THE ESPE AWARDS & WELCOMING

On Nov. 17, 2022, we had the Second Annual ESPE Awards. And the verdict?

It was AMAZING! We had almost 700 people in attendance, the room was set up beautifully, the people all looked dazzling, connections were being made, smiles were on people’s faces, and awards were given to well-deserving people … it truly was a fantastic evening. Something my team and I are very proud of.

Now, don’t get me wrong — there’s absolutely room for improvement, and we learned a lot of valuable lessons from this year’s event. Luckily, nothing too major, but lots of relatively simple things that we can put into place for next year to take this event to the next level. Lessons such as testing the presentation clicker from the stage (… come on, Jordan), finding a way to speed up valet, having even MORE bars and bartenders, including healthier food options, trying out your new shoes before the event (my heels have never been so torn up from shoes), and other small things that would make the awards ceremony flow more smoothly.

I am certainly not a perfectionist by any stretch of the imagination; however, I have come to learn I am pretty hard on myself and always

strive for excellence, which can be good at times … but also not so good if I don’t keep myself in check. Where I beat myself up is that these things mentioned above could have been so easily fixed with a little extra attention to detail and awareness. Where I get excited is that the things mentioned above will be so easily corrected that I know next year we will nail them, and the event will go from great to incredible!

It is crazy to me that it is already 2023! I say it every year, so I will say it again … where does the time go? Our January issue is the last magazine that those who made the Top 500 for 2022 will receive. We have pulled the new numbers based on your MLS sales production volume from all of 2022, and those of you who made the Top 500 again will continue to get the publication moving forward for the next 12 months, receive our new “2023 Top 500” logo, get access to the events, and have the possibility of being featured at no cost to you. Exciting!

I want to thank all of you for helping make 2022 the best year of my life. Truly, from the bottom of my heart … thank you! It is an honor to lead this organization and to spend time with such incredible people daily.

My team and I are extremely excited to take the lessons we learned from last year to make 2023 the next best year of our lives!

THIS MAGAZINE

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and continues to spread rapidly. Real Producers first launched in DFW in August 2018 with North DFW Real Producers (now called “North Dallas”). In May 2019, Dallas Real Producers launched, and then Tarrant Real Producers in March of 2021.

In 2022, Tarrant Real Producers split into two publications, North Fort Worth and Fort Worth Real Producers Fort Worth Real Producers launched in August 2022!

Q: WHO RECEIVES REAL PRODUCERS MAGAZINE?

A: The top 500 real estate agents in each of the four markets in DFW based on their MLS production for the previous year. Refer to the map in this publication for the exact territories. If your broker address is within that given territory and you are in the top 500, you will receive that publication for the year. There are approximately 60,000 licensed real estate agents in DFW. The list will reset at the end of every year and continue to update annually.

Q: WHAT IS THE GOAL OF THIS MAGAZINE?

A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform that brings together the most elite individuals in DFW real estate.

We take the top 500 real estate agents and RP-vetted businesses in every market, and we build an exclusive community around that group. We share their stories, successes, market trends, upcoming events — really, anything that will connect, inform and inspire, we put in our monthly publication.

Q: DOES REAL PRODUCERS HAVE EVENTS?

A: Yes! Each community will have two main events a year, and then we do a combined event at the end of the year, which is an awards gala called The ESPE’s. For these events, we invite the Top 500 real estate agents and our RP Vetted Businesses. Top 500 agents are allowed to invite members on their team as well. These events are an incredible opportunity to connect with the best of the best in DFW Real

Estate. It is amazing to see the power in the connections made at these events. Be on the lookout for your exclusive invites!

Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?

A:It’s really simple. You have to be on the top 500 list, and we take nominations seriously. You can nominate other real estate agents, businesses, brokers, owners or even yourself! Office leaders can also nominate real estate agents. We will consider anyone brought to our attention who is in the top 500 because we don’t know everyone’s story, so we need your help to learn about them. We cannot guarantee a feature, but we encourage you to meet with one of our team members, support Real Producers and attend our private events to increase your chances.

