For Karen Delgado, real estate is more than contracts, closings, or commission checks. It’s deeply rooted in her belief that homes can change lives and that real estate can be a pathway to both stability and wealth. “My passion and purpose are rooted in more than real estate—it’s about serving, connecting, and changing lives,” Karen says. “Helping my clients build wealth and enjoy the benefits of homeownership and real estate investments is what truly drives me.”
Karen’s journey began far from Texas in Barranquilla, Colombia, a vibrant coastal city known for its music, family values, and food. It was there that her father, Ricardo Delgado, first instilled in her the lessons that continue to guide her today. “He taught me to be strong, smart with money, and responsible from an early age,” she recalls. By her early twenties, those lessons paid off when she purchased her first investment property—proof that financial wisdom and resilience could open doors.
When Karen moved to Texas in 2007, she carried those values with her. As a single mother navigating work, school, and parenting, she knew education was essential. She earned her Bachelor of Science in Accounting from Columbia College of Missouri while balancing every
responsibility life threw her way. “It wasn’t easy,” she admits, “but those years of determination and perseverance built the discipline that I rely on today.”
Her early career led her into banking, teaching, and helping her husband, Frank Odeh, build what is now Carstar MVP Auto Body, a successful collision repair business and major insurance partner. Each role sharpened her communication, leadership, and relationshipbuilding skills, but her heart kept pulling her back to real estate. A negative first-time home buying experience only fueled her determination. “I felt lost during my first transaction here in Texas,” Karen shares. “That opened my eyes to how much better the process could have been if I’d known what to look
for.” Watching family members lose homes to loans they couldn’t fully understand solidified her mission: to empower others through knowledge and guidance, especially those facing language barriers.
By 2022, she was ready to return full-time to real estate—and this time, she knew it was where she was meant to be. She started building MVP Real Estate Group with her husband by her side. “Frank earned his license so we can continue growing together,” she says proudly. “Now, we’re building side by side. Success is no longer just about me; it’s about what we accomplish side by side and how we give back.”
For Karen, resilience isn’t just a buzzword—it’s a philosophy. She puts it simply: “Sometimes you win, sometimes you learn, but


you never lose if you stay focused and keep moving forward.”
That mindset has carried her through financial struggles as a young mom, heartbreaking losses of loved ones, and the ups and downs of building a business. “We can’t always control circumstances,” she reflects, “but we can transform them into opportunities to grow stronger and more empathetic.”
That perspective shows up in her work with clients every day. Whether guiding a firsttime buyer who thought homeownership was out of reach or helping an investor see the long-term vision, Karen pours herself into creating what she calls “winning moments.” She says, “Helping families search for homes, sitting with them at the closing table, and seeing those dreams become reality—that’s what tells me I’m exactly where I need to be.”

Her dedication hasn’t gone unnoticed. Karen has been recognized with awards such as REALTOR® of the Month and multi-million-dollar producer honors. But for her, no recognition compares to the look on a client’s face at closing. “The biggest reward for me is the joy I see on my clients’ faces when we close a deal,” she says. “Those smiles, hugs, and heartfelt reviews mean the most.”
The best real estate advice she carries with her came from her mentor and broker, Noel Rendon: Always be truthful, and never be afraid to walk away from a deal that doesn’t align with your values. Karen has built her career on that principle. “Respect, professionalism, and integrity aren’t just part of what I do—they’re the foundation,” she says.
Karen is also an investor herself, building long-term rentals and exploring Airbnb opportunities. That firsthand experience allows her to connect with clients on a deeper level. “I can relate to my clients because I’m in the same position they are—I invest, too,” she explains. “It gives me the chance to share real, practical insights.”
Looking ahead, Karen is focused on growth—not only in transactions but in knowledge, service, and impact. She’s expanding into commercial real
estate and creating conciergestyle services that give her clients seamless, start-to-finish experiences. “For me, success now means finding balance: helping others achieve their dreams while also creating something meaningful for my family,” she says.
Outside of work, Karen’s greatest joy is her family. She’s a proud mom to Ricky, Lucy, Alianna, and Lily, and cherishes every moment with them. She loves traveling, exploring new cultures, and even baking cakes for birthdays and special occasions. “I want my children to look back and say, ‘If our mom could do great things as a woman and an immigrant, then we can achieve even more,’” Karen shares.
Her vision of legacy is clear. She hopes to be remembered not just for her accomplishments, but for her resilience, kindness, and integrity. “Even when I couldn’t see the light at the end of the tunnel, I kept going— and in the process, I became a light for others,” she says.
In many ways, Karen Delgado embodies the very spirit of a Rising Star. She has taken every challenge, every setback, and every moment of doubt, and turned them into stepping stones. Her story is proof that resilience, paired with purpose, can create not just success, but significance.

