Operating A Successful Campground in 2024 - 10 Keys To Success

In 2024, operating a successful campground involves staying ahead of industry trends, embracing technology, and adapting to changing consumer expectations.

Here are 10 key strategies for success in the current landscape:

1. Walk The Park Regularly

Regular Park monitoring is essential for managing a campground. The more you survey your property, the clearer image you gain of ongoing activities. Depending on your campground’s size, you might walk through it once or twice a day. Browse the area to see if anything needs cleaning or addressing. For instance, a campground guest might have a question you can resolve during your check-up. Regular walks help you identify areas that need improvement. You can work with your team to acknowledge these lacking areas and brainstorm ways to enhance them. That way, you foster a culture of continuous improvement.

2. Interact With Guests

Another important campground management tip is to create strong interpersonal connections with guests. Positive interactions show guests you care about their satisfaction and well-being during their stay. A personalized approach makes visitors feel more welcome, which can increase the possibility of returning customers. In addition to check-in and check-out procedures, you have many opportunities to engage with guests. Any encounter is an opportunity to display kindness and enthusiasm for their wellbeing. For instance, you could greet guests if you see them while walking through the grounds. Actions like offering to help with camp set up or asking if campers need anything can enhance their entire experience. KOA research has linked meeting the manager with higher reviews as well. When people see employees, in general, they have a higher sense of security (feel safer), which is a big concern with our younger generation.

3. Tech Integration for Seamless Experiences:

Embrace technology to enhance the overall camping experience. Implement an

advanced reservation system that allows campers to easily book and manage their stays online. Utilize mobile apps for checkins, campground maps, and real-time updates on events and amenities. Wi-Fi accessibility throughout the campground is increasingly becoming an expectation, allowing campers to stay connected.

4. Sustainable Practices and EcoFriendly Initiatives:

Sustainability is no longer a trend but a necessity. More campers, especially our younger guests, are increasingly eco-conscious, and campgrounds need to reflect this ethos. Implement green practices, such as solar-powered amenities, water conservation measures, smart metering, and waste reduction strategies. Communicate these efforts to guests, aligning your campground with environmentally-conscious values.

5. Data-Driven Decision Making

Leverage data analytics to understand customer preferences and behaviors. Use this information to tailor services and amenities to meet camper expectations. Analyzing booking patterns, popular amenities, and customer feedback can guide strategic decisions, allowing the campground to evolve in response to market demands.

6. Social Media Engagement

Social media remains a powerful tool for campground marketing and community building. Maintain active profiles on popular platforms, sharing visually appealing content, customer testimonials, and updates about events. Encourage campers to share their experiences on social media, amplifying your online presence and reaching a wider audience.

7. Flexible Accommodation Options

Diversify accommodation offerings to cater to a broader audience. In addition to traditional campsites, consider adding glamping options, or cozy

cabins. Providing a variety of choices accommodates different preferences and attracts a more extensive range of campers, from outdoor enthusiasts to those seeking a more comfortable experience.

8. Community-Centric Approach

Foster a sense of community among campers by organizing communal activities and events. Facilitate opportunities for campers to connect, whether through group hikes, themed dinners, or workshops. Building a sense of camaraderie encourages repeat visits and positive word-of-mouth recommendations.

9. Authentic Marketing and Storytelling

In a world saturated with information, authenticity stands out. Share the unique stories of your campground, its history, and the experiences it offers. Use storytelling in marketing materials to create an emotional connection with potential campers, inspiring them to choose your campground for their next adventure.

10. Continuous Innovation

Stay ahead of the curve by fostering a culture of innovation. Regularly assess industry trends, gather camper feedback, and be open to trying new concepts. Whether it’s incorporating smart technology, introducing novel amenities, or experimenting with themed events, a commitment to innovation ensures your campground remains fresh and exciting.

In the dynamic landscape of 2024, a successful campground is one that embraces change, prioritizes sustainability, and caters to the evolving needs and desires of modern campers. By combining technology, environmental responsibility, and a customer-centric approach, campground managers can create memorable experiences that resonate with campers and ensure long-term success.

