When I was a kid, there was this show on Nickelodeon that I used to watch all the time called “Are You Afraid of the Dark?” A group of teens would sit around a campfire swapping scary stories, and at the end, would throw this dust on the fire to make it flame up … seemed magical to me when I was 6 years old. I should go back and watch a few episodes, for old times’ sake! Truthfully, I was, and still occasionally am, afraid the dark. Mainly, when walking up an ill-lit staircase, or when Jess creeps up behind me while I am unsuspecting it at nighttime. Not the point of the publisher’s note, though. I digress.
Around this time of the year, many of us like to feel the spooky vibes as Halloween approaches. The experience of being scared can be thrill ing, and it is a feeling, as a bit of an adrenaline junkie myself, that I enjoy. However, many of us live in a state of fear day in and day out, year after year, fearing the future and what it may, or may not, bring. We fret about our health, finances, loved ones, the government, being attacked, what people think of us … it never ends. We stay afraid of the dark, even though that fear most often is not truly real. F.E.A.R. — False Evidence Appearing Real. Interesting.
Mark Twain once said, “I am an old man and have known a great many troubles, most of which never happened.” Have you ever stopped to wonder what fear is costing you? Your decision to stay in fear and worry (yes, that is right… I said decision) does not come without a price. There are physical, emotional, relational, financial and spiritual prices to pay for these fears. I am not going to go down the massive list, but I am sure you can deduce that the consequences of fear are not positive ones.
As we near Halloween, I challenge you to have a greater awareness as to where in your life you may be in constant states of fear. Increasing your awareness is the first step. We then need to understand that every situation we find, or may find ourselves in, seemingly good or bad, always has opportu nity for positive growth.
As kids, most of us were afraid of the dark, but as we grew up, we eventually faced the fear of darkness and realized that there really was nothing to be afraid of. It has always been in our head. What is the darkness that you fear as an adult? Is it possible, too, that it is only real in your mind?
See y’all in the light!
JORDAN ESPESETH Owner jordan.espeseth@n2co.comIF YOU WERE A CLIENT LOOKING FOR SOMEONE TO JUST GO THROUGH THE MOTIONS AND SHYLY COVER JUST THE BASICS DURING A PROPERTY SHOWING, YOU WOULDN’T CHOOSE JEREMY LARSEN AS YOUR REALTOR®.
As a dynamic REALTOR® with Berkshire Hathaway HomeServices Penfed Realty Texas, Jeremy is fully engaged with his clients and their needs.
“I savor the science of the deal … it’s all about the relationships. I have a dominating personality and enjoy the leadership aspect of it. I am a little jovial for some tastes,” he says with a smile.
“I have fun with it and crack jokes. I’m always dispensing my opinion.”
Before Jeremy went into residential real estate sales, he built a successful path in property management.
“I started young. I was in property management because I was told over and over that I was too young to sell houses, so I went into property management and, by fits and starts, I worked my way into new home sales,” Jeremy says.
“At the same time, I learned a lot about new construction. It gave me a depth of knowledge on home con struction that is unique.”
Jeremy remembers always being fas cinated by real estate from the time he was a little kid.
“I was fascinated by how long it took a house to get sold and listened to adults talk about how much it sold for. I loved houses and really had that entrepreneurial spirit from the start,”
Jeremy says. “At first, I thought I was going to be an architect and studied that. But I quickly realized that wasn’t the right fit and then went into new home sales.”
Through time, Jeremy kept progress ing to the point where he was doing custom work.
“I learned very quickly that if I was waiting for architects to do home designs for clients who had specific ideas for what they wanted, that I
AM NOT A PERFECT PERSON
FAR, BUT I HAVE ALWAYS
OF SERVICE
PEOPLE.
was going to starve. So, I started drawing plans so I could sell a house,” he laughs. “I fine-tuned my craft over several years and really learned home building inside and out.”
Eventually, Jeremy was ready for a change away from new construction.
“I grew really weary of the ups and downs of home building. There were a lot of highs and lows that got exhausting. During the great recession, I worked for a startup, and he directed me to get my real estate license, and I was allowed to pick up other clients and work with them on other proper ties along the way,” Jeremy says.
