Chandrakanta “Chandra” Upadhyaya’s story is one of resilience, dedication, and the pursuit of excellence. From humble beginnings in rural Nepal to becoming a highly regarded real estate agent in North Dallas, Chandrakanta has forged a path marked by hard work and a strong commitment to his clients and family.

Born and raised in the far western region of Nepal, Chandra’s early life was shaped by his pursuit of education. “I moved to Kathmandu after completing my school-level education to pursue higher studies,” he recalls. It was there he earned a bachelor’s degree in business and finance, setting the stage for his future endeavors. In 2019, seeking broader opportunities, he relocated to the United States. “Coming here was both exciting and challenging,” Chandrakanta shares. “I had to adapt quickly and find ways to establish myself in a new environment.”

Before venturing into real estate, Chandra worked as a warehouse associate and Uber driver. These roles taught him adaptability and resilience, skills that became instrumental in his real estate career. In July 2022, he took the

leap into the industry, driven by a passion for helping others.

A Dedication to Clients

For Chandra, being a REALTOR® is about more than transactions— it’s about transformation. “My goal is to make a meaningful difference in my clients’ lives,” he explains. Balancing Family and Career

Behind every successful professional is a strong support system, and for Chandra, that’s his family. His wife, a microbiologist, is not only a dedicated mother to their two young children but also plays a pivotal role in his business. “She helps me manage various aspects of my work while providing unwavering support at home,” he says.

Balancing a demanding career with parenting two young children— aged two-and-a-half and one—has not been without its challenges.

“In the early stages of my business, I often worked up to 18 hours a day,” Chandra recalls. But with determination and the support of his wife, he has found a rhythm that allows him to excel in both realms. “These experiences taught me the importance of prioritization and time management,” he adds.

A Passion for Real Estate

Chandra’s enthusiasm for real estate is obvious. “I love the dynamic nature of the industry,” he says. “Every day brings new challenges and opportunities

to learn, grow, and connect with people.” Since starting his career, he has sold 231 homes, including 79 in 2023 alone—an example of his dedication and expertise.

For Chandra, the most rewarding part of his job is witnessing the happiness of his clients. “Seeing their satisfaction when we achieve their goals together is incredibly fulfilling,” he shares. This focus on client satisfaction is a cornerstone of his definition of success, alongside maintaining a strong professional reputation and achieving a balanced lifestyle.

ADVERSITY IS AN OPPORTUNITY

In North Dallas real estate, where opportunity meets determination, REALTOR® Preston Gale has built a thriving career defined by perseverance and a passion for helping others. As an agent with Ferris Realty, Preston’s story is one of overcoming adversity and redefining success—in his own way.

“I’ve always believed that adversity is just a detour,” Preston reflects. “How you handle those challenges will ultimately decide where you end up.”

Roots in Grit and Perseverance

Born in Dallas and raised in the small football town of Forney, Texas, Preston grew up surrounded by the values of faith, sportsmanship, and hard work. A natural athlete, he played defensive end at Montana State University, earning three Big Sky Conference Championships between 2010 and 2012. His football journey seemed destined for greatness, but fate had other plans.

After being signed by the Ottawa Redblacks of the Canadian Football League in 2014, Preston faced a careerending ACL injury—the third major knee injury of his athletic career. “It was tough to accept that professional football wasn’t in the cards for me,” he shares. “But every setback teaches you something about yourself.”

With a degree in business management and a minor in entrepreneurship, Preston moved to his wife’s hometown

of Missoula, Montana, where he transitioned into commercial construction while also working as a volunteer fireman. Almost two years later, Preston returned to McKinney and got hired by the fire department there.

A Leap of Faith into Real Estate

Preston’s journey into residential real estate began unexpectedly on the front porch of a church in McKinney in late 2019. While serving as a greeter, another REALTOR® suggested he get his license, sensing his potential. “I

was actually planning on hanging Christmas lights as a side gig, like a lot of firefighters do,” he recalls with a chuckle. “But real estate sounded like a better option!”

By February 2020, Preston had obtained his license, balancing his budding real estate career with his demanding job as a firefighter in McKinney. “I worked 24- to 48-hour shifts during the pandemic, showed homes on my days off, and even took sales calls hiding in the fire station,” he says. Despite the grind, he eventually took the leap of faith to pursue real estate full-time in late 2021.

Building a Unique Path to Success

Preston’s success is an example of his belief that you don’t have to follow a traditional path to thrive in real estate. “Ninety percent of my business comes from video content,” he explains. “I don’t cold-call people—I let them come to me. By the time we talk, they already know, like, and trust me.”

