Real estate in the metroplex is both a booming business and a vital community service. And Lauren Barrett stands as a testament to what determination, passion, and a strong support system can achieve. As the team lead at Texas Real Estate Girls Group with Monument Realty, Lauren is not just building a career; she is crafting a legacy of empowerment, resilience, and staunch dedication to her clients and her family.

Lauren’s journey began in Garland, TX, where she was raised alongside her younger brother in a supportive and close-knit family. Sports were a significant part of her life, shaping her competitive spirit and teaching her the value of teamwork. “I played sports my whole life until college,” she reminisces. After starting her college journey at Texas State University, she completed her education at UT Tyler, where she took a monumental step into adulthood by purchasing her first house at just 23.

Her transition into real estate in May 2021 was marked by immediate success. “My first home closed in July 2021 for $1,078,000,” Lauren recalls proudly. Before stepping into the real estate world, she was involved in network marketing and dedicated her time as a stay-at-home mom to her two boys, Witten and Olson. Balancing motherhood and a bur geoning career was no small feat, but Lauren embraced the challenge with open arms.

“Being a single mom, my attention is commanded a lot and I want to be as present for my kids as I am my clients,” she explains. “I truly am on-call from the moment I wake up to the moment I close my eyes.” Her dedication to her clients is matched only by her commitment to her children, often negotiating deals from the side lines of their sporting events. This dual role has been made possible through the unwavering support of her family and friends, who have been her rock throughout her journey. “I couldn’t do it without my amazing friends and family and of course my two boys that cheer me on. They love being real estate kids!”

The past few years have been a whirlwind for Lauren. In 2022, she faced numerous personal challenges, including a divorce, a car wreck, and ankle surgery, all while managing the demands of her real estate career and parenting her young sons. “It was one of the hardest years of my life,” she admits. Despite these obstacles, she sold $18 million in revenue, a feat that speaks volumes about her resilience and determination. “I’ve decided that God was using those hardships to strengthen me for years to come,” she reflects.

Lauren’s passion for real estate goes beyond closing deals. She finds immense joy in mentoring her team and helping them achieve their goals. “We are like sisters and it’s so important to me that we’re all where we want to be in our businesses,” she says. This sense of camaraderie and mutual support is a cornerstone of her approach, creating a dynamic and positive environment for her team.

Her favorite part of being a REALTOR® is the diversity of her daily activities and the opportunity to make a real difference in people’s lives.

In the vast roofing industry of Dallas-Fort Worth, Hargrove Roofing stands out not just for its exceptional roofing and general contracting services but for the profound values that drive its operations. At the helm of this branch is Greg K. Esquilino, Co-Owner and President, who has woven his life’s journey, faith, and dedication to family into the very fabric of the company. “Our families that we are born into and the families that we choose to do life with are our priority.”

Greg’s path to Hargrove Roofing is as diverse as it is inspiring. Born in South Brazil, he moved to Tampa, Florida, as a baby and later to Ft. Lauderdale, where he spent the next 25 years. His early years saw him playing professional tennis until an injury redirected his path. Undeterred, Greg pursued degrees in finance and culinary arts, graduating at the top of his class from Le Cordon Bleu Culinary School. His culinary skills took him to Florence, Italy, where he studied Italian, lived and worked as a pizzaiolo, all the while exploring over 25 countries in the region.

Upon returning to the United States, due to recent market crashes, there were developing opportunities in the real estate industry in South Florida. Seizing the unique timing of the market, Greg delved into real estate investing, partnering with a mentor and outside investors to build and manage a multi-million dollar portfolio where they purchased, remodeled, rented, and sold single-family homes. Several years into this venture, one of the investors he was working with proposed a business idea to Greg in the aviation industry, which has always been a childhood dream of his. Greg then shifted some of his efforts into this venture, where he bought, refurbished, brokered, exported, and sold private aircrafts, becoming a pilot in the process.

However, the pandemic significantly and abruptly disrupted this company, prompting him to pivot once again. After taking crucial financial losses and having to basically start over, “I discovered the roofing industry through some friends at church and never looked back,” Greg recalls. “I was impressed by the opportunities it offered.”

