society?”

Personally, I think that CSR is much easier than a once a year opportunity. The first thing for CSR that we can do is quite simple and that is to conserve water and electricity.

Fresh water resources in Phuket continue to drop continually and if we don’t focus on conserving water soon, we may face a shortage in the future. This is why it is so important to use our water economically and besides helping the community it will save you money as well.

Also, another thing that is very relevant that most look over is trash. If we count the cost of waste management in Phuket, it takes an investment of as much as 1 billion Baht per year. This is mainly from the cost of building waste burning factories and upgrading such equipment. There is also trash burial and transportation costs as well.

However, Phuket’s waste management system is still at a critical level. There has even been talk of creating a powerplant from waste energy. This would mean great increase in pollution while Phuket is fully driven towards the tourism industry.

The big problem with this is, who is willing to have waste burning powerplant built by their own home?

Therefore, we need to really get serious about our waste management considering “Waste problems are critical to Phuket”. There should be promotion of trash categorizing and correct disposal procedures in every area from the home kitchen to the government buildings and everywhere else. Corperate Social Responsobility (CSR) หรื อ “ความรับผิดชอบต่อสังคม” นัน้ หลาย ๆ คนอาจจะมองว่าเป็ นสิง่ ทีอ่ ยูไ่ กลตัว เพราะต้ อง สละอย่างน้ อยๆ ก็เรื่องของ “เวลา” ทีไ่ ปเข้ าร่วม โครงการอะไรสักอย่างหนึง่ หรื อบางคนอาจมี โอกาสได้ ร่วมโครงการ CSR กับบริ ษัทที่ท่าน ท�ำงานอยู่ ซึ่งก็น้อยมากอยู่ดี เพราะแต่ละปี บริ ษัทจัดโครงการ CSR เพียง 1 หรื อ 2 ครัง้ เท่านัน้ ดังนัน้ พอจะพูดได้ วา่ คนส่วนใหญ่ใน สังคมมี “โอกาส” ไม่มากนักที่จะได้ ท�ำอะไรดี ๆ เพื่อสังคมของตัวเอง!! นอกจากนันมั ้ กจะพบว่า โครงการ CSR ของบริ ษัทต่าง ๆ มักจะมุง่ เน้ นไปที่การอุดหนุน ผู้ยากไร้ , การศึกษาของเด็กด้ อยโอกาส หรื อ แม้ แต่การบริ จาคเงิน หรื อมอบสิ่งของให้ กบั ผู้ ประสบภัยต่าง ๆ กล่าวได้ วา่ ทุกโครงการเป็ น สิง่ ที่ดีทงสิ ั ้ ้น “นานมาแล้ วเคยมีค�ำถามเล็กๆ ภายในใจ เกิดขึ ้นกับผม นัน่ คือ การท�ำสิง่ ดีๆ ให้ กบั สังคม ของเราเอง จ�ำเป็ นด้ วยหรื อที่ต้องรอโอกาสท�ำ สิง่ ดีๆ เพียงแค่ปีละครัง้ ??” โดยส่วนตัวผมแล้ ว CSR เป็ นสิ่งที่ ง่าย มากกว่าการรอโอกาสท�ำดีเพื่อสังคมปี ละครัง้ สิง่ แรกทีง่ า่ ยทีส่ ดุ เลย ครับ “ช่วยกันประหยัดน� ้ำ ประหยัดไฟ” เพราะทรัพยากรน�ำ้ จืดในภูเก็ต บ้ านเรา ยังคงเป็ นปัญหาเรือ้ รังซึง่ โผล่มาให้ รับรู้