This innovative approach has paid off. Preston has been recognized as a Top 500 agent by Dallas Real Producers and a D Magazine Platinum Agent, with career sales nearing $80 million. But for Preston, the true reward lies in helping families from across the globe find their dream homes in North Dallas. “Hearing how well they’re doing months or years later is incredibly fulfilling,” he says.

Lessons in Balance and Growth

Despite his rapid success, Preston remains grounded. “The biggest challenge this past year was growing pains—having more leads than expected,” he admits. To maintain the high level of service his clients expect, he’s built a network of trusted agents at Ferris Realty to handle overflow business. “It’s not a formal team, but it’s a way to ensure every client gets the attention they deserve.”

Preston’s ultimate goal is clear: achieving financial and time freedom to be fully present with his family, including his wife of eleven years, Catelyn Gale, and their two children, a four-year-old daughter named Sadie and a son that just turned two named Dakota. “Real estate gives me the flexibility to take trips with my family in the middle of the week and to give back, whether financially or with my time,” he shares.

A Legacy of Positivity and Impact

For Preston, success isn’t measured solely in transactions or accolades. “Success is living a life that excites you to wake up in the morning,” he says. Whether it’s creating engaging video content, meeting clients from diverse backgrounds, or serving at his church in McKinney, Preston approaches every endeavor with enthusiasm and purpose.

When asked what he wants to be remembered for, he doesn’t hesitate: “As someone who did things the right way and had a positive impact on people’s lives.”

Advice for Aspiring REALTORS®

Preston’s advice for up-and-coming agents is simple: “Stick to what you’re good at, and do it consistently. Don’t try to do ten different things at once. Do the work, even when you don’t feel like it—it will pay off.”

Looking Ahead

Living in Van Alstyne with his wife, Catelyn, and their two children, Sadie (4) and Dakota (2), Preston cherishes the family time his career affords him. Whether he’s lifting weights, golfing, or watching football, he finds joy in the everyday moments.

Through his “never give up” attitude, faith, and innovation, Preston Gale has proven that adversity is not an obstacle—it’s an opportunity. And with his unique approach to real estate, he’s paving the way for a legacy of service and success.

We know how important it is to meet tight deadlines and make sure the transaction goes smoothly.

Our extremely low employee turnover rate is a major difference between us and other companies,” Chad shares. “Most of our employees have been with us for many years, and that continuity gives our customers confidence that their roofs are being handled by seasoned professionals.”

Chad’s right-hand woman in business and in life is his wife, Emily Doskocil, who co-owns Deluxe Roofing and manages the operations and production side of the business. Alongside them is a robust team of Senior Roofing Consultants and Project Managers like Bobby Binion, who has been with Deluxe since day one, and others like Kenny Mieth, Cameron Stewart, and Randy Short who have been with the company for many years.

Chad notes that many roofing companies struggle with employee retention, leading to a revolving door of new hires. At Deluxe, however, the team is built to last. “We wanted to create a company that puts people over profits, and looking back over the last eight years, that’s exactly what we’ve done.”

Building a Legacy

Chad’s ultimate focus is on relationships. “We don’t believe in one-and-done customers,” Chad states firmly. “Just like REALTORS®, our success relies on referrals, so we focus on people, building relationships, and exceeding customer expectations. 60% of our business comes from the real estate industry, and we are geared to serve their needs.”

This relationship-driven approach is what has earned Deluxe Roofing its reputation as the go-to roofer for many top-producing agents in North Texas. The company’s ability to handle roofing projects quickly and effectively while also providing same-day inspections, detailed reports, and flexible payment options has solidified their standing within the real estate community. Chad started offering a “pay at closing” option for roofing services before it was even heard of. “Roofing for the real estate industry is what we do,

and I truly believe no one does it better,” Chad says confidently. “We understand the timeframes, and we’re here to make sure your transaction gets to the closing table on time.”

A Legacy of Leadership and Service Chad’s roots run deep in North Texas. “Thank God I’m from Texas,” he laughs, reflecting on his upbringing. Born in Fort Worth and raised in Hurst and Bedford, he’s been connected to the local community his entire life. Today, he proudly serves on the Board of Directors at the HEB Chamber of Commerce, where he continues to give back to the community that shaped him, and belongs to eleven other chamber organizations.

Chad also believes in giving back to his community. Deluxe Roofing supports many local charities, including Unfaulted, a non-profit that helps girls that have aged out of foster care, and I Can Still

Shine, an organization that helps and supports battered women and children. “We support local charities because we know the money will stay in the community,” Chad explains. “We facilitate donations and hold events for non-profits in our event space at the office, and we have done so for a number of years. Once you have achieved a certain level of financial success, that’s what it is all for – to give back and make a difference in the community.”

