A Time for NEW Beginnings publisher’s note
December has arrived, and with it, the usual suspects: festive lights, holiday music on repeat, and an overwhelming number of cookies and other sweet treats that seem to multiply by the hour (not that I’m complaining). And let’s not forget that familiar end-of-year scramble, the one where we realize that somehow, 2024 is practically over, and we’re days away from 2025. Where did the year go?
As we approach the finish line of one year and look toward the start of another, December always feels like a time to pause, take stock, and start plotting for the year ahead. But this December holds something particularly special for me—it’s the month I’ll become a dad. My beautiful wife and I are expecting our first child—a little girl—right in the heart of the holiday
season. Suddenly, the “new year, new beginnings” theme has taken on a whole new meaning for us!
It’s a strange feeling, knowing that life as I know it is about to change forever. I’ve heard that babies bring a whirlwind of sleepless nights, endless diaper changes, and a complete rearrangement of priorities (and apparently, most parents would give it five stars if they could). I’m told that I’ll soon understand the true power of coffee in ways I never imagined. But more than that, I know this journey will be filled with more love and joy than I can comprehend right now.
As we gear up for the holidays and start thinking about what 2025 might hold, I encourage you to take a moment to embrace the changes coming your way,
whether it’s setting new goals, making a big move, or even just welcoming a bit more joy and laughter into your life. Remember, change doesn’t just happen on New Year’s Day. It’s a constant, unpredictable force that shapes our lives in unexpected ways—and sometimes, it shows up as an 8-pound bundle of joy right in time for the holidays.
Let’s face 2025 with open hearts, big dreams, and maybe a little more caffeine. I’ll see you in the new year— hopefully a little wiser and definitely a little sleepier!

racy Graham never imagined that her life’s journey, filled with both tragedy and triumph, would lead her to a flourishing career in real estate. But as she reflects on her path, one thing remains crystal clear: her faith has always been her guiding light. “My faith is the cornerstone of everything in my life,” she shares with an unmistakable sincerity. It’s this faith, rooted deeply in her personal experiences, that has shaped her into the resilient, passionate, and compassionate leader she is today.
FAITH, FAMILY, & REAL ESTATE
Tracy’s story begins in Axtell, a small country town outside Waco, Texas. Growing up in a close-knit family, Tracy fondly remembers Sunday lunches at her grandparents’ house, a tradition that fostered a deep sense of community and connection. “My family all lived very close to one another, and that was something I treasured,” she recalls. Surrounded by love and support, Tracy spent her childhood engaged in sports—everything from basketball and track to softball and even playing the role of her high school’s mascot.
But at the age of 14, her life took a tragic turn. Tracy’s grandparents and uncle were murdered by someone she once trusted. Her mother was kidnapped and barely survived a highspeed chase that could have claimed her life. It was an unspeakable event that might have broken her family. Instead, it became the catalyst for their unshakable bond. “This event did not destroy us,” Tracy says, her voice unwavering. “It made us closer and stronger. The Lord is our strength, and I choose joy each and every day.”
It’s this unbreakable spirit, anchored in faith, that has carried Tracy through life’s challenges and successes alike.
After a 20-year career as a teacher and coach in Plano ISD and Trinity Christian Academy, she found herself at a crossroads. In what she describes as divine timing, she transitioned into real estate three years ago. “It feels like I’ve been in the business way longer,” she laughs. “Real estate, to me, is just an extension of coaching.”
And much like her time in the classroom and on the field, Tracy approaches her real estate career with a heart for helping others. Mentoring is one of her greatest passions, a calling she feels strongly led to pursue. “The Lord called me to start my own team, The Graham Group,” Tracy explains. “I wanted to share everything I’ve learned from my amazing mentor, JP Findley, and help agents new to the industry find their footing.” Tracy’s journey from mentee to mentor has been rewarding, as she guides her team with the same faithbased principles that guide her own life.
For Tracy, success is not measured by the number of transactions she closes or the accolades she receives—though those accomplishments are noteworthy. With over $35 million in career volume and recognition such as “Rookie of the Year” in 2022 and Real Producers ’ Top Agent in 2024, Tracy has certainly made
a name for herself. But these achievements pale in comparison to her true definition of success: “Success, to me, is defined by whether or not I’m in God’s will. Am I where He wants me to be? Am I doing what He’s called me to do? If not, I am not successful.”
One of the most fulfilling aspects of Tracy’s real estate career is the relationships she builds with her clients. “My clients become like extended family to me,” she says, her warmth evident. From the first meeting to the final signature, Tracy’s goal is to make the home-buying process as stress-free as possible. But her care doesn’t stop when the deal is done. “I love keeping in touch with my clients long after our transaction is over and seeing how their families are doing.” It’s these lasting connections, rooted in mutual respect and trust, that make her work so meaningful.
Of course, real estate has its challenges, too. As a perfectionist, Tracy admits that the sheer volume of information to learn and balance in the early days of her career was overwhelming. “There’s so much to learn and so little time,” she confesses. But, much like her approach to life, she takes it all in stride, learning as she goes and trusting that God will guide her through each hurdle.
Family remains at the heart of everything Tracy does. She and her husband, who has been a football coach at Trinity Christian Academy for 20 years, have built a life centered on their four children: Callie, Haston, Connor, and Ryleigh. “They are our whole world,” she beams. While their children are now spread across the country, Tracy and her husband remain as involved in their lives as ever, finding joy in their successes and savoring every moment they get to spend together.

