A REALTOR® Walks into A Bar...
Jill Sasser has a truly unique way of meeting new clients.
“I meet clients at bars, new and existing,” Sasser said. “I have my iPads with me when I sit at a bar or at a table and craft contracts. Typically, someone will ask me what I’m doing, and I’ll tell them I’m a REALTOR®.”
As we all have a need for housing, Sasser typically steers the conversation to try and figure out what kind of houses a person likes. If someone is in the market to buy a house, she talks about what kind of houses her sellers have.
“Sometimes, the people I meet that are in the market either can’t find anything, can’t sell their house, or have an indifference with an agent; this happens to me as well,” said Sasser. “I advise people to stay with their agent, if not allow me the opportunity to win their business, and the rest is history.”
Sasser has always been able to meet new people on a daily basis and strike up conversations with strangers, but she honed her ability to be engaging with various types of people when she was what she called a “smile and dial girl” with a telecommunications company.

After working in corporate America for more than 23 years, it took the nudging from a friend for Jill Sasser to start her real estate career.
Being a REALTOR® offered the chance of making a good income, freedom of your time, and a flexible schedule.
“I did cold calling for MCI, at 18,” she recalled. “I had to be engaging on the phone and really had to draw in my customers instantly.”
Drawing people in relatively quickly is something that has helped her tremendously as a REALTOR®. “Potential clients will decide within the first five minutes whether they want to work with you or not,” said Sasser. “Then, it becomes a joint relationship to not just find a house but to identify the best house for them and their lifestyle.”
Sasser grew up in Washington, in Seattle/Forks; Forks is on the outskirts of Seattle. When she was 11 years old, her family moved to Arizona. A smart but shy kid, she knew she needed to be more engaging, so she took the opportunity of having a blank slate in Arizona to join the softball team and create a new identity for herself. The family moved again to Nebraska and then Sasser ultimately moved to the DallasFort Worth area to go to college in 1995. She attended Dallas Baptist University and got a degree in business administration. After graduation, she attended Texas Woman’s University to get an executive MBA while she worked at Accor North America.
“Growing up, I was a big nerd,” Sasser recalled. “I liked
computer science and I read all the time. At MCI, I learned quickly to be ‘phone-social’, but then when I got into management, there were a lot more face-to-face meetings. I quickly discovered that my shyness kept me from being ‘people-social.’ So, I made myself go to work dinners and happy hours.”
While she became more successful at being ‘people-social,’ she also learned that working in a cubicle all day, every day wasn’t for her. Fortunately, Sasser had several family members who were successful entrepreneurs that she considered her mentors. After consulting with them, she decided to leave corporate America and took some time to figure out what to do next.
“I started a few LLCs, ones where it didn’t matter where you lived,” Sasser said. “One is a chocolate novelty company and the other one is a mobile notary business. I didn’t know what I wanted to do, but I had my hands in a lot of different things. Finally, my best friend asked me if I wanted to go into real estate. Being a REALTOR® offered the chance of making a good income, freedom of your time, and a flexible schedule. On top of that, my best friend ended up getting her license at the same time I got mine.”

Like many REALTORS®, Sasser says that at the heart of her real estate business are the relationships that she’s been able to build over the years. But while Sasser truly enjoys getting to know people and helping them with their needs, she focuses on quantifying what is realistic for them in their real estate search.
“My background in management helps the engagement factor,” she said. “I’m always looking at the houses I’m trying to sell or the ones I’m searching for on my client’s behalf through their eyes.”
Sasser also tries her best to help her clients realize the best type of home for them, even when they think they want something different.
“One time, I went with a couple looking at houses,” she recalled. “They were all set to look at single-family homes, but then we got to talking about their needs and their wants. I helped them realize that a condo would be a much better match for their lifestyle. It’s all about putting people in the place where they need to be and matching personalities with the right home.”

Meet Ashley Polito Dunlap and Cory Turner, two teammates and visionaries who are determined to create an innovative training series for real estate professionals unlike anything that a title company has done before.
Before working together at Alamo Title, Ashley and Cory each navigated different experiences that gave rise to their individual servant-leader philosophies.
“From entrepreneurship to intrapreneurship, I have held various roles in my career involving business development, sales, marketing and public relations,” Ashley said. “My motivation and passion come from creating positive change in people’s lives through innovative ideas and strategies. Nothing makes me happier than seeing people succeed in their business and in their life!”
Before joining Alamo, Ashley said that one of her most rewarding experiences was leading a team of
more than 200 phenomenal women at Mary Kay Cosmetics where she also achieved the iconic pink Cadillac.
Cory has always been in sales at some level. He started off in the real estate industry in 1995 as an agent, then as a title company business development representative. From there he moved to ADT Home Security and worked his way up to area director for all West Texas before he returned to the real estate industry in 2016 to join Alamo Title. But it’s his creative side that he credits with giving him the ability to build relationships.
“I’m a filmmaker, and I’ve been lucky enough to have movies I’ve written, directed and produced distributed around the world,” Cory said. “Using my creative side has helped me connect with agents, especially in the field of social media video.”

