A REVIEW OF 2021 AND OUTLOOK FOR 2022 Does it feel like we are in the movie Groundhog Day? It sure seems that way as we approach month 24 since March 2020. However, we remain optimistic as more and more are staying healthy and our hospitals continue operating with excess capacity. Despite the continuous roller coaster of challenges throughout the year for everyone of all ages, we found a resilient community throughout Raleigh, and especially North Hills, working together to support each other in our dayto-day encounters. The resilience of North Hills is on full display as we watch our incredible merchants and restaurateurs manage labor challenges and virus spikes. These North Hills restaurants and retailers are experiencing stronger sales numbers due to their continued flexibility and creativity running their businesses. We have also signed numerous new leases adding to the strength of these merchants which continuously improves the merchandising mix at North Hills. This past year saw several construction projects start creating traffic challenges at an already active location. While we say “please pardon our progress”, we truly do apologize for the inconvenience of construction throughout North Hills and the impact it has on your day-to-day life. Please know we are working tirelessly to open these projects so we can all benefit from the additions of these great places. North Hills plays an important role for Raleigh as a desirable gathering place for our community to shop, live, work and play. There is much underway by our team we want to highlight for you: • Our second residential community in the North Hills Innovation District (NHID), Channel House, broke ground in 2021. The expected opening of Channel House is in 2023. • We are thrilled to welcome California-based biopharmaceutical company Gilead Sciences Inc. to North Hills, adding more than 300 new jobs in three floors of office. • Full demolition of JCPenney occurred last year allowing the start of the highly anticipated Main District Expansion. Upon completion in 2024, we will welcome new offices, residents and retail offerings on top of a large, expanded parking deck. • There were several new and exciting openings in the past year including Cucciolo Terraza and Peloton. • The Eastern, a 36-story residential tower, will be opening this Spring adding incredible residential views to our North Hills offerings. We are all fortunate to be in Raleigh. Our city is at the top of list after list of accolades. The future for Raleigh is incredibly strong. As North Hills grows, we continue to focus on providing the best experiences for our residents, workers, shoppers and visitors. We are grateful for the strong support and patronage of North Hills by so many.

The fenced-in dog park is 9,500 square feet and located on St. Albans Drive across from The Dartmouth and Park & Market North Hills Apartments. Complete with waste stations and water bowls, the dog park is open for public use.

The Overlook Located between CAPTRUST and Bank of America Towers, The Overlook opened in March 2016. Designed by renowned artist Thomas Sayre, The Overlook is a sculptural gateway that connects North Hills’ Main and Park Districts with a grand stair, meticulous landscaping, and multiple levels for gathering.

There are 12 Tesla Superchargers in the Main District near Target. The new Superchargers provide fast, reliable electric charging for Tesla vehicle owners. The Supercharging site will help grow the electric vehicle-charging network for customers, which can increase sustainable transport and provide a convenient destination for drivers to shop.

Partnering with Baker Renewable Energy, North Hills utilizes rooftop solar panels to generate power for a range of services.

Zipcar The carbon footprint continues to be reduced with the addition of Zipcar, a self-service, on-demand car-sharing program. The two vehicles are located in the Park District near the HYATT house Hotel.

Walkability Walkability is emphasized with the WALK [Midtown] program, which aims to improve pedestrian mobility, safety, and health. The proximity to the Raleigh Greenway, also helps reduce the carbon footprint of the community.

Recycling Co-mingled recycling centers are available onsite. Restaurants participate in grease collections, which can then be recycled into biodiesel fuel, as well as food waste diversion and compost programs.

EV Chargers Twenty-two (22) charging stations are available in North Hills: (17) level-2 charging stations in the Park District’s Midtown Green Apartments, Park & Market Apartments, Bank of America Tower, Captrust Tower, Midtown Plaza, and Advanced Auto Parts Tower; and (4) level-2 charging stations and (1) DC Fast Charger (charges in 30 minutes) in the Main District.

Energy consumption is decreased with LED lighting and by creating smart and efficient practices across the property with new technologies, such as automation and energy management systems. Use of Utility management software to track energy and water usage and monitor variances.

North Hills has partnered with Bee Downtown to host Honeybee hives at Bank Of America Tower. Bee Downtown installs and maintains beehives on corporate campuses, rebuilding healthy honeybee populations while simultaneously powering Employee Engagement Programming and Leadership Development.

Composting North Hills and our retailers have been partnering with Compost Now since 2017. In 2018 and 2019, Compost Now members diverted 6,118,665 pounds of compostable waste from the landfill. By diverting food waste from the landfill, we are reducing greenhouse gas emissions. Their aim is to continue lowering the barriers associated with composting, find and implement effective ways to reinforce the environmental, social and economic benefits of composting, and build a lasting, profitable organization that empowers its employees and customers.

Wellness Wednesdays Coastal Credit Union Midtown Park Wellness Wednesdays Series consists of 24 weeks of fun fitness opportunities. This event series encourages participants to “Get Your Fit On” and promotes whole-body wellness through offering a wide variety of fitness concepts and healthy food or drink options.

North Hills Annual Tree Lighting North Hills Commons Our favorite Tree Lighting and Holiday Event came back to the Commons of North Hills Presented by Sir Walter Chevrolet. RALEIGH MIDTOWN RALEIGH Since its redevelopment in 2004, North Hills has been the heartbeat of Midtown Raleigh.

Midtown Raleigh Alliance The Midtown Raleigh Alliance continued its mission as a resource to the greater community in 2021 as the hangover of the pandemic lingered. The Alliance focused on curating and sharing information critical to businesses as they continued the pandemic navigation and recovery process. Virtual events were conducted in Q1 and Q2 connecting businesses to market experts and to their elected officials. Our Midtown streetscape got a burst of art as the MRA continued its Midtown Banner art contest tradition, featuring two designs from local artists Rich Gurnsey and Kelly Schrader. We are grateful to MRA member Merz USA for their program sponsorship and the City of Raleigh for a matching grant through their Impact Partnership program.

Fulfilling our calling to identify and support future leaders, MRA was excited to provide two college scholarships in 2021. Sanderson High School seniors Gwen Hollingsworth and Avery Risinger were awarded the Midtown Community Hero Scholarship for their impressive academic and community service efforts while attending Sanderson. The success of the MRA and of Midtown as a destination was celebrated in grand fashion with the State of Midtown 10th Anniversary event in September. The A-lister event showcased The Ritz, one of Midtown’s live music venues, and featured a trip through Midtown’s Past, Present and Future while honoring several responsible for its success. Among other facts shared during the event was a pipeline over $4 billion in future and proposed projects.
