2019 MID YEAR UPDATE

—

LETTER FROM THE PRESIDENT

Mixed use. Urban district. Pedestrian friendly. Active streets. Outdoor seating. 24-7. These are all buzz words for great places. Great places where people want to gather. Where people want to be. A place where people work. And live. And visit. And shop. And eat. And play. North Hills has been a great place where all of this is always happening. And all great places keep evolving. There is much activity this year at North Hills as this dynamic place adds stores, restaurants, residences, and offices in the shadows of construction cranes.

SOME NOTABLE UPDATES AT NORTH HILLS: • Construction is underway on Tower 4, the tallest and largest building to date at North Hills. This 330,000 square foot 20-story office tower will open in the fall of 2020. • Stir, the newest full service restaurant at North Hills opened next to Capital Grille featuring oysters and craft cocktails. • Other recent exciting openings include Mason’s Lobster Rolls and local fashion boutique, Voda. • The Commons, which is 15 years old this fall, is undergoing a refresh with new planters, paint and furnishings around the grass area and Starbucks and Ben and Jerry's.

• The expansion of North Hills down St Albans is adding significant infrastructure of additional roads and sidewalks. The first project underway is Vine, which will add over 300+ new residences. As is apparent to many, the sidewalks are filled with people eating, drinking, and shopping. Many of the merchants at North Hills are having record sales years. Numerous office employers are looking for more space. The Midtown Events are attracting high capacity multi-generational crowds. And the Kane Realty team has new projects in the pipeline to further the great experience of those that call North Hills their place. Great places are always evolving. North Hills continues to be a model of a great place that is friendly for pedestrians and vehicles. For merchants and residences. For hotel guests and office workers. As the dynamics create new opportunities and challenges, there are always learning lessons on how to keep making North Hills a great place to be. We often find ourselves overwhelmed with gratitude to so many that have their confidence in this great place. We remain thankful and appreciative for the communities support as we keep working to make North Hills better.

• The long anticipated opening of Rosewater, located next to Captrust Tower and Bank of America Tower, will bring great outdoor seating, food and drinks offerings to this one of a kind European cafe.

Mike Smith, President Kane Realty Corporation

SUSTAINABILITY TESLA SUPERCHARGERS

RECYCLING

In 2017, we added 12 Tesla Superchargers in the Main District near Target. The new Superchargers provide fast, reliable electric charging for Tesla vehicle owners. The Supercharging site will help grow the electric vehicle-charging network for customers, which can increase sustainable transport and provide a convenient destination for drivers to shop.

Co-mingled recycling centers and clothing recycling stations are available onsite. Nearby restaurants participate in grease collections, which can then be recycled into biodiesel fuel, as well as food waste diversion and compost programs.

EV CHARGERS

ZIPCAR

Twenty two (22) charging stations are available in North Hills: (17) level-2 charging stations in the Park District’s Midtown Green Apartments, Park & Market Apartments, Bank of America Tower, Captrust Tower and Midtown Plaza; and (4) level-2 charging stations and (1) DC Fast Charger (charges in 30 minutes) in the Main District.

The carbon footprint continues to be reduced with the addition of Zipcar, a self-service, ondemand car-sharing program. The two vehicles are located in the Park District near the HYATT house Hotel.

WALK ABILITY

ENERGY USAGE

Walkability is emphasized with the WALK [Midtown] program, which aims to improve pedestrian mobility, safety, and health. The proximity to the Raleigh Greenway, also helps reduce the carbon footprint of the community.

Energy consumption is decreased with LED lighting and by creating smart and efficient practices across the property with new technologies, such as automation and energy management systems.

TRANSIT & CIRCULATION

COMPOSTING

Our fleet of electric shuttles transports guests throughout North Hills for shopping, dining, and special events. Two bus lines and a vanpool serve the community with stops in North Hills.

North Hills and our retailers have been partnering with Compost Now (previously Food FWD) since 2017. In 2018, Compost Now members diverted more than 6,069,029 lbs of compostables from the landfill. By diverting food waste from the landfill, we are reducing greenhouse gas emissions. Their aim is to continue lowering the barriers associated with composting, find and implement effective ways to reinforce the environmental, social and economic benefits of composting, and build a lasting, profitable organization that empowers its employees and customers.

SOLAR Partnering with Baker Renewable Energy, North Hills utilizes rooftop solar panels to generate power for a range of services.

MIDTOWN CERT Midtown CERT was approved and established in 2015 by the Department of Homeland Security and Federal Emergency Management Association. Midtown CERT is one of only two CERT programs in the City of Raleigh, one of 13 within the Triangle and 68 in the State of North Carolina.

Midtown Raleigh Alliance has had its busiest year so far. The membership continues to actively engage on critical growth and transportation issues with city, county and regional leaders. MRA members have generously hosted the community to several sessions to discuss and Midtown Planning, transportation, development and education topics. Additionally, the MRA awarded its first ever college Scholarship to a local high school senior and conducted the First Midtown Banner Art contest supporting local artists.

CERT (Community Emergency Response Team) is a FEMA and DHS program that prepares citizens and community members for disasters and hazards that may impact their area and trains them in fire safety, light search and rescue, team organization, and disaster medical operations In 2006, Kane Public Safety became the first CERT program in a mixed-use development. Public Safety Major Jason Hunt and Chief Robert Batista became CERT program trainers in June 2015 and led the way in creating Midtown CERT. Currently all ground crew members for Midtown Property Services and Kane Realty Corp. have been trained and are active members of the Midtown CERT team. Additional CERT Basic training classes will take place throughout 2019.

MRA’s focus on economic development and community vitality led the organization to host a panel discussion on disruptor brands and innovation, at the annual Holiday Member Celebration in December. Representatives from Wegmans, Lime Scooters, Indigo Road Holdings and SPACES shared market insights and their innovative corporate approaches and culture with attendees. Serving as a mechanism for the community to connect, engage and support is at the core of MRA’s mission. Since the organization’s inception a large-scale charitable event is held each year to support a local cause. With the help of a dynamic network of sponsors and partners, the 2018 MRA Pumpkin Palooza raised nearly $19k bringing the Holt Brother’s Foundation KidsCAN program one step closer to a permanent home at Duke Raleigh Hospital. This program helping kids dealing with cancer in their families exists in Durham and Wake county, but with MRA support will now exist in Midtown.
