10 PERKINS EASTMAN BIOTECHNOLOGY LABS
The Harlyne J. Norris Research Tower (HNRT) is a ten-story biomedical research facility for the University of Southern California School of Medicine. The research laboratory is located adjacent to the USC Norris Comprehensive Cancer Center in the heart of USC’s Health Sciences Campus east of downtown Los Angeles. The building is linked to two existing research laboratories, and that linkage gives form to the massing of the facility. The primary function of the building is to provide “incubator laboratory” space, which creates opportunities for collaboration between the University and private industry in the development of new treatment therapies and modalities, while shortening the “bench to bedside” interval. The building houses a variety of wet bench research programs, dry bench research programs, shared core laboratories, administrative spaces and a conference center. The individual research laboratory modules were designed to provide maximum flexibility due to the frequent changes that occur year to year in research programs, investigative focus and grant funding.

Perkins Eastman designed the Telemedicine Resource Center and Rural-PRIME Facility, a four-story building located in the center of the UC Davis Medical Center campus. The facility’s innovative use of telecommunications tools aid the delivery of clinical services. This increases access to health care and helps advance healthcare delivery. This is important for areas of California where physician shortages are a persistent problem. The Center is comprised of three primary program elements: the Telemedicine Learning Center (TLC), the Center for Health and Technology (CHT), and the Center for Virtual Care (CVC). These Centers are equipped with state-of-the-art research laboratories, audiovisual laboratories and clinical simulation laboratories.

Dock 72 sets the tone for 21st century manufacturing in the digital age – a laboratory for the production of ideas and innovation for TAMI (technology, advertising, media and information) startups and businesses. Dock 72 is a mixed-use building located on the shoreline of Wallabout Bay in the Brooklyn Navy Yard. The building provides labs and office space catering to the rapidly emerging technology and creative industries in Brooklyn, and is one of the largest New York City commercial buildings to be built outside of Manhattan in decades. It has a state-of-the-art labs and Class A office infrastructure with 14’ floor-to-floor heights and 8’ of vision glass with unobstructed views of Manhattan and Brooklyn while providing light and space throughout the building. Amenities totaling 35,000 sf include first floor specialty food and beverage service, a second-floor fitness center with health and wellness programming, a rooftop conference center with sun deck, and outdoor recreation facilities including a basketball court and lawn.

The four-story, 120,000 gross square foot lab and office building is designed as a flexible, missioncritical and productive facility. Township 9 brings together laboratories, offices, and a conference area to encourage innovation, collaboration and discovery. The building is flooded with natural light, just one of its clever design features to reduce its energy usage. Generous floor plates allow not only the equipment and mechanical systems to be fully integrated and coordinated, but also permits potential tenants to organize their labs and offices in as many configurations as possible and to optimize critical adjacencies. This flex lab/office building in the heart of downtown Chapel Hill is the culmination of the revitalization of East Rosemary Street, which includes a new municipal parking deck and the renovation of the former NCNB office building. It is designed with floor loading, column bays, and mechanical infrastructure to create highly flexible lab and office space for a wide range of tenancy. The exterior architecture will be a modern expression that is sensitively articulated in its scale and detailing within the context of a historic college town. The development includes a significant upgrade to the public realm surrounding the site, including streetscape and green space. Once completed, this development will create necessary lab and office space for both university and private research initiatives in close proximity to the University of North Carolina campus. It will establish downtown Chapel Hill as a vibrant center of research and innovation.

This restoration and overbuild project In the heart of Downtown Brooklyn brings a new creative office work and bioscience research environment to the center of a revitalized mixed-use downtown. Consisting of three existing buildings build over the past 140+ years, the scope includes the demolition of approximately 180,000 gsf leaving roughly 680,000 gsf of existing building to remain. Another 270,000 gsf of new floor area is to be constructed in either new ground-up construction or overbuild on the existing structures. Macy’s will consolidate their uses in the existing building within the first-fourth floors as well as the three levels below grade. The developer’s laboratory / office tenants will occupy an estimated 512,000 gsf with the majority on fifth-fourteenth floors. This will be divided as roughly 300,000 gsf in renovated space and 200,000 gsf in the new portions of the building. Green roofs put “science on display” and are accessible for researchers to utilize the attention-restoring capacity of nature.