“It was an onsite agent situation where I was still allowed to do my own thing. I really appreciated having that opportunity.”
Today, Jeremy serves the North Texas region with pride. As part of that, he takes immense joy in helping people at all price points and with all types of property, including condos, new construction, existing residential real estate, leases, and more.
In the process, Jeremy has built a remarkable reputa tion for results. In 2021, he recorded $17.5 million in sales volume, and he’s on track to finish with at least that amount this year.
Family makes Jeremy’s life much richer. He cherishes time spent with his husband, Luke.
“We love to eat and try new restaurants and going to our favorite places,” Jeremy says. “Also, we are Catholic and love being involved with our church family. We participate with Christmas Angels through Holy Trinity Catholic Church’s toy drive. We also have a big place in our hearts for the work done by St. Vincent DePaul Society.”
Those who know Jeremy can see how much he loves to coach and guide others on their journeys through life and toward their real estate goals.
“I love coaching people. Like I say to my clients, it’s not my job to tell you what to buy. It’s my job to tell you what not to buy,” Jeremy says.
“That’s part of what creates that loyalty and the repeat business and referrals that I get. I’m really flattered by that. I am not a perfect person by far, but I have always embraced being of service to people.”
All of the moving pieces in the real estate transac tions that you work with are a lot like complex and changing puzzle pieces.
Putting them together is no easy task. That’s why it means a lot to have a partner on your side with added expertise to make the pieces fit.
That’s where partners like Senior Escrow Officer Ann Noonan and Fair Texas Title can come alongside you and your clients to make a real impact.
“It’s about solving prob lems and being involved with personal transactions for buyers and sellers. It’s such a special time for new homeowners moving in and sellers moving away,” she says.
“I like being involved in ensuring solutions …. just work ing out the puzzle and smoothing out the transaction for them. The title company is the last stop … I like all parties to remember a great transaction.”
Ann has a strong connection with REALTORS®, which began at home.
“My mother is a real estate Broker. My first sum mer job was in her office,” Ann says. “I got to know
REALTORS® and see the high pressure they’re under and to develop an appreciation and admira tion for real estate professionals.”
Fair Texas Title has a distinguished reputation for producing real results for REALTORS® and clients. President Britt Fair is the third gen eration of his family to play a leading role in the Texas title industry. Grandfather, Bill Fair, and father, David Fair, set standards adopted and enhanced by Britt and his team.
“I have worked for the Fair family for over 20 years. I think Fair Texas Title surpasses all the rest with their abil ity to support REALTORS® in their business and to be available for them to answer any questions for them. We’ve always been available after hours and on the weekends to support our clients. The title company’s role is to simplify the transactions and to make our REALTOR® partners look good.”
Today, Ann leads the Noonan Team. When you talk with Ann, it’s easy to see the pride she has in her group.
As she says, “I have a great team that really enjoys working together.”
WE WORK WELL WITH FIRST-TIME HOMEBUYERS, AS WELL AS EXECUTIVES, ELECTED OFFICIALS & CEOS. It doesn’t matter what size the transaction is.
Ann and her team have a well-planned system to save clients time and stress. Upon receipt of a finalized contract, they send the clients a critical dates letter, a copy of the executed documents as received, and contact information for Fair Texas Title’s Noonan Team mem bers. “From first-time buyers to clients selling distinguished estates, we make the closing process easy to understand.”
“We work well with first-time homebuyers, as well as executives, elected officials, and CEOs. It doesn’t matter what size the transaction is.”
Ann has been married to her husband, Paul, for 30 years. Ann and Paul have a son, John Paul, who recently worked with Fair Texas Title as a Summer Associate. Their move to a home with a view of White Rock Lake and a renovation project has been a fun new chapter.

One of the timeless hallmarks of leadership is the ability and willingness to lift others up … to create and nurture success through time.
That’s something that Alan Simonton and Michelle Ozymy demonstrate on a daily basis.
As Owner/REALTOR® of Knob & Key Realty with his wife, Broker/Owner Michelle Ozymy, they encourage excellence in those around him.
