“IT’S NOT THE MARKET.
IT’S THE MINDSET.” IT’S THE MINDSET.”

If there’s one thing I’ve learned over the past few years working with top real estate agents in DFW, it’s this: The best of the best don’t let the market define their success.

Yes, the market shifts. Interest rates rise and fall. Inventory tightens. Headlines scream uncertainty. But the top producers? They rise anyway. They choose grit over excuses. They double down on relationships, sharpen their skillset, and refuse to sit back and wait for things to “go back to normal.”

So, this August, I want to challenge you: Stop watching the market and start watching your mindset.

I see it firsthand. Ashley, an RP Top Agent who also is on the Real Producers Team, is having one of her best years yet—not because everything is easy, but because she shows up every day with intention, focus, and drive. Her husband, Reece, said it best: “She’s making it happen.”

And that’s the mindset I see echoed across so many of you who grace these pages month after month.

We created Real Producers to connect and celebrate agents like you—people who don’t just survive in a tough market, but thrive. Because it’s not the economy. It’s not the season. It’s not the interest rates. It’s you. And how you choose to respond.

The truth is, mindset is what separates those who get by from those who break through. And that’s exactly why we’re fired up for what’s coming next.

Mark your calendars: RP Elevate is happening September 29–30 at the Loews in Arlington.

This isn’t just another conference; it’s a chance to be in the room with agents and leaders from across the country— including powerhouse speakers like Rory Vaden, Molly Bloom, and Tom Ferry. The kind of people who stretch your thinking and raise your standard.

If you’re ready to be inspired, sharpened, and equipped to dominate this next season—don’t miss it.

We just wrapped up our August 7th Masterclass, where a panel of experts unpacked how to leverage AI in business. The agents who showed up? They didn’t do it because they had time to kill. They did it because they know the best investment they can make is in themselves. They’re showing up. They’re learning. They’re sharpening their edge.

Here’s to showing up, staying sharp, and keeping the right mindset, no matter what the market does.

Dream Big

When Rocio Contreras walks into a room, you don’t just see confidence— you feel it. It radiates from her warm smile, her unmistakable passion, and the genuine way she connects with others. But what many don’t realize at first glance is that her success wasn’t handed to her—it was earned through a deeply rooted desire to help others dream big.

Born and raised in Dallas, Texas, Rocio comes from a beautifully blended heritage. Her mother, Maria Equia, was born in Mexico, and her father, Thau Nguyen, immigrated from Vietnam. Growing up in a multicultural household with three siblings, Rocio learned early on the values of hard work and perseverance. “I was taught to never give up no matter the cost,” she says. That belief would carry her through some of the highest peaks and the hardest valleys of her life.

One of her earliest turning points came in high school when she joined the Liberty Bells Dance Drill Team at Thomas Jefferson High. “It wasn’t just about being on the front line—it was about the grind to get there,” she explains. “Our director taught us the hustle, the discipline. That experience helped shape who I am.” Her love for dance never left her, but she discovered something even deeper during those years: a passion for helping others succeed.

For two decades, Rocio thrived as a hairstylist in Frisco, McKinney, and Prosper. She built lasting relationships with her clients and offered more than just beauty services—she offered connection, compassion, and encouragement. But in January 2022, her life took a turn.

After losing her best friend, Susy, to cancer, Rocio faced a pivotal moment. “As she was slipping through my fingers, she told me to do what I love—to help people,” Rocio recalls. “She said, ‘We only live once.’ That embedded in my

heart.” Those final words ignited a new fire within her, leading her to walk away from the salon and step into real estate.

In just three and a half years, Rocio has sold over $21 million in real estate, recently closing out a $7 million year and earning honors like JMG Top Producer and Top Real Producer for 2024. But her passion for real estate goes far beyond numbers. “Helping families achieve the dream of homeownership is incredibly fulfilling,” she says. “It’s

about building trust, creating a positive experience, and helping people believe in their future.”

