THANK YOU THANK YOU
to Our RP Vetted Businesses!
THIS COMMUNITY WOULDN’T EXIST WITHOUT YOU.
In my conversations with leading agents, I often pose the question, “How crucial is it to collaborate with businesses you’re familiar with and trust?” The response is unanimous: Choosing the right business partners is fundamental to an agent’s prosperity. It’s the businesses that not only engage in open communication, but also strive to exceed expectations in serving clients and safeguarding all relationships involved, that truly set the standard in this industry.
Not long ago, an esteemed agent shared these insightful words on social media: “Your business partners matter, more than you think. Ensure you’re teaming up with individuals and companies that come recommended by you or your REALTOR®. Completing a transaction requires a dedicated team of experts, and I’m grateful for the chance to work with those who pave the way for my clients’ (and my own) achievements.”
This sentiment couldn’t be more accurate! A vast network of professionals from various sectors is essential for the seamless completion of a deal. This is the essence of why I value our RP Vetted
Businesses so highly. Each business featured in our publication and participating in our events has not only been endorsed by leading real estate professionals but also rigorously scrutinized by our team to guarantee they uphold our high standards of excellence.
During a conversation with our team, a high-achieving agent expressed their enthusiasm: “Discovering Real Producers’ curated list of reliable businesses was a game-changer for me. It’s reassuring to rely on companies that have earned the trust of other top agents. This list is invaluable.” This is something we hear repeatedly.
To all the businesses that have earned the RP endorsement, your dedication to excellence does not go unnoticed. Your commitment to excellence is what makes our real estate community in DFW unparalleled.
Cheers,

In the symphony of life, some individuals find their rhythm in unexpected places. For Carol Ann Zelley, a seasoned real estate agent in the Dallas area, the melody of her journey began in the town of Kingsport, Tennessee. Little did she know that the moves her family made during her high school years would compose a symphony of diverse experiences, ultimately shaping her into the accomplished REALTOR® she is today.
From the hills of Tennessee to the bustling cityscape of Dallas, Carol Ann’s journey is a harmonious blend of passion, resilience, and a deep commitment to helping clients achieve their dreams. Reflecting on her background, she shares, “I believe in being open to new experiences because one never knows what exciting opportunities may be next.”
Carol Ann’s early love for music, a family tradition, led her to participate in church and school choirs, cementing her affinity for the arts. When she was a junior in high school, her family moved to Cleveland, Tennessee, just outside Chattanooga. “Though it was unthinkable at the time that I would have to move to a different city, far from my lifelong friends with only two years of high school left, I met more wonderful friends at my new school and ended up being named Cleveland’s 1992 Junior Miss, Tennessee’s 1992 Junior Miss, and competed in American’s 1992 Junior Miss—a college scholarship opportunity I would not have had had my family remained in Kingsport where there’s no Junior Miss program.” She would go on to complete her education, earning a Bachelor’s Degree of Arts in British Literature from the University of Tennessee and a Master’s Degree of Education in Secondary English from Vanderbilt University. While in
college, she continued to participate in singing and enjoyed being an active member of Delta Delta Delta sorority, student government, and many other campus involvements.
Carol Ann initially found her calling in teaching, and her first teaching stint was at Highland Park High School in Dallas. Although it was a rewarding experience for Carol Ann, her life took a different turn when she discovered her innate talent for sales during a tenure at Pfizer Pharmaceuticals, which brought her back to Tennessee. While living in Memphis, she also met her husband, marking the beginning of a journey that would eventually bring them to Dallas in 2012 with his career.
The composition of Carol Ann’s life reached a crescendo when, after dedicating eight years to pharmaceutical sales and taking a hiatus for her three children, she ventured into the realm of real estate in 2018. “My main goal is to help my clients achieve their dreams. Getting clients into the right house in the right location that grows equity and helps them build wealth—that’s my most important job for every sale,” she affirms.
The rewarding part of her business, she reveals, is the excitement her clients express when a

deal closes. Yet, for Carol Ann, success is not just about closing deals; it’s about creating lasting relationships. “When clients come back to me after a deal has closed and tell me how happy they are, and when they then share that with others and refer them to me, that’s when I know I have achieved success.”