After a couple of years, Greg and his now wife, Rebecca, moved back to her hometown of Dallas, TX. Motivated to now build his future in Texas, Greg exited his current businesses with the ambition of finding something new. On a vacation trip to Brazil, an opportunity arose with some known investors to launch a new network marketing company in Brazil. Partnering with some suppliers on his trips to Asia and South America, and also with his family’s business of fashion jewelry manufacturing, they quickly found traction. Due to opportune market shifts, network marketing and direct sales was at an all-time hype in Brazil, mainly due to surging unemployment. As now CEO of this entity, with a solid business plan and high-quality products, they quickly gained momentum, employing over 100 individuals and attracting over 30,000 representatives across 10+ locations in just under three years!

After excelling at a previous employer, both in sales then in management, Greg’s vision for a company that aligned with his values led him to partner with Billy Hargrove (CEO) and Hargrove Roofing. Brendan Thomas, a close friend of Greg’s and also a successful roofing enthusiast, shared the same vision and ultimately joined Greg on this journey. He emphasizes, “We are a faith-driven group of individuals with the purpose of building positive change around us.”

What It Means for You VICTORY IN

WEST CROSSING

Collin County Area REALTORS® (CCAR) is thrilled to announce that the proposed rental ban in the West Crossing community was withdrawn in June 2024. This is a clear win for REALTORS®, their clients, homeowners, and the City of Anna. This outcome demonstrates the power of informed and early engagement by our dedicated REALTORS® and the community’s strong support.

The flexibility and property rights essential to maintaining a dynamic and diverse housing market have been preserved by preventing this restrictive amendment. This victory ensures that homeowners can choose how to use their properties, supports a stable and vibrant real estate environment, and reinforces Anna’s attractiveness as a place to live and invest. CCAR remains committed to advocating for policies that empower homeowners and contribute to the prosperity and growth of our community.

Issue Background

The West Crossing Community is situated in the heart of Anna, Texas. Anna is a rapidly growing community whose population has more than doubled in the last ten years.

On February 12, 2024, West Crossing community members received an email/letter from their board of homeowners stating they had experienced a spike in “concerned homeowners” who believed the HOA had failed to enforce their covenants, conditions, and restrictions properly. Based on that letter, the complaints appear to have been centered specifically around the “overall aesthetics and atmosphere” of the community. Below is a necessary excerpt of the letter:

“Over the past few years, enforcement of the Covenants, Conditions, and Restrictions (CCRs) has been relatively relaxed. While this approach may have had its merits in certain contexts, it has become increasingly clear that many of our homeowners and neighbors are advocating for a change in this stance. We have received numerous notices and requests from residents urging us to fully enforce the CCRs to enhance the collective curb appeal of our neighborhood. Even multiple local REALTORS® have expressed that West Crossing homes are getting overlooked due to the current collective curb appeal of our neighborhood.”

This correspondence alone is not cause for concern, as this is a great way to enhance neighborhoods and can sometimes increase property values. However, emboldened by that use of power, the HOA sent another round of correspondence to residents of West Crossing.

In this communication on May 22, 2024, the West Crossing HOA board of directors stated that the HOA is seeking “action and support

to approve an urgent amendment to [their] HOA Covenants, Conditions, and Restrictions (CCRs) to prohibit rentals in [their] neighborhood” to “defend [their] community before it’s too late.” It is important to note that this proposal does not include the grandfathering of current leases.

Did the outcome of the community vote directly impact an HOA in Houston? No. Could this HOA’s decision hypothetically spur a movement across the DFW metroplex and state? Absolutely.

Why is this issue important to REALTORS® and the real estate industry?

Market Impact: According to the NTREIS MLS, 85 homes were sold in West Crossing between January 1, 2023, and December 31, 2023. Should this amendment pass, the 200 rented homes must be sold within a year. This influx of properties would significantly increase supply

and likely drive down home prices, potentially affecting property values in the community for years to come.

Diverse Housing Needs: Leasing options are essential for various demographics, including young families, employees in transition, and senior citizens looking to downsize. Rental properties provide flexibility and an affordable housing option in a desirable community like West Crossing.

Restricted Sales Market: If this proposal is approved, homeowners will be limited to selling only to owner-occupants, excluding investors, online buyers, and small landlords. This restriction could narrow the market and complicate the sale process for many homeowners.