กันแทบทุกช่วงหน้ าแล้ งของแต่ละปี และยังคงไม่ได้ รับการแก้ ไขอย่างจริ งจัง จึงอยากให้ สงั คมภูเก็ตรับ รู้ไว้ ด้วยว่า น� ้ำจืดเพื่อการบริ โภค-อุปโภค ของบ้ าน เรานันมี ้ ปริ มาณที่จ�ำกัด มีต้นทุน และไม่เพียงพอ ด้ วยซ� ้ำไป ต้ องใช้ กนั อย่างประหยัดและเกิดความ คุ้มค่าที่สดุ นอกจากจะดีตอ่ สังคมแล้ ว มันยังเซฟ เงินในกระเป๋ าของคุณได้ อีกด้ วย ในส่วนของ “ทรัพยากรไฟฟ้า” จริงอยูว่ า่ มนุษย์ เราสามารถผลิตพลังงานทดแทนได้ จากธรรมชาติ แต่เรายังต้ องน�ำเข้ าพลังงานไฟฟ้าจากประเทศ เพื่อนบ้ าน เพราะก�ำลังการผลิตไฟฟ้าของประเทศ ไม่เพียงพอต่อความต้ องการใช้ ที่มีแต่จะเพิ่มมาก ขึ ้นเรื่ อยๆ เพื่อรองรับการเติบโตทางเศรษฐกิจใน ประเทศ ในขณะเดียวกันปริมาณการใช้ ไฟฟ้าอย่าง สิ ้นเปลืองก็เป็ นอีกหนึง่ สาเหตุสำ� คัญทีท่ �ำเกิดภาวะ โลกร้ อนเช่นกัน นอกจากนี ้ อีกอย่างหนึง่ ซึง่ เป็ นเรื่ องใหญ่ใกล้ ตัวที่หลายคนมองข้ าม คือ “เรื่ องขยะ” หากนับ เฉพาะการจัดการกับขยะในจังหวัดภูเก็ตก็มีต้นทุน ให้ เห็นร่ วม 1 พันล้ านบาทต่อปี ทังที ้ ่เกิดจากค่า ก่อสร้ างโรงงานเผาขยะและอัพเกรดเพิ่มศักยภาพ อย่างต่อเนือ่ ง ค่าระบบฝังกลบ ค่าระบบจัดเก็บและ ขนส่งขยะไปยังโรงงานเผาขยะของแต่ละองค์กร ปกครองท้ องถิ่น ที่ส�ำคัญระบบก�ำจัดขยะที่ใช้ อยู่ ในปั จจุบนั ถือว่าอยู่ในขันวิ ้ กฤตแล้ ว เริ่ มมีการพูด ถึงการตังโรงงานผลิ ้ ตไฟฟ้าจากขยะกันแล้ ว แต่นนั่ ก็หมายถึงการกระจายแหล่งผลิตมลพิษไปยังท้ อง

world acclaimed artist, Mr. Patrick REDL Wehrli (or simply known as REDL), he has created a graffiti art which spread over the 1.2 x 7 metre wall, under the theme of lively sea creatures in the underwater world.

REDL is very pleased to work on this masterpiece recently, at the on-site Mai Khao Marine Turtle Shelter and Education Center, JW Marriott Phuket Resort & Spa.

n March 14th at 11am, Mr. Phakphong Thawiphat, the Governor of Phuket, was the main speaker in the grand opening of the Thai Catering Restaurant at Phuket International Airport. Sub-Lt. Thani Chuangchu the Director of Phuket International Airport presented a flower vase to Mr. Sumet Damrongchaitham the Chief Director of Thai Airways Ltd. Co. in celebration of Thai Airways remodels its “Thai Airways kitchen” with a new look and atmosphere that provides the latest in service.

Both food and beverage menus have a variety of unique Thai dishes including original local southern Thai dishes. The restaurant is open for business under the name “Thai Catering” on the 3rd floor of the Domestic terminal in the Phuket Airport.

Mr. Phakphong Thawiphat shared “I would like to thank Thai Catering Restaurant as it has been high standard restaurant in Phuket Airport for over 29 years now. Today, they have upgraded to a new look and have chosen Phuket as the first “Model” of the new style in Thailand. I believe this is a very smart choice since Phuket has very delicious local food as commended by UNESCO as the Creative City of Gastronomy and in fact is the first town within the ASEAN nations to gain this title. I would like to encourage everyone to come out, show support and taste the great food here.

Thani Chuangchu, the Director of Phuket International Airport shared “On behalf of the airport administration, I am both proud and happy to see Thai Airways partner with Phuket Airport for 30 years. I think most know that passengers are most impressed with the restaurant’s food, especially their “crab curry on rice noodle” dish that is wellknown among Thai Airways customers. hich is used to describe those who are half Chinese half Malaysian or Indonesian. If a boy, they will be called “Ba Ba” and if a girl then “Yon Ya”. In Singapore and Malaysia however, the word Pheranakan is more often used.