Amidst the highs of her real estate career, Carol Ann faced the challenge of navigating the unpredictable housing market. Drawing on her background in sales, she shares, “I have never expected real estate to be easy because sales of any type is never easy. To make it in real estate, one has to have stamina to stay the course, to study and understand what’s happening in the local market.” But perhaps her greatest challenge was earlier on her journey and on a personal level, when her mother got a terrifying diagnosis. “My mother had two bouts with leukemia. The first occurred the summer before my senior year in high school and the second before my Junior year in college. She ultimately ended up beating it—with the help of my little brother who was her bone marrow donor—and she is still alive today.” Her mother’s strength and resiliency during her illness set the example for Carol Ann and her family, which she carries with her today.
Family plays a vital role in Carol Ann’s journey, as her husband’s unwavering support and her children’s understanding create the backdrop for her real estate endeavors. “In real estate, family support is key because real estate transactions and activities occur during family vacations, during dinners out, at sporting events, etc.” she emphasizes. Her husband, Patrick, is an

Reflecting on her journey, Carol Ann shares a piece of advice for budding real estate professionals: “This is a career that requires mental stamina because the market goes up and down, but if you continue to work hard and stay the course—study the market, stay in close contact with your clients, etc.—you will achieve success.”
As the chorus of Carol Ann Zelley’s real estate career plays on, her commitment to helping clients achieve their dreams resonates as the guiding melody. She leaves an indelible mark not just as a successful REALTOR® but as someone who has composed a life enriched by relationships, resilience, and a deep passion for making a positive impact on the lives of those she serves.

BOLD MOVES
Written by: Katherine H. Fondren Photos by: Jin Kim, URSPECIAL
As the DFW metro grows and more families move to the area, there is a need for a moving company where every detail matters, precision is paramount, and trust is at the forefront of every client relationship. One such company that emerges is Stonebriar Moving Services led by owners Tyler and Ashley Edwards, whose names have become synonymous with excellence. Tyler and Ashley share their journey of building a family business from the ground up and the principles that have fueled their success.
Tyler, a self-made entrepreneur with 19 years of experience in the moving industry, exudes a palpable drive that is hard to miss. “I’m self-made. I’m very driven,” he says, summing up his ethos in just a few words. His journey is deeply rooted in his history and influences. Originally from North Dallas, he met a gentleman at the age of 18 who spoke to him about business and professional moving. A year later, Tyler found himself working on a moving truck with this mentor in San Antonio. Ashley’s background in high-end retail sales taught her the importance of providing a first-class customer experience with an unparalleled attention to detail. These experiences laid the foundation for a drive that has been the backbone of Stonebriar Moving Services, a company that offers packing services, moves homes, and provides storage solutions. The Edwards’ commitment to excellence is evident in the company’s motto: “We always do a good job, and if anything occurs, we make it right.”
The Art of Moving: A Story of Professionalism and Respect Stonebriar Moving Services sets itself apart by its people. Tyler emphasizes, “We are very involved in each and every move, our staff is handpicked and well trained and carry years of moving experience. We focus mainly on packing and moving residential homes.” This commitment to professionalism extends to every aspect of the business, ensuring that clients’ furniture is well-protected, and the job is performed with the proper tools and equipment.
The company’s success is further underscored by its unique position in the market. Ashley proudly notes, “We are 95% referral-based. We don’t buy leads on Google. We build and maintain relationships. The majority of our clients are from relationships directly from top producers and real estate-related professionals.” This referral-based model is a testament to the trust that Stonebriar Moving Services has earned through consistently delivering outstanding service.
The Ideal Fit for Discerning Clients
Stonebriar Moving Services specializes in catering to clients who expect a certain level of service, those who refuse to cut corners on workmanship, and individuals with fine furniture or specialty items. Tyler identifies their ideal clients as people who “want a job well done.” Stonebriar Moving Services prides itself on not just being a service provider but a trusted partner for real estate professionals and their clients.