The Life Science Center at Fordham Landing represents New York City’s opportunity to become the preeminent location for regenerative medicine, advanced therapy and other similar life science companies. The17-story, 650,000 sf Life Science Center will include research labs, offices, basic science (traditional) labs, Cell and Gene Manufacturing Facility (cGMP) and conference space with attendant retail. Unique to the Life Science Center is the 85,100 square foot state of the art conference center designed to host and broadcast important scientific, biotechnology and related society events.
The Life Science Center is an important component of this urban renewal project. Perkins Eastman is providing full master planning services for Fordham Landing, the “Gateway to the Bronx” to create an accessible and attractive place for the people who live and work there.

The Park Sixty is a conversion of a 15-story modern office building (1962) into a 157,000 sf medical and research facility with a retail / commercial space on the first two floors. The organization of each floor is based upon a functional laboratory module. Typical concept floor plans organizing lab, lab support, administration, and building support were developed based upon the lab planning principles. The open, contiguous lab plan provides for the flow of staff and specimens throughout the lab without having to move outside the protected environment of the laboratory space. Lab support is contiguous with the lab area it serves, minimizing redundant circulation and maximizing usable bench space. In addition to the functional advantages provided by this planning approach, the open lab will foster collaboration and communication among section personnel that might otherwise be “siloed” in a more sub-divided layout. The typical plan is developed to maximize transparency between lab & computational areas and to provide natural daylight in the maximum amount of floor area.

Biotechnology has emerged as one of the key industries of the new century. Despite New York City’s plethora of world-class medical talent, the industry has been constrained by the city’s limited space for commercial research. Perkins Eastman provided a design for the East River Science Park that made a significant contribution toward ensuring New York City’s role in the future of biomedical research. Located between Bellevue Hospital and NYU School of Medicine, the new 6.7-acre campus accommodates 1.5 million sf (139,356 sm) of state-of-the art research laboratories. The plan is focused on a new campus commons that provides addresses for three new lab buildings and follows the East Side’s tradition of great open spaces. It also creates strong pedestrian links with the surrounding neighborhood, and between Bellevue and NYU’s Tisch Hospital, to establish the new development as the true heart of the East Side’s biomedical corridor.

Steven Gifford acted as Principal in Charge for this project prior to joining Perkins Eastman. The Alexandria Center for Science & Technology at East River Science Park is an 870,000-square-foot center for commercial bioscience on Manhattan’s East Side. The Center aims to boost New York City’s biotech industry and create a thriving intellectual and social space with spectacular views of the East River waterfront. The design reflects the idea that some of the most successful working environments are characterized by collaboration, the active exchange of ideas and respect for their surroundings. The interconnectivity of public and private is a key component of this striking design. A variety of spaces, some busy and active, others ideal for quiet introspection are all designed to encourage scientific breakthroughs. The Winter Garden—a crystalline pavilion connecting the two primary biotech facilities—acts as the conduit between the East River Science Park and Bellevue Hospital and functions as a display space.

In order to create a lively urban destination, Perkins Eastman emphasized placemaking in the design of the site’s master plan. A variety of outdoor spaces create attractive places that provide the community and its visitors an enjoyable and enriching experience. The design of the site’s structures focuses on the pedestrian’s perspective, creating a family of buildings along the Wharf, each with its own identity, resulting in a captivating street-level environment.

The new Memorial Sloan-Kettering David Koch Center for Cancer Care features a “Rapid Response Laboratory” which serves as a “STAT” lab for quick turn-around clinical testing, as well as the staging and shipping of patient specimens for routine testing at the main hospital campus. The facility includes a Blood Bank Depot & Cell Product Depot for the receipt, staging and internal distribution of blood & cell product for patient infusion. Planned as an open contiguous laboratory using a standardized lab bench module for both open lab & support areas, the design minimizes extraneous circulation and yields optimal usable testing bench and equipment space. With the use of a flexible, mobile casework system and overhead “plug & play” utilities connections, this design affords enormous flexibility and adaptability to changes in equipment and allows for easy reconfiguration of the space in response to the changing needs of Laboratory Medicine. The project includes Dermatopatholgy, Hematopathology & Cytopathology Laboratories for receipt of specimens, processing & microscopic evaluation of skin biopsies, blood smears & bone marrow aspiration biopsies, and fine needle aspiration biopsies.

