A Review of 2020 and Outlook for 2021 How do we put 2020 into words? It was an unexpected series of events we heard we might need to prepare for someday (but couldn’t ever imagine becoming a reality today). The word “unprecedented”, while overused, is still very appropriate in our constant conversations. Yet, despite the continuous rollout of challenges throughout the year for everyone in all facets of our lives, we found a resilient community throughout Raleigh, and especially North Hills, working together to support each other in our day to day encounters. The resilience of North Hills was on full display and is still evident today by the constant workings of our merchants and restaurateurs. Over 40+ locally owned businesses didn’t have corporate strategists or endless deep pockets to rely on to cushion them as the challenges began to occur. However, each one of these talented businesses shifted their offerings, crafted new marketing and communications plans, and provided incredible service to their customers. Their unique customized approach has allowed these merchants and restaurants to stand out and earn new customers with more optimism heading into 2021. With all of the North Hills hotels back open and workers returning more often to their offices, we have great expectations for 2021. It’s also clear the residents throughout the North Hills area deepened patterns and relationships with the North Hills restaurants and merchants. The Kane Realty property teams have worked tirelessly to say “yes” to “out of the box” thinking of needs and ideas as the goal of all is to insure North Hills maintains its role in Raleigh as an important gathering place for our community to shop, live, work and play. There is much notable work to share and more underway: • The newest residential community, Vine, opened up in late summer welcoming new residents in our expanded area of North Hills, known as the North Hills Innovation District or NHID.

• In early spring, Restoration Hardware announced an RH Gallery will be coming to North Hills with the redevelopment of the area around the former J.C. Penney. This RH Gallery will have two levels of design rooms with a third floor cafe, bar, restaurant and outdoor seating. • Several new exciting leases were signed welcoming new restaurateurs: locally loved Jubala Coffee opening along Midtown Park; our favorite, The BBQ Lab, is opening next to Omega Sports in the Commons and our newest restaurateur from Durham is opening up Cucciolo Terraza in the Advance Auto Parts Tower. • New openings included BulBox, Alara + Zane, and Restoration Hardware. • The Walter, a 35-story residential tower, broke ground in January 2020 and will be opening up in 2022. One of the biggest observations from the past year is we all strongly desire community and want to gather together. North Hills continues to work toward providing ongoing accessible opportunities to be together inside and outside. And in the planning of new places throughout North Hills, we continue to keep this top of mind. We have great confidence that we will be back together more frequently as a community in the months ahead. We also firmly believe that the future of Raleigh is incredibly strong. Both downtown and midtown Raleigh are direct beneficiaries of the unfortunate struggles facing the US’s largest metropolitan areas. It is with deep gratitude that we say “Thank you” for the continued care, support and concern shown toward the businesses, neighbors and residences in the North Hills community. Recent Openings Rosewater - 2,123 SF Rosewater is a farm-to-table restaurant specializing in Mediterranean flavors locally owned and operated by Giorgios Group. Giorgios Group offers some of the most renowned restaurants and best design services in the nation. Owner, Giorgios Nikolas Bakatsias, is one of the Southeast’s most prolific and visionary restaurateurs, boasting over 30 years of experience in the culinary industry.

Alara + Zane - 3,915 SF

Alara + Zane, a children’s experiential concept, is locally owned and operated by husbandwife team, Sanaa Alyemeni and Gary Moore. Their mission is to offer a supportive and inviting shopping space along with an engaging play environment that sparks curiosity and wonder among young ones and their caregivers. In addition to curated products and play and learn areas for babies and children, Alara + Zane offers services and activities such as: sleep consultation for expecting moms, art classes, baby movement, parent education, annual membership packages, personal shopping and much more.

Restoration Hardware - 4,960 SF Restoration Hardware is an upscale American home-furnishings company. They are currently open in a temporary location beside bartaco but will eventually be an anchor tenant in the Main District Project. The Gallery at North Hills, or RH Raleigh, will feature a glass-encased rooftop restaurant and barista and wine bar that open onto a beautifully landscaped park. Commanding three levels and nearly 50,000 SF of indoor and outdoor space, this one-ofa-kind experience will blur the lines between residential and retail, indoors and outdoors, home and hospitality – with full floors dedicated to RH Interiors, Modern and Outdoor.