Peter added that the value of Fun Fridays is providing participants the tools needed to compete and grow in what has been a volatile market over the last six to seven months.

Finding Her Real Self through Real Estate HILL Teresa
They say that if you find a job you enjoy, you’ll never work a day in your life. For Teresa Hill, it’s more like by finding a career in real estate that she finally found herself.
“When I became a single mom in 2007, real estate brought me confidence, self-esteem, and being able to socially interact with others better,” Hill said. “I am secure personally and a much happier person.”
Besides finally finding her true calling as a real estate agent, Hill also struggled for a while in her personal life before finding her true soul mate, Keith.
“We’ve been together nine years, seven of which we’ve been married,” Hill said. “We are the best of friends and partners in crime. I now know what a healthy marriage looks and feels like and to be truly loved. Between us we share four beautiful, grown and successful daughters that are happily married and six grandsons with another grandson due in September. We’re still hoping for a granddaughter one day!”
Life certainly looked different for Hill before she began her real
estate career. After graduating from Richland High School, she got married and became a mother when she was 19 years old. She went to work for Tarrant County Juvenile Services, and the marriage only lasted a few years. When she remarried a few years later, she had a second child and wanted to find a job where she could stay home for her children.
“I wanted to stay home and teach preschoolers,” Hill said. “I felt like I could offer a better service and environment for my daughter than she was getting in her childcare. I decided to open and operate my own childcare business, which consisted of teaching preschoolers. This was a leap of faith, as we were definitely a two-income family. I started with two families, and, through referrals, my business grew.”
Running a childcare business taught Hill that while you get up each day knowing that you’re the boss, there are some challenges as well.
“The biggest one is that you wake up every day not having a paycheck,” Hill said.
She used that entrepreneurial mindset to help her business remain strong for 13 years. But while her business was doing well, her marriage was going south.
“I was married for almost 18 years, realizing it wasn’t the healthiest marriage from the beginning, but hoping and dreaming it would eventually work,” Hill said. “One thing I have realized is that you can’t change people or how they feel.”
What made things even more difficult is that because her marriage had become toxic, it was affecting her ability to raise a child in a healthy environment. So, when she decided to leave that marriage, she effectively became a single mom. And as a single mom, she knew she needed a career that gave her a more flexible schedule where she could still be her own boss. As she looked for careers that would check off those boxes, she knew that her new career would need to be one where she could leverage her experience. The more she looked, the more she realized that real estate was the answer that would fill her needs.

“I feel like being born and raised in Fort Worth, and then moving to Keller when I had two years left in high school, I got to learn about so many different neighborhoods,” Hill said. “I am able to help my clients better understand the market from where it has been and where it is headed.”
Meeting new people in different parts of Dallas/Fort-Worth also helped Hill hone her soft skills.
“As real estate agents, we wear many hats,” she said. “There’s lots of different emotions and personalities that are involved in real estate transactions, so you learn how to work with different people.”
While Hill has had to struggle for a while to find her place in life, she says that she’s grateful to have finally found success in both her personal and professional life.
One of the ways that she displays her gratitude is by putting on big holiday celebrations for her friends and neighbors at their Keller home.
“I am very festive,” Hill said. “Keith says it is too much sometimes LOL, but my thought is ‘Go big or go home.’”
She and Keith live on a corner lot, which plays a big part in their holiday happenings. When the Christmas season comes around, Hill turns their house into a winter wonderland that resembles Whoville from the story How the Grinch Stole Christmas Teresa hires Santa and Mrs. Claus for the neighborhood and provides cookies, while Mrs. Claus read stories to the children and gives out fun
favors to the kids. In March, they have an Easter bunny with a balloon artist, and on Earth Day, they have a mobile shredder stop by so people can safely—and sustainably—shred their old documents.
For Halloween, they hire a DJ and they set up a photo booth, a big spread of food and make the house look haunted—complete with boarded up windows, caution tape, and a motion-activated witch.
“Being festive is just a happy, comforting feeling,” Hill said. “I love entertaining and making people happy.”
Speaking of comfort, Hill said she receives much comfort from her two golden retrievers and from two quotes that have remained with her throughout her life.
“We got Calli, our now 7-year-old Golden Retriever, in the same month
Keith and I married and he retired. I grew to love the golden retriever breed after helping raise my daughter’s two golden retrievers while she was in college,” Hill said.
She went on to say that they felt like Calli needed a friend, so they rescued an 18-month-old Field Golden Retriever named Belle.
“Betty White once said that ‘Once someone has had the good fortune to share a true love affair with a Golden Retriever, one’s life and one’s outlook are never the quite the same,’” said Hill.
The quotes that she lives by are ones that she tries to keep in mind in business and one that she’s passed along to her children. They are: “Is it going to do any good to worry, is it going to change anything?” and “Everything happens for a reason. Even though sometimes it is terrible at the time, later we will know why it happened.”