Family Values and a Legacy of Hard Work
Behind the scenes, Tyler’s dedication to hard work is mirrored in his family. With a 16-year-old playing varsity football and track, a 15-year-old excelling in football and varsity wrestling, and a 19-year-old daughter working as an interior designer, the Edwards family embodies discipline and hard work. “We all work hard and stay physically fit,” Ashley shares proudly.
Fortune Favors the Bold: A Mantra for Success
The Edwards’ success story is not just about the services Stonebriar Moving Services provides; it’s a narrative of hard work, determination, and a willingness to go the extra mile. When asked about the biggest reasons for their success, Tyler doesn’t hesitate: “Hard work, grit, lots of

betting on ourselves, lots of long days, lots of always wanting to go the extra mile.”
Success, according to Tyler, is achieving everything one dreamed of as a child, along with a loving family, hardworking and respectful children, a supportive team, and clients and referral partners who speak fondly of you in your absence. His favorite quote, “Fortune favors the bold,” encapsulates the bold moves and decisions that have defined his journey.
A Glimpse into the Future: Expanding Horizons Looking ahead, Tyler and Ashley have ambitious goals for Stonebriar Moving Services. “Generate five million dollars in revenue in 2024. Build
better systems that can allow us to streamline to multiple cities. Expand to Austin and Houston,” Tyler shares. These goals are a testament to their vision for the future and the continuous growth of their business.
Stonebriar Moving Services: A Trusted Partner in Real Estate
As Tyler and Ashley Edwards and Stonebriar Moving Services continue to make bold moves in the world of real estate, their commitment to hard work, honesty, and accountability shines through. Whether it’s packing boxes or moving heavy, high-end furniture, Tyler and Ashely and their team are not just service providers; they
are partners dedicated to making every move a seamless and positive experience.
In the realm of Real Producers, where only the top professionals thrive, Stonebriar Moving Services stands out as a beacon of professionalism and excellence. As Tyler succinctly puts it, “We work hard. We’re honest. We’re accountable. We’re really good at what we do.” For REALTORS® seeking a reliable and reputable moving partner, Stonebriar Moving Services is more than just a choice—it’s an assurance of quality service and a true commitment to making every move remarkable from the Edwards family to the families you serve.

At 15, Matt Templeton took a job as a part-time assistant in a residential brokerage. He would do occasional online searches, schedule showings, make coffee, and check the fax machine for new offers. Little did he know that taking that high school job would determine his career.
“Some of the other agents called me a sponge because I would sit near the front and listen to what they were saying to clients,” recalls Matt. “I read every contract and addendum that came in on that fax machine.” Today, as the founder of the Templeton Real Estate Group and a proud member of Keller Williams Urban Dallas, Matt’s 18-year journey in the industry is a story of entrepreneurship, resilience, and understanding the important things in life.
Matt runs real estate businesses in North Texas and New Mexico. His family’s move from Dallas to the Land of Enchantment at the age of ten set the stage for relationships in both states. Matt attended a private Christian school before attending the University of New
While many find success in monetary achievements, Matt defines success differently. “Real success is two-part–it’s the depth of freedom and the depth of relationship,” he emphasizes. For him, life is all about relationships, and money serves as a tool to facilitate freedom and enrich those relationships. He posits, “Many people with a natural penchant for relationships and influence find that real estate can be really lucrative, but it’s important not to get caught in that trap. The purpose of business may be to fund lives and make a profit, but the purpose of life is for relationships–first with our Creator and second with our neighbors. That’s why the greatest commandment is to love God with all your heart, soul, mind, and strength, and the second is to

Mexico, eventually earning an MBA in marketing & entrepreneurship.
Early on in his career, mentors and trainers would ask, “What is your Why?” For the longest time, Matt says he didn’t really have a good answer. “At some point in my early twenties, I decided my Why was to build income streams that would allow me to have a big family without having to work endless hours to provide for them.” From that point on, he set out to buy properties and build companies that would support that vision. For Matt, that personal focus was “motivating for a number of years.” Recently, he’s realized his purpose has expanded several times. Now, that purpose looks like Changing Trajectories and Unlocking Freedom for others.
love your neighbor as yourself.” He says that it’s easy to get lost in the whirlwind of what others think makes you successful, but at the end of the day, you have to prioritize these relationships.