Outside of work, Chad enjoys spending time with his family and friends, wakesurfing on the lake, snowboarding, and fishing every chance he gets. Balancing work and personal life as a business owner is always a challenge, but Chad believes in creating a supportive environment where his team can also enjoy their lives outside of work. “We’ve built an amazing family-oriented team where everyone knows their job, pulls their weight, and helps each other out,” he says. “That’s how we ensure everyone has the time to enjoy the truly important things in life.”

Looking Ahead

As Deluxe Roofing continues to grow, Chad’s goals for the future are clear. “We want to continue building relationships and delivering exceptional service,” he says. “We want to keep doing what we are already doing.” For him, success is measured not just by the number of roofs installed but by the trust earned from clients and partners. “If our customers are happy and our people are happy, then our business is good. That is what success means to me.”

As Chad reflects on his journey, one piece of advice from his mentor, Jeff Fahrendorf, stands out: “If it don’t look right, it probably ain’t.” This simple phrase, passed down from Chad’s home inspection mentor, serves as a guiding principle for Deluxe Roofing—one that reinforces the importance of doing things the right way, every time.

REPORT IDENTIFIES RELOCATION TRENDS ACROSS THE NATION

In 2024, REALTORS® reported that their recent clients chose to move to a specific area primarily to be closer to family and friends (30%) and to get more home for the money (21%), according to a new report from the National Association of REALTORS®. While available U.S. Census Bureau data provides information surrounding where and in what volumes Americans are moving, NAR’s 2024 Migration Trends report analyzes the drivers and motivators of Realtors®’ clients who move to different areas nationwide to understand and measure why people are moving to certain areas.

Forty-six percent of REALTORS®’ clients moved to the South in 2024, followed by 25% to the West, 18% to the Midwest, and 11% to the Northeast. Conversely, 33% of respondents’ clients moved from the South, 30% from the West, 22% from the Midwest and 15% from the Northeast.

Movers to the West were driven more than others by getting more house for the money (24%), movers to the South were more driven than others by lower or more favorable tax rates (19%), and movers to the Northeast were more motivated than others to move closer to their job location (22%).

“It is no surprise that the Sun Belt states continue to attract movers within the U.S., but this report helps to highlight just how much the draw to be close to one’s friends and family drives a relocation,” said Jessica Lautz, NAR deputy chief economist and vice president of research. “Home buyers continue to seek areas where their support systems are around them.”

After stating that being closer to family and friends (30%) and getting more home for the money (21%) were at the top among all reasons for choosing a specific area, the secondary reasons REALTORS®’ recent clients cited for moving to a specific area include the area having lower or more favorable taxes (16%), it being a safer area with less crime (16%) and being closer to their work location (15%). When asked to identify the one primary reason for choosing to move to a specific area, the most common driver among REALTORS®’ recent clients was to be closer to family and friends at 23%, followed by getting more house for the money (12%) and being closer to work (9%).

In 2024, REALTORS® reported that 36% of their clients moved to a different state. However, the majority of REALTORS®’ clients moved intrastate: 21% moved within the same city, 21% moved to a different city in the same area, and 21% moved to a different area within their state. Those relocating to the South and West were most likely moving from a different state, while movers in the Northeast were most likely moving within the same state.

Consistent with general seasonal market trends, respondents’ clients

were most likely to have begun their home purchase transaction in June (21%), May (18%) or April (15%).

Among repeat buyers, 74% sold their previous residence when making their recent purchase, while 20% kept their previous residence as an investment, rental, or vacation property. Repeat buyers who moved to the West and Northeast were more likely than others to keep their previous residence.

Of REALTORS®’ recent clients, 94% made a permanent move to a new area, while 6% now split their time between their new and previous locations. Nearly one in five (18%) moved back to an area where they had previously lived, a trend more common in the Midwest (24%) and West (20%).

REALTORS®’ recent clients are most likely to have chosen a specific home based on its outdoor space (42%), additional square footage (31%), and because it’s in a quieter area (24%). Outdoor space was especially important to movers to the Midwest, while movers to the Northeast were particularly driven by the need for more square footage and a better work commute.

Job location did not play a role in the purchase decision for 43% of REALTORS®’ recent clients, as they continue to work remotely, while job location did influence 37% of movers who work at least some of their time in the office. Movers to the West and South were most likely to report that job location did not play a role in their decision due to remote work.

Only 2% of REALTORS®’ recent clients made their move due to a return-to-office in their jobs. This was slightly more common among movers to the Midwest at 4%.

Born in Montana and raised in a closeknit, competitive family, Lorraina grew up with a deep appreciation for hard work and the outdoors. “I learned early on the value of perseverance and adapting to new environments,” she shares. Moving frequently as a child and later as an adult taught her how to build relationships and embrace change—skills that have served her well in her real estate career.