Davis Scott and Austin Wyble became fast friends in college. They’ve leveraged that friendship into building a real estate firm based on education and empathy.
To hear Davis Scott and Austin Wyble talk about their families, their team, and their firm, Nail & Key, it would be easy to assume that they really are brothers that share a similar DNA.
“While we really didn’t know anything about real estate when we first started out, we both felt that it was an easy industry to experiment with because of the low barriers
to entry,” Austin said. “For both of us, it quickly developed into a true passion for providing value to people while helping them go from where they were to where they wanted to be.”
Beyond their friendship, the desire to help others is something they also share. The two met at a church group outing while attending college at Texas A&M. Davis was

a political science major and Austin was studying marketing. Davis and his then-girlfriend, Jenna, always had a vision for starting a large family right away, which meant for Davis, figuring out a career path that would help him create the life he wanted. So, they got married and Davis earned an alternative teaching certification. Jenna, who was also in school to become a teacher, became pregnant and the two graduated soon thereafter.
While Davis and Jenna were initially teaching at the same campus after their first child was born, they had to make some changes after they quickly had two more children. “I had three kids under the age of four,” Davis said. “My wife was staying at home with the kids, so we were living on one teacher’s salary. I knew I needed to do something to supplement my income.”
Growing up, Davis always had an interest in architecture and design that came from his father. He said
that many family vacations revolved around going to see houses of notable architects that his dad liked. So, he earned his real estate license and began working at Keller Williams.
Austin graduated from Texas A&M and started working at an ad agency. During that time, he was volunteering at the same church Davis attended and volunteered at. The two reconnected there and picked up their friendship. Austin quit the agency job and went to work as a missionary at a church camp in East Texas.
Davis started talking to his friend about real estate and how it would be great to work together on the same team. Austin had never sold anything in his life and knew next to nothing about real estate. But he had faith in his friend, so he took the plunge. The two became teammates at Keller Williams, and then in August of 2020, decided to hang out their own shingle as Nail & Key Real Estate Group.
“We named it Nail & Key because we loved the play on words and the dual meaning aspect,” Austin said. “It applied to housing and symbolized our Catholic faith.”
While the two had three years of experience working together at Keller Williams, running their own real estate firm proved to be a whole new experience.
“For the first six months, we purchased leads, we bought radio ads, we even took an entire day driving around dropping off postcards on random people’s doorsteps,” Davis said. “Then we realized that we weren’t good at playing that game of drumming up business from cold calls and ads. More importantly, we realized that we didn’t want to be good at that game.”
The two decided that they would make a transition to focusing on referral business and to provide the best service they could to friends and family and to trust that they would tell their friends and family. They had faith that their network would grow from there. And, that’s exactly what happened.
“Our clients are typically similar to our own situation,” Austin said. “They’re on baby three or four and they’re busting at the seams in their houses. But at the same time, they don’t think they can afford to upsize. We teach them that it’s possible.”

“Educating our clients and our agents is at the heart of our agency,” Davis said. “We work with a lot of first-time home buyers. We actually like it when these buyers don’t have any prior experience because we can then teach them about the process and make sure they understand it from front to back.”
As far as educating and coaching their agents is concerned, the two men ensure that they are empowering their agents to build the life they want through real estate.
“We host team meetings, skills groups, seminars, personal coaching and development, all in an effort
to make the agents that hang their license with Nail & Key to be the best in DFW,” Austin said. “We even go as far as to set an annual receiving goal with each of our agents. It’s not just ‘How many homes do you want to sell?’ It’s ‘What do you want to be, do, have, and give in your life and how can we fund your passions through real estate?’”
If having big families and running a business has taught the two men anything, it’s how success can only be attained if people give it 100%.
“Anything less than that and it just doesn’t work,” said Austin. “That’s
why we care so much about how we train our agents and develop people.”
While being family men—Austin has three children and Davis now has six children—and running a real estate firm would be enough to fill anyone’s plate, both men still find time to honor the force in their lives that brought them together in the first place.
“We live just down the street from each other in Coppell,” Davis said. “Mother Teresa once said that you don’t need to come to the slums of Calcutta to serve God. So, we try to serve through ministries in our local community.”

