YOUNG ADULT HOUSING Within the Dutch real estate market there is a fast growing need for student housing. Our respons is a number of designs for that purpose. Following the succesful approach of Casa 400 in Amsterdam, a new design was made for VU Casa. This Casa concept is based upon student housing combined with hotel rooms. Also in Amsterdam, Ravel and Amstelhome are in development; together 1.371 student appartments. With joint spaces and commercial functions these two developments reach over 40.000 m2’s. Besides these projects we are currently working on more student housing facilities, also in other cities. In that respect we work with both Netherlands and Germany/UK based investors. The Campus City Project, based upon the Campus Without Boundaries study, is a research project set up by OZ and Burton Hamfelt. The focus: ‘can the next generation campus be a model for the city in the future?’ In this sense our designs for student housing may well be the design of tomorrow in a wider perspective. The OurDomain Amsterdam Southeast campus, located on a cultural axis in Amsterdam, marks a new impulse. Strategically located next to an academic hospital and train station, the campus with its critical mass of approx. 1.500 apartments and amenities introduces a first residential centre in a predominantly office area. The OurDomain campus is the catalyst that ignites the long desired change process from mono-functional office area into a multifunctional city district. The urbanistic objective of the OurDomain campus is to introduce fundamental change, generate new connections and facilitate social space that inspires its users. By inserting three large housing blocks (A, B and C) around an articulated park allows for a recognizable residential atmosphere in a predominant office location. The three blocks, with each independent identity, are designed to be cornerstones that mark the park boundary. Together with the two existing buildings which will be transformed into student housing and medical startups, the campus will become the pivotal centre of the area. The lush, inviting landscape design by karres+brands adds articulated topography to the park. The residual soil of excavating the underground parking garage is used to make small scale hills that renders local quality, give the area a strong identity and inspire people to make use of it. 5

THE STUDENT HOTEL EINDHOVEN client AM / BAM program 13.500 m2 gfa hotel completion 2017

Eindhoven’s Station Square, including the former post office, had been left derelict and somewhat battered for many years. Eindhoven and the square, deserve better: a new and vibrant city entrance. The Student Hotel, with its eye-catching height will become a new icon for the student’s city — Eindhoven’s “Brain Port”. Its hip, professional organization, and young population will once again infuse the station square with energy and life. The tower is designed with a natural brick façade grid: a light, sandy texture with warm dark tones. The grid size which gives the tower a measurable scale and orients the tower to the city on three levels. At ground level a public plinth relates to street life; the student rooms above have excellent views of the neighbourhood; while the top-level suites form a city landmark. The design is the result of a compact construction process in an equally compact city centre location. The robustly designed tower has “cradle to cradle” certified brickwork, natural stone, concrete with recycled granulate, and high insulation glass. A loadbearing frame with an adjustable interior allows for future adaptation, which adds to the building’s sustainability. © OZ

The Eiffel Building is one of the rough diamonds of Maastricht. It has an unprecedented potential to evolve as a catalyst for the upgrading of the industrial Sphinx grounds. We are confident that The Student Hotel has the character traits that support the Eiffel building’s new identity, targeting young, creative and dynamic people to form the heart of the building. Giving them a sturdy site, central to the city! Through our design we merge the industrial character with an inviting, reserved but distinctive design in a timeless architecture. Zoning, circulation and logistics form the rational basics of the efficient and economic design. Within this framework, we try to find the common ground between decommissioning, maintaining and adding. We respect the character of the building while integrating The Student Hotel program carefully. This responsibility we like to pass on to the new young users. In the Eiffel building innovation, respect and relaxation are always present. The Student Hotel has a diverse program. Spaces for permanent residence, short-stay, sports, meetings, restaurant and visitors create a lively environment. And this is precisely what the Sphinx grounds needs: a continuous program. The Student Hotel is a creative factory that runs 24 hours, but with a public, durable and relaxed character. By combining the public space and the ground floor in one design the identity of the Eiffel Building will be emitted into the city. Š OZ

The Ravel Residence is a versatile, sustainable campus for 800 students, designed to have a positive impact on the urban environment. The goal was to give the Ravel location a new urban identity. A mix of functions provides a viable and enjoyable living and working environment in a green urban environment. Ravel Residence is a durable, recyclable building shaped by detailed attention to flexibility. Long term quality assurance is achieved through careful management of energy, environmental, and social services. Student housing is primarily housing for young people who are at the start of their (living) career. They all want places of their own, with plenty of privacy, but also with opportunities to build up a social student life. Preferably in a dynamic urban setting close to amenities and public transport. The location provides everything a student needs for pleasant and comfortable living. There are study rooms for individual or collective use; facilities designed in the manner of a grand café, a lounge, or a private dining room — in order to cook and eat with guests. There is a laundry, a large bicycle storage and a courtyard, as well as a unique sports field installed on the roof of the building. There is even a general practitioner’s practice, where a neighbourhood doctor visits the Ravel Residence twice a week for consultations. © OZ

AMSTELHOME AMSTERDAM Student accommodation with communal facilities client Verweij Mungra Vastgoed Mijdrecht number of dwellings 820 completion 2014

Although it was built later, the project of AmstelHome was a prelude of the Ravel Residence project. It set the ambition and shaped the concept for the student housing of the Student Experience company. Like Ravel the housing is temporary for a period of 15 years. The site, at the fringes of the Amstelkwartier is undergoing a rapid transformation from a typical industrial to a new mixed area of work, living and services. AmstelHome is the start of this transformation in this particular area along one of the main entrances to the city. The project, containing 520 small dwellings, is designed like a residential hotel with a central entrance and reception. There are various communal facilities on the ground floor such as a lobby with a bar and restaurant, a laundry and a study area. The idea is to see complex as a temporary community with the emphasis on places where students can meet and exchange. All apartments are mini homes with their own address kitchen and a bathroom. Each floor also has a number of larger homes. The complex comprises 5 floors with a communal garden in the courtyard. The outer elevations are partly a double façade to reduce the highway noise in the apartments. Š OZ