Phuket dress is a beautiful mix of different cultural influences. Today, Phuket still preserves the Chinese Ba Ba style of dress though making slight adjustments to fit todays society. Originally, the Ba Ba style dates back over 100 years ago.

Bridal Dress The bridal dress and hair style are very similar to the Kahapatani style. Though it can be distinguished by the different type of lacing and flax knitting used. The fabric is colorful batik and the hairdressing is adorned with a crown of flowers made of gold with diamond and gold pins setting the hair. The earrings are called Raya and the necklace is Lantepai. At the chest, the dress is embroidered with golden pins facing upward like stars shining around the golden neckless. The rings, bracelets and anklets and Pakdin shoes are all well adorned. As for the groom, he will where a western style suit but still have a necklace or collar pin as well.

on of the Phuket people that are known aya Peninsula are known as "Pheranakan" Ya Ya Dress This is a less formal outfit made with lacing or Rubia flax. The outfit is long-sleeved, tight around the waist with patterns at the neck, blouse end and wrists. The front of the blouse is long and pointed reaching down to the hips. The collar is flat and often has a golden pin or clasp with diamonds that attaches to the golden neckless.

Today, most Ba Ba outfits use batik fabric in order to support the workmanship of the local housewives in the community.

Thao Kae Niao Outfit- Nai Hua Ying The Unique Identity of the Phuket People Nai Hua Ying in local Phuket speech is used to describe a boss or business owner. The outfit is worn for important ceremonies described as an outer layered gown with an inner layer high-necked long-sleeved blouse beneath. Made with batik fabric, the outfit’s gown is knitted with Rubia flax and Muslin cotton patterns. The sections are pinned together with multiple large pin clasps. The Kosang outfit will have 3 anklets with Pakdin style shoes and beaded hairdressing. The hair will be set in a high bun pulling hair tightly back.

The single high bun style is called “Eboi” while the broad bun style is called “Epeng”. The bun is tied in the shape of a snail shell with jasmine flowers or buds wrapped around the bun and pinned with a golden pin.

The event w a s h o n o r e d b y M r. Wa t c h a r i n Patomwathanaphong the Deputy Chief of the PPAO acting as the Provincial Mayor reporting the event. The event was also joined by Mr. Thira Jiasakul the President of the PPAO, the Phuket Provincial board and members, Mrs. Sithinee Thawiphat the Head of the Phuket Red Cross, Mrs. Pathama Rujeewong the Director of Religious Promotion Group under the Phuket Provincial Culture Offices, Mrs. Karaticha Wathanaphan the Secretary of the Executive Board of the Thaothepkrasattri Foundation, Mrs.

Thanayarat (Jee Kee) Atchariyachai a former member of the Phuket Assembly, Government leaders, related departments, mass media and many citizens.

This year, he PPAO organized this event as a theatrical representation of Phuket’s history. The presentation used even more advanced sound and lighting than previous years which is thanks to the Governor of Phuket, District Chief, the Thepkasattri Municipality, volunteer

The presentation was preformed from March 13th-15th 2019 from 5pm to midnight. The atmosphere is filled with cultural art displays and representation of traditional local lifestyle. There was also local Phuket food provided by OTOP. The event also included activities such as shadow puppet theatre, traditional Rong Ngang and Manora dance and many other artistic presentations.

1.WAT BAN RAI IN NAKORN RATCHASIMA Located in Daankuntod District of Nakorn Ratchasima, Wat Ban Rai is a sacred ground amidst a large 30 rai lake. The Bhuddist architecture style of the large temple is based on the history and teaching of a variety of different monks. The temple is also the first religious and culture tour site established in Thailand.

2. WAT SIRINTORNWARARAM IN UBONRATCHATHANI Also known as the Temple of Light because as dusk falls an image of “the Light Tree” is visible, that is a Pink Cassia tree. The wall mural on the back of the temple sanctuary is best seen during 6 – 8pm. The tree image is similar to that seen at Chia Thong temple in Luang Prabang. TOURISM NEW SAFETY STANDARDS FOR “UNSEEN” PHUKET’S AIRPLANE LANDING SELFIE SPOT
