On April 9th, the day after the solar eclipse, I walked into the house after coming home from a video shoot. Our puppy, Bear, whom we rescued one week earlier, jumped up on me and peed all over the floor in excitement. As I walked from the entry of the house to the kitchen, I noticed that Jess was playing music, and the song that was playing was “our song,” which is “Biblical” by Calum Scott.

I entered the kitchen and saw Jess covering her face, which looked like she had been crying. “What’s the matter?” I said to her with great concern. She didn’t say a word; she just looked down. I didn’t even realize that she had boy/girl balloons, a diaper, a baby onesie, and a positive pregnancy test lying on the counter right in front of me. I guess I’m your stereotypical dude who can’t seem to see things that are right in plain sight. I’ll look in the fridge to find the ketchup, search all over with zero success, call for Jess’s help, and within two seconds, she will pluck the ketchup bottle out of the fridge. I think this is common among males, and I now refer to it as “man eyes.” Nevertheless, I digress.

“You’re lying,” I said. “No, you’re lying,” I repeated with a crack in my voice. Jess and I had been trying for seven months. I know seven months isn’t a super long

time, but when it comes to getting pregnant, it sure seems like it when you so badly want to be parents! Plus, everyone around us seemed to be getting pregnant, most seemingly with ease. Our best friends went on their honeymoon and basically came back pregnant.

“You’re going to be a daddy!” Jess said to me after a long, tear-filled embrace. At that moment, it hit me. “Oh, that is right! You being pregnant means I am going to be a dad!” I thought to myself. I laugh when I think back on that moment. I obviously truly knew that’s what it meant, but I didn’t internalize it until she said that.

A few weeks later, we took the “Sneak Peek” test and discovered we were having a girl! Her due date is December 23, 2024. A Christmas baby! If anyone has had Christmas-time babies and has successfully navigated gifts/parties during the holiday…we welcome your advice!

God answered a massive prayer for us and we are so incredibly grateful. The Espeseth family is growing! I wonder if she will be a REALTOR® one day...stay tuned!

In the ever-expanding world of North Dallas real estate, Johanna Rodriguez is a name that resonates with determination, resilience, and a steadfast commitment to her clients. Johanna’s story begins in Dallas, TX, where she was born to a first-generation family from Jalisco, Mexico. This deep-rooted connection to her heritage is something Johanna cherishes. “I learned and owe everything I know to my grandmother and my mother,” she reflects. “I am forever grateful to them and for where I come from.”

Growing up, Johanna’s evenings and weekends were spent in the kitchens of her mother’s restaurants. Her mother, a tireless entrepreneur, opened multiple eateries, often struggling with resources and partnerships. Young Johanna was thrust into roles that ranged from cleaning tables to washing dishes. “I was very young when I had to start helping in the restaurant myself,” she recalls, “but I am forever grateful that I was taught to work hard from a young age.”

Despite the setbacks her mother faced, Johanna’s entrepreneurial spirit was undeterred. She graduated two years early from the University of North Texas with a degree in entrepreneurship, ready to take on the world. She joined her mother in managing the family restaurant in Farmers Branch, Texas, until the pandemic forced its closure. This unexpected twist led Johanna to real estate, a field she had been curious about thanks to a persistent client and the BiggerPockets podcasts she avidly listened to.

“I decided I could take my newfound free time and devote it to obtaining my real estate license,” Johanna explains. What began as a backup plan quickly turned into a passion. She immersed herself in learning the intricacies of the market, discovering a love for the sales side of real estate she hadn’t anticipated. Her career took off at an astonishing pace, selling 51 properties in her first year alone.

Johanna’s mission is deeply personal and profoundly impactful. “Helping minority families who have struggled like my mom did when she arrived in this country accomplish their American Dream of owning their own home” is what drives her. She thrives on breaking down barriers—whether they be linguistic, economic, or cultural—to make homeownership a reality for families who might otherwise feel it’s out of reach. “Being

As Johanna looks to the future, her goals are as ambitious as her journey has been inspiring. She aims to sell 100 homes in a single year, not for the financial gain but for the personal growth it demands. Ultimately, she wants to be remembered for leaving each life she touches better than before.

REALTORS® are giving back more than ever, and it shows. Charitable giving continues to rise among REALTORS® and REALTOR® associations, according to a new report from the National Association of REALTORS®.

The 2024 Community Aid and Real Estate Report –CARE Report – provides insight into the monetary and volunteer contributions of NAR members, broker-owners, and AEs or MLS staff. Monthly volunteering and annual monetary donations by REALTORS® both increased this past year, demonstrating REALTORS®’ continued dedication to giving back.