The Simons Center is a world-class sustainable mathematics research and physical sciences facility representing the convergence of cutting-edge ideas between geometry and physics. Its main goals are to create a dynamic environment for interaction, academic study, and collaboration between the two schools of thought. Unlike adjacent buildings, the new Center is used primarily for faculty members, post-doctoral, and graduate students and focuses on faculty offices and discussion spaces more than instructional space. The design took cues from prominent research institutions and innovative companies that share similar functions in interdisciplinary thinking, collaboration, and research. Programmatic elements include a 250-person lecture hall/auditorium, office space, seminar rooms, a multi-story atrium, a wide-variety of small group study spaces, and open discussion areas. As the nexus for the school’s programs, the building itself is a prominent, technologically sophisticated gateway on the campus that employs sustainable strategies that achieve LEED Gold certification.

The renovation and addition of the Michelson Center for Physics provides theoretical and experimental physicists a collaborative, future-forward facility on the University of Chicago campus. Originally completed in 1964, the rigorously symmetrical structure could not accommodate the programmatic needs of the University’s multidisciplinary physics research. In response, Perkins Eastman completed a two-story expansion, comprehensive gut renovation, and a complete new enclosure to transform the monolithic building into an inviting new institute.
To achieve the balance of individual focus and group work necessary to the learning process, Perkins Eastman incorporated a variety of collaboration areas as well as flexible experimental labs and workspaces within the building. The design encourages connectivity and strengthens intellectual discourse between the two branches of physicists, who are co-located at the university for the first time in decades.

This new translational research and academic facility fosters state-of-the art research in the treatment and prevention of pediatric and adult diabetes in collaboration with patient care and community education. To encourage this interaction, open, flexible laboratories connect to the clinical research and patient care environments through communal spaces. In addition, a large open circulation stair, populated with small conversation zones, encourages interaction between the ground-floor education and community outreach functions and the upper floors, visibly promoting the interactive and health-oriented mission of the translational environment. Specific program features include classrooms; a 350-seat amphitheater for school and community lectures; and an entire floor for future bench research, providing wet laboratory space, animal research, laboratory support functions, and administrative area.

The new 108,000 sf, three-story Unified Science Center and Health Sciences Center houses stateof-the-art teaching and research labs for various disciplines in the sciences—for example, applied physics, biochemistry/ molecular biology, marine science, sustainability, organic chemistry, anatomy and physiology.
The new facilities will provide Stockton students research opportunities that far exceeds any other experience they may receive at another university. The research collaboration that Stockton students receive prepares them for graduate school or their field of study. The Physics research facility holds a new Atomic Force Microscope (AFM). The AFM provides research students and cross-curriculum faculty the ability to create images of atoms and map the surface structure of materials. The greenhouse contains three temperature zones and four sections: tropical, desert, main collection and research/class.

Perkins Eastman’s design bridges academic programs with the clinical experience and expands Rutgers’ ability to prepare for a new generation of science and nursing leaders. The primary interior circulation parallels the city grid and is repeated on all four levels of the building. Along the southwest façade this “student street” provides access to major learning spaces, opportunities for collaboration and socializing, and views overlooking a park. The biology and physics laboratories provide both research and teaching spaces. Places for quiet individual study drive the design and create environments for small groups to collaborate on assignments and for large gatherings to celebrate accomplishments and share information. A combination of open stairs and two-story volumes reinforce the visual and physical connections within the building. The design reveals the vitality and content of the academic programs and promotes community among the users. The building was designed to LEED Silver standards.

Perkins Eastman is designing and outfitting the new headquarters of Volastra Therapeutics, a New York City based biotechnology company dedicated to developing therapies that focus on endoplasmic reticulum (ER) stress pathways in multiple diseases, such as cancer. The 10,000 square feet state-of-the-art space will contain dedicated wet labs, dry labs, and conference rooms, collaborative research spaces with minimal distraction or “huddle rooms” and administrative spaces. A central “write-up” room is accessible by researchers and scientists for analyzing data, writing up experimental reports, summaries and preparing for presentations. With open views and sunlight, the location allows for data and progress in drug discovery research and development to be communicated frequently to teams and departments to function effectively. The new headquarters of Volastra in the Mink Building is designed for growth, flexibility and transparency with the capacity to accommodate over 50 employees over a 5-year period.