When Teresa Gianopoulos steps into a home or business, she knows she’s walking into more than just a job site.
“These situations can be scary for property owners and REALTORS®,” says Teresa, co-owner of Culley Enviro LLC, a TDLR-registered mold assessment company. “Mold and indoor air quality concerns can create a lot of stress. We make sure our clients know we’re listening and that we care about their concerns.”
For Teresa and her team, every case is personal. Culley Enviro specializes in mold inspections, testing, protocol work plans, and indoor air quality


assessments, but their mission goes far beyond the technical side of the business. “We are dedicated, and we do things right,” she emphasizes. “Our clients’ best interests and finding solutions is our top priority.”
That commitment shows up in the way Culley Enviro interacts with clients from the very first phone call. “We’re willing to have a conversation first,” Teresa explains. “We don’t demand to get paid for a phone consultation. Sometimes they don’t even need us, and that’s okay—we’re happy to offer choices or advice so they can make an informed decision.” Instead of pushing fear tactics or quick fixes, Teresa and her team walk people through their options with honesty and care. It’s why she jokingly refers to the company as “Mold Counselors.”
This compassionate approach is rooted in experience. Teresa has spent 17 years in the field, but her journey began even earlier. “We started in the water damage industry as a PuroClean,” she recalls. “We were 24/7 emergency services for water, fire, mold, and biohazard clean up. Over time, our business developed into more mold-specific work around 2011.” That focus allowed them to refine their expertise while maintaining the personal touch that sets them apart.
The Culley Enviro team is, quite literally, a family. Teresa has worked alongside her business partner, Bob Culley, since 1999. “Bob has known me since I was in my twenties,” she says with a smile. “We consider each other family.” Their next generation is already stepping into leadership roles. Teresa’s son, James Skinner, is a licensed mold assessment Consultant who started working with the company when he was just fifteen. Bob’s grandson, Jake White, is a licensed mold assessment tech who balances work with his college studies at UTA. “We’re developing our team so they can take on more responsibility,” Teresa explains. “It’s about leaving a legacy for them for the future.”


Legacy is important, but so is trust. In an industry where fear can be a sales tool, Culley Enviro takes the opposite approach. “We don’t dismiss people’s stressors, but we also don’t scare them,” Teresa says. “Not all water, mold, or air quality cases are the same. We focus on getting the right answers for each client’s specific situation.” Their reputation for integrity has earned them repeat referrals from past clients, real estate agents, vendor affiliates, and even other mold consultants— professionals who might otherwise be
considered competitors. “We call them our comrades,” Teresa notes. “We’ve built trust with other licensed mold assessment consultants and reputable mold remediation contractors. It’s about solutions, not competition.”
That collaborative spirit has made Culley Enviro a valued resource for real estate professionals. “Mold situations never have to be a deal breaker on a property sale,” Teresa says. “We are a source to solutions.” Their inclusion in the Real Producers network is a point of pride. “We loved that we had to earn a position here,” she adds. “It’s an honor to have been vetted and accepted to the Fort Worth community.”

Despite their expertise and reputation, Teresa and Bob are intentional about keeping the company small. “We could expand rapidly,” Teresa admits, “but we feel it’s important to control the level of quality for our clients. We’ve done it successfully for many years by staying small. We don’t want to expand just to expand—we love being able to do as thorough a job as we can with these specialized services.”
Outside of work, Teresa enjoys the quieter moments of life. “I love a good farmer’s market on Saturday mornings,” she says. “I’m a huge fan of dogs and cats—I currently have two large dogs—and I enjoy cooking… a lot.” Bob, a dedicated family man and sports enthusiast, enjoys golf and weekend football tailgates with his grandchildren, including Jake and Anna, who are both in college.