That drive has pushed her to stretch her time, her heart, and her impact. “The biggest challenge? There’s just not enough time in the day,” she laughs. “I find myself wanting to do more—reach more people, help more families.” It’s no surprise, then, that Rocio’s schedule also includes organizing women’s networking events throughout the

“I find myself wanting to do more—reach more people, HELP MORE FAMILIES.”

year—gatherings designed to “empower, inspire, and build women in the community, in every industry.”

Her favorite part of being a real estate agent? “Interacting. Socializing. Building relationships. Learning about others.” These aren’t tasks to check off—they’re the heartbeat of her business and the bridge to her mission of uplifting others.

But the road hasn’t always been smooth. Rocio admits that self-doubt and juggling the roles of wife, mother, and businesswoman have challenged her deeply. “There are moments when deals fall through, when the market shifts, or goals take longer than expected,” she says. “Business is about learning and trusting the process—even during seasons of uncertainty.”

Thankfully, Rocio doesn’t walk the journey alone. She’s been married for 25 years to her husband, Martin, a catastrophic insurance adjuster who, like her, is driven by a heart to help others. Together, they’ve raised three children—Bryanna, Ivyanna, and Izaiah—each following their own path with purpose and passion. Whether it’s fashion, aviation, or real estate investing, Rocio’s influence and belief in building generational wealth shine through them. “My family is my world, my love, and my way,” she shares.

And when the work is done? You’ll likely find Rocio dancing, traveling the world, or loving on her goldendoodle and Daisy, her “furry babies” who bring her endless joy.

As someone who’s climbed her way through loss, change, and uncertainty, Rocio’s definition of success is as grounded as it is inspiring: “Success is living in alignment with your purpose, achieving your goals while staying true to your values. It’s about making a positive impact and finding fulfillment in what you do.”

Her advice to up-and-coming agents is simple but powerful: “Be quick to problem-solve. Find a mentor. Don’t be afraid to ask questions and learn. Even if opportunities look too big, go for them.”

One of those mentors, broker Noahmi Parra of Texas JMG, once told Rocio she’d thrive in real estate. “She’s more than a mentor—she’s a guiding light,” Rocio says. “I’m living the reality she saw in me. And now, I want to pay it forward to others.”

Whether she’s handing over keys to a first-time homebuyer, hosting networking events, or offering a listening ear to a fellow woman chasing her dreams, Rocio’s legacy is clear: “I want to be remembered as a woman who empowers and inspires in everything I do. Someone who made a positive change and helped build a legacy in our community.”

GCL Home Services | GC Legacy Construction

WAYS TO WIN

In a region where home service providers seem to be as common as Texas cowboys, GCL Home Services and GC Legacy Construction have carved a space not just for what they do— but for who they are. It’s a distinction that sibling co-founders Sarah Card and Jake Grosswiler, along with consultant Jay Sanford, are deeply intentional about cultivating.

“Home service companies are a dime a dozen in DFW,” Sarah says candidly. “But the culture we are creating and how we desire to do something different in a tough industry is what sets us apart. It’s who we are, not what we do.”

It’s that vision—a business founded on servant leadership and community impact—that drives every wire installed, every AC unit repaired, and every foundation laid.

From the Ground Up

The story of GCL began not with blueprints and balance sheets, but with a broken leg.

Sarah, originally from northwest Montana, had moved to North Dallas in the wake of the 2008 financial crisis to rebuild her family’s life after losing everything in real estate and development. Working for a construction company and managing a facilities program, one of her technicians was suddenly out for six weeks. She turned to her brother, Jake, who had grown up around construction. “I asked him to come to Dallas and fill in. He agreed—and has been here ever since.”

The siblings would eventually go their separate professional ways—Sarah into corporate America and Jake into various construction roles—but neither found the fulfillment they were looking for. “We both got to the point where we were not feeling fulfilled,” Sarah recalls. “I was dealing with red tape and couldn’t impact people the way I wanted to, and Jake felt limited by the companies he worked for.”

So, they decided to create something of their own. Something with purpose.

A Culture of Care and Leadership

At the heart of GCL is a mission that goes far beyond tools and trades. “Our name stands for Great Care and Leadership,” Sarah explains. “We believe true leadership starts with a servant’s heart.”