Bul Box’s first location opened in Raleigh at Transfer Food Hall in 2016. Fueled by its passion for the cuisines of Asia and beyond, Bul Box crafts dishes with boundless flavors and customizability. Using the freshest ingredients, Bul Box offers a variety of mouth-watering signature boxes inspired by its favorite destinations, as well as a variety of customizable options to please fitness fiends and carboholics alike.

Under Construction in 2021 The BBQ Lab - 3,367 SF The BBQ Lab is a locally owned and operated multi-unit concept conceived by Jerry Stephenson and Todd Breed. The BBQ Lab at North Hills will be the first of several of the new concept opening up in the next few years. The restaurant is focused on regional barbecue found throughout the United States with a scientific twist, while featuring new innovations and recipes each month.

Jubala Coffee is owned and operated by Raleigh local Andrew Cash, who opened the first Jubala location in Lafayette Village in 2011. In 2001, Cash visited a coffee farm for the first time on the hill of Mount Kenya and wondered what it would be like to impact the farmers thereby supporting their economy. Twenty years later, Jubala will continue that vision with an in-house coffee roasting operation at the North Hills location.

Cucciolo Terrazza - 4,932 SF Jimmy Kim, chef and owner, opened Cucciolo Osteria Durham in 2018 with the blessing of his cousin, Julian Kim, who started the original Cucciolo Osteria in Seoul, South Korea in 2015. After quickly establishing itself as a premier destination for Italian cuisine in Durham, Jimmy Kim decided to open a second restaurant in North Hills called Cucciolo Terrazza. His goal is to serve simple and delicious Italian food using the highest quality ingredients in an upscale, yet friendly and casual environment.

A $1B new multiphase District, NHID, now underway. With the mission of bringing together private innovation in technology, life sciences and entrepreneurship with meaningfully scaled Public open space, NHID is the latest District of North Hills to be unveiled. The 33-acre district will offer an unprecedented amount of open natural area (including outdoor working spaces), and bustling, walkable ground level with experiential retail and maker’s spaces, NHID will facilitate interaction and collaboration with a wide range of office

users, entrepreneurs, retail tenants, creatives and makers through the urbanization of the traditional Innovation District. NHID will be constructed in phases. At full build-out, the District will include two highrise class A office towers and four residential buildings totaling 700,000 SF of office and 1000 residential units, 60,000 SF of ground floor retail space including a two-story Food Hall with Event Space, and 4 acres of outdoor and natural space. Phase 1 of NHID included the Vine North Hills Apartments, which saw its first resident move-ins during the summer of 2020. Considered with experience in mind, NHID will carefully fold into the natural surroundings – maintaining a protective tree zone along the tributary of Big Branch Creek that uniquely runs through the property, enhanced by a series of bridges and landings that connect the vertical projects. Creatively exposed Stormwater interventions will showcase critical bioretention activities to create public awareness and educational opportunities about the ecosystem of Big Branch. Outdoor rooms with powered furnishings will make room for outside workspace, meeting space, dining areas for office tenants, residents and guests to enjoy. The exterior material palettes within the Innovation District are an amalgam of live metals, natural wood, hand-forged iron, regionally produced brick, exposed aggregate, large scale murals and live walls. Raquel Assanoua is a self-taught Multi-Media Artist now based in Raleigh, NC but originally from Miami, Florida. Thomas Sayre has designed and built public art projects all over the world and has been part of the design team for civic, educational, and museum buildings. He, along with architect Steve Schuster, is a founding principal of the multi-disciplinary design firm, Clearscapes, and has collaborated to produce lighting, furniture, terrazzo floors, and specialty surfaces.

Mia Yoon Mia Yoon was driven to be an artist from an early age, attending the well-regarded Art Students League of New York as a teenager, then Pratt Institute to continue her classical training as an artist. After viewing an Antoni Tapies exhibit at the Guggenheim, she dedicated herself and her time to learning everything she could about abstract art and how to create it.

Our fleet of electric shuttles transports guests throughout North Hills for shopping, dining, and special events. Two bus lines and a vanpool serve the community with stops in North Hills.

