The Eternal Sunshine of Max’s Mind

By Maximilian Barteau Chamber President

L

ate last month, I was given a copy of The Spectator by our inimitable and self-described “Chambermaid,” Monica Nolan. There was nothing notable about the issue other than the entire thing was worth reading. Ironically enough, I had just finished re-reading a compilation from one of their most popular essayists and have been revisiting the Spectator Annual from 1993. I am, there can be no question about it, an unabashed historian and academic, albeit one thrust into the “real” world of business, rather than the proverbial ivory tower. And in truth, I enjoy the action in the trenches as much as the view from the lofty perch of intellectualism. Amongst experts on the economy, who by the way, have about the same track record for accuracy as the local weatherman, there seems to be an inordinate amount of time spent on this ephemeral and elusive notion of “consumer confidence,” as if confidence alone will keep the lights on or pay the mortgage. 2012 is here, it’s a New Year with all its resolutions and hope, so spending a moment on attitude is a worthwhile endeavor. People talk about having a “positive” attitude and I can appreciate that sentiment to a degree. For instance, I was positive the

INSTALLATION from

housing market couldn’t be sustained in 2006 and 2007. I am equally positive that Barack Obama is neither Ronald Reagan nor Bill Clinton, both of whom I miss primarily for their sense of theater. Also, I am positive that neither Mitt Romney nor Newt Gingrich has any clue how to lead a country, let alone this one, and that for pure entertainment value Ron Paul – though clearly insane – would be a vastly superior choice for President. I’m positive that’s all a president is really good for anyway. And Supreme Court justices, I suppose. On a more serious note, I am optimistic about 2012 and perhaps that’s what all these experts are trying to gauge. After several years of transition due to budget cuts and membership attrition due primarily to the economy, your Chamber of Commerce has emerged stronger than ever, in large part thanks to the leadership over the last two years of Kelley Conner. In a dark time when “consumer confidence” was a bygone dream and optimism a vain pretense, she was a beacon of light and the Chamber leadership group, ably aided and abetted by Judy Clemens, Bjorn Karlman, and Pam Hartley, put our heads down and our hands to work. We have managed to survive those trying years, so now is the time to lay a solid foundation for the Paradise Ridge that will see us into 2020 and beyond.

“We Take Business Personally” One of the comments we have heard repeatedly is something in the vein of, “I opened a business and the Chamber never contacted me.” Although it is tempting to get defensive and cite all the valid reasons this could have occurred, there is truth in every criticism. This year, we are committed to making, maintaining, or re-establishing relationships with as many businesses as possible. To this end, I am encouraged by the

excitement and willingness of Trish Weir and Nancy Eaton to step up and take the lead on re-invigorating the Chamber mixers (now called “Chamber After Hours”) and the Business Networking Lunches. They are committed to giving these events new energy and making them both enjoyable and beneficial for our member businesses. You can expect new venues, new programming, and even more opportunities to network with your fellow Chamber members.

“Economic Development” The notion of “economic development” is yet another buzz word amongst the intelligentsia that sounds noble and important, but one that, if we are being honest with ourselves, no one really understands. Much of the problem comes from pursuing “economic development” on its own terms, which is to seek the end result. Successful economic development is the by-product of a number of factors, including public participation, a thriving existing business community, and substantive partnerships among the private, public, and quasi-public sectors. On this front, we have long-standing leaders in the business community like Jackie Gitman chairing a committee on “Business Training & Development” with stated goals to (1) help improve the success rate of start-up businesses; (2) promote and provide continuing training and education opportunities customized to the needs of the Paradise business community; and (3) encourage mentoring, sharing, and advising between and among Chamber members, both old and new. She will be joined on this committee by new Board member, but longtime community member Kimball Shirey as well as new Board member and CEO of Feather River Hospital, Kevin Erich. From the public sector, we have solid leadership in this area in Town Manager Chuck Rough and Assistant Town Manager

The Town, the Hospital and the Chamber are committed to Buy Local programs bringing music, local talent, merchants and shoppers together to keep dollars on the Ridge. Ms. Conner also acknowledged The Paradise Post for its support and expertise in the production of The Ridge Business Journal. Membership Services Administrator Monica Nolan Introduced the 2012 Ambassador Team: Gail Holmes, President, Mary Kay Cosmetics; Dana Gajda, Secretary, Eye Life Institute; Bonnie Bryan, Author; Michael Cooper, Law Office of Michael W. Since its launch on December 14, also features a comprehensive community calendar that not only drives traffic to Chamber member businesses but provides essential community service. Its year-at-aglance feature aids the community in planning events. Awards were bestowed, with former Paradise Ridge Chamber of Commerce Executive Director Ed Salome receiving “Ambassador of the Year.” Ed (and his truck) were recognized for invaluable and unfailing service to the Chamber and the community. Ms. Conner also pointed out that as a former Executive Director of the Chamber, Ed provides a wealth of knowlVisit: www.chapelledelartiste.com edge and support. The “Louise Stahl” award funding in 2009. Despite loss of these funds, the Chamber continues to operate as a visitors’ bureau, welcoming newcomers and day trippers and referring them to local businesses and points of interest. Among successes to celebrate were the Chamber’s

Lauren Gill. They are supported and encouraged by a business-focused Town Council, led this year by Mayor Woody Culleton. The Chamber will be partnering with the town to support and promote economic development on committees and with the Business Summit in May. So, it seems to me that achieving economic development will require years of steady work by all of the stakeholders in the community. In this, the truism that “Rome wasn’t built in a day.” comes instantly to mind. Imagine, if you will, seeing a child every two or three years. You would see that they’ve developed, but not their development.