For Teresa, success isn’t measured by social media followers or rapid growth. “Repeat business and referrals from clients and colleagues—that’s how we define success,” she explains. “Communication, integrity, and availability are key. Our clients have direct contact with myself or Bob. We don’t have an answering service. When someone calls, they reach us.”
It’s that accessibility and dedication that make Culley Enviro stand out in a crowded field.
“Wherever you are, be there,” Teresa shares as her favorite quote. It’s a philosophy she lives by—whether she’s guiding a nervous homeowner through a mold assessment, mentoring her team, or spending time with family. With clear eyes and full hearts, Teresa, Bob, and their team continue to bring calm to the chaos, one mold concern at a time.





Born and raised in Fort Worth, Yecica grew up as the oldest of three siblings.
“I attended local Fort Worth schools and continued my education at Tarrant County College, then UTA to get licensed as a medical assistant,” she shared. For years, it seemed her path was in the medical field, where she worked alongside an ENT specialist. There, she scheduled surgeries, managed complex details, and learned how to communicate with empathy—skills that would later prove invaluable in real estate.
Her career shift began with her father, who had started building homes while she was still in high school. “My

For Yecica, success is defined less by numbers and more by presence. “Success to me is being present for my family and not missing the little moments in my child’s life,” she said. The flexibility to be both a mom and a real estate agent is what she values most. “There’s no such thing as perfect balance in this industry, but having the flexibility to plan my days and get help when I need it makes this dream possible.”

Yecica said with pride. When the pandemic halted elective surgeries, she decided it was time to help him sell the homes he was building—and stay home with her one-yearold daughter. What started as a leap of faith turned into a life-changing calling.
“That first year, I helped him sell two new homes, but I attracted so many buyers from social media that I helped over 20 families achieve homeownership!”
Success came quickly, but it wasn’t without challenges. Yecica recalled those early days vividly: “I truly did not know what I was getting into, especially with the number of clients I had

Her hard work has not gone unnoticed—she’s been named a Top Producer by Fort Worth Magazine for three consecutive years, recognized by Fort Worth Real Producers, listed among the National Association of Hispanic Real Estate Professionals’ Top 250 agents
Family remains at the heart of her motivation. “What motivates me every day is the freedom I’ve created for myself and my family—the ability to do what I love, afford the life I want, and take my child on experiences that matter,” she said. That perspective only deepened as she prepared to welcome her second child while navigating a new season of business growth. “At six months pregnant, full of life changes, I also changed brokerages,” she laughed. “For a person who does not like change, this was a lot at once!”
Her authenticity and relatability have also fueled her success. Much of her business comes from social media, where she shares not just listings but her life as a wife and mom. “By the time I meet clients in person, they

often ask about my family or my kids,” she said. “My husband and daughter are often by my side at showings, and they’re such a big part of my business. I think people choose to work with me because they see that I’m relatable—I carry myself in a happy, friendly way. I’m not intimidating, and I’m here to make the process as seamless as possible.”
When asked what she wants to be remembered for, Yecica’s answer was simple yet powerful: “I want people, the families I help and my own family, to always know that whatever I did, I did it all the way. If I say I’m going to help you, it’s because I am—and you can always expect I’ll do it wholeheartedly.”
To new agents hoping to follow in her footsteps, she offers candid advice: “Do not give up. If you can work 40 hours for someone else, you can show up for your business. Real estate is HARD! It’s so much more than cute outfits—it takes a lot of hard work and passion.” And perhaps the best wisdom she carries came from someone who reminded her to “slow down.” As she put it, “If you slow down and read or pay attention to what you are doing, the better result you get.”
From her first sleepless nights to becoming a top producer, Yecica Velazco’s journey is a testament to perseverance, passion, and heart. She continues to build more than houses—all the while, building dreams.










When you ask Samson McClane what drives him, his answer comes without hesitation: faith and service.
“I know that I wouldn’t have the success that I’ve had without God guiding and directing my path and giving me a heart to serve people through this business,” Samson shares. For him, real estate has never been about self-promotion or simply closing deals. Instead, it’s about creating meaningful, lasting impact. “It is so easy in any sales-based career to focus on self-promotion and have a ‘look at me’ approach,” he explains. “But putting your clients first and serving and empowering them throughout their real estate journey makes a much more significant and longer-lasting impact.”
From Odessa to Fort Worth Samson’s story begins in Odessa, Texas, the town made famous by Friday Night Lights. He grew up in a football-centered community, playing sports from a young age and embracing the strong traditions of his hometown. “I loved growing up in Odessa and getting to be a part of such a storied football program,” he recalls.
Raised essentially as an only child— his older half-siblings had left home by the time he was five—Samson watched his parents model the values of hard work and perseverance. His mother, Tommie, became a real estate agent when he was just five years old,