Jay Sanford, who brings energy and integrity as GCL’s Consulting Specialist, echoes this sentiment. “We don’t just get the job done—we do it with excellence that sets us apart,” he says. “We deliver unparalleled service with integrity.”

GCL offers a full suite of home and commercial solutions—heating, air conditioning, plumbing, and electrical services—as well as commercial construction projects specializing in

retail, small medical and multifamily. But it’s the company’s vision, not its versatility, that makes them stand out.

“We’re not just focused on price or the bottom line,” Sarah adds. “We’re focused on relationships and doing what’s right— not cutting corners or taking the easy way out.”

Jake agrees. “We have an amazing team, and we want to serve our communities, not take advantage of them, which is unfortunately common in this industry.”

An Extension of the Agent’s Reputation

GCL Home Services has positioned itself as a powerful asset for real estate professionals throughout DFW. Their one-stopshop approach allows agents to refer clients with confidence, knowing their name and reputation are in good hands.

“We understand that when a REALTOR® refers us, their reputation is on the line,” says Sarah. “We want their clients to thank them for the referral and to trust them even more. We want to be an extension of them.”

WHEN OUR TEAM IS WINNING—PERSONALLY, PROFESSIONALLY, FINANCIALLY—OUR CLIENTS ARE WINNING.”

The company takes that responsibility seriously. With nearly 50 employees, GCL’s team is trained not just in technical skills but in communication, education, and empathy. Jay shares, “We approach each job with integrity, ensuring that every repair, installation, and service is performed with precision and care. We take the time to educate our clients so they can make an informed decision”.

The Vision Ahead

Though GCL’s roots are only a few years deep, its growth mindset is towering. “We have a big vision,” Sarah shares. “In 10 years, we want to employ 400 servant leaders, transforming 1,000,000 homes and communities through expert service. We want to prove that leadership and trust drive lasting success.”

Their goals are ambitious—$150 million in revenue is the long game—but their focus remains centered on people first.

“When our team is winning—personally, professionally, financially—our clients are winning,” Sarah emphasizes. “And when both of those groups are winning, the company will ultimately win as a result.”

Success Rooted in Purpose

For this trio, success isn’t about being the biggest; it’s about being the most impactful.

“Success to me is discovering your purpose in life and pursuing it with everything you have to make an impact on others,” Sarah says. “We’ve been blessed—challenged for sure—but definitely blessed.”

Jay puts it simply: “Making a positive difference in our clients’ homes and simplifying their lives drives us to continue pushing forward every day.”

And for Jake, the motivation remains grounded in teamwork. “It’s about inspiring everyone who works with us to be a part of something bigger.”

At GCL, comfort, safety, and peace of mind go hand in hand— whether it’s HVAC, plumbing, electrical, or construction, it’s not just about the work we do; it’s about how much we care and the impact we make on our communities.

Chrissy

BUILT ON COMMUNITY MALLOUF

If you’ve spent any time in Denton, there’s a good chance you already know her name. But Chrissy Mallouf is far more than a local real estate powerhouse. She’s a movement. A rhythm. A heartbeat. Her success isn’t just measured in sold homes or awards—but in backpacks filled, lunches paid, families adopted, and moments made. “I’ve built my business on community,” Chrissy says simply. “And I mean that. Every part of it.”

For 18 years, Chrissy has been a relentless force in the North Fort Worth real estate market, but her journey didn’t begin with open houses and negotiations. Born in San Antonio and raised in Denton, Chrissy’s childhood was a masterclass in resilience. “I was born with epilepsy and hemiparesis on my left side. Doctors told me I wouldn’t live a normal life,” she shares. “But look at me now.” Her childhood was further shaped by heartbreak—

losing her father in a tragic accident at 13, and later, her mother’s battle with MS. Chrissy and her sister became caregivers far too young, but she says those years gave her “grit, grace, and the ability to show up, no matter what.”

Showing up is a theme that runs through every part of Chrissy’s life. Whether it’s delivering water during a crisis, raising $500,000 for a handicap-accessible park, or adopting families

during the holidays, she doesn’t just participate— she leads. “Anytime there’s a need in this town, I’m the first one to step up,” she says. That includes donating over $60,000 to Denton ISD scholarships and spearheading backpack drives, utility bill payoffs, and food deliveries.