“It’s Cooler Up Here!” Finally, we have rolled out two signature events in the last few years. First is the Buy Local campaign with its Thursday night farmers’ market and “party in the park.” This year, we plan to expand the number of dates to coincide with the farmers’ schedule and we hope to create a town-wide marketing campaign that will spotlight the goods and services that are available to us right here on the Ridge. Our second new event was the 12 Days of Christmas Ridgefest, focusing on our retail sector. This event exposed customers to various businesses across town and culminated with the annual Tree Lighting and Lighted Truck Parade through downtown. It was, as it should be during such a joyous time, a celebration. There is so much to look forward to in 2012 and we are well placed for successes this year and beyond. In whatever way you think best, be sure to participate in and with the Chamber of Commerce because we need many hands – and minds – working toward a better Paradise Ridge in 2012 and indeed all the way to 2020. We’re all in this business together.

How’s the Market? By Cindy Haskett Vice President, Paradise Ridge Chamber of Commerce

If one were to compile the top ten questions asked of a Realtor®, “How’s the market?” will rise to the top. Whether small talk at a Chamber Mixer or in the midst of a client interview, those three words always come up. So, you may wonder, how is the real estate market on the Ridge? Well, that depends. On whether you are a buyer, seller, investor, renter or simply looking to refinance your home. This article will focus on my areas of expertise: buyers, sellers and investors. It is no secret that the real estate bubble, which began in 2001, saw signs of erosion in early 2006. From there, it turned in to a crash and homeowners all over the U.S. saw steep declines in the equity value of their homes. In Paradise, the median price for homes reached a peak of $290,000 in 2006. By 2011, that median price was $142,000. Magalia prices went from $255,000 in 2006 to $120,000 in 2011. This is the same picture as drawn all over Butte County, California and the rest of the country. Doom and gloom? Perhaps not. Let’s examine the picture from three points of view, starting with the home buyer of 2012. Prices are at 2002 levels and that doesn’t even factor inflation. Will they continue to drop? My crystal ball is cracked, so I cannot answer that. I do know though, that with historically low interest rates and low down payment loans with FHA and VA programs, it can be cheaper to buy in Paradise than to

rent. Sure, your credit needs to be good, (that’s another article) but shouldn’t that have been the case during those bubble years? Other challenges exist too. Many available homes are foreclosed properties and extra diligence with inspection is required. Short sale homes can be a huge challenge and often do not close. Inventory is also low, thus limiting your choices. On the other hand, if you hook up with a good Realtor® and have been prequalified by a reputable lender, you can pick up the bargain of a lifetime. More importantly, since this economic crisis has turned the idea of a house from a cash cow investment to a warm place to hang your hat, the home you do buy will generate the same emotions your parents may have felt with their new home back in the day. With all the great bargains, declining prices and attractive loan programs making this an outstanding buyer’s market, how does the seller fare? I would first ask why you are selling your home. If it is to move up to a larger house, then the place you trade up to will also be at a lower price than a few years ago. In short, it’s a wash. If you are moving to change jobs in another area, be closer to the kids or grandkids, then what price can you put on happi-

ness? Of course, many homeowners are saddled with a large mortgage that is more than the current value of their home. If that is the case, then the selling option is not so clearcut. Your choices are: sell, then write a check for the difference; short sale (where the bank agrees to take less than the loan balance); allow foreclosure, or put it up for rent. Those are all decisions to be directed by your own personal situation. That said, if you do reach the decision to sell, there are plenty of waiting buyers who want to consider your home. But . . . only if it is priced correctly. Also another article. Lastly, I will address the investor market.

Often, for well priced homes we see multiple offers that may actually result in a higher than list price sale. Many times it is an investor who seeks these deals. With homeownership declining, the rental market has grown. If you are considering an investment property, which you will turn around and lease, it could be a great opportunity to not only make a monthly profit, but also create tax benefits. This past year has seen an influx of investor types— whether to buy a single home or a crop of them. I can only say that, in my opinion, real estate is not only a more tangible investment than stocks and the like, but also will typically increase in value over time— especially if the purchase is made at the low price points. (once again though, I do not have a crystal ball, but . . . To sum it up, the market is fantastic. In 2011, 360 properties were sold in Paradise and 180 more closed in Magalia. Yes, the landscape for doing business has changed, but this is the new normal. I love the real estate business and love doing it on this beautiful Ridge.