while his father worked for a natural gas compression company. “Having observed my mom in the industry for several years, I saw this modeled well for me to follow suit,” he says.
That early exposure planted the seeds of his own career. After graduating from Texas Christian University, Samson moved permanently to Fort Worth—a city he quickly fell in love with. “I’ve been here ever since,” he says. “I jumped into real estate right after TCU. It’s the only career I’ve ever known.”
Starting out in 2013, Samson remembers the anxiety of marketing himself in a large city where he knew few people

outside of former classmates and his church community. What surprised him was how similar Fort Worth felt to his hometown of Odessa. “It was a huge relief to have people I knew trust me early on and refer me to people they knew that needed help,” he shares. “That helped me grow my sphere and my business to what it is today.”
Tragedy struck just days after earning his license. Samson’s oldest brother passed away unexpectedly, leaving his mother heartbroken and needing time to grieve. “As a result, I had to step up and take a larger than expected role in managing our business and clients,” he recalls. “While the circumstances that led up to it were devastating, I gained a lot of valuable experience that helped set me up for success moving forward in my career.”
That early challenge cemented Samson’s belief that real estate was more than a profession—it was a calling. His favorite part today is still the same: helping people. “First-time homebuyers will always be some of my favorite people to work with,” he says. “Seeing the pure joy that buyers experience getting to finally become homeowners for the first time is priceless.”

Instead, it is defined by how well he serves. “I would define success as knowing that each client feels properly represented and fought for, and that I’ve done everything I can to serve them well and put their interests before my own,” he explains.
It’s a philosophy that stems directly from his faith. “I firmly believe that God puts the specific people in my life that he wants me to serve in my business,” Samson says. “I desire to be a good steward over those opportunities to glorify Him, and I trust that He will continue to provide more than enough business as He always has.”
Outside of real estate, Samson’s life is centered on family and community. He and his wife, Lindsey, have been married for nearly seven years and are raising their daughter,
Collins, who keeps them laughing daily. They are also expecting their second child in February 2026.
The McClanes are active members of Fort Worth Bible Church, where they find joy in serving and building relationships. “We enjoy serving there and building community to impact the city for Christ,” he says. Whether he’s running a marathon with his wife, playing pickleball, or enjoying a whiskey night with friends, Samson makes time for meaningful relationships.
Samson’s goals for the future are clear: surpassing $10 million in sales volume and joining his brokerage’s leadership team. But more than that, he wants to leave a legacy of service and faith. “I want to be remembered for living a life that reflects Christ working in me to love and serve those around me in a way that points others towards Him,” he says. “I want to be remembered as

someone who is faithful and loyal to and fights for my people—whether that’s my family, friends, or clients.”
His advice to new agents reflects his own journey: “Be your genuine self, treat people with kindness and respect, and be available and ready to work hard. Authenticity and honesty help you earn the trust of your clients and other REALTORS®.”
And perhaps the best wisdom came from his mom, the one who first modeled real estate for him: “Try to enjoy the slow times.” Samson smiles as he repeats her words, knowing they ring true in both business and life. “As hard as it is, give yourself permission to rest and recharge so that you are able to have the fuel to serve the next client that comes along.”
For Samson McClane, real estate isn’t just a career—it’s a ministry of service, built on faith, family, and a desire to make a lasting impact.

