When Rachel Grunn steps into a room, her presence commands attention. But it’s not just her background as a highfashion runway model that makes her captivating; it’s her authenticity and profound expertise in real estate that truly leave a mark. A Foundation in Real Estate Rachel’s journey began long before she earned her real estate license in February 2021. Growing up between Plano and Castle Hills, she was immersed in the world of real estate from an early age. Her parents were avid investors, and as a child, Rachel attended closings, helped negotiate deals, and even worked on flip projects. “Real estate was part of our daily life,” she recalls. “It was second nature to me by the time I started earning my own money as a model.”
Her modeling career took her across the globe, working with renowned designers like Dior, Gucci, and Calvin Klein. Yet, even as she graced the pages of Vogue and Harper’s Bazaar, Rachel’s entrepreneurial spirit remained grounded in real estate. She began investing in properties in her early twenties, building a portfolio that spans Airbnb rentals, flips, commercial properties, and more.

Behind Rachel’s professional accomplishments is a personal story
that made her reevaluate everything. “I almost died giving birth to my daughter,” she shares candidly. A severe infection led to sepsis, a life-threatening condition that completely shifted her perspective. “That experience taught me to take risks, live boldly, and prioritize what truly matters,” she shares.
Her daughter, Willow, is now three years old and a central part of Rachel’s definition of success. “Success is raising a daughter who knows her potential is limitless,” she explains. “I’ve
experienced incredible achievements in my career, but the true measure of success is the legacy I leave for her.”
Rachel’s breadth of expertise is unparalleled. In just four years, she has amassed over $36 million in career sales, tackling everything from luxury homes to commercial properties, farm and ranch, and land investments.
“Every transaction is an investment,” she says. “My background allows me to offer clients insights that go beyond just buying or selling; I help them maximize the return on their largest investment.”

As the leader of Inspect360 since 2021, Howard works closely with company founder Lance Dunahoe. And like Dunahoe, Howard is the son of a minister. He recalls fondly how his family made music together, traded instruments, and learned how to play “from the heart to God.” Pastor Howard was firm yet nurturing. “He has fifty years in the ministry, and he’s my hero,” says Howard. “He’ll tell you if anything is out of tune or something isn’t right. I’m just like him; I translate that kind of caring firmness to our team.”
Howard and the inspectors run a tight ship. With ministry, music, and mission in his blood, it’s easy to see Eli is focused and serious. Yet when Howard hears feedback that an inspector has done a great job, his face brightens, and his smile takes over. You realize this guy is about the success of his band of inspectors and their audience (us!). That’s his thing. “It makes my day to hear, ‘Hey, I need to take two minutes to tell you how impressed I am by your inspector.’ Our inspectors bring great results and don’t let errors slow clients down. So yeah, them getting compliments makes me really proud.”
At home, the Howard family celebrates each other and their traditions. Wife Alison leads the family and is cheer director at the successful Excite! Gym and Cheer. “We met as top collegiate national champion cheerleaders!” says

Howard. Yes, you heard it right, Eli was a Navarro and Oklahoma State cheerleader. And sons Hutch Rader Howard (4) and Byrl Rader Howard (2) sing backup in the Howard family band. “My boys’ middle name is also Rader, like me” says Howard. “That is my beautiful mother’s maiden name. Both boys are named after their greatgrandfathers, too.”
Tradition, learning, and accountability have always been essential parts of Howard’s life, and those values translate directly back to Inspect360. He and his inspectors often supplement their education with additional classes and coursework, and the constant learning keeps daily operations sharp. But Howard is quick to mention that, like applause at a show, feedback remains
key. He likes to tell the story of entering a songwriting contest and getting significant praise for how well he performed. “I wanted the feedback more than the praise,” he says. “Those judges were great pros… all those artists who lost, including me, got to get better. I made sure I got my learning, too.”
Learning from victories, learning from failures, learning from creative resources, and through it all, Howard continues to listen closely. So much so that it could inspire a song. “I listen carefully to what people say,” he says. “And sometimes they say something so good it sticks in my head, and I’m like, ‘Where did you get that? For Cat McCarthy, real estate is not just a career; it’s a heartfelt journey. Growing up on a farm in County Tipperary, Ireland, she was instilled with the values of hard work and perseverance. “My parents worked tirelessly to grow our family business, ensuring we never wanted for anything,” Cat recalls. That foundation carried her across continents—from Ireland to Australia to Texas—where she pursued her dream of building a life in the United States.
Her path to real estate was anything but ordinary. After earning a Bachelor’s Degree in Communications and Journalism from Dublin City University, Cat embarked on a global adventure, traveling and working her way through Australia, Southeast Asia, and beyond.