Before diving into real estate, Lorraina spent over two decades as a corporate cosmetic executive, working with prestigious retailers like Neiman Marcus and Saks Fifth Avenue. This role honed her ability to build trust and create connections, skills she now uses to guide her clients through one of the most important decisions of their lives.

When Lorraina moved to Texas six years ago, she decided to turn her part-time interest in real estate into a full-time passion. Today, she leads the DFW Moore Homes Group at Monument Realty, balancing her career with her roles as a mother and wife. “Real estate allows me to be there for my kids and husband while also pursuing a fulfilling career,” she explains.

For Megan Manganilla, real estate is more than just a career; it’s a calling, a way to connect with her community, and a means to build lasting relationships. Born and raised in North Dallas, Megan’s deep knowledge of the area, coupled with her passion for helping others, has shaped her into a standout REALTOR® at Keller Williams North Country. With nearly a decade of experience and over $62 million in career sales volume, Megan’s story is one of dedication and authenticity.

“Being a fourth-generation Texan gives me a unique perspective,” Megan shares with pride. “I grew up here, lived in the same house from birth until high school graduation, and attended school in the same district from kindergarten through 12th grade. This deep-rooted familiarity with North Texas helps me provide my clients with insights that only a local can offer.”

A Path Forged by Family

Megan’s journey to real estate wasn’t linear but rather a response to life’s challenges. In 2015, her husband, John, was unexpectedly diagnosed with a rare cancer. “It was a wake-up call,” Megan recalls. “As a teacher, I worried about how I could provide for our family if I became the sole breadwinner. John had his real estate license and often helped friends and family with transactions, so I decided to give it a try, too.”

What started as a supplemental income quickly blossomed into a full-time career. By 2016, Megan formed M&M Realty Team with her husband, John. Together, they have over 30 years in the real estate profession. “I learned so much from him, and we made an amazing team,” she says. While John’s license is now inactive, he remains an integral part of their real estate endeavors.

Thankfully, John has been cancer-free for over five years, a milestone that Megan credits to their faith and perseverance.

A Teacher at Heart

Before becoming a REALTOR®, Megan spent 16 years in education, specializing in deaf education, special education, and dyslexia

therapy. “Teaching shaped who I am,” she says. “It taught me patience, communication, and the importance of personal connections—skills that I carry into my real estate business every day.”

For Megan, real estate isn’t just about buying or selling properties; it’s about building relationships. “I love making connections, whether it’s with clients, vendors, or local businesses. It’s like matchmaking. By understanding my clients’ preferences and goals, I can save them time and help them find exactly what they’re looking for. It brings me so much joy to see their dreams become reality.”

Overcoming Challenges with Grace Megan’s journey hasn’t been without hurdles. “Finding balance is my biggest challenge,” she admits. “Real estate can consume your time, especially when you bring work home or answer calls during family moments. Learning to set boundaries while still providing exceptional service is something I’m constantly working on.”

Another challenge has been navigating the diverse demands of the industry. “When I started, I was told to ‘stay in my lane’—to focus on one area like residential or commercial real estate. But I’m not someone who likes to hear ‘no.’ I’ve tackled all kinds of transactions, from land to residential and commercial. It’s taught me to leverage expertise when needed and to keep learning from every experience.”

Success Defined

For Megan, success isn’t measured solely in sales or accolades—though she’s received plenty, including D Magazine’s Top Real Estate Producer

from 2021 to 2023 and Keller Williams’ Triple Gold Award for three consecutive years. Instead, success is about happiness and impact.

“Happiness is everything,” she explains. “Seeing my clients’ joy when they close on a home or achieve their goals makes it all worthwhile. I often find myself ‘stalking’ my clients on social media after a sale, just to see how they’re enjoying their new space. It fills my heart with joy.”

A Vision for the Future

Looking ahead, Megan and John dream of expanding the business to the coast once their children complete their education and John retires from corporate America while continuing to help families find their dream property.

In the meantime, Megan remains committed to her clients and community. She’s also a proud mom of two—her daughter, a student at Tarleton State University studying animal science, and her son, a high school sophomore active in FFA, showing steers and goats.

“Family is everything to me,” Megan says. “We even foster dogs when we can and have a permanent foster fail named Daisy.”

Leaving a Legacy

When asked what she wants to be remembered for, Megan’s answer reflects her core values: integrity, trust, and community impact. “I want to leave a legacy of helping families and inspiring future REALTORS® to prioritize client needs and ethical practices. Real estate is about more than transactions; it’s about making a difference.”

As the Dallas-Fort Worth area continues to grow with exciting developments like the PGA headquarters and Universal Studios, Megan sees endless opportunities for her clients and her business. “This area is thriving, and I’m thrilled to be part of its future.