Monetary contributions from brokers and REALTOR® associations also increased or remained strong in 2023. The typical annual donation was $1,000 (compared to $800 in 2022). General members at large who donated annually gave a median of $1,200, which was identical to 2022.

“REALTORS® are intertwined with and engaged in their communities, and the CARE Report highlights the great volunteer efforts by NAR members,” said NAR President Kevin Sears, a broker-partner of Sears Real Estate in Springfield, Massachusetts. “It is heartwarming to see

REALTOR® associations nationwide continue to enhance and further local charitable endeavors, and I’m proud to be associated with such caring and thoughtful professionals.”

Nearly 7 out of 10 (69%) REALTOR® members at large volunteered monthly, spending an average of 8 hours volunteering each month, which is an increase from 66% in 2022.

Eighty-six percent of REALTOR® members at large made donations last year, a jump up from 79% in 2022.

Among broker-owners, 73% volunteered their time each month, a small decline from 77% in 2022. Broker donation amounts remain strong. The typical amount donated annually

by all broker-owners increased this year to $2,400 (compared to $2,300 in 2022), and the annual donation amount among contributing broker-owners held steady at $3,000.

Sixty percent of AEs or MLS staff volunteered monthly, and 92% made personal donations in 2023, up from 87% in 2022. Ninety-seven percent of AEs or MLS staff said that their associations hold events that encourage their members to volunteer.

NAR is celebrating the 25th year of its Good Neighbor Awards, which recognize REALTORS® who have made an extraordinary impact on their community through volunteer work. To date, the Good Neighbors have

raised and donated $1.47 billion for charitable causes. Since 2000, nearly 240 recipients have served people in need in 43 states and 17 countries.

“We have a deep sense of connection with our communities,” said Kristina Rhodes, 2013 Good Neighbor Award winner and real estate salesperson with ERA First Advantage Realty.

“The high rate of volunteerism suggests a profession that goes beyond transactional interactions and actively invests time and effort into the well-being of the communities we serve.”

Over the past year, REALTORS® were most likely to have volunteered with food bank delivery/meals, a local school or a kids’ sports team. Eighty percent of respondents reported that community involvement is an important component of their business plan.

“Being a REALTOR® is not just about selling homes or properties; it is the lives inside that matter the most,” said Debra Parmenter, 2001 Good Neighbor Award winner, who recently retired from real estate after 44 years. “We want to make the world a better place. ‘For it is in giving that we receive’; and that’s the beauty of it all.”

Ninety-eight percent of AE or MLS respondents’ associations held a fundraiser last year for nonprofits or charitable causes. The typical number of events hosted last year was four.

“Volunteerism indicates a strong commitment to community engagement and social responsibility,” said Deborah Miller, 2022 Good Neighbor Award finalist and real estate salesperson with Lakeland Homes. “As REALTORS®, we demonstrate a genuine dedication to making a positive impact beyond our professional duties. It reflects positively on our character, suggesting a sense of empathy, community awareness and a willingness to contribute to the well-being of the neighborhoods we serve.”

From Lincoln to Dallas: A Foundation of Service

Shelley’s journey began in Lincoln, Nebraska, where she spent her early years before her family relocated to Dallas-Fort Worth. The move was necessitated by the merger of Burlington Northern and Santa Fe Railroads. “Texas became home,” Shelley recalls, “and it’s where I discovered my calling to help people through housing.”

This passion for helping others led Shelley to obtain her Texas real estate license at just 18 years old, in August 2001. Over the past 23 years, she has worn many hats in the industry, from new home

salesperson and leasing consultant to custom home building sales manager and now, Texas Broker. “I’ve always loved helping people,” Shelley says, “and real estate offered the perfect avenue to do that.”

A Chance Encounter, A Lifetime Partnership

In 2016, while on her first trip to Europe, Shelley met a group of travelers from Austin who introduced her to her future husband, Nolan, upon returning to the U.S. “Meeting Nolan was serendipitous,” she says with a smile. The couple married in 2018 and soon after,

Nolan joined Shelley in the real estate business, leaving behind a 21-year career in corporate finance. “The COVID pandemic made us re-evaluate our paths, and Nolan decided to get his real estate license,” Shelley explains. Together, they formed The Homer Group, a testament to their combined strengths and shared vision.

Traveling and Dreams of Italy

Outside of work, Shelley and Nolan love spending time with their friends and family as often as they can. Their favorite pastime is traveling, especially strolling through Italy and enjoying the views. “The culture and history of Italy always amaze us,” Shelley says. Their dream is to own property in Italy and sell homes there one day, a goal made possible by their association with eXp Realty.

