Welcome to our "Property News" where real estate information is on the house. Just released, in early January was the latest median house price growth for Melbourne and house price appreciation continues to slow across the country. In December we saw the National Median House Prices grow by 1% according to the Corelogic Index. Capital cities across Australia had varying degrees of growth with Melbourne having its first decline since October 2020 with a 0.1% drop and being the only capital city with no growth for the month. On the other end of the scale, Brisbane experienced 2.9% of growth followed closely by Adelaide with 2.6%. The regional markets again outshone the capital cities with an overall 2.2% growth nationally with Victoria recording another strong 1.8% increase in values which officially caps off a stellar calendar year of growth with an average of 24% across all of Regional Victoria. St Andrews Beach on the Mornington Peninsula was crowned the best performing suburb across all of Australia with a staggering 58.6% annual growth in median house price for 2021. The rental market for Melbourne's property investors continues to improve and that is because rental prices achieved are recovering and continues to show good signs that growth will continue for another 12 months at this stage. Overall rents in Melbourne over the full 12 months of 2021 increased by 4.8% for houses whilst unit prices increased of 3.0%. Overall gross rental yields are still above most investment loan interest rates which is another reason why we are seeing investors looking to invest in real estate in 2022.
Nationally, the advertised inventory finished the year 24.7% below the 5 year average, meaning stock levels across the country continued to be in short supply, however Melbourne was the only state to buck that trend finishing 2021 with housing supply being about the 5 year average. While stock levels have generally been low, the total number of home sales in 2021 was approximately 40% above the decade average. CoreLogic estimates there were approximately 653,000 house and unit settlements over the calendar year, the highest number of annual sales on record. The property market is continuously changing, so it’s important to have a good team that are familiar with the local market. At OBrien Vermont, we have a dedicated team whose goal is to work with you to achieve your real estate goals. If you have any real estate needs, now or future, we would love to hear from you.
The OBrien Difference

Highly recommend Rachael!
9 Winjallock Crescent, Vermont South, VIC 3133 An amazing agent and an amazing result - 17 Jan 2022 Thank you for the amazing work you did on the marketing and selling my house. From the moment you took on the opportunity you provided a very professional approach. Your keen eye for what was required to get the property ready for sale was spot on. With the house ready for the market you were tireless in your efforts to bring potential buyers through the property and to ensure they remained interested throughout the whole campaign. On the day of auction it was simply amazing to see how you and your team kept all of the potential buyers engaged to ensure we had a very successful auction. The auctioneer also deserves a special mention as he did a great job to introduce the property and then to seamlessly work with your team to ensure a successful sale on the day. The result you achieved was a true testament to how you managed the whole sale process from beginning to end and I would have not hesitation in recommending you to anyone wishing to sell their house.

Tips to make a first impression great.
Tip #1
Tip #3
Tip #5
The entrance.
Interior furniture.
General tidy up.
Create a ‘wow’ factor entrance and decorate the front garden with pot plants and garden furniture. Loan or borrow additional furniture if required.
Less is best. Store excess furniture to ensure rooms appear as spacious as possible.
Remove rubbish from the exterior of the house, ensure the pool is pristine and fences are in order. Also think about removing any items that might look uninviting.
Tip #2
Inside the house.
The garden. Weed and mulch the garden beds and consider adding a splash of colour to garden beds and any pot plants. Also prune trees or shrubs close to the property to help with natural light.
Tip #4 Repair and paint where necessary, clean walls, floors and windows, steam clean carpets and make some running repair to items such as dripping taps, sticking doors and drawers – this is the sort of thing that prospective buyers will notice.
Tip #6 Remove clutter. Remove all unnecessary articles from cupboards, as prospective clients may look inside them.