Personal Circumstances: Consider the possibility that an owner might need to move but would like to rent out their West Crossing house. This amendment would bar property

owners from fully exercising their rights as homeowners. Thus, in doing so, the Amendment would force owners to sell instead, whether their move is temporary or permanent.

Impact on Current Tenants: Without a grandfathering provision, the current tenants in rental properties would be compelled to move at the end of their leases, disrupting their lives and forcing owners to sell their homes.

Severe Financial Penalties: The proposed amendment allows the Association to levy a fine of five hundred dollars ($500.00) per day for any violations after the legally required notice, if any, is given. This penalty provision overrides any conflicting rules in the Association’s current fining policies, potentially resulting in substantial financial burdens for property owners.

Meet Cliff Freeman, Jr., Chief Evangelist of eXp Realty and the driving force behind the Cliff Freeman Group. With 37 years of experience in real estate, Cliff’s journey is a testament to the power of perseverance, the importance of giving back, and the fulfillment found in helping others achieve their dreams.

Born and raised in Dallas, Cliff’s roots run deep. Growing up as an only child in a modest middle-class home near Midway and Forest Lane, he was surrounded by the hard work and dedication of his parents. His father, a salesman for a paper company, and his mother, a real estate agent, instilled in him the values of diligence and service. “Mom would go and sell a house to pay my private school tuition when it came due,” Cliff recalls, highlighting the sacrifices made for his education.

After graduating from St. Mark’s in Dallas in 1977, Cliff pursued higher education with zeal. He earned a BSBA from UT Dallas, a BSEE, and an MBA in Finance and Entrepreneurship from Rice University. His career

began on Wall Street in 1989, but his passion for real estate was always in the background. “I often joke that I was ‘born into the business,’ when my mom’s water broke while she was pregnant with me and showing a house,” he laughs.

Cliff officially entered the real estate world in 1987, obtaining his license and eventually transitioning into mortgage lending and real estate sales in the early 2000s. His extensive background in finance and

entrepreneurship laid a strong foundation for his success in the industry. “Real estate is the vehicle that drives my dreams and goals. It’s the source of capital to fuel the journey,” he explains.

Training, coaching, and mastery are at the core of Cliff’s business philosophy. He firmly believes that the key to success lies in skill mastery, which can significantly impact an agent’s income. As a result, the Cliff Freeman

His passion for investing in early-stage companies and helping them grow is a testament to his entrepreneurial spirit. “I have private equity investments in about five companies now, and it’s incredibly fun!” he says with enthusiasm.

Family plays a significant role in Cliff’s life and business. His wife, Karen, and their children, Cliff III (affectionately known as C3) and Caroline, are integral parts of the Cliff Freeman Group. C3, a graduate of Texas A&M, is involved in sales, training, and coaching, while Caroline, a Texas Tech graduate, assists with sales and event planning. “My wonderful wife, Karen, keeps the wheels on and me between the lines,” Cliff says with gratitude.

Cliff’s accomplishments are numerous, with recognition from Success magazine, D Magazine, and Texas Monthly, among others. The Cliff Freeman Group is the #1 eXp Realty team in Dallas and ranks #28 in volume ($96 mil) and #17 in sides (285) for the first six months of 2024. Yet, Cliff remains humble, attributing his success to his team and their dedication to overthe-top service and hospitality. “It’s my people. Plus, I answer the phone and return calls,” he notes, highlighting the importance of communication and service in his business.

In the ever-changing world of tax planning and advisory services, standing out is no easy task. But for DASG, co-owned by Joel Gilhang and Vafa Riazi, the key to success lies in their forward-thinking approach. “Most tax professionals are classically trained—they’re taught to be the gatekeepers, to protect their clients from the IRS,” Joel explained during a recent interview. “But at DASG, we believe in doing more tax planning upfront. By working with us, clients get planning strategies before the tax preparation is done.”

Founded in 2021, DASG has quickly built a reputation for not only preparing taxes but also offering strategic advice that helps clients save money and make informed decisions about their businesses. “Our job is to collect data, collect history, and then educate our clients on the tax planning strategies that are available to them,” Vafa noted. This proactive approach sets DASG apart, especially in a field where many clients often feel left in the dark. “Ninety-five percent of our clients say they weren’t getting tax planning advice—just tax preparation,” Joel added. “That’s a huge gap we’re filling.”