The Office of the Chief Medical Examiner in New York City performs more DNA analyses than any other public laboratory in the country. Anticipating the full use of DNA testing not only in solving crimes but for supporting law enforcement in general, the Medical Examiner determined that a new standalone DNA Forensic Biology Laboratory was necessary. The state-of-the-art DNA facility houses numerous forensic laboratories of various complexities, such as: a casework analysis lab to identify perpetrators; an exemplar lab to process both people known to be at the crime scene and paternity samples; a high-sensitivity lab for property crimes; an in-situ lab for ascertaining if genetic defects causing death have been transmitted within a family, and a mitochondrial lab for body identification and missing persons cases. The facility also houses a scanning electron microscope, biochemistry and immunohistochemistry labs, quality control/quality assurance labs, training labs, and research and development labs, in addition to support space comprising office, archive storage, evidence holding areas, conference center, and subterranean parking.

The scope of the project covers several floors of small, outdated and enclosed laboratories for a combined 33,000 sf multi-level rehabilitation and conversion of core laboratory, research facilities as well as teaching and administrative facilities. An existing floor space of approximately 10,969 gsf was converted to a wet lab, accommodating simultaneous and separate ventilation and utility connections at individual lab modules to ensure the reliability and accuracy of results as well as occupant safety throughout the space. The 4th floor rehabilitation at 11,000 sf includes an open research wet lab dedicated to performing neuroscience research; faculty and administrative offices, staff work areas, and support spaces. Laboratory spaces comprise animal testing, two photon microscopy, tissue culture, equipment and storage support rooms, a break room, and an accessible toilet with shower. Finally, the 8th floor (11,000 sf) rehabilitation houses a new independent vivarium with equipment and appropriate support space.

This mission-critical project required an update to the Transfusion Medicine Department, a new Apheresis center, new Cell Therapy laboratory space designed to current Good Manufacturing Practice (cGMP) Standards, Blood Bank renovations, and office and support spaces. The efficiently organized 1,250 sf Apheresis center consists of 4 patient bays, including one with a door for added privacy, a blood draw station, physician and nursing work areas, soiled utility, clean supply rooms, one office, reception, and patient waiting area. Thoughtfully considered finishes provide for patient comfort and staff conveniences. The cGMP laboratory will consist of a standard Bio Safety Level 2 (BSL2) central support lab between two cGMP classified and Isolation class 7 cell therapy laboratories. Within the area of renovation, the adjacent blood bank will be mildly updated and increased by 150 square feet to incorporate new equipment, and new support functions for the GMP laboratory will include office space, maintenance / storage, and CO2 tank closet.

The new dynamic Digital Hub workplace serves as the new prototype for its operations. It provides a creative environment for new product development, product research, marketing, and cocreation with outside companies and the local institutional community. The space promotes connectivity and collaboration by providing free-address, desk sharing, and alternative work settings—crucial requirements to attract and retain top employees. A cue from Philips’ expertise in the respiratory market is reflected in the ceiling and partitions, which is designed to appear as though it is “breathing”—a metaphor for the type of important product development occurring in the new workplace.

The Research Triangle Park Center (Park Center) is a bold new vision that repositions the Research Triangle Park (RTP) as the “campus and workplace of the future.” This urban center for the RTP is an exciting new live-learn-work-research-shop-play environment that is more sustainable and attractive to a new generation of workforce. It combines residential and retail space with an office workplace in a compact and walkable setting. Nature has always been a significant part of the landscapedominated, quiet, clean, suburban office park environment at RTP, but now it is no longer just a backdrop. At Park Center, nature and landscape become a central theme. A new urban park at the center of the proposed new development becomes the gateway to a regional park system that runs through all 7,000 acres of RTP, connecting all the RTP companies via trails and bikeways. Perkins Eastman developed a concept plan for the future of the Johns Hopkins Belward Research Campus and surrounding greater Shady Grove Life Science Center as part of the Vision 2030 for the Shady Grove Sector. The planning and urban design process resulted in a conceptual plan that offers a new vision for the development of state-of-the-art applied research in a thriving, mixed-use community. The new vision for the community addresses land use; transit-oriented development opportunities; parks and open spaces; traffic and transportation; and issues of livability and mixeduse development. The success of this campus depends not only on the creation of new research facilities, but also on a commitment to smart growth and sustainability and on the creation of a new “place” within Montgomery County. The Montgomery County Council approved the plan. The First Phase includes 500,000 gsf facilities for the National Cancer Institute.

Perkins Eastman devised an ambitious and achievable master plan for the Mayo Clinic Destination Medical Center (DMC) that transforms the downtown skyline and streetscape, and makes Rochester a true destination city. By creating a 20-year multi-phase plan that is marketdriven and flexible, the design has positioned DMC to incrementally embrace and leverage the evolving characteristics, demographics, and development opportunities that its hometown has to offer.