We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One of many of the top real estate agents has recommended every single business you see in this publication. We won’t even meet with a business that has not been vetted by one of you and “stamped for approval,” in a sense. Our team will further vet every business to make sure they are a good fit and bring value to our community. Our goal is to create a powerhouse network, not only for the best real estate agents in the area but the best businesses, as well, so we can grow stronger together.

By the time Bret began his real estate career in 2016, he had been curious about the real estate business for many years.

“It started from the day I was born,” Bret reflects. “Growing up here, I’ve watched the growth of the Dallas and DFW area. I saw it grow through high school and into college, and a spark was lit during that time. When I graduated college, the first thing I wanted to do was buy a house.”

Bret did buy a home soon after earning a business degree from the University of Texas at Arlington. He became inspired by his agent and the homebuying process itself.

“I felt that real estate was something I wanted to do.”

Taking a Leap Bret worked for Lockheed Martin in various roles and eventually was responsible for procuring landing gear for the F35s. He then spent time with a tech company and a commercial real estate brokerage. By that time, he had become an experienced real estate investor.

“What sealed the deal for me in making the leap out of the corporate world was when I got to help a friend of mine. Our kids were running around the house, and we got to talking about real estate and their desires for their home. I offered to help them out with the real estate process because I had done rentals and my own properties. That value of helping a friend get to where they want to be touched me. Now they love where they live. That gave me the intrinsic value I had never experienced in work before.”

In 2016, Bret was licensed and began working part time. By 2017, he was selling full time.

Blessed by Success

Bret’s business has grown every year for the past five-plus years. He’s now working on building out his team. In 2022, Bret is tracking to close over 30 transactions for north of $15 million.

As an agent, Bret leverages his local knowledge of Dallas/Fort Worth to the benefit of his clients. In his 35 years, he’s lived all over the Metroplex.

“Being a local, I can drive home local knowledge down to the neighborhoods,” Bret says. “I also have the ability to keep multiple plates spinning at one time. That’s important in real estate.”

Bret hopes to continue growing the team, but he doesn’t plan to create

a mega-team any time soon. He considers his team a family and aspires to keep it that way. So, he aims to bring on agents that fit the team culture and values and have a team-oriented outlook.

The Intrinsic Value

Outside work, Bret spends most of his time with his family. He’s a husband, a father and a coach. He and Mallory have two kids, Brooklynn (7) and Braxton (4).

“We’ve been super blessed,” Bret beams. “For me, family is the driving factor. My wife and I met in high school and have been together since. She’s the rock behind everything going on that I do. We have two kids that drive everything for me.”

Bret has been thriving in real estate for over six years, and he’s ever-grateful for finally taking a chance on himself. His leap of faith into real estate has allowed him to better

serve his family, community and every individual he touches.

“It was fun and nice to help businesses and save money for their bottom lines, but there’s something there for me intrinsically with helping families and individuals. So for me, as many families as I can help — that’s my goal. I want to learn and keep growing so I can help as many families as possible.”

Maybe it was no mistake that morning the mylar balloon drifted into Lance Dunahoe’s yard. Sent aloft with notes for a daddy taken too soon from a small grieving family, the balloon didn’t quite make it to its heavenly destination, but instead, gently came to rest on the grass, catching the eye of Dunahoe as he left for work.

What happened next is a perfect example of Dunahoe’s defining gift. He was compelled to connect with the family who had launched the balloon — to let them know their messages were received (by him at least). He located them and learned they had some pressing needs. So, he quickly connected them with people in the community who wanted to help. Money was donated, services were located, and the family got a little bit of the support they deserved.