Some stories are written in ink, others in our own experiences— and Rebecca Townsend’s is written in both. A Fort Worth broker, entrepreneur, and minister, she embodies what it means to turn hardships into purpose and “no’s” into “yes’s.” But when you visit with her, it quickly becomes clear: real estate is just the surface of her story. At its heart, her journey is about ministry, legacy, and a life of service.
Born in Heidelberg, Germany, Rebecca was the daughter of a military police
officer who served three tours in Vietnam and a German mother who married at just 17 to escape abuse. From the time she was four weeks old, Texas became home. Yet home was never simple. Rebecca’s father battled PTSD and bipolar disorder, while her stepfather carried patterns of verbal and emotional abuse. “My escape was school,” she recalled. “I put all my effort in getting good grades, being actively involved, and even started my own business at age 11 painting house numbers on curbs.” By the time she was 16, she had more money saved than her parents.
Through hardship, one constant held her steady—faith. “What really helped me get through was giving my life to Jesus when I was 14,” she said. That decision became the foundation for everything that followed. She would carry it with her through college at UT Arlington, where she became the first in her family to earn a degree, and later her Master’s degree in Marketing Research.
Rebecca’s early professional years reflected her entrepreneurial spirit and love of teaching. She taught statistics to classmates who struggled, sparking what she calls her passion “to help people and make a difference in their lives.” That calling led her to a 24year career as an educator, primarily teaching algebra to high school students. Along the way, she built businesses that turned profitable within a year and learned the power of persistence.
In 2018, another calling came—this time, one she couldn’t ignore. “I heard the voice of God tell me to get my real estate license,” Rebecca said. At first, she argued. She was too busy, too invested in teaching. But God was persistent. By the third time she heard His voice, she surrendered. In March 2019, she began her real estate journey, armed with Psalm 119:105 as her guiding verse: “ Thy Word is a Lamp unto my feet and a Light unto my path.”
With her husband Derek by her side, the two shaped their business around a mission: Lighting Your Path Home. “This is a ministry, not a job,” Rebecca said. “We want those we serve to become extended family. We are still there for our clients after the closing.”
From the beginning, family was woven into every aspect of the business. Her mother became her unlicensed assistant, accompanying her to showings and open houses. Derek provided photography, video production, and unwavering encouragement. Their son recently joined the brokerage. Even extended “family” lent their support, from transaction coordinators to social media administrators.

Rebecca quickly discovered what set her apart: her ability to find a “yes” where others had heard only “no.” One of her earliest clients was a teacher going through a divorce who believed she could only rent. Rebecca encouraged her to apply for a teacher down payment assistance program. “She qualified, all her down payment was covered, and she bought a home instead of having to rent!” Rebecca recalled. “I absolutely love when I can help people achieve their dreams.”
It became a theme of her career—Godgiven strategies to rewrite stories. “The first time one of my clients was told they couldn’t qualify for a home they loved, I called the lender and brainstormed until one of my ideas worked. The family got their dream home. All glory to God for giving me ideas and strategies!”
Success, for Rebecca, has transformed over time. Once it meant perfection and financial stability. Today, she defines it differently: “Success to me is modeling God’s love to everyone I meet and hearing when I die, ‘Well done, good and faithful servant.’ Success is being an ambassador for God first.”
Faith not only guides her work, it flows into every part of her life. Rebecca and Derek serve as ministers at the Prayer, Training, and Healing Center in Cleburne. She has traveled to Israel three times, walking where Jesus


walked, and deepening her relationship with God. She has danced with the Spirit & Truth Worshippers praise dance team, plays her Davidic harp, and treasures time mentoring both adults and children in her community.

Her husband recently surprised her with something that moved her beyond words: a documentary he produced to highlight what makes her shine. “If you want an idea of what my husband produces and really thinks about what sets me apart from others—watch the video,” Rebecca said. “He just released it and surprised me with it.” (Find her story on her YouTube channel called Lighting Your Path Home.
Today, as Broker/Owner of Townsend Realty of Texas, Rebecca’s business continues to flourish. She has been recognized among Fort Worth’s Top 500 and Top 1000 Real Producers, earned gold and silver awards at Keller Williams, and most recently launched her own brokerage. But titles and recognition are not what she treasures most.
What drives her is ministry. “What motivates me is knowing that God is the one who called me to this profession and to truly make a difference,” she said. “God gives me strength and motivates me to keep going, keep finding the Yes!, and keep showing His Light and love to others.”
At the end of the day, Rebecca hopes to be remembered for something far greater than business success: “I want to be remembered for being God’s Light in this world, encouraging others, bringing people to the Lord, and helping others achieve their dreams with a spirit of excellence.”
For Rebecca Townsend, real estate is the platform—but ministry is the purpose. Her story is proof that when faith leads the way, “no” is never the final answer.

On September 30th, we hosted our Super Social event and, holy moly, was it sure an amazing evening! The room was PACKED with top agents and the best businesses from across the Metroplex, the venue was beautiful, connections were being formed left and right, and the night was perfect.
The inaugural 2-day National Real Producers Conference, RP Elevate, was so special to have in our backyard and was filled with incredible speakers and powerful content.