TACO Legislative Report January 2024

2023 Recap

TACO had a fantastic legislative session, passing two important bills that will ultimately assist RV Park owners in their provision of water and liability protection. One other piece of legislation regarding establishing the National Fire Protection Association 1194 standards for current and future RV Park construction and/or expansion did not pass the Senate. That effort will be taken up in the 2025 Texas legislative session. TACO not only worked with key legislators and leadership to pass good legislation, but also worked with legislators, House committees and stakeholders on killing bad legislation intended to redefine RV parks as hotels for taxing purposes.

The Texas Legislature slogged through a tough agenda of legislative priorities that also resulted in four Special Sessions called by Governor Abbott to continue working on some priorities that did not make it to the finish line during the Regular Session. Still, some of the Governor’s priorities have not been completed and it is expected that he will call yet another Special Session to deal with school vouchers and other priorities.

Election time

Official filing for the 2024 elections began on November 11th and ended Monday,

December 11th at 6:00 p.m. While Governor Abbott has said he would let the electorate decide if legislators vote against school vouchers, he isn’t waiting on the “final vote” to recruit candidates.

Politics is certainly a contact sport. The failure to pass some of the Governor’s legislative priorities has drawn his ire. He is, somewhat uncharacteristically, openly supporting some opponents to current Republican House members. These members failed to support his priority for school vouchers, otherwise known as Education Savings Accounts, for parents to use their tax dollars to have their children attend the school of their choice.

Another significant move that is targeting some House Republicans is the open opposition from Attorney General Ken Paxton. General Paxton is openly targeting some of the House Republicans who voted for his impeachment. As you recall, the Texas Senate voted to exonerate the Attorney General in a trial that captivated the political and general public.

Needless to say, the March primary election, where most elections are settled, will be a spirited and highly-watched event and will set the tone for the 89th Texas Legislature. ✪

Celebrating Ken Rowley

Ken Rowley, of Rowley Insurance, a long-time supporter of TACO, passed away October 8th in his hometown of Austin, TX. Ken, even at 74, was an avid lover of the outdoors, known as a beloved husband, father, and selfproclaimed water-skiing instructor. He will be fondly remembered for his amusing sense of humor, his flair for storytelling, and his love of boats.

A third-generation Austinite, Ken was born August 9th, 1949, to James and Joe Helen Rowley. He graduated from Regan High School in 1967 before following the steps of his own father into the family insurance business. Ken went on to marry his late wife, Randy, the mother of his two children: Jamie and Evan. After 17 years of marriage, Randy was laid to rest after a lengthy battle with cancer. In the years that followed, Ken married his wife Suzy and embraced her two children as his own. Ken and Suzy loved and cared deeply for each other until his death.

Ken leaves behind a number of family and close relatives including: his wife Suzy, children James (Jordan) and Evan Rowley, stepsons Gardner and Brad Williams, Mother Joe Helen Rowley, siblings Jimmy (Martha) Rowley, Doug (Pam) Rowley, Ambra (Dick) Batiste, Helen (Mike) Bartholomew, in-laws Ed and Lou Gardner, along with multiple nieces and nephews. Ken is preceded in death by his late wife, Randy, and his father, James, both of whom we know will be waiting to welcome him with open arms.

The Rowley family is deeply grateful for the outpouring of love, support, and condolences during this difficult time. Ken’s spirit lives on in the hearts and memories of all who had the privilege of knowing him. ~ from the Austin American Statesman. ✪

Maximizing Campground Potential: A Northgate Resorts Perspective Redefining Success Beyond Revenue & Occupancy

In the dynamic world of campground management, success is often measured by the straightforward metrics of revenue and occupancy rates. However, at Northgate Resorts, we believe that a multifaceted approach, focusing on labor management, marketing strategies, customer feedback, profit margins, cost of goods sold (COGS), and revenue per site night, is crucial for sustainable growth and guest satisfaction. Our focus on these critical areas underscores the comprehensive approach we bring to campground management. Here is a bit more information on each of these aspects.