Dunahoe’s power of cohesion has helped him succeed as the Real Producers co-publisher, and as founder of the highly trusted INSPECT360 home-inspection business. He doesn’t operate alone, of course; he needs us to make this work. He relies on us, his partner Jordan Espeseth, and his INSPECT360 “dream team.” Most importantly, he needs his amazing wife Danielle and their two strong boys, Gavin and Landon — young, watchful men growing up exposed to the power of parents and a community that cares. Young men that are diverse and full of heart and curiosity, like their parents.

The Dunahoes met as flight attendants traveling the world, connecting while on connecting flights. They loved not just travel but the stories of the travelers they encountered. They even learned Japanese together so that they could enjoy weekly overseas flights to Japan. They were also drawn together by their love of music and still catch as many concerts as they can. And they enjoy their rich friendships, weekends with friends, and staying in the conversation with their boys.

“One of my favorite books is ‘Fierce Conversations’ by Susan Scott,” says Dunahoe. “It has taught me that the conversation IS the relationship. My favorite thing is being immersed in conversations with people I care about — hearing their stories of life and business ambition. To spend my days building relationships and trust so that people in our industry and community can share their stories in this big conversation, well, it’s quite an honor and a privilege.”

Connection and gratitude are interesting things and sometimes they pull a big switcheroo on us. For instance, there was a tough time when the Dunahoe family needed help, and connections showed up. “I broke my ankle pretty badly… had to have surgeries and rehab, and it was hard for me to get around and do things,” Dunahoe says. “I was getting frustrated with my health.” His community learned that he needed help, and, more importantly, he learned that he had to accept their help. “Being forced to slow down and lean on others proved to be a reckoning for me. I realized that I get to work in a community that I love and with people every day that I truly admire. From that moment, it was natural for me to co-found Real Producers and grow these relationships — relationships that helped me heal physically and mentally. They’re everything.”

As Dunahoe says, “I believe we all have the opportunity, every day, to be the answer to somebody’s prayer.”

In 2022, the trajectory of the real estate market shifted rapidly. Rates have risen sharply, and real estate sales have cooled. The resulting market has buyers, sellers, and real estate agents revisiting their strategies.

As a mortgage lending veteran, Andy Tuttle suspected this shift would be coming. This gave him a chance to get his mindset right and approach the changing market with a positive outlook. Now, he’s helping clients and partners do the same. While the current market conditions present challenges, Andy believes there is still opportunity.

“The elephant in the room is that rates are high while prices are high,” Andy reflects. “For sellers, it’s time to sell. You could wait, but can you really afford to? The average list price is going down, and the average appraisal is going down. For buyers, it’s actually a great time to buy. Last year, only 2% of contracts had seller concessions or lower than list price. This year, almost 40% have seller concessions or lower than list price. For a buyer, this is a great time to negotiate.”

REALTOR® relations have been a huge part of Andy’s business since he started working in lending over 20 years ago. This market is an opportunity for him to help his REALTOR® partners navigate these uncertain times.

“It’s all about mindset,” Andy says. “I want to help agents be the buffalo in the storm. Buffaloes run towards the storm and get out of it sooner.”

Building a Bridge

When Andy began his lending career in 2001, he followed in his parents’ footsteps. His mother, a REALTOR®, showed Andy the value of hard work and introduced him to the industry that would become his passion. His father, a missionary, modeled a giving heart.

“I think sales can be a medium for serving and supporting people, and my parents gave me that love of service,” Andy says.

Before entering the mortgage business, Andy worked all sorts of sales jobs, often several at once. He’s always been driven to succeed, but early in life, he lacked an outlet to serve — until he found lending.

“I came back from this mission trip to Africa with my dad where he built a bridge to help save people’s lives … and then I came home to my mom talking about how she builds bridges between homeowners and what they want,” Andy reflects. “I had a discussion with my mom, and I realized in lending, I could build a bridge without spending three weeks in Africa.”

Since starting his lending career in late 2001, Andy has been committed to being a bridge between clients, REALTORS® and their common goal.