DFW Real Producers hosted their 2nd Masterclass event on June 16th from 1pm – 4:30pm at the Hurst Conference Center. Even though it was a Friday afternoon at the start of summer, we had over 200 in attendance!
Our keynote speaker, Chris Heller, delivered a relatively simple but extremely powerful message regarding mindset. These mindset reminders are so important and often these are ideas we have heard over and over, but the question to be asking ourselves is “Am I consistently living out what is being taught here?” If we are honest with ourselves that is not always the case. One of the many things I love about Chris is that he lives these things out better than most people on the entire planet. AN ENTREPRENEUR AT HEART
Some people are just born to be in business. Some of them do it out of necessity, others do it because it’s a natural gift. For Joanna Pixley starting her first business in the third grade was a little bit of both.
“My first business was selling candy, stickers, and handmade jewelry,” said Pixley. For her ‘candy division,’ she would go out and buy a big bag of candy at the dollar store and then sell the pieces at school for 25 cents each.
Pixley also learned how to make pottery, weave baskets, and craft handmade jewelry from elderly native American women who lived nearby. In addition to the candy, she began selling those items to her classmates and teachers at her school.
“I would make a package deal of earrings, a necklace, and a bracelet,” Pixley said. “They all matched with the same beaded patterns.”
She kept her jewelry business going through high school, and even sold items in local consignment stores.
Pixley graduated high school and started working in nutrition at the Mayo Clinic in Rochester, Minnesota. She then became a doula—which is essentially a birth coach—and began a doula practice to help women going through labor in their homes. After giving birth to her own four children, she then moved to Texas and went to Christ For The Nations Institute, a bible college in Dallas.
After graduation, she began publishing children’s books, started a non-profit, became a life coach and started a wellness company. The non-profit, which is still operating today, is called Embracing Miracles. It sponsors children and families for all kinds of needs including parenting seminars and sponsoring kids to go to bible camps.
Never one to turn her back on past experiences, Pixley continues to be involved in the doula profession and is also still involved with children’s books. She’s almost finished with producing the first Christian doula training curriculum, which her sister created through her non-profit Grateful Life Ministries, that allows other women to become certified doulas with a foundation in the Christian faith. She’s also writing a series of 12 children’s books.

legacy that I’m leaving behind for my children and grandchildren,” Pixley said. “They’re about finding our strength through the storms of life.”
After 15 years of marriage, Pixley found herself divorced. She knew she needed to find a career that would give her the income needed to raise four kids which also provided the flexibility and stability to be there for them.
“When I lived in Kasson, Minnesota, I bought my first house at 18 years old,” she said. “It was a decent house but I wanted to make some cosmetic changes. So I learned how to tile, to put up sheetrock, and fix the roof. I learned how to paint, including faux finishes. I had an eye for wanting to make things look better and loved making the finished product happen.”
When it came time to sell the house, Pixley cleared a $40,000 profit. She bought a second house to do the same thing and fell in love with real estate.
“I have always loved real estate and knew from a young age that it was a good way to get ahead,” said Pixley. “Plus, time was way more important to me than money. I didn’t want a nine-to-five job.
I wanted the freedom that a real estate career would provide.”
Pixley has leveraged all her experiences in her vari ous businesses to make sure that she is helping her clients the best that she can. “Being a life coach and having a medical background has certainly helped me in my real estate career,” she said. “My under standing of the importance of life decisions and needing support during transitions is critical.”
She also uses her personal experience to help her clients as well. “I am happy that every day that I get to help a family move forward and buy their dream home or sell their home and downsize,” Pixley said. “One example recently is when I got to help a single mom with three kids get out of the rental community and provide a home for her family. I walked with her for over a year, teaching her ways to save money, and strategically position herself better. I helped educate her on financing available for first-time home buyers and I even gave up half of my personal commission to get the deal done. As a single mom myself, I understand how much support is needed and valued. For me, real estate has never been about making money. It’s about the value of helping people move forward. That’s what matters.”