“When I moved to Dallas 17 years ago, I fell in love with the community immediately,” Cat shares. “At first, I was an outsider, learning about my new country. But as I attended home tours and open houses, I knew real estate was the industry for me. It combined everything I loved: people, storytelling, and the chance to help others achieve their dreams.”
Sam also grew up in a country town called Weatherford, west of Ft. Worth. Sam spent time outside either playing sports or working on his parents horse farm, whom were equine veterinarians. Cleaning stalls, hauling hay, and helping ground break horses were things that helped ignite a particular work ethic. After graduating from Texas A&M, he then coached and taught for over a decade in 3 major DFW school districts and used his people skills to transition into real estate, now 12 years into the role. Known for his down-toearth demeanor and dedication, Sam prioritizes his clients’ needs above all else. “I’ve always believed in treating every client like family,” he says. “Real estate is more than buying and selling properties; it’s about making clients
happy and successful, providing sound guidance throughout the process.”
Together, Cat and Sam form a team that seamlessly blends their unique strengths. Cat’s infectious enthusiasm and global perspective complement Sam’s steady, client-focused approach. The result is a partnership that clients describe as not only effective but also deeply caring.

Outside of work, both Cat and Sam find joy in life’s simple pleasures. Cat’s love
of travel has taken her to every corner of the globe, from the Himalayas to Banff, Canada. “Exploring different cultures and experiencing new places is a passion of mine,” she says. Sam, on the other hand, enjoys staying active in sports and treasures his family time. They both love a good beach!
Looking ahead, Cat and Sam are excited about the future of Dallas’s real estate market. “When I first moved here, I was struck by how welcoming and curious people were about my story,” Cat reflects. “That spirit is what makes Dallas such a special place to live and work. The city is growing in incredible ways, and I’m grateful to be part of its evolution.”

For Eric, real estate isn’t just a profession; it’s a way of life deeply rooted in family tradition and a commitment to excellence. His journey is one of passion, leadership, and the pursuit of something greater than himself.
Eric’s story begins in the heart of Dallas-Fort Worth, where he was born and raised as a sixth-generation Texan. Growing up in a family steeped in real estate, Eric recalls, “We talked real estate at the breakfast, lunch, AND dinner table.” His grandfather was a
broker, his grandmother a top agent, and his father—Jim Fite—is the current President and CEO of CENTURY 21 Judge Fite Company. From an early age, Eric was immersed in the industry, performing small tasks around the office, like pulling weeds and taking out the trash. “Those moments shaped my understanding of hard work and dedication,” he shares.
By the time Eric graduated from Plano East Senior High and later the University of Texas at Dallas with a degree in business administration, his path was clear. Officially joining the company in 2002 as business manager, Eric began building his own legacy within the family business. Today, as COO, he oversees not just real estate but also mortgage, title, insurance, and property management ventures. “Real estate is the hub of the wheel, but alignment and synergy across all our businesses is where the magic happens,” he says.