Among the most rewarding aspects of Matt’s career is the development of people around him. “Teaching them, pushing them, and helping them create freedom at all levels in their life–that’s my work,” Matt shares. His commitment extends beyond the transactional aspects of real estate to the personal and financial freedom of those he advises, emphasizing that, “Real estate serves as a powerful creator of freedom and wealth for our clients and for those working in this career.”
Dallas Real Producers • 23 realproducersmag.com
The rapid pace of change in the real estate industry today does pose challenges–from technological advancements to legal pressures. Matt sees these challenges as opportunities for innovation. “This is creating massive amounts of opportunity for energized and innovative minds to solve both industry problems and client problems,” Matt asserts. It’s an exciting time for those who dare to think differently.
In terms of the real estate industry’s commoditization, Matt goes on to say, “Real estate professionals have become commoditized in the eyes of many customers.” Convincing clients that selecting the right agent can significantly impact their well-being and bottom line is often met with resistance–another challenge industry professionals are being called to overcome. Matt turns these objections into opportunities for further differentiating his services in client conversations, always connecting back to his dedication to Changing Trajectories and Unlocking Freedom for others. “I really enjoy winning the deal–the strategy, the negotiation, and the excitement of doing a great job for the client–knowing it will make an emotional and monetary difference for them,” Matt remarks about his favorite part of being a REALTOR®.
Away from the hustle of real estate, Matt’s life takes on a vibrant, community-focused hue. He enjoys singing, gardening, and creating meaningful experiences for friends and family. After moving to Dallas in 2015, Matt met his wife while recruiting agents and began a new chapter in his life. He now has three children and one more on the way. In addition to his focus on family, Matt shares his passion for creating community spaces. “We called our house a ‘Community Cottage’ from the beginning–we’d let people come stay with us for days, weeks, months, or years,” he says. In fact, their devotion to South Dallas led to the renovation of a historic mansion, “The Pink House,” serving as both a home and a hub for community activities and gatherings.
Matt strives to live a life of passion and purpose through the constant pursuit of knowledge and an unwavering commitment to others. As a piece of advice for aspiring Real Producers, he emphasizes the importance of staying grounded. “The industry’s ego pitfalls can be sidestepped by maintaining a genuine focus on relationships. If you can stay humble, hungry, and others-focused, you’ll consistently win business.”
Matt reminds us that success in the real estate industry goes beyond financial gains–it’s about building meaningful relationships, creating freedom, and making a positive impact on the lives of others.

OF W LUX PROPERTIES GROUP
Written by: Katherine H. Fondren • Photos by: Jin Kim, URSPECIAL
As the owners and team leaders of W Lux Properties Group, Samantha Baumann and Tiphannie Clements bring a combined experience of 30 years to the table, sharing a vision of collaboration and commitment to the success of their agents and the clients they serve. Both Samantha and Tiphannie, born and raised in the DFW area, embarked on individual journeys destined to converge. Their serendipitous meeting was through a personality test facilitated by their broker. Their paths crossed at a pivotal moment, igniting a partnership that would redefine success in the world of real estate. “We worked in the same business in the same area, but never crossed paths,” explains Tiphannie.
Reflecting on her early days in the industry, Samantha shares, “I was relatively new to the business of real estate, and from the start, I knew I wanted to work with someone. As an absolute people person, I thrive best in
collaboration.” Fate intervened when an hour-long meeting with Tiphannie turned into a six-hour conversation, birthing not just a professional partnership but a deep and lasting friendship.
Tiphannie, five years into her real estate career, harbored a longstanding goal to start a team. “When I first met Samantha, I was five years into my career as a licensed agent. Little did I know meeting Samantha would prove to be a major turning point in my life,” she reflects. The synergy between them became the cornerstone of their shared vision.
