Paul Sissons’ professional multi-sector background in the world of sales, management and consultancy has set him up for a successful career in real estate where building strong working relationships with a broad range of people and having the ability to negotiate robustly is paramount.

Choosing to align his business with the proven and reputable New Zealand Sotheby’s International Realty was a savvy decision. With astute communication skills and a commitment to keeping his clients well-informed of market happenings and trends, Paul’s aim is to develop lasting connections with his client base who in turn will become advocates for his service offering based on the results he achieves.

For 13 years, Paul owned and ran hospitality operations in Christchurch and Auckland where his dedication to providing outstanding customer service saw him awarded two national hospitality awards. Previous experience as sponsorship manager for Lion Nathan, and sales careers with Lockwood Homes and the insurance industry confirmed Paul’s ability to perform under pressure and attain enviable results; traits that have transferred brilliantly into the competitive real estate arena. Paul also has a family background in building and development so he has a good grasp of property fundamentals. Paul’s brother, Jonathan, has had a long and fruitful career in real estate and recognised the qualities needed to be a successful salesperson in Paul and encouraged him into the industry. Paul lives in Point Chevalier with his two teenage children. He is active in their schooling and sporting pursuits.

Methods of sale

AUCTION

This is a method of sale in which the property is sold unconditionally on a set date by a licensed auctioneer.

Some of the reasons for selling by auction include:

• Builds urgency and a purchase deadline amongst buyers

• Creates a competitive, transparent purchasing environment

• Finds a true ‘cash’ buyer with no conditions

• Provides complete control for the seller –you set the terms

• Option of selling prior to advertised auction date

• Removes risk of under or over pricing

• Focus is on the property and not the price

TENDER

This is a confidential sales process whereby any offers (tenders) are made for a property by a set date and time. Prior offers can be considered or not.

Some of the reasons for selling by tender include:

• Deadline creates competition and urgency

• Buyers become emotionally engaged in the property before they consider price

• All tender details remain undisclosed and absolutely confidential

• Option of accepting offers prior to set sale date.

SOLE AGENCY WITH A FIXED PRICE

This is a common method of sale whereby the property is marketed for an advertised price.

Some of the reasons for setting a fixed price include:

• Some consider this the best means to attract purchasers on the basis that many purchasers prefer to understand the price expectation of the vendors property.

• Understanding the vendors’ price expectations allows purchasers to assess whether the property is in their preferred price bracket and whether they see the property as representing value to them.