1. Labor Management: The Core of Exceptional Service

People are the heartbeat of any successful campground. At Northgate, we prioritize the optimization of staff schedules and tasks to ensure maximum efficiency of the hard-working people that power our properties, as well as guest satisfaction. By investing in training and development, we create a team that is not only skilled but also passionate about delivering exceptional service. This approach leads to reduced labor costs and a more satisfied, loyal workforce, ultimately enhancing the guest experience.

2. Marketing: Optimizing Digital Presence and Ad Efficiency

In the digital age, a compelling online presence is key. At Northgate Resorts, we expertly manage our digital footprint, showcasing each campground’s unique appeal. Our efforts include curating engaging social media content, optimizing websites for SEO, and ensuring user-friendly experiences. We also analyze ad spend rigorously, maximizing the impact of every marketing dollar. This strategy

enhances visibility and drives targeted traffic, effectively converting online interest into happy campers.

3. The Power of Reviews and Net Promoter Score

(NPS)

Every successful business needs a way to determine how well it is satisfying its customers. In the age of digital feedback, guest reviews and Net Promoter Scores (NPS) have become pivotal. These metrics offer invaluable insights into guest satisfaction and areas for improvement. At Northgate, we actively monitor and respond to feedback, using it as a tool to refine our services and facilities. A high NPS indicates guests are more likely to recommend our campgrounds, a key indicator of our commitment to excellence.

4.

Focusing on Profit Margins: Beyond Top-Line Revenue

While top-line revenue growth is important, at Northgate, we place equal emphasis on healthy profit margins. Our strategy involves meticulous cost control to enhance profitability. We understand that a campground’s financial health is not just about the money coming in, but also about efficiently managing expenses and capitalizing on opportunities for growth.

5.

COGS: Managing Costs to Enhance Value

Food & beverage and retail are becoming increasingly important pieces of the financial performance of many modern camp-resorts. As such, effective management of Cost of Goods Sold (COGS) is more crucial than ever. We focus on negotiating better prices with suppliers, reducing waste, and optimizing inventory levels. This attention to COGS helps us maintain competitive pricing for our guests while ensuring the business remains financially robust.

6. Revenue Per Site Night: Unlocking Ancillary Potential

Our focus on revenue per site night is a testament to our commitment to maximizing revenue potential. This metric is about the entire spectrum of guest spending. At Northgate, we strategically enhance the guest experience with ancillary offerings like add-ons, upgraded food & beverage offerings, premium amenities, and experiential retail. These extras not only boost revenue but also enrich the guest experience.

In conclusion, our philosophy at Northgate Resorts goes beyond just focusing on revenue and occupancy. We’re committed to a more rounded approach, encompassing labor management, marketing strategies, guest feedback, profit margins, COGS, and optimizing revenue per site night. This all-encompassing perspective drives every decision we make and we encourage campground owners to embrace this broader view. ✪

We invite campground owners to consider Northgate Resorts for third-party management services. For inquiries and further information about our services, please contact Northgate Resorts. info@northgateholdings.com

Camper of the Future: Top 3 Growth Profiles

The travel scene is ever-changing. There are constant discussions about the camper demographic shifting to younger generations, but do you truly know which campers are the driving force behind the industry’s growth?

Let us introduce you…

Industry research, customer feedback and global trends have helped us identify the top 3 growth profiles of campers who are shaping our industry from now, right up until 2030. Let’s explore these growth profiles, understand their needs, and make your campground their go-to.

The Young Active Traveler

Meet the young actives—a generation thriving on authentic, adventurous stays and new experiences. With fewer responsibilities, they embrace spontaneity, with over 53% taking more than three trips a year. In fact, they value new experiences so highly, 85% would rather spend their dollars on travel than materialistic items.

How do you meet their needs?

• Social Presence: Establish a strong social media presence, especially on platforms like Instagram and TikTok with a variety of content.

• Share the local sights: Sightseeing still wins in the eyes of 70% of these campers, so get sharing the local sights on your social.

• Community Events: Build community through events like guided hikes, campfire meet-ups, and group cooking sessions.