As Tracy looks to the future, her goals are clear. “I want to leave a legacy for my children,” she says with conviction. “A legacy of teaching them that hard work pays off, that things worth having are worth sacrificing for, and that they can do or be anything they set their mind to.” With her unwavering faith, dedication to mentoring others, and commitment to building lasting relationships, Tracy Graham is well on her way to leaving the kind of legacy that will endure far beyond her years in real estate.

In the ever-changing world of tax planning and advisory services, standing out is no easy task. But for DASG, co-owned by Joel Gilhang and Vafa Riazi, the key to success lies in their forward-thinking approach. “Most tax professionals are classically trained—they’re taught to be the gatekeepers, to protect their clients from the IRS,” Joel explained during a recent interview. “But at DASG, we believe in doing more tax planning upfront. By working with us, clients get planning strategies before the tax preparation is done.”

Founded in 2021, DASG has quickly built a reputation for not only preparing taxes but also offering strategic advice that helps clients save money and make informed decisions about their businesses. “Our job is to collect data, collect history, and then educate our clients on the tax planning strategies that are available to them,” Vafa noted. This proactive approach sets DASG apart, especially in a field where many clients often feel left in the dark. “Ninety-five percent of our clients say they weren’t getting tax planning advice—just tax preparation,” Joel added. “That’s a huge gap we’re filling.”
The People Behind the Numbers
Joel and Vafa bring decades of experience to the table—21 years for Joel and 30 years for Vafa. Joel’s journey to DASG began in Chicago, Illinois, where he grew up before moving to Dallas in 1995. “My dad told me I could make a name for myself here,” he recalled. After earning a degree in financial planning and finance from Purdue University in 1992, Joel worked as a financial advisor. In 2003, he and his CPA partnered together and acquired an accounting firm, where he built the financial planning division. This hands-on experience, combined with his entrepreneurial spirit, gave Joel the insight needed to help others navigate the complexities of tax planning.
Vafa’s path was different but no less compelling. Originally from Iran, Vafa moved to Columbus, Ohio, at the age of 16. He pursued his education at Capital University, earning a Bachelor’s in Accounting, followed by a Master’s in Taxation from Capital Law School. A friend living in Fort Worth drew Vafa to the Dallas area, where he has since built a successful career in tax advisory services. His expertise, particularly in dealing with complex tax issues, makes him an invaluable partner at DASG.
A Personalized Approach
At DASG, the focus is on creating a boutique experience for clients. “We want our clients to feel like they’re in the right place, that they’re in good hands,” Joel emphasized. This personalized approach is crucial, especially when dealing with small to medium-sized business owners, 1099 independent contractors, and entrepreneurs—DASG’s core clientele. “Our clients are not just looking for someone to file their taxes; they want to understand how to reduce their tax liability and make better financial decisions,” Vafa added.

Despite their busy schedules, Joel and Vafa both understand the importance of work-life balance. Joel
enjoys golfing, a pastime he describes as “the hardest game, but I love the challenge.” Vafa, on the other hand, is an avid traveler, often visiting family back in Iran or exploring other countries. “We’re business owners, so we have some flexibility,” Joel said. “We have a great team we can delegate to, which gives us the time we need to focus on our families.”