The People Behind the Numbers

Joel and Vafa bring decades of experience to the table—21 years for Joel and 30 years for Vafa. Joel’s journey to DASG began in Chicago, Illinois, where he grew up before moving to Dallas in 1995. “My dad told me I could make a name for myself here,” he recalled. After earning a degree in financial planning and finance from Purdue University in 1992, Joel worked as a financial advisor. In 2003, he and his CPA partnered together and acquired an accounting firm, where he built the financial planning division. This hands-on experience, combined with his entrepreneurial spirit, gave Joel the insight needed to help others navigate the complexities of tax planning.

Vafa’s path was different but no less compelling. Originally from Iran, Vafa moved to Columbus, Ohio, at the age of 16. He pursued his education at Capital University, earning a Bachelor’s in Accounting, followed by a Master’s in Taxation from Capital Law School. A friend living in Fort Worth drew Vafa to the Dallas area, where he has since built a successful career in tax advisory services. His expertise, particularly in dealing with complex tax issues, makes him an invaluable partner at DASG.

A Personalized Approach

At DASG, the focus is on creating a boutique experience for clients. “We want our clients to feel like they’re in the right place, that they’re in good hands,” Joel emphasized. This personalized approach is crucial, especially when dealing with small to medium-sized business owners, 1099 independent contractors, and entrepreneurs—DASG’s core clientele. “Our clients are not just looking for someone to file their taxes; they want to understand how to reduce their tax liability and make better financial decisions,” Vafa added.

Jeff Foust, the director of marketing and business development, brings a unique perspective to the firm. A former real estate agent, Jeff understands the challenges and opportunities that agents face, making him a perfect fit for working with this group. “We love working with top producers in real estate because they are high achievers, goal-oriented, and they believe in being coached,” Joel said. “Our job is to show them how to keep increasing their bottom line— how to save money from a tax liability standpoint so they can reinvest those savings back into their business.”

For Joel and Vafa, success isn’t just about the numbers. “Our success is driven by the relationships we build with our clients,” Joel explained. “It’s about giving them the best experience, maybe even better than

But the duo isn’t resting on their laurels. They have ambitious goals for the future, including plans to expand. “We’d like to do a merger or acquisition every year,” Joel shared. This growth strategy is part of their broader vision to help more clients achieve financial independence. “Our clients’ success is our success,” Vafa added. “When they have the freedom to make choices and spend time with the people they enjoy, we know we’ve done our job well.”

A Balanced Life

Despite their busy schedules, Joel and Vafa both understand the importance of work-life balance. Joel

enjoys golfing, a pastime he describes as “the hardest game, but I love the challenge.” Vafa, on the other hand, is an avid traveler, often visiting family back in Iran or exploring other countries. “We’re business owners, so we have some flexibility,” Joel said. “We have a great team we can delegate to, which gives us the time we need to focus on our families.”

Harish Nehate isn’t your typical real estate agent. With a background that spans continents and industries, he is truly a model of ethics and knowledge on the North Dallas real estate scene. “I grew up in the suburbs of Mumbai, India, with my parents, an elder brother, and many cousins,” Harish reminisces. In 2013, Harish immigrated to the United States, bringing with him a wealth of experience and an MBA earned through weekend classes while working full-time. It wasn’t until June 2020 that he ventured into real estate, a field where his passion for helping people find their dream homes could truly flourish. “The ability to give back to the community and help someone make the biggest decision of their life is incredibly fulfilling,” he explains.

Harish’s entry into real estate wasn’t without challenges. “The biggest challenge was shifting from a biweekly salary to earning only upon closing,” he admits. But his determination and ethical approach quickly set him apart. Over the past four years, Harish has completed more than $40 million in transactions. His commitment to ethics and customer satisfaction has not gone unnoticed by the industry. Harish has been recognized as one of RE/MAX Texas’s Top 250 REALTORS® from 2022 to 2024, and D Magazine has listed him among their top REALTORS® for the same years. He was also featured in Real Producer magazine’s Top 250 REALTORS® in the North Dallas, Texas, market for 2022-2024.