The Glamper & Lux Traveler

The glamper seeks a connection with nature but refuses to sacrifice comfort. Typically aged between 28

and 42, 78% of these digital natives are travelling with their children and generally have higher incomes. How do you meet their needs?

• Tech-Friendly Services: Implement contactless payments, selfservice check-ins, and flexible online booking systems.

• Immersive Experiences: Provide family-friendly activities like outdoor cinemas, bike/go kart rentals, or face painting.

• Luxury Amenities: Amp up the luxury factor with amenities like a pool, spa, gym, Wi-Fi, air conditioning, heating, and plush bed linens.

The Sustainable Traveler

In an era where sustainability matters, the sustainable traveller demographic is on the rise. 73% percent believe sustainable travel is important, and 51% prefer eco-friendly accommodations. They are more likely to book directly and refer positive experiences to friends.

How do you meet their needs?

• Values-Aligned Experiences: Introduce them to local charities or community activities through tailored experiences.

• Sustainability Packages: Offer green accommodations, hiking, and tours that support local communities.

• Environmental Solutions: Embrace renewable energy sources, eliminate single-use plastics, and provide eco-friendly packaging and toiletry products.

While sustainability may seem overwhelming, remember that travellers don’t expect perfection. They appreciate having a plan or goal, so taking small steps and promoting them

is the perfect way to start. So, what’s next?

When reflecting on these traveller profiles, identify which aligns with your unique business and which you can best cater to. Remember, you can’t cater to everyone, so pick your niche and dive deep. Once decided, implement a strategy to increase your digital footprint and effectively target these guests. ✪

“OHI” Approves Direct Membership Option for Parks

On Monday (Jan. 29), OHI’s Board of Directors voted to shift the organization’s business model, offering more member choices for RV parks and campgrounds across the country. Effective January 1, 2025, the dues collection model for national membership will shift, allowing RV parks and campgrounds to join OHI directly, regardless of geographic location. For decades, member campgrounds were spread across the country in partnering and non-partnering states. Members in non-partnering states (such as TACO) paid their dues directly to OHI and members in partnering states paid membership dues, which included both state and national dues, directly to state associations. The state association would then send the national portion to OHI. This also caused confusion with members not clearly knowing which benefits they received from the national level versus benefits received from the state association. “I’m excited for the RV parks, campgrounds and the entire outdoor hospitality industry,” said Joe Moore, CPO, OHE, chair of the OHI Board of Directors and owner of Moore’s Campground Consulting. ✪

The Significance of Conversion Rates in Outdoor Hospitality

Introduction to Conversion Rates: In the digital marketing landscape of outdoor hospitality, conversion rates play a crucial role, yet they are often misunderstood. These rates, representing the percentage of website visitors who engage in a desired action, like making a booking, are vital indicators of online strategy effectiveness. Typically, internet traffic conversion rates are around 1-2%.

Key Factors Influencing Conversion Rates:

1. User Experience (UX): A user-friendly, easily navigable, and visually appealing website can significantly boost conversion rates.

2. Quality Content: The role of engaging and relevant content, including compelling images and descriptions, is central in persuading visitors to make a booking.

3. Effective Calls to Action (CTAs): Clearly defined and compelling CTAs guide users toward making bookings or inquiries.

4. Personalization: Tailoring content and offers to fit individual visitor preferences can enhance the user experience, leading to higher conversion rates.

5. Trust and Credibility: A secure and professional online presence is essential in building trust with potential customers.

Common Oversights in Outdoor Hospitality: Many parks and outdoor hospitality businesses are unaware of their conversion rates and the potential impact of optimizing them. Understanding consumer behavior, your potential guests, and leveraging technology can significantly improve these rates.

The Consumer Journey in Choosing a Campground: When campers look for new destinations, they typically seek answers to key questions:

1. Is this place right for me?

2. Is it within my budget?

3. Can my RV/tent or equipment fit?

4. Where do I book?

Optimizing a website to guide users through these questions effectively can substantially improve performance.

Essential Website Elements for Higher Conversion:

1. Engaging Imagery: A catchy primary image or a hero video is crucial. It should communicate who you are and what you offer at a glance.