When you delve into the heart of Dallas’s real estate scene, one name stands out for her passion and genuine warmth: Debbie Branch. For over 31 years, Debbie has been more than a REALTOR®; she’s been a trusted advocate for her clients and a catalyst for dreams, turning houses into homes for countless families.
“I adore real estate and all of the wonderful clients and friends I’ve made over the years,” Debbie shares with a radiant smile. This adoration isn’t just about the properties she sells; it’s about the lives she touches and the community she helps build.
Debbie’s journey began far from the streets of Dallas. Born into a family that moved frequently due to her father’s career as an advertising executive, she experienced life in Kentucky, Ohio, Wisconsin, and Alabama. “I have two sisters, and we had a wonderful family life,” she reminisces. “Our parents encouraged us to challenge ourselves and helped each one of us to pursue our goals.” These early experiences of change and adaptation perhaps planted the seeds for her future in real estate.
After graduating from the University of Wisconsin with a degree in education and earning two master’s degrees related to the field, one might assume Debbie stepped into a classroom. “I have never taught school!” she laughs, hinting at the unexpected twists her career would take.
Before real estate beckoned, Debbie was immersed in the world of retail. She and her husband owned several auto part and machine shops in Dallas. “I helped to run the shops for eight years and then decided it was time to start another career,” she explains. This decision led her back to academia, where she earned a master’s in counseling and began practicing as a psychotherapist.
However, the demands of counseling often kept her away from home, especially during evenings. “I felt that my children needed me at home,” Debbie recalls. Fate intervened when the builder of her home, who also owned Harris Realtors, had previously invited her to join his firm. “I gave him a call and promptly enrolled in real estate school,” she says. “The first year, I sold the highest-priced home in Rockwall County and was also Rookie of the Year. I was hooked!”
Her ascent in real estate was swift, but life presented its challenges. Three years into her new career, Debbie faced a personal upheaval: a divorce followed by the untimely passing of her ex-husband. Suddenly, she was a single mother responsible for raising two young sons. “I adored real estate, but I had to financially take care of the boys,” she reflects. Contemplating a salaried job, she instead placed her faith in a higher power. “I believe in the power of prayer, and even though we had some pretty lean years in the beginning,
my sons both have college educations with no student loans and they are both successful.”
Today, as the leader of The Debbie Branch Group at Ebby Halliday Realtors, LLC., she finds immense joy in her work and her team. “My group is sensational, and we are truly a family,” Debbie proudly states. “I am passionate about seeing the difference that my group makes in so many lives. We really strive to make every client’s buying or selling experience a remarkable one.”
Mentoring is a significant part of Debbie’s professional life. “My favorite part is inspiring my team and also mentoring new agents,” she says. “I adore brainstorming sessions and relaying past experiences.” Her approach is rooted in genuine care and an “over-the-top optimism” that sets her apart.
For Debbie, success is not solely measured by sales figures or awards— though there have been many. It’s about the lasting relationships forged along the way. “I went on a listing the other day, and I had sold them their home 20 years ago when their children were babies,” she shares. “The children are now grown and gone, and my clients—my friends—are ready to downsize. That is the reward!”
Her definition of success is deeply personal and values-driven. “Success is putting God first in your life, family second, and your clients and friends third,” she asserts. This philosophy permeates every aspect of her life, from her business practices to her personal relationships.
Family remains at the core of Debbie’s world. “I have two sons that I adore,” she beams. William, a mortgage lender with CrossCountry Mortgage, and Matthew, a client service manager at Corient, have both made their
mother incredibly proud. Her daughter-in-law, an elementary principal in Rockwall, and three delightful grandchildren complete her close-knit family. “We constantly are together whether for dinner, sports, church, or just spur-of-the-moment get-togethers,” she says. “My family is the most important part of my life.”
Outside of real estate, Debbie’s life is rich with hobbies and interests. “I love going to my grandchildren’s sporting events,” she enthuses. “It’s the highlight of the week because the entire family usually shows up, and we take
up a section of the bleachers.” She also enjoys entertaining friends, playing golf and pickleball, and traveling. “I usually take two to three big trips a year. I’m heading to Italy this fall to cook and hope to travel to Greece soon.”
When offering advice to emerging real estate professionals, Debbie’s guidance is heartfelt. “Love what you do and do what you love,” she advises. “If you do not love real estate, find something that you love. I am excited to go to work every day because something exciting is always going to happen.”

For Tiffany, the transition to real estate felt natural, especially after a successful stint at Neiman Marcus, where she learned the art of online marketing, product development, and customer relations—skills that now serve her well as a REALTOR®. “Real estate allows me to use my
creative vision to help people see the potential in homes,” she says. “I love helping my clients envision what their life could look like in a space— whether that’s through interior changes, furniture ideas, or color palettes.”
Since joining Dave Perry Miller in 2020, Tiffany has been on a mission to redefine the home-buying experience for her clients. Today, Tiffany’s success is measured not just by her impressive sales volume—nearly $30 million to date—but by the trust and respect she’s earned from her clients and peers. “Success, to me, is when people see you as their go-to real estate advisor and send you referrals. That’s the biggest compliment.”
Outside of real estate, Tiffany stays busy as a mother of three boys and a devoted wife to her husband of 25 years, Frank. Their family life is centered around shared activities, whether it’s volunteering, traveling, or simply spending time together. “Family is everything to me,” she shares. “We’ve created a life full of love, adventure, and support.”

2024 DFW Real Producers
SUPER SOCIAL AT GLOBE LIFE FIELD
Our DFW Real Producers Super Social Event was a grand slam of an event! Not only did we have over 400 beautiful people attend this event, we celebrated inside the Lexus Club at Globe Life Field. It was such a blast! Have you ever been inside the stadium when there is no game or fans? Just an empty stadium? It is such a unique experience. Oh, and the World Series Trophy was there for us to all take pictures with, too!
At this event, we gave out over 200 RP Top Agent Awards for the agents who not only earned their 2024 Award but also attended the event. The agents who were at this event collectively produced over $3 billion in real estate in 2023 alone. Impressive!
Some asked if this event was in replacement of the ESPE Awards, and the answer is, “No.” Just a really sweet event. The ESPE Awards, which includes special awards that are voted on, like Rising Star of
the Year, Leader of the Year, Most Inspirational Agent, etc., will be coming again in the near future!
This event was such a huge success and would not have been possible without Perry Homes, the Preferred Builder of the Texas Rangers, and the host sponsor of this event! Y’all are seriously so amazing!