Today, Andy leads The Tuttle Group with CrossCountry Mortgage. His team of three loan officers and 11 staff members are committed to industry-best service standards. As the real estate market turns, Andy has put his attention on maintaining and building relationships. He knows he can be a resource for clients and partners.

For the Love of Community

When Shannon Patterson arrives at Hugs Cafe or a Kiwanis Halo’s special needs T-ball game, it’s often near the end of a long work day. Shannon is a wife, a mother, a top real estate agent and a dedicated community member. Her love for her community drives her to show up no matter what.

“I might arrive tired after a long day, but then I get to see the impact we are making at Hugs Cafe and the smiles we are putting on children’s faces at our T-ball games, and it recharges me,” Shannon says. “What we’re doing with both organizations keeps me grounded. If I have a bad day and go out there and these people succeed and have fun, it puts everything into perspective for me.”

Shannon sits on the board of directors and Gala Committee for Hugs Cafe, a McKinney-based nonprofit supporting adults with intellectual and developmental disabilities. The organization provides opportunities and education for an often marginalized community by hiring and training workers for their cafe and greenhouse. The nonprofit’s mission to provide “meaningful training and competitively-paid employment for adults with intellectual and developmental disabilities” has led to its newest project, a training academy. The academy is up and running, and plans for a facility to house the project are underway.

“The cafe has been amazing, but we have no turnover because no one ever leaves.

It is a great problem to have, but it has limited the number of people we can touch because of it,” Shannon explains. “That’s where the training academy comes in.”

Shannon has long had a heart for giving. Her first professional role was with Special Olympics International in Washington, D.C., and she has volunteered for children with special needs for over 30 years through various community organizations.

As a real estate agent, Shannon brings the same sense of care and compassion, helping her become one of North Texas’ most well-respected agents. She’s also one of the area’s top agents, ranking as Coldwell Banker Apex’s No. 1 agent in 2021.

Real Estate Beginnings

After Hurricane Ike devastated Orange, Texas, Shannon and her husband picked up and moved to McKinney to begin anew. Shannon started her real estate career shortly after, in 2010.

“We looked at a couple of bigger cities in Texas … but when we came to McKinney, every door opened. Everything moved very smoothly for us to move here, and it’s the best of both worlds — a small town feel, and you have all the amenities of big cities close by.”

Shannon was faced with building a business in a city where she had few connections. She devoted herself to her new craft while continuing to volunteer extensively. Her volunteerism helped her grow roots in the community, which in turn has served her in real estate.

“By volunteering, that created my community, and I’ve never let go of what helped me get my start. Some of my best friends come from those who I volunteer with,” Shannon says. “And that’s how my roots grew in McKinney.”

Rising to the Top Shannon spent seven years as a buyer’s agent before going out on her own in 2017. The transition required faith and

effort, and Shannon has thrived since. In 2021, she had her best year to date, ranking as the No. 1 agent for Coldwell Banker Apex out of over 1,000 agents while selling the most expensive listing in Frisco.

Shannon succeeds by putting people first.

“I like to take care of people. I really enjoy that. Clients reach out

to me when they are stressed, have a challenge, or need something. My passion is people and making sure they are taken care of,” she says.

Shannon also credits her broker, Lori Arnold, with creating an environment that has fostered her growth. The brokerage values its people while remaining on the cutting edge of technology and services.

A Full Life

Shannon is, most importantly, a mother and a wife. She and her husband, John, have a son, Palmer (6). Palmer is the center of Shannon’s world; she enjoys watching him learn sports and taking him to volunteering events.

With a thriving business and a rich family life, it’s a wonder Shannon has the time or energy to volunteer in her community. Yet,

giving back to the community remains an essential part of her life because, to Shannon, it’s essential. Supporting those that need it most — whether that’s a client needing guidance or a Hugs Cafe employee needing a hand — is most important to her.