The journey into real estate began for Tiphannie in 2005 and for Samantha in 2012. Before stepping into the real estate arena, Samantha served as a dental assistant, while Tiphannie worked as a sales representative for KB Homes. Their diverse backgrounds would later contribute to the diversity of skills within W Lux Properties Group.
Today, as team leaders, Samantha and Tiphannie are passionate about their team’s growth and giving back to the communities they serve. Met initially with skepticism, the duo finds immense reward in defying the odds and growing their team into one of the top producers east of Dallas Fort Worth.
Challenges are inherent in the real estate landscape, and for W Lux Properties Group, adaptability is key. “We cannot control the economy, so the biggest challenge for us as REALTORS® is being able to change our strategy in the flip of a switch,” they note. It’s this challenge that infuses excitement into their work, pushing them to constantly innovate and think on their feet.
Real estate, for Samantha and Tiphannie, aligns seamlessly with their dreams and goals. The career’s flexibility allows them to stay engaged with their families while, most importantly, offering them the satisfaction

of helping people. “Helping families make one of the best investments for their life” is their favorite part of being REALTORS®. For them, success transcends conventional metrics. “We have learned a new version of success in 2023 – your health in all areas is your success. Without your health, you cannot accomplish anything,” they assert.
Facing challenges head-on, Samantha and Tiphannie are not the type to throw in the towel. They appreciate the obstacles that have molded them into resilient individuals. Awards such as Team of the Year (Real Producers), Triple Diamond, and Listing Team of the Year mark their journey, testaments to their unwavering dedication.
Beyond the realm of real estate, Samantha’s family includes an amazing husband, a stepson in college, and two mini Aussies, Annabelle and Honcho. Tiphannie, a mother of two, shares her life with two Yorkies, Bella and Willie, a French bulldog, Clemmie, and a Sayla Bird.
As REALTORS®, W Lux Properties
Group boasts a remarkable team volume of $55 million last year - an impressive feat achieved organically. What sets them apart is their commitment to teamwork. “When you hire one of us, you hire all of us,” they emphasize. The team’s unique bond, cultivated through shared goals and values, sets the stage for success. “We are a fun, mismatched group that truly works as one,” they proudly proclaim.
Outside the bustling real estate world, Samantha finds solace in traveling to watch her son play D1 baseball and indulges in HITT workouts and long morning walks. On Sundays, you can find Samantha in the kitchen cooking, inspired at the age of 5 by her grandfather who was a chef. Sundays offer her a reset, a spiritual and personal moment. Tiphannie cherishes family time and daily walks with her pups. Her background as a preschool teacher aligns with her love for teaching, which seamlessly integrates into her business.
Their advice to up-and-coming Real Producers is grounded in personal responsibility and relentless pursuit of dreams. “It is your business. If you don’t show up for work, you don’t get paid. Never give up, go after your dreams, and if your dreams don’t scare you, they are not big enough.”
The best advice they ever received as real estate agents – “Don’t treat a million-dollar client any different than a $200,000 client.” This philosophy, reflected in their team name, W Lux Properties Group, underscores their commitment to treating every client like luxury, irrespective of the budget.
Their love for DFW is evident in their belief in its thriving future. “DFW is a thriving city, and the growth we will be seeing in the next 5-10 years will supersede what we have seen previously,” they predict. As the dynamic duo continues to shape the Dallas real estate landscape, their story stands as a testament to collaboration, resilience, and the limitless possibilities that unfold when a meeting of two individuals with the same passion can change everything.

“I wouldn’t want to live and raise my daughter anywhere else! God Bless Texas!” she exclaims proudly.
Stacy’s journey started with a love for the vibrancy of New York City. After graduating from Northern Valley Regional High School, she embarked on an adventure at Juniata College in Huntingdon, PA. Volleyball became her passion, and the thrill of reaching the Division III Final Four twice left indelible memories.
Her transition to real estate in 2001, across the country under the California sun, marked the beginning of a journey filled with twists and turns. “I started back when contracts were half the amount of pages and were triplicate forms,” Stacy reminisces, reflecting on the evolution of the industry. The journey began as she worked her way up from a transaction coordinator to a licensed REALTOR® and even a loan officer in California.