Her annual client appreciation event, fittingly named ChrissyGiving, is more than just a party—it’s a community fundraiser that

Helping a single mom buy her first home or guiding a family through selling their childhood house after a loss...

THOSE ARE THE MOMENTS I LIVE FOR.”

encapsulates her mission: giving back. “It’s not about me,” she says. “It’s about what we can do together.”

Before entering real estate, Chrissy worked in banking, starting as a teller and rising to director of sales & service. In 2008—just as the market crashed—she made the bold leap into real estate. “Perfect timing, right?” she jokes. But the adversity didn’t slow her down. “I didn’t know what I was walking into, but I knew I had to figure it out.” Today, she leads the Chrissy Mallouf Real Estate Group, averaging over 100 homes sold each year and recently hitting the $40 million mark in annual volume.

Despite her national recognition—including features in the Wall Street Journal, multiple “Best of Denton” titles, and awards like “Realtor of the Year” and “Influencer of the Year”—Chrissy insists the real reward is the people. “Helping a single mom buy her first home or guiding a family through selling their

childhood house after a loss... those are the moments I live for.”

Her social media presence is as energetic as her personality—bold, joyful, and unmistakably authentic. “I’m always ahead of the trend,” she laughs. “And people feel like they know my whole life online.” She’s not wrong. Her feed is filled with family adventures, creative marketing campaigns, and real estate insights—but also hula hooping (yes, she buys a new one every year), dancing, and community events.

Chrissy and her husband of 21 years, John, co-own the Mallouf Hat Company and work together in real estate. Their two kids, Holden and Madison, are thriving—Holden a high school senior and football player, and Madison a junior at the University of Oklahoma. Together, the family has traveled to all 50 states, decorates big for Christmas, and cheers loudly at football games. But above all, they serve. “Our family

Success is living a life where your work matters, your values lead, & PEOPLE REMEMBER YOU FOR HOW YOU MADE THEM FEEL.”

believes in having a servant heart,” Chrissy says. “You’ll always see us volunteering around town.”

It’s no surprise, then, that Chrissy defines success not by numbers, but by impact. “Success is living a life where your work matters, your values lead, and people remember you for how you made them feel,” she reflects. “I want to be remembered for choosing love over judgment, for leading with kindness, and for always showing up.”

Her goals for this year are as ambitious as ever: more public speaking, coaching agents, starting a nonprofit, and even writing a book. Her advice to new agents is to embrace their uniqueness. “Be you. Don’t try to fit a mold. Don’t be afraid to fail. Stay positive and don’t give up.”

Chrissy never has. And because of that, Denton is a brighter, stronger, more connected place.

Bonnie & Steve

BILLINGSLEY

Purpose-Driven Path

In a business built on relationships, few embody the meaning of partnership quite like Bonnie and Steve Billingsley. As husband and wife, teammates, and colaborers in real estate, their shared mission is clear: serve people with grit, grace, and God at the center.

“We just have fun working together,” Steve says simply. “Helping people find the security and wealth-building base that comes from home ownership—that’s our passion.” But for this North Fort Worth couple, real estate isn’t just about buying and selling homes. It’s about building lives, shattering limitations, and walking alongside others in every season.

Before they were a power couple in real estate, Bonnie and Steve were building a different kind of legacy—raising their three sons and growing their faith. Bonnie, who was born and raised in Albuquerque and earned a degree in communications and business from the University of New Mexico, moved through careers that shaped her: retail management, homeschooling, and coaching CrossFit. She jokes about how she entered real estate: “I teased my friend Dana Pollard about working with her. I thought I could do it part-time— ha, ha, ha! Then my husband lost his job, and God opened doors.”

That shift became a calling.

Bonnie dove in headfirst in 2018 and never looked back. “I love helping others find the grit this career takes,” she explains. “Whether it’s CrossFit or real estate, coaching people to stretch beyond their comfort zones and seeing them accomplish what they weren’t sure they could—that fires me up.”