Additionally, in 2019, North Hills brought its first 24 passenger shuttle to the property. The shuttle circulates between all three districts, seven days a week. The goal of the shuttle is to minimize traffic while giving residents, shoppers, and workers a quick and safe way to get around the property. We partnered with TransLoc, a Durham-based company that provides tracking data for existing GoTriangle buses, for the shuttle’s tracking services. By downloading the TransLoc app, riders in North Hills can track the shuttle to minimize wait times at their desired stop. Due to COVID-19, service has been temporarily suspended.

Tesla Superchargers In 2017, we added 12 Tesla Superchargers in the Main District near Target. The new Superchargers provide fast, reliable electric charging for Tesla vehicle owners. The

Supercharging site will help grow the electric vehicle-charging network for customers, which can increase sustainable transport and provide a convenient destination for drivers to shop.

Zipcar The carbon footprint continues to be reduced with the addition of Zipcar, a selfservice, on-demand car-sharing program. The two vehicles are located in the Park District near the HYATT house Hotel.

Walkability Walkability is emphasized with the WALK [Midtown] program, which aims to improve pedestrian mobility, safety, and health. The proximity to the Raleigh Greenway, also helps reduce the carbon footprint of the community.

Solar Partnering with Baker Renewable Energy, North Hills utilizes rooftop solar panels to generate power for a range of services.

Composting

Co-mingled recycling centers and clothing recycling stations are available onsite. Nearby restaurants participate in grease collections, which can then be recycled into biodiesel fuel, as well as food waste diversion and compost programs.

North Hills and our retailers have been partnering with Compost Now since 2017. In 2018 and 2019, Compost Now members diverted 6,118,665 pounds of compostable waste from the landfill. By diverting food waste from the landfill, we are reducing greenhouse gas emissions. Their aim is to continue lowering the barriers associated with composting, find and implement effective ways to reinforce the environmental, social and economic benefits of composting, and build a lasting, profitable organization that empowers its employees and customers.

EV Chargers Twenty-two (22) charging stations are available in North Hills: (17) level-2 charging stations in the Park District’s Midtown Green Apartments, Park & Market Apartments, Bank of America Tower, Captrust Tower and Midtown Plaza; and (4) level-2 charging stations and (1) DC Fast Charger (charges in 30 minutes) in the Main District.

Energy Usage Energy consumption is decreased with LED lighting and by creating smart and efficient practices across the property with new technologies, such as automation and energy management systems.

Beehive Initiative North Hills has partnered with Bee Downtown to host Honeybee hives at Bank Of America Tower and possibly other locations in North Hills. Bee Downtown installs and maintains beehives on corporate campuses, rebuilding healthy honeybee populations while simultaneously powering Employee Engagement Programming and Leadership Development.

Takeout Tuesday North Hills joined the nationwide movement of promoting #TakeoutTuesday with a fun game of Bingo To-Go. Every Tuesday, we shared a Bingo template and encouraged our followers to support local restaurants by ordering takeout or delivery. The first 50 people to turn in their Bingo cards won a prize.

In order to assist with curbside pick up, we added a substantial amount of 10 minute parking signs throughout the property – including 20 spots in the Commons and 70+ parking spaces in other areas of North Hills. The spots in the Commons were also labeled with numbers so customers could easily call a merchant and tell them where they were parked for curbside pickup and takeout.

Virtual & Outdoor Events Fitness Classes: Our events team and several fitness merchants offered free, virtual fitness classes through their websites and/or social media channels. Eventually, we were able to allow fitness classes in outdoor areas such as the Commons and Coastal Credit Union Midtown Park.

North Hills Kids: A blog was published every Tuesday morning with ideas for kid projects and games plus virtual at home activities. The theme changed every week – focusing on different topics like art, music and science. Pop Up Shops: In addition to our Midtown Farmers’ Market, we hosted several pop up shops throughout the year where people could come shop outside safely. These pop ups featured groups such as La Farm Bakery, Shepherd’s Way Farm and The MAKRS Society. Fashion Events: Several of our merchants hosted virtual fashion shows, trunk shows and even offered at-home styling for shoppers for no additional cost.

Due to COVID-19, the majority of events at North Hills were cancelled in 2020. While we were sad to see so many of our signature events put on hold, we were able to move forward with some fan favorites such as Wellness Wednesdays and the Midtown Farmers’ Market as we moved into Phase 3 of North Carolina’s COVID-19 restrictions.