But life’s compass shifted, and in 2011, Texas beckoned. “Moving to Texas from California in 2011 was a huge challenge. I had family in Texas, but no friends or business and wound up getting divorced, too. I had to start all over in every area of my life,” Stacy recalls. This marked the genesis of her Texas chapter, juggling a fresh start in her personal and professional life.
As a REALTOR®, Stacy’s passion lies in serving, not just selling. “I truly believe
that when you serve others, your business will be blessed,” she affirms. Her heart resonates with two categories of clients – veterans and first-time buyers. As a military wife in San Diego, Stacy served active-duty clients, fostering a deep connection with the veteran community.
Reflecting on the most rewarding aspects of her business, Stacy points to the flexibility it affords. “I can honestly say I haven’t missed an important event for my daughter or family because I’m able to control my schedule,” she shares. Beyond that, the ability to travel freely without seeking permission and forming lasting connections with clients enriches her professional journey.
Challenges, however, are inevitable. For Stacy, time is the perpetual adversary. “This profession is never-ending, so learning how to turn it on and off and get it all done is my biggest challenge,” she acknowledges. Balancing the demands of the real estate world with family, downtime, and selfcare is a constant tightrope walk.
Real estate seamlessly intertwines with Stacy’s dreams and goals, providing the flexibility to shape her schedule. “My goals and dreams are to have full flexibility with my schedule, and real estate provides that,” she emphasizes. Travel takes a front seat in her aspirations – a goal to show her daughter all 50 states before high school graduation.
Being a REALTOR® isn’t just a profession for Stacy; it’s a gateway to creating memorable family experiences. As a testament, she shares, “I want to take my family to Europe this year.” Her commitment to family extends beyond the immediate household, embracing the joy of Sunday night dinners with her parents, who reside in the same town.
MASSAR
WE WISH MORE PEOPLE CHOSE THEIR REALTORS® OVER THEIR VALUES AND NOT JUST AWARDS.
The journey of Stacy’s life extends beyond real estate. Married for nine years to Ben Massar, a criminal defense attorney, she describes him as her patient, kind, calm, and best friend. Ben is also a licensed agent working alongside Stacy - a true partner in life and work. The couple, together with Stacy’s 15-year-old daughter, Reagan, form a tight-knit unit. “If I’ve done anything right so far in my life, it’s raising a genuinely compassionate and loving daughter who lives her life trying to be a light to others,” Stacy beams.
In a world where awards often decorate the walls, Stacy’s accolades include being named Rookie of the Year in her first year in Texas and induction into her high school Hall of Fame for volleyball. While Stacy appreciates being rewarded for her hard work, she emphasizes the transient nature of success in the real estate realm. “The temporary satisfaction of winning fades quickly and is not important,” Stacy says. “We wish more people chose their REALTORS® over their values and not just awards.” Success, for Stacy, is intertwined with the ability to say “no” when necessary, maintaining a good reputation in the industry and the community, and finding peace amid market shifts.
Stacy’s life isn’t confined to contracts and transactions. Volunteering is a core part of her family’s lifestyle. “We volunteer several hundred hours a year throughout Rockwall County, and I can’t imagine not being so involved in my community,” she shares. Beyond this, Stacy finds solace in reading, writing, and hosting small gatherings with friends at her lakeside home.
As a team leader at Massar Realty Group, Stacy extends her passion for helping others to her team members. “I love being a team leader and helping agents on my team close transactions and reach their goals,” she states. For her, success is not only measured in personal achievements but in the success of those around her.
To the up-and-coming Real Producer, Stacy offers pearls of wisdom: Call people, don’t shy away from follow-ups, ask for the business, seek feedback when not chosen, and always save for taxes. Her unapologetically honest advice reflects her New Jersey roots and practical approach to the business.
In the bustling landscape of Dallas real estate, Stacy Lynn Massar’s story isn’t just about the properties she sells; it’s a narrative of service, family, and an unyielding commitment to live life on her terms – a true Jersey Girl making her mark in the Lone Star State.