Her favorite moments? “Helping folks in all seasons of life. From moving across the country to downsizing after raising a family, I love being part of their journey.” And perhaps best of all? “Working with my amazing hubby. Talking all things real estate with him—and him actually getting it!”

Steve joined the industry in 2023, bringing with him a background in digital marketing, market research, and a decade of pastoral work. “I’ve spent my life helping others,” he says. “And now, I get to do that in a whole new way.”

Faith is the thread woven through everything the Billingsleys do. For Bonnie, it’s more than a belief system—it’s the source of her strength. “My heart is to encourage others to grab hold of the strength that comes from God,” she says, quoting Proverbs 16:3: ‘Commit your actions to the Lord, and your plans will succeed.’ She adds, “That desire to help others crush their mindset, overcome doubts, and push through— that comes from Him.”

Their partnership thrives not only in faith but also in shared values. “Success,” Steve says, “is operating in your God-given gifts and talents to help others.” It’s a perspective shaped by experience and humility—one that’s been tested over time.

Bonnie doesn’t sugarcoat the challenges she’s faced. From surviving a car accident at age 12, to losing hearing in one ear due to a brain tumor, to nearly losing their home during the 2021 Texas freeze, she’s seen storms—and watched God restore. “He has good plans for us,” she says. “Even when it’s hard, I try to focus on where He’s taking me—not the bumpy road along the way.”

Real estate, she says, is more than a job. “It’s everything. I’ve loved real estate for a long time.” And that love shows—in her accolades, her impact, and her drive. With over $16 million in volume last year, 50+ listings, and nearly 100 buyers served, Bonnie has earned her spot as a top producer at Keller Williams. But ask her what she’s most proud of, and she won’t hesitate: “Helping three of the smartest boys graduate through homeschooling. They’ve overcome obstacles and conquered every one of them.”

Family is the heartbeat of their lives. Steve beams as he describes their sons: “They’re athletic, funny, kind,

Success is operating in your God-given gifts and talents to help others.
Find the people and systems that keep you accountable. Never quit.”

and hard-working. We’re so proud of them.” Bonnie adds rich detail: “Micah’s our strong, justice-fighting builder. Nathan’s our driven beast—loyal and fierce, but a total teddy bear. And Julian—he’s our rudder. Tenacious, smart, and completely self-motivated.”

They also credit their in-laws, Gagi and Papi, as pillars of peace and support. “They’re a constant reminder of Jesus in our lives,” Bonnie says gratefully.

In business, Bonnie’s laser-focused on systems, value articulation, and accountability. She credits Paul and Colleen Tosello as pivotal mentors. “They taught me to articulate my value to clients and focus on the dialogues that set me apart. Paul always says, ‘You can’t help anyone if you’re not prepared to know what to say.’ That’s stuck with both of us.”

Steve echoes that advice, adding, “There are never enough hours in the day, but preparation is key. That’s how we serve at a high level.”

As for what’s next, Bonnie’s goal is bold—50 transactions this year, with over 40% listings. But her real aspiration? To be remembered “as the biggest cheerleader who gave all she had to help others succeed.”

That spirit is evident in how she coaches fellow agents. “Daily diligence is everything,” she advises. “Find the people and systems that keep you accountable. Never quit.”

For this power couple, North Fort Worth isn’t just home—it’s a canvas of opportunity. “I love the variety,” Bonnie says. “From fast-paced Frisco to luxury Southlake to charming Pecan Square, DFW has something for everyone.”

And while the market continues to grow, so, too, does the Billingsleys’ impact—one relationship, one transaction, one breakthrough at a time.

HOME ALWAYS PEOPLE FIRST,

In a business often defined by transactions, commissions, and quick closings, Terra Wood is rewriting the narrative—one family at a time. “I’m honest and genuine and truly a lover of all people,” Terra says. It’s not just a tagline—it’s the lens through which she views her life and career. For the past decade, this Fort Worth native has built a thriving real estate business centered on relationships, not just results.