When you meet Jeanna Jackson, one thing becomes immediately clear: her boundless passion for life, her career, and the causes closest to her heart. A six-year veteran of the Dallas real estate scene, Jeanna has made a name for herself as a Coldwell Banker Apex Realtor known for her dedication to clients, love for animals, and commitment to helping young dreamers thrive.
Jeanna’s journey began far from the world of real estate. Growing up in Mesquite, Texas, and graduating from North Mesquite High School in 1984, she initially took to the skies as a flight attendant for Southwest Airlines. “I started flying in 1987, which is how I became known as “The Flygirl Realtor,” Jeanna reflects. But after decades of soaring high, her work as a union advocate began to take a toll. “By 2018, I was burnt out and scared to death to start a new career at 52,” she admits. With the encouragement of a friend in Corpus Christi, Jeanna decided to leap into real estate—and she’s never looked back.
“Real estate gave me a fresh start,” Jeanna shares. “It’s where I found my niche, fell in love with my work again, and learned to build something meaningful.” Her passion lies in helping clients navigate significant life transitions, whether they’re upsizing,
downsizing, or starting over. She’s primarily a listing agent, but Jeanna cherishes the relationships she builds with clients. “I want to be their go-to person for anything house-related, even after the sale. My unofficial tagline is ‘Just Ask Jeanna.’”
Jeanna’s dedication extends beyond her career. A breast cancer survivor, she’s no stranger to challenges. “If I can beat cancer, I can do anything,” she says confidently. That resilience has propelled her to remarkable success, including over $65 million in career sales and multiple accolades such as the Coldwell Banker Apex Founders Award and recognition as a D Magazine Top Producer.
Despite the awards and accolades, Jeanna’s life has been dedicated to making an impact. For Jeanna, animals have always held a special place in her heart. “I’ve rescued and adopted 19 dogs in my lifetime,” she says. “It breaks my heart to see animals discarded, and I’ll do whatever I can to help.” Her two Siberian Huskies keep her company at home, where her love for them is easy to see.
That same compassion drives her efforts to support young talent. Jeanna sponsors three incredible kids: a 12-year-old motocross racer, a 13-yearold entrepreneur, and a future drill team captain from Forney. “Helping young people follow their dreams is one
of the most rewarding things I do,” she says. “These kids inspire me with their determination and drive, and I want to be part of their success stories.”
Jeanna’s path to real estate also brought personal milestones she once thought unattainable. “For years, I didn’t believe I could own my own home without a partner,” she confesses. “But three years into my career, I bought my first house— all by myself. A year later, I purchased my first investment property. Real estate gave me the financial freedom and confidence I’d never had before.”
Her days are filled with hard work and intention. “Success is earned,” Jeanna says. “Nothing is free in this world, but if you put in the time, trust in God, and stay committed, great things happen.” This mindset keeps her motivated, even during challenging times. “I strive to do the right thing, even when it’s tough. At the end of the day, that’s what defines integrity,” she explains.
When she’s not working, Jeanna is living life to the fullest. Whether it’s attending concerts—46 in 2024 alone—trying new restaurants or taking girls’ trips with her close-knit group of friends, she embraces every moment. “Life is too short not to enjoy it,” she says with a smile.
Looking ahead, Jeanna has ambitious goals for 2025. She aims to surpass $20 million in production and explore new destinations on six girls’ trips. Q: How do you become a Real Producers Top Agent?
A: In all of DFW, there are roughly 60,000 licensed agents, meaning there are ~15,000 agents in each of our four communities. We rank all those agents based on their yearly MLS sales volume. In years past, we congratulated the Top 500 Agents, and we still are, but in 2025, we are adding a second
group to the community… the RP Top 1000! These agents are in the top 6%.
Q: Who receives Real Producers Magazine?
A: The Top 1000 agents in each community will receive the digital magazine for the year. The Top 500 agents will also receive the magazine physically in their mailbox. Our RP Vetted Businesses also receive the magazine physically and digitally.
Q: What does it cost to be featured as an RP Top Agent?
A: Zero, zilch, zippo, nada, nil. How, you ask? Because of the businesses that your peers have recommended, who partner with Real Producers and invest in
this community to support you. These companies have all been recommended by top agents and have been vetted by us to ensure they are of the highest quality. So instead of you paying $5k$10k for this feature…they cover all those costs for you! Pretty incredible, right?
Q: Does Real Producers host events?
A: Yes, we host many different events throughout the year! Some large 400-800 people, some 75-250 people, and other more intimate events that are 30-50 people. We do Social Events, Magazine Celebration Events, an Awards Gala, and Masterclass Events. You can see quick recaps of some
of our events under the “Events” tab on our website.
For our events, we invite the top 1000 real estate agents and our RP-vetted businesses. The Top 1000 agents are allowed to invite agents on their team, as well. These events are an incredible opportunity to connect with the best in DFW real estate. It is amazing to see the power in the connection made at these events.