Midtown Events is responsible for building community and creating memorable experiences through planning and producing events in Midtown Raleigh. In addition to special events, Midtown Events is also responsible for the ambiance. artful initiatives and branding throughout North Hills.

We were also able to introduce some new events, both in-person and virtually. Moving into 2021, we look forward to continuing to create memorable experiences at North Hills and hope we will be back in full force soon enough.

In Phase 3 outdoor events were allowed to host up to 100 people. Midtown Events created a fun and safe outdoor event by turning the Coastal Credit Union Midtown Park into an outdoor movie theatre venue with social distanced circles to reserve. Presented by R&D Brewing, Midtown Music & Movies featured private social circles on the lawn for up to four guests to listen to local DJs and watch a classic movie screening on the lawn each Thursday evening during October.

Midtown Farmers’ Market North Hills Commons Back for its 12th season, the Midtown Farmers’ Market continues to be a community favorite. A producers only Market that provided a safe weekly shopping experience in the fresh for a full 30 week season amidst a pandemic. Deemed as an essential business, the farmers market thrived and served our community with consistency.

Wellness Wednesdays Coastal Credit Union Midtown Park Wellness Wednesdays Series consists of 24 weeks of fun, free fitness opportunities. This event series encourages participants to “Get Your Fit On” and promotes whole-body wellness through offering a wide variety of fitness concepts and healthy food or drink options. This event takes place in evenings on the grass lawn in Coastal Credit Union Midtown Park. This year, we implemented social distancing and masked up every Wednesday for two opportunities to participate in a class, hosted by one of our local fitness studios.

North Hills Kids Virtual Due to COVID-19 North Hills Kids, presented by Wells Orthodontics, went virtual with a weekly blog. For thirteen weeks in a row North Hills Kids produced themed blog posts ranging from STEM focused activities to ideas of how to transform your world into a magical wizard fantasy. Blog posts were shared on the North Hills website, North Hills Facebook page, and our supporting sponsor, Macaroni Kid of Raleigh, did a weekly write up of the blogs. Posts reached a total of 4,896 patrons via Facebook, with a highest of 988 for our “Virtual Field Trip” post.

2020 was not the year that any of us expected but the Midtown Raleigh Alliance was able to assess the environment and redirect it’s programs to help the greater business community. All scheduled in person events were postponed but the MRA was excited to provide a series of virtual events focused on surviving, and the eventual recovery. The RECOVERY series of events focused on diving into what the new office experience might look and feel like, as well as the critical nature of corporate and leisure travel, and finally the impacts of the shutdowns on the local and market economies.

A silver lining to the 2020 pandemic and local response was the strengthening of partnerships between business advocacy groups and the City of Raleigh. The MRA worked alongside the city and other groups, meeting twice weekly and sharing resources, information and contacts to provide local businesses with their best chances for staying open. In May two students from Sanderson high school were awarded the Midtown Community Hero Scholarship from the MRA. The fundraising drive success was such that we expanded our awards from a single recipient to two, a testament to the community’s charitable nature. In late December the MRA was awarded an Impact Partner Grant from the city to support the local art community thru another Banner Art Contest. The grant will allow the Alliance to fund local artists and beautify our streets with unique designs that connect directly with our Midtown spirit.

Midtown Property Services continue to train on emergency preparedness and this will continue in 2021.

The Community Emergency Response Team (CERT) program educates volunteers about disaster preparedness for the hazards that may impact their area and trains them in basic disaster response skills, such as fire safety, light search and rescue, team organization, and disaster medical operations. CERT offers a consistent, nationwide approach to volunteer training and organization that professional responders can rely on during disaster situations, allowing them to focus on more complex tasks.

The Dillon

Opened summer 2015, Stanhope is a multistory student housing and retail complex located at the signalized intersection of Hillsborough Street and Dixie Trail. Adjacent to North Carolina State University, it markets to both a captive student audience as well as established neighborhoods in the surrounding areas.

The Dillon is the first mixed-use development of its kind in downtown Raleigh’s rapidly expanding, vibrant Warehouse District. Open in 2018, the project includes an 18-story office tower with retail space and two sixstory apartment buildings with an adjoining parking deck. The Dillon makes up an entire, 2.5-acre city block bound by S. West Street, W. Martin Street, S. Harrington Street and W. Hargett Street.