2. Clear Pricing Information: Pricing should be prominently displayed, using language like “Prices from” to set expectations.

3. Interactive and Comprehensive Content: Provide content that allows potential guests to fully understand and virtually visit your property.

4. Multiple Clear Paths to Online Bookings: Ensure easy and accessible booking options.

Emerging Technologies: Video-Based Virtual Tours: Advancements in digital marketing technology, like video-based virtual tours, offer immersive previews of destinations, allowing potential customers to experience locations virtually before booking.

Implementing Campground Virtual Tours:

1. Immersive Experience: Virtual tours offer a realistic feel of the destination, encouraging users to envision themselves in the setting.

2. Interactive Elements: Features like clickable hotspots provide more information, making the experience interactive and informative.

3. Visual Appeal: High-quality visuals in virtual tours effectively showcase the beauty of a location.

4. Storytelling: These tours allow businesses to tell the story of their location, creating an emotional connection with potential customers. Impact of Virtual Tours on Conversion Rates: Implementing video-based virtual tours in a digital marketing strategy can significantly impact conversion rates. These tools enhance the decision-making process, leading to higher booking rates. Currently, video-based virtual tours are generating conversion rates of 6.5-8%, markedly higher than the industry average.

Conclusion: The outdoor hospitality industry is undergoing a digital transformation, with technologies like virtual tours at the forefront. While traditional factors such as user design, content quality, and CTAs remain important, the incorporation of innovative tools like video-based virtual tours can substantially uplift conversion rates. Embracing these new technologies is key for businesses looking to stand out and achieve better returns on investment in the evolving digital marketing landscape. ✪

Did you know that TACO members can

TACO stands at the forefront of a transformative era in the world of outdoor hospitality. As the glamping trend continues to surge in popularity, it presents a unique opportunity to blend luxury with sustainability. This article explores the innovative and eco-friendly approaches reshaping glamping accommodations, ensuring a harmonious balance between comfort and conservation.

Embracing Eco-Friendly Materials

One of the most significant strides in sustainable glamping is the adoption of eco-friendly building materials. Recycled polymers and other green materials are increasingly being utilized to reduce environmental impact. These materials not only lessen the carbon footprint but also demonstrate a commitment to preserving the natural beauty that draws visitors to our campgrounds.

Innovative Building Techniques

The evolution of building techniques has been pivotal in advancing sustainable glamping. Methods like modular construction and 3D printing are revolutionizing the speed and efficiency of creating glamping units. These technologies allow for precision and customization while minimizing waste during the construction process. Furthermore, they enable quicker setup times, reducing the environmental disturbance at the site.

Energy Efficiency and Renewable Resources

Sustainable glamping also encompasses the efficient use of energy and resources. Solar panels, rainwater harvesting systems, and energy-efficient appliances are becoming commonplace in glamping units. These features not only reduce the environmental footprint but also offer guests a unique opportunity to engage with sustainable living practices during their stay.

can lead in Sustainability and Innovation?

Blending with the Natural Landscape

A key aspect of sustainable glamping is the harmonious integration of accommodations with the surrounding environment. This involves designing structures that blend seamlessly into the landscape, minimizing disruption to local ecosystems. Elevated platforms, treehouses, and tents designed with natural colors and materials are examples of accommodations that enhance the guest experience while respecting the natural setting.

Community and Environmental Impact Sustainable glamping extends beyond environmental considerations to encompass community impact. Many glamping sites in Texas are engaging in practices that support local communities, such as sourcing locallygrown food and employing local artisans and workers. These practices foster a sense of community and ensure that the benefits of glamping tourism extend to local economies.

Educating Guests on Sustainability

An integral part of sustainable glamping is educating guests about environmental conservation. Interactive experiences, such as workshops on sustainable living or guided nature walks, can enrich the guest experience while fostering a deeper appreciation for the environment.

Campground Owners have the opportunity to lead by example in the realm of sustainable glamping. By embracing innovative building techniques, eco-friendly materials, and energy-efficient practices, we can provide luxurious yet environmentally conscious accommodations.