Harish is grateful for the support he has received from his family through this journey. His wife, Yogeeta, works in the technology industry and his daughter, Aditi, is a swim team member with aspirations to emulate her dad’s success. He also has the blessings and best wishes of his siblings and parents.

Samantha Smith has been a model for dedication and growth in North Dallas real estate. With a career spanning 14 years, Sam’s journey from high school teacher and athletic coach to a revered REALTOR®, trainer, and coach to fellow agents exemplifies her unwavering commitment to helping others and her passion for continuous learning.

Born and raised in El Paso, Texas, Sam’s early life was marked by a love for sports and the outdoors. “Track was my passion—going to Regionals in high jump and hurdles throughout high school and competing as a heptathlete at the University of Texas El Paso was amazing!” she reminisces. These formative experiences not only honed her competitive and team spirit

but also instilled a lifelong passion for mentoring those younger than her or new to the sport.

Sam’s journey into real estate began in June 2010, but her path was anything but straightforward. Before diving into real estate, she was an AP World History high school teacher and athletic coach for seven years. Then, she moved to San Diego, where she was an events coordinator, planning corporate events on the beach and college bowl game tailgates, further diversifying her skill set, making her adept at handling multiple responsibilities with ease. It wasn’t until she moved back to Texas that she became a REALTOR® for three years, then went back into the classroom to ALSO be a teacher and athletic coach while being a mom

to a toddler. “For seven years, I balanced “momming,” teaching, and being a REALTOR®, learning how to manage my time and utilize different systems to keep all the plates spinning,” she recalls.

Sam is a proud member of the Simply Texas Real Estate Group powered by REAL Broker, which is a non-traditional marketing team comprising approximately 100 agents across seven states. As the director of training and mentorship for their group, she plays a pivotal role in supporting agents to excel in their careers. Additionally, she is a Certified Instructor with Texas REALTORS® and the Texas Real Estate Commission. “I’m incredibly passionate about mentoring newly licensed REALTORS® and helping experienced agents grow their businesses,” she explains. Sam’s dedication to reducing the exit rate of REALTORS® from the business underscores her commitment to making a positive impact.

Her passion extends beyond mentorship. Sam is deeply committed to helping families find their perfect homes in the northeast suburbs around Lake Ray Hubbard and Lake Lavon. “The joy and excitement on a client’s face when they find their dream home or sell their current home to move onto their next chapter in life is what keeps me motivated!” she exclaims. This dual commitment to clients and colleagues is what sets Sam apart in the industry.

Balancing multiple roles has not been without its challenges. “My biggest challenge has been striking the balance between being a successful REALTOR®, coach, mom and wife,” Sam admits. Time management and communication have been her allies in this journey, allowing her to juggle her professional and personal responsibilities effectively. “It’s a constant effort to give my best both at home and in my professional life, while also finding time for myself,” she notes.

Sam’s definition of success is rooted in making a lasting impact. “Success, for me, means making a lasting impact by helping as many people as I can for as long as I can,” she explains. This philosophy drives her to provide exceptional service to her clients and empower fellow REALTORS® to achieve their goals. Her efforts have not gone unnoticed; she has been recognized as a DFW Real Producer in 2023 and 2024, and D Magazine honored her in 2023. She has also been a top producer in Simply Texas RE Group from 2020 to 2024 and has shared her expertise as a speaker at various conferences.

One of Sam’s most rewarding experiences is fostering community growth. She actively partners with a neighborhood school to support teachers and students, volunteers to work high school and middle school track meets, and proudly sponsors Crown Cricket Academy, a youth cricket academy started by her client. “These activities allow me to give back to the community that has supported me, creating a positive impact beyond real estate,” she explains.

Looking ahead, Sam’s goals for the year are encapsulated in the word “enhance.” She aims to enhance her health, happiness, business, relationships, and the material for her mentee and coaching programs. Her commitment to continuous growth is evident in her embrace of new industry trends and technologies, always striving to provide the best possible service to her clients and support her fellow agents.

“I’ve never met a real estate coach, trainer, or mentor who was as passionate about seeing the success of their students as I have with Sam. She puts everything she has into creating an atmosphere where our agents are supported, challenged, and held accountable to the goals they set for themselves.