STUDENT EXPERIENCE AMSTERDAM client Verwij Mungra Vastgoed Mijdrecht COD Amsterdam program 403 student apartments, completion 2016

This plan for the former Citybox location, in the northern part of the NDSM shipyard, is the first largescale development of the area. With dimensions of 85 x 100m, the location is one of the largest city blocks on the west side of the future NDSM development. The homes in De Werf are aimed specifically toward young people. The program varies from student housing, rental homes for graduates and other new inhabitants of Amsterdam, to small family homes — all in the mid-market rental segment. The idea behind this program is to provide suitable homes for Amsterdam residents, from the start of their studies and early in their careers — a period that usually involves a lot of moving around before finding a permanent place to live. Residential work studios, hotel, and public services on the ground floor complete the program. The apartments are designed in collaboration with the developer and the investor. The Student Experience apartments of De Werf are part of the 7 blocks designed by OZ on this plot. © OZ

This new type of project for Youth Housing is an important initiative that addresses the specific housing problems of young professionals between 18 and 30 years old, with solutions as strategically defined by the “CHANGE=” organization. OZ has translated these preconditions into a clear and coherent building project, offering tailor-made housing and amenities. The project is being built at the moment. For a long time, in the Netherlands, too few apartments have been built for young adults who are simultaneously at the beginning of their working and housing career. Even if they have a job, it often takes too long to obtain an independent accommodation in the city that meets reasonable standards. This unstable living situation can have a significant impact on the lives of these young people, with a negative spiral as a result. It has become an issue with great consequences. Change= was established to serve this group of young adults. Commissioned by Change= OZ has interpreted the ambition to provide a foundation for a successful start and a prosperous future through youth housing, as an integral part of the important chain: Housing, employment, and environment. Change= is pushing for that chain. OZ translated these principles into a highly efficient layout and a striking building which, within the management formula of Change=, uses every possible opportunity to create a “sense of community” for its users. © OZ

Everyone in Amsterdam is familiar with Casa 400: a hotel in the summer for tourists and rooms for students in the off season. A unique formula still booking success after fifty years. But Casa 400 refuses to sit still: in 2010, it took possession of an impressive, brand-new building. More luxurious rooms, more modern facilities, a conference centre and a hotel now operating year round. The glass and aluminium of the crisp, clean, rhythmic façade sparkle in the sun. The new Casa 400 hotel-student complex is truly striking. Located on Ringdijk, just behind Wibautstraat, it towers 35 metres above its surrounding buildings. Its more than five hundred rooms make it one of the largest hotels in Amsterdam, but what really makes Casa 400 so unique is its special concept: from October to June, most of the hotel rooms serve as student housing. The new hotel-student complex is sited just a few blocks away from the original building that received its first guests back in 1962. But the idea for a seasonal hotel plus student housing first developed in 1957. In the 1950s, during the post-war reconstruction period, there was a severe shortage of housing – and no affordable student housing whatsoever. At the same time, Amsterdam was attracting more and more tourists but lacked the necessary hotel accommodations. Š OZ

THE LODGE MAASTRICHT client Camelot program student housing 390 units gross floor area 11.000 m2 design 2017

Building a community starts with the creation of a home. Our proposal for 390 new student rooms consists of six compact and freestanding lodges as castle outbuildings. Integrated in the classic park, the small lodges introduce a human scale: the ideal starting point to get to know the Hotel Management School Maastricht. This concept introduces different layers of community that together form a lively campus life. From an introverted room to a cosy group in a social lodge on an international campus. I, my friends and my year are in constant contact during the school year. The six freestanding lodges can be found within the contours of the zoning plan, with respect to the park and the vistas. This concept also offers a flexible future use by either adding or repelling lodges. All the rooms have a broad view, making sure they have a good relationship with the park, where all the listed heritage trees are maintained. Every lodge has its own entrance across from each other creating a communal outdoor spaceThe shared facilities lie half in the ground, allowing for a continuous landscape in between the lodges. The central position within a clustered group, stimulates the use of the landscape by the community. The terrain is lifted 1,5 meters and the facilities lie 2 meters deep below the park, provided with an amazing view of the castle. The height differences are integrated in the terrain. Š OZ

STUDENT EXPERIENCE HOTEL AMSTELVEEN client Student Experience program approx. 18.150m2 502 rooms design 2018

This student housing project is the fourth design OZ has made for Student Experience, the startup housing company providing home to around 1700 students by now. The area, Uilenstede, in which this project is located has an interesting mix of offices, hotels, cheap and exclusive restaurants and a large student population. At the moment, there are plans for 2500 new apartments spread over 4 new centers of which this student experience location is one. The building has a total of 502 rooms organized around a central courtyard. Pass¬ing under a cantilevered volume, students enter the building at the heart of it. In this area the restaurant and study places are located. In two of the four corners the vertical cores are positioned to allow access to the apartments above. The volume steps down allowing sunlight to penetrate deep into the courtyard. Each step has a terrace for the student rooms at this particular floor creating as series of terraces towards the top. The whole building is made in modular units of around 3,5 m wide and 8 m deep. These prefabricated units are self-supporting elements with a concrete floor and columns, allowing it to be stacked to a maximum of 7 floors. The light structure has a mat grey anodized aluminum skin and window frames. The grey fa¬çade is combined with green ivy facades in the top and a bronze stucco façade and ceilings at the can¬tilevered entrance. © OZ