Shelley’s advice for aspiring real estate professionals is both straightforward and insightful: “Be available for your clients, and never stop learning.”

She emphasizes that the market is continually evolving, necessitating a proactive approach to stay ahead. Shelley remains highly optimistic about the future of real estate, emphasizing the importance of aligning with the right business partners to remain sharp and informed. She manages her business with the precision and strategic mindset of a Fortune 500 CEO, and surrounding herself with successful individuals has been a cornerstone of her success.

FROM THE HEARTLAND TO THE HEART OF MCKINNEY

From the quiet streets of Omaha to the busy neighborhoods of McKinney, Jenny Kaiser’s journey is one of resilience, passion, and a steadfast commitment to community. As the Sales Manager at Coldwell Banker Apex, Realtors, Jenny has not only transformed her career but also the lives of countless agents and clients. Her story, rich in Midwestern roots and Southern hospitality, is a testament to the power of dedication and the impact of giving back.

Growing up in Omaha, Nebraska, Jenny was surrounded by the warmth of family and friends. “I have many friends from growing up who I am still close with today,” she recalls fondly.

Moving to Texas in 1999 to attend SMU was a pivotal moment for her. At SMU’s Cox School of Business, she majored in accounting and

finance, graduating with a degree in financial consulting. It was here that her passion for community service blossomed, through her involvement with Chi Omega Sorority and other philanthropic activities.

Before stepping into the world of real estate, Jenny’s career path took her through wealth management with RBC Dain Rauscher and Smith Barney. She also managed the interior design side of her husband’s wholesale furniture distribution business. However, it was in 2014 that she found her true calling in real estate. “Real estate is a business with limitless possibilities and can truly change a family’s life through running a successful business,” she explains.

At Coldwell Banker Apex, Realtors, Jenny’s leadership has been instrumental in the

growth and success of the McKinney office. She emphasizes the importance of mentorship, believing that true success lies in building lasting relationships and providing value to clients. “I believe that it’s not about chasing the new shiny penny or internet leads but about providing value, excellent communication, and building lasting relationships,” Jenny states. Her dedication to continuous education and staying updated with industry trends sets a high standard for her team.

One of the most rewarding aspects of her role is witnessing the growth of her agents. “Seeing them develop their skills, close significant deals, and achieve their personal and professional goals is very fulfilling,” she shares. Jenny fosters a supportive office culture where collaboration and mutual

support are paramount. She believes that a cohesive team contributes not only to individual successes but also to the overall success and reputation of the company.

Navigating the emotional and social complexities of real estate was initially challenging for Jenny. “Moving is stressful no matter the reason,” she acknowledges. Her background in customer service helped, but the real learning came from the field, dealing with client expectations and stressful situations. Despite the challenges, her extroverted nature and love for meeting

people from all walks of life have made her thrive in this industry. “It is fascinating to me how two vastly different people can run hugely successful businesses,” she notes.

Jenny defines success as leading a personally fulfilling life and building genuine relationships. “At the end of the day, all we have is our relationships, and the legacy we leave is how we made people feel when they are around us,” she reflects. Being a mom to two boys is one of her greatest honors, and she strives to raise them to be kind and engaged members of society.

Her biggest challenge was the loss of her mother at the age of 39. “She was one of the best listeners I have ever known, was always my biggest cheerleader, and loved her family fiercely,” Jenny reminisces. Despite the pain, she knows her mother would be proud of her accomplishments and the person she has become.

Jenny’s contributions to the community are profound. From her involvement with the Chi Omega Christmas Market to serving on various PTA boards and being part of the founding board of 100 Women of Stonebridge Ranch, her commitment to giving back is unwavering. “Giving back is a big part of who I am,” she says, a passion that took root during her time at SMU.

Sitting behind a computer is not helping you to develop relationships.

Under her leadership, the McKinney office of Coldwell Banker Apex, Realtors, has achieved remarkable success. “After the first quarter of 2023, we proudly announced achieving status as the number one office in McKinney,” she proudly shares. Her goal is to continue this trajectory, growing the office with

top-notch, professional, and ethical agents. Maintaining their #1 market share and adding value to their partnerships are top priorities for her in 2024.

Outside of real estate, Jenny enjoys a variety of hobbies, from playing mahjong and golf to traveling with her family. She is also dedicated to her health, making early morning exercise a priority. Her advice to up-and-coming real estate agents is practical and heartfelt:

“Don’t be afraid to leverage yourself. Get out and live your life. Sitting behind a computer is not helping you to develop relationships.”