AUGMENTED REALITY AND GENERATIVE AI COULD TRANSFORM FUTURE OF REAL ESTATE MARKETING

Augmented reality and image generation through generative artificial intelligence are two emerging technologies that could play a key role in the future of real estate, according to experts at 2022 NAR NXT, The REALTOR® Experience in Orlando, FL. Sessions at NAR’s annual conference covered the role these technologies may soon play and the possible legal and ethical ramifications REALTORS® should keep in mind when using them.

At the conference, Dan Weisman, NAR’s director of emerging technology, discussed how augmented reality could become a mainstream tool for creating a new experience for homebuyers and sellers. He noted that although virtual tours are used in the real estate industry, augmented reality may change how consumers preview a potential house.

“Through the use of a phone, augmented reality will allow us to scan rooms, get dimensions, detect objects, remove them and even replace them with a décor that may be more fitting to your client. This technology will create a totally different virtual experience for a potential buyer of a home,” Weisman said.

Weisman took the stage at the Emerging Business and Technology Forum to discuss how the evolution of artificial intelligence has allowed consumers to easily create and manipulate photos. He showcased examples of tools like Dall-E 2 and Google Imagen, which can take a text prompt and use artificial intelligence to produce and alter images with an extraordinary degree of photorealism.

“There is power in this technology that ties into the real estate space,” Weisman said. “It could have an impact on renovation previews, listing photo modifications and stock photo generation.”

Weisman showed an example photo of a backyard with a sandbox. With a simple text prompt, the sandbox was removed. With an additional prompt, it was replaced by a fire pit.

“This technology will give you the power to change photos to better portray what your client may envision for the space,” he said.

Matt Troiani, NAR senior counsel and director of legal affairs, shared copyright best practices and discussed some of the legal and ethical ramifications this new technology may create, noting these new tools currently pose more questions than answers as the law tries to keep up with technology.

“The biggest takeaway is to be very mindful about how you use these tools,” Troiani said. “Ensure that you have copyright protection for the works that you are creating. Make sure you have a directive element over the generative AI and be careful not to infringe on someone else’s copyrighted work.”

The Gift of Giving

“I asked myself, ‘What talent was I born with? What gift was I given?’”

Robyn realized she had a passion for serving others. So, in the years following, she revamped her business to focus on her already existing sphere of influence.

In 2001, Robyn Heathcock began her real estate career after years as a stayat-home mom and homemaker. She was ready to re-enter the workforce but still desired the flexibility to be there for her three children.

“Real estate wasn’t a rise and grind for me in the beginning. It was casual,” she reflects.

As her kids got older, Robyn became more involved in the business. With college and weddings on the horizon, she decided to devote herself to real estate as a full-time career.

While the decision to work full time was an important step in her real estate journey, Robyn struggled to drive her business toward stability. She worked diligently, attended training seminars regularly, and got advice from some of the best in the industry. Still, she struggled.

“I was taught you have to pick up the phone and call strangers to find success. I made those calls, but it never felt good,” Robyn reflects. “But the message I heard was that cold calling people was the way to be successful. There was a lot of guilt and shame because it’s not my personality.”

In a moment of doubt, Robyn turned toward her faith, and she had a revelation.

“I started with the clients I already served. I called them. I implemented client programs. I got a margarita machine, a popcorn machine, a bounce house, power washers and carpet cleaners, and offered them to my clients to use whenever they wanted. I had so much fun with that and so much joy from that. We started finding out when birthdays and anniversaries were and sent out gifts. We started a children’s book club. I changed my mindset from self-serving to ‘How can I serve you?’ and my business just started soaring.”

Robyn eventually started a small team. As the team leader, she’s offering her wisdom to the agents she oversees.

“I ask them, ‘What are you passionate about?’ and I help them focus on that,” Robyn explains.

Robyn’s business continues to be focused on service. While she’s automated many of the client touches, she also strives to be personal and genuine. For her, it’s a balance because her clients are the lifeblood of her business.

