Team growth and structure - We’ve added 5 new team members - gone from 11 to 16grown by 50% - and now have a dedicated 4 per son Listing Department.

What have been the biggest challenges you have had to overcome?

Honestly, finding talent has been one of our big gest challenges. Hiring new team members is time consuming and frustrating. Finding candidates that meet our team criteria - hun gry, humble, and smart is definitely a challenge. It’s important to find the right fit for our team. Also, the market shift has definitely impacted our numbers, but we feel we prepared our team well and that we consistently got up every day and went to work. We stayed pro ductive and positive. In

2023, our team closed more than double what any other team in our KW market center did. We feel truly blessed!

Top performers are always learning and growing. Tell us a little about your growth over the past few years? We are both growth minded and are always eager to learn and improve.

We have definitely improved our leadership skills with the team - mastering hard conversations, proactively implementing systems/ policies, and consistently sharing ways to win. We invest in ourselves every year by attending multiple conferences/seminars - Dave Ramsey’s EnterLeadership Summit, Keller Williams Mega Agent Camp, Keller Williams Family Reunion Annual Convention, Jeff Glover’s Live UnReal Leadup, Brian Gubernick/Ben Kinney’s Metrix Mastermind - we attended all of these in 2023. We also started reading more leadership books during the last few years.

Looking ahead 5 years, where do you see yourself? What are you most excited about?

Operations for several years. Andre’ has remained in production as the Director of Sales, and it’s time to transition him out. We are not too far away from our 60th birthdays and look forward to passing the baton to our son and DIL, Patrick and Tiffany. Most recently, we started a property management company and are excited to see this grow into a successful income stream. We also plan to explore flipping houses depending on the market, investing in additional properties, and continuing to find new ways to build wealth.

What was your favorite part about having your story featured in Real Producers? We feel blessed to have been chosen for the cover story in 2019 and to be highlighted again in 2023. It has given us the

Joseph’s roots trace back to the suburbs of Houston, Texas, where he was born and raised in a large traditional Catholic family. With nine siblings, Joseph’s upbringing was rooted in blue-collar values and a strong work ethic. He spent his formative years working in his father’s furniture repair business and developed a heart for adventure and knowledge early on, leading him to backpack across Europe and Mexico, gaining insights into different cultures. “I ran with the bulls in Pamplona, Spain, and San Miguel de Allende, Mexico,” Joseph recalls with fond memories. But his early life wasn’t always marked by happy memories. At 17, a major car accident tested his strength and determination. Temporarily paralyzed, he overcame the odds, proving that setbacks can be the foundation for comebacks. After graduating from Stephen F. Austin University, Joseph worked as a mortgage loan originator before entering the real estate. In 2008, the financial crisis forced him to shut down his mortgage broker office. This pivotal moment is when he would intertwine his passion for helping people with his love for the real estate business and get his real estate license. “Multiple Listing Services, called the MLS, are independent broker marketplaces that connect buyers and sellers,” said CCAR President Jamuna Thill. “Local MLS broker marketplaces give first-time, low-income and other buyers better access to the American Dream of home ownership while also exposing a seller’s property to the greatest number of potential buyers.”

With such an important mission, it is imperative that good data is entered into the MLS to ensure it can reach its optimal use. That is why violations are closely monitored and corrected. On a recent episode of “Welcome to the Top,” CCAR Instructor Barry Hardman joined the podcast to discuss the most common violations.

What is a Violation?

Hardman explains a violation as a notification that the information entered in the MLS does not conform to the various rules and regulations required. He notes that some violations are automatically flagged by the system for various keywords and are then sent out to the association of the Broker, while others are reported by users. “If [MLS subscribers] see something in the MLS, we can go ahead and click on that little yellow triangle and report it that way… that goes to the association of the individual, and it goes to the Broker,” says Hardman.

“Photoshopping your property is not a good idea,” says Hardman, “That’s not a true, current, picture. So, if it’s February, the lawn is dormant. You’re not supposed to be full of shopping in green.”