“I love the personal connection at the kitchen table with clients. For some reason, God has put me in a position to help young families and other people. My listing appointments usually go about an hour because we are getting to know them, and it’s about me show ing that I am committed to serving them. That’s how we have built our business by referral over the last 18-plus years,” Alan emphasizes.
“We’re not transactional. I think for me, it has been about really learning to listen and hearing the needs and helping people with a plan and strategy and keeping it positive and making that clear. We don’t want our clients to worry. We want to help them make good decisions as our team guides them through their transaction.”
Before he got into real estate, Alan had two careers. After working with Starbucks for several years, Alan moved into a role as a pastor, working with children and adults for a few years.
“I took those skills and transitioned into real estate. That has become our ministry. Michelle had a partner transitioning to another role, and I had been asking her when she was going to bring me on to the team, and it finally became time when I earned my license in 2013,” Alan says.
“I was nervous because I didn’t know the contracts. Michelle helped me develop that skill through time. We have worked to build a legacy for our three kids … showing them that through persistence and consistency you can build anything, as long as you have the right intentions to serve. There is no ceiling.”
It’s easy to see that Alan and Michelle enjoy sharing the same path in life and business.
“Michelle was a big inspiration for me. It has brought us closer together work ing toward the same goals. One of the best things about how we work together is the fact that we make our own sched ule,” Alan says.
“We aren’t in the office together all of the time and have complementary styles of serving our clients. When it comes to our skillsets, she is more analytical and way smarter than me. At the same time, we have taught each other about our individual styles.”
The results of their efforts have been impressive.
Away from work, Alan and Michelle trea sure time with their children — their old est daughter, Caitlynne; their son, Lucas; and their youngest daughter, Gracie.
In his free time, Alan is also an artist, adept at painting and drawing.
“I love to create visual arts. It’s what I studied in college and never pursued it until now. While I was lying in bed, I started drawing again. My younger brother passed away a couple years ago from cancer. He was also an artist, and I got all of his art supplies,” Alan says.
“I decided that I was going to commit to pursuing art as a career, as well. Since then, I have created and sold several pieces, and I dedicate this to my brother, Aaron. In every piece that I create, I use a little bit of the supplies that I received from him.”
At the same time, Michelle has also started a life coaching business called IgniteYou90.
JUST BEING THERE
FOR THE PEOPLE WE SERVE IS IMPORTANT TO US. WE LOVE GOD AND LOVE PEOPLE.
“We’ve been exceeding our clients’ and our own expectations in our real estate business. It’s like second nature,” Alan explains. “We wanted to do something in addition to real estate that we’re passionate about, as well.”
When it comes to giving back, Alan is involved with Venture.org. It’s an organization that does tough things for people in tough places.
“They hold events like races and commit to a challenge and raise money,” he says. “I did an event in Nepal that involved me making my way to Mount Everest base camp.”
At the same time, Michelle is President of a local nonprofit orga nization … Believing Restoration is Attainable (BRA) that serves women who have been in abusive relationships who need care and immediate services to get them out of those relationships.
Those who have a chance to work with Alan, Michelle, and their team appreciate their relentless efforts.
“I want to go the extra mile and do what I say I’m going to do and come through in a positive way for my clients … I want them to say that
I’m caring and that I listened,” Alan says. “Just being there for the people we serve is important to us. We love God and love people.”
I WANT TO GO THE EXTRA MILE AND DO WHAT I SAY I’M GOING TO DO AND COME THROUGH IN A POSITIVE WAY FOR MY CLIENTS.
If you’ve ever heard the phrase, “Nothing ventured, nothing gained,” you can definitely see the direct relationship it has to real estate.
speak Spanish to help Hispanics who lack confidence in buying their first home. I would not have reached my success without it.”
There have been other steps, as well. In fact, she became a Broker in December 2018.
The extent of Icela’s impact on the local community has been significant. In fact, over the past three and a half years, she has recorded more than 367 transactions.
As Icela thinks about the influence of her family, she feels especially thankful for the way she has had strong female examples to follow.
“My family comes from a very strong woman pres ence. They are all courageous, independent, confident and strong-minded.” she explains. “They all inspire me, and I admire them for that. The apple doesn’t fall far from the tree.”