“I’m always asking, ‘What can I do? How can I serve?’ We scroll Facebook and watch for opportunities to help our clients. We stay involved in people’s lives. And that’s a daily challenge. Who can we appreciate and show gratitude for today?”

Robyn’s team, The Home Expert Team, currently includes two buyer’s agents, Daniel Patrick, who she brought on in 2018, and Brad Heathcock, Robyn’s middle child. Tiffany Bell, Robyn’s youngest daughter, is her licensed assistant and is working toward taking on buyers of her own. In 2022, the team is tracking to close nearly 60 homes for over $16 million.

Ushering in the Next Generation Outside work, Robyn’s life revolves around her family. She and her husband, Wayne, have been married for 39 years. They have three

grandchildren. Brad and Tiffany currently work with Robyn in real estate, and Mandey has worked with her mom in the past.

Robyn’s goal is to continue enjoying her real estate sales career for another three to five years, during which she hopes to grow the team, guide her agents toward greater success, and continue serving her community. After that, she hopes to transition out of the business, allowing Brad and Tiffany to take the reins for The Home Expert Team.

“I just want to enjoy more time with my family and more time with my grandkids. I want to become more connected with them and help them discover their gifts and navigate this crazy thing called life.”

Tom reflects. “I married Amy in 1994, and luckily, I didn’t have to make a whole lot. It was a good time for me to get in the business.”

Tom stayed under his father’s tutelage for five years, steadily building a foundation. In that fifth year, he became Century 21’s No. 1 agent in the Dallas Metroplex. He’s been a Centurion recipient almost every year since.

“My recipe has been simple,” Tom continues. “I focus on my clients a lot. Doing the right thing — that’s my primary focus. Everything I do is for the client’s best interests.”

Frisco Through the Years

Tom’s life and business are centered around Frisco, where he’s sold real estate since 1993.

“We’ve built a reputation in the area. We live in Frisco. We sell in Frisco. Our office is in downtown Frisco. Frisco and surrounding areas are our specialties.”

Over the last 30 years, Tom has witnessed tremendous growth and transformation of the area.

“We’ve seen Frisco grow. I’ve been in the area since 1993 and watched Frisco go from small to huge,” he reflects. “We saw the growing pains. We saw the major roadways get built. We saw the infrastructure come in. When I moved here, there was one high school. Our kids went to the third high school built. Now, we have 12. We’ve seen phenomenal growth.”

As a REALTOR®, Tom has helped usher in a new legacy for Frisco. Thirty years ago, people asked him why he would want to live so far north of the city. Now, Frisco is officially on the map as a place to be with The Star, a new PGA campus, top schools, and a family-friendly atmosphere.

“Raising a family here has been great. That’s No. 1 — the people and the schools. The secondary for me personally is the corporate world and what that brings in,” Tom says.

From a real estate perspective, Tom has seen Frisco shift, too. As the area becomes more populated, lots get smaller, multifamily development becomes more common, and new construction slows … in Tom’s eyes, that’s all positive.

Fun Fact:

Tom has several other family members in real estate; his daughter works in the title business, one of his brothers works in mortgage lending, his middle brother is a REALTOR®, and his wife, Amy, handles administrative tasks for his business.

“We still have room to grow, but with new construction slowing, it’s more of a pre-owned market now. I see more of that going forward in real estate.”

Steady As She Goes

Outside work, Tom lives a family-centered life. He and his wife, Amy, have two children, Lauren (23) and Luke (20). Tom’s brothers and parents live locally, and Amy’s family is in Texas. Much of their free time is spent with those close to them.

As Tom looks ahead, he sees transition on the horizon. The real estate market is transitioning out of the COVID-19-era boom, and he’s soon to be an empty nester. Despite the imminent changes, Tom plans to continue doing what he does best: serving his clients, being there for his family, and selling the city he loves.

“There is transition on the horizon, but mostly, it’s steady as she goes.”