Recycling Photos

Hardman warns against using photos of a previous listing from another Broker, stating, “There are copyright laws involved with that.”

Incorrect Reporting

Not reporting interest or disclosing a relationship to the seller is a common violation. Whether it’s family or corporate interest, it’s important to disclose. Hardman points out, “Code of Ethics Article 4, which talks about immediate family, is very broad. What is Immediate family?” The definition is open to interpretation, which is why it is best practice to disclose all relationships.

Additional reporting issues include not reporting the Sales Price, incorrect use of listing statuses, and failure to include correct water district information.

Property Access

Hardman reminds listeners that accessing a property for reasons other than MLS or Brokerage Service is a violation. Hardman provides examples, stating, “You can’t access the property to go make a video and then post it on social media. [Additionally,] accessing the property outside your window when the seller says you can be there…” are all violations that must be avoided.

Shared Logins

Hardman calls this violation a “big one.” He points out that having people on your team who work jointly on a listing is not an issue, but you must get written permission, and they need their own login information.

MLS broker marketplaces ensure consumers get comprehensive, equitable, transparent, and reliable home information and that brokerages of any size, service, or pricing model get a fair shot at competing. With such a powerful tool and important mission, it is imperative the data going in continues to be held to the highest level.

Perhaps one of the most intriguing aspects of Parker’s story is his linguistic prowess. “I speak four languages and am trying to learn a couple more, namely Bisaya,” he reveals. Meet Jeff and Terri Reinhard, the power couple behind Reinhard Real Estate, who’s story is not just about buying and selling properties; it’s a narrative of family, dedication, and humility.

Origins and Foundations:

The Reinhard Story Begins Jeff, an Air Force brat, and Terri, a Garland native, found their paths converging in Dallas after pursuing degrees in marketing and kinesiology, respectively. Jeff attended the University of Houston-Victoria, earning a degree in marketing in 1992, and moving to Dallas in 1994. His marketing career in radio advertising with Sportsradio 1310, The Ticket, paved the way for a transition into real estate in 1998. Terri, on the other hand, started as an educator and coach before venturing into sales and marketing in the private club industry. The duo officially joined forces in the real estate realm in 2010 when Terri got her license.

The Reinhard Real Estate journey began with a twist of

fate. Jeff reflects on the early days, “When we went out on our own as Reinhard Real Estate, my very first year was challenging. I worked with 11 different clients who wanted to buy, only to find out most weren’t ready to close. I learned the importance of understanding my clients’ needs before committing.”

Beyond real estate, the Reinhard’s hobbies include travel, golf, and a shared passion for the Green Bay Packers and Houston Astros. “We love to be outside and active,” Jeff says. “And for 20+ years, we haven’t had to use an alarm to wake up unless it’s a 3:00 am baseball tournament!”

Looking to the Future: Goals and Aspirations

As seasoned real estate professionals, the Reinhard couple has set specific goals for the future. “One major focus is to connect more with past clients and friends,” Terri explains. “After 2020, we realized the importance of those connections both personally and professionally.”

Regarding the ever-evolving DFW landscape, the Reinhards' optimism is palpable. “DFW offers the best opportunity for investment,” they agree. “Our vast diversity of industries, the attractive corporate climate and central location and ease of travel make it very attractive…and that is why more people are moving to the DFW area than any other place in the U.S. each year!”

In the world of North Dallas real estate, the Reinhard Real Estate story is one of client relationships, dedication, and humility. Reflecting on advice for up-and-coming agents, the Reinhards say, “Treat your business like a business.” But perhaps the best advice came from Jeff’s grandmother in 2009. “My grandmother turned 100 years old when our son was four months old, and we were starting our own company in the worst economic times,” he recalls. “At her party, my grandmother said, ‘Jeffrey, you are in real estate and I know times are tough. Remember two things: You will never get hurt doing the right thing. And location, location, location... there were only 85 people living in Las Vegas the year I was born.’” These words resonate today with the Reinhards, and as they continue to navigate the dynamic real estate landscape, one can’t help but smile at the thought that, indeed, Jeff’s grandmother was right.