Icela treasures time spent with her children — 16-year-old daughter, Jeslyn, and 14-year-old son, Joshua.
In her free time, Icela likes to stay fit with favorite activities including running and biking. She also looks forward to chances to travel with her children.
Icela has a heart for helping her community, as well. She is a volunteer with St. Elizabeth Church.
“We like to volunteer especially during the holidays by decorating the church and gift sorting for those in need,” she says.
When clients have the vision of their future that includes real estate, they know they can count on Icela Fernandez to help them take big steps forward.
TThe churn and action-packed days you experience in working with your clients eventually reach fruition ... when you celebrate their dreams coming true together at the closing table.
But, as you have discovered, the bonds you have built don’t need to end there.
As a REALTOR® with Compass, Laura DeVega is driven and motivated to do her best for those she serves ... and she enjoys taking those relationships with her well into the future.
“I love working with old friends and forging relationships with new clients who become my dear friends. By the end of the transaction, we’re having dinners together and our families are friends,” Laura says.
“It goes way beyond the contracts and the work, and that’s something I just really appreciate about my job.”
Laura grew up in Houston. As she began her career, she enjoyed success in finance, having worked with Smith Barney, followed by work with a smaller firm, where she worked as a fixed income trader. From there, she took a role with American General, focusing on branding and market ing work.
Right after marrying, Laura and her husband, Nelson, moved to Dallas.
“I thought we would be here for a short time because both our families are in Houston. I wanted to keep working, but that’s when the market was falling apart so I had to pivot. I love cooking and entertaining, so during that time, I interviewed with HEB/Central Market,” Laura says.
“I knew they were hiring, and I went to see what jobs they had. I ended up working in the cooking school on the business side. It was the most fun job. It was so creative, and I was around people who were in a different line of work than what I had been exposed to.”
As Laura and Nelson started their family, she stayed home with her children. At the time, the REALTOR® they had been working with suggested that Laura look at pursuing a real estate career.
“I got my license to help with the business that my husband was building,” Laura says. “And then it just morphed after that. I started building my business and moving farther away from helping my husband while he did more custom work.”
Laura has worked with Compass for three years, with the previous ten years spent with Allie Beth Allman.
The success that Laura continues to build upon is impressive, as she consistently produces multi-million-dollar results each year.
Yet, beyond all of the numbers and statis tics, there is one thing that really defines success for Laura.
“For me, it really comes down to making sure that everyone gets what they were hop ing for and leaves happy,” she emphasizes.
Family enriches Laura’s world each day.
As part of that, she cherishes time spent with her children — 19-year-old Lila and 16-yearold David.
In her free time, Laura has a wide range of activities that she enjoys, including hanging out with their three dogs, exercising, cooking, hiking, skiing, and entertaining friends.
“I am happiest when my house is full of people eating, visiting, celebrating. And I believe there’s something to celebrate every day,” she says.
When it comes to helping her community, Laura enjoys volunteering with various charities alongside her kids with organizations such as National Charity League and the Young Men’s Service League.
Congratulations to Laura DeVega for the impact she makes each day for her clients and community.
Once you meet her or work with her, it’s easy to see why she is able to build strong bonds that last well beyond the closing table.
For over 25 years, Jason has distinguished himself as a highly respected Escrow Officer servicing the Dallas Metroplex and surrounding communities. His financial expertise, unyielding integrity, and “get-it-done” attitude is why so many clients consider him to be the Title Officer of Choice.“I have always been a competitive person, and I bring that motivation into work as well,” Jason says. At the end of the day, it is ultimately all about the relationships we have with our clients and the service we provide their customers. To make that happen, I am fortunate to work with an incredible team at Lawyers Title Preston Center who embrace that same commitment. Without the team, we have nothing.
Those who have worked with Michael often describe him as the ultimate professional. For almost 20 years, Michael has established himself within the title industry as the person “behind the scenes” that works tirelessly to provide the highest level of customer service possible, down to the last detail. “It’s all about the experience”, Michael says. Not only the experience we want for our customers, but the experience of a team of dedicated, service centered professionals with over 20 years in the industry all focused on the end result. At Lawyers Title Preston Center, that experience is a differentiator.