Raised in the Saginaw area and a graduate of Boswell High School, Terra grew up in a home that was rich in spirit even when material resources were tight. Her mother—a single parent raising three kids, including one with special needs—instilled in her the grit that still fuels her today. “No task was too hard for her,” Terra recalls. “She worked so hard to provide for us, and I learned that same work ethic from her. Don’t say no—just get it done.” And that she did, while working full time, she was able to finish her degree and graduate from UNT with a degree in Kinesiology.

When her mother passed away, Terra was only 24. She stepped in to raise her younger brother with Down Syndrome. It was a defining moment—one that would teach her the resilience, empathy, and tenacity that now shape her approach as a real estate agent. Though her career path wasn’t linear— spanning roles as a bartender, server, chiropractic assistant, and mortgage loan officer—Terra eventually landed in the classroom as a special education teacher. But even as she taught full-time, she felt the pull of real estate and got her license in 2015. “I worked both jobs that first year,” she shares. “I wanted to see if I could do it, and I never looked back.” Teaching was rewarding, and she

still stays in touch with her past students and families, even selling houses for several of them.

Today, as a Broker Associate with All City Real Estate, Terra has closed over $92 million in sales. Yet her real measure of success isn’t found in numbers. “It’s the relationships,” she says. “So many of my clients have become family. I’ve celebrated weddings, birthdays, and holidays with them. I help widows sell their homes, and most of them are now like family to me.”

In fact, helping widows has become a personal calling. Terra doesn’t just guide them through listings and negotiations—she often helps pack, clean, move, and even assist with ongoing needs. “I’ve learned so much about retirements, Social Security, pensions, and the local independent and assisted living options,” she explains. “I’m currently an assistant to one of my former widow clients and handle all her affairs. It’s not just about selling houses. It’s about showing up.”

“SO MANY OF MY CLIENTS HAVE BECOME FAMILY. I’ve celebrated weddings, birthdays, and holidays with them. I help widows sell their homes, and most of them are now like family to me.”

Navigating the whirlwind market from four years ago—where homes flew off the market with 10+ offers and rising prices—tested Terra in new ways. “It was heartbreaking to watch first-time buyers get outbid again and again,” she says. “But it pushed me to get creative, sharpen my skills, and become a stronger advocate for my clients.”

“LEARN THE JOB. BE PATIENT. KNOW THE ETIQUETTE OF BEING AN AGENT. And don’t expect anything to be handed to you—you have to work for it.”

What sets Terra apart is her directness and dedication. “I’m truthful with sellers—even if it’s not what they want to hear. I don’t just take a listing to have it. I want to sell it.” She backs up her advice with facts, comparables, and a deep understanding of the local market. And her phone? It’s always on. “I’ll answer every time—and if you need help moving, I’ll show up with a truck.”

That integrity and consistency have earned her recognition among the top 10% of agents in her office—out of more than 600—for over five consecutive years. But accolades aren’t what drive her. “Success to me is living a fulfilled life,” she says. “I’m not just surviving— I’m thriving. I’m financially stable, present for my family, and doing the work I love.”

Family is at the core of everything for Terra. She’s a wife and mom of two: her son, a rising seventh-grader and club baseball player; and her daughter, who recently completed cosmetology school and co-owns a mobile bartending business with Terra. “We work events, home parties, outdoor gatherings—it’s so fun,” she says.

Outside of work, you’ll find her lifting weights at a close-knit bodybuilding gym in Keller, baking homemade sourdough, or dancing in the kitchen with her kids. “I take each kid on a one-on-one trip every year to create memories,” she shares. “It’s my favorite thing.”

After years of pushing hard in both business and life, this year Terra is focused on balance. “I’m stepping down from the constant hustle,” she says. “I want to feel strong, centered, and present. Peace over perfection. Fulfillment over busyness.”

She hopes to be remembered not just for her work, but for how she lived. “Helping others, being a good mom and friend—that’s what matters most.”

And if there’s one piece of advice she would offer a rising real estate professional? “Learn the job. Be patient. Know the etiquette of being an agent. And don’t expect anything to be handed to you—you have to work for it.”

In a region as fast-growing as DFW, where development and opportunity are on the rise, Terra remains grounded. “I love the convenience, the entertainment, the sports—and yes, even the traffic,” she laughs. “But what I love most is the people. This is home.”
