publisher’s note
The following article was written by ChatGPT. The only prompt I gave it was this: “Write a 300-400 word Publisher’s Note article for Real Producers Magazine on how real estate agents should embrace artificial intelligence in their business.”
Here is what came out…
“Title: Embracing Artificial Intelligence for Real Estate Success

Dear Readers,
Artificial intelligence has made significant strides in recent years, revolutionizing various sectors, and real estate is no exception. The integration of AI tools and platforms offers unparalleled opportunities for agents to enhance their business practices, improve efficiency, and provide exceptional value to their clients.

One of the key advantages of AI in the real estate industry is its ability to analyze vast amounts of data quickly and accurately. With AI-powered algorithms, agents can streamline their property search process, identify relevant listings based on client preferences, and even predict market trends and pricing fluctuations. This empowers agents to offer tailored recommendations, saving valuable time for both themselves and their clients.

Moreover, AI can automate mundane tasks such as paperwork, scheduling appointments, and responding to inquiries, enabling agents to focus on high-value activities that require their expertise and personal touch. This increased efficiency not only boosts productivity but also enhances the overall client experience, leading to higher satisfaction and increased referrals.
AI-powered chatbots and virtual assistants are also transforming the way real estate agents interact with their clients. These intelligent bots can engage in natural language conversations, answer common queries, and provide 24/7 support. By leveraging AI in customer service, agents can ensure prompt responses, efficient lead nurturing, and improved communication, ultimately leading to stronger client relationships.
Additionally, AI can aid in accurate property valuations by analyzing historical sales data, market trends, and property characteristics. Agents can leverage this information to price properties competitively, negotiate better deals, and provide clients with accurate estimations of their property’s worth. This level of precision not only instills confidence in clients but also positions agents as trusted advisors in the market.
However, embracing AI does not mean replacing the human touch; rather, it enhances it. Real estate agents bring invaluable interpersonal skills, market expertise, and negotiation prowess to the table. AI serves as a powerful tool that empowers agents to elevate their capabilities and provide unparalleled service to clients.
As AI becomes more and more prevalent, we encourage you to explore the latest AI technologies and discover how they can transform your real estate business. Embrace the power of artificial intelligence, and unlock new opportunities to thrive in an ever-evolving industry.
Wishing you continued success in your real estate endeavors!”

ADRIANA FRAIRE

When good things happen in life, in most cases it’s because someone had the foresight and the will to make them come into being. They moved forward with a sense of relentless purpose.
The same holds true for the way Adriana Fraire approaches her life and work.
As a REALTOR® with Keller Williams, Adriana definitely puts her mission of helping others into active motion each day.
“I’m a go-getter. I like to be busy. I like coming to the office and having things to do. The end result is working with people and creating relationships,” Adriana says.

“That’s my motivator … having people to help. I feel down if it is slow. Movement is key not only for business but also for my mental well-being.”
Finding New Possibilities
Adriana grew up in Mexico, moving here when she was 14 years old. She has been shaped in positive ways through the examples of leadership she experienced with her family.
“I come from a family of farmers that have given me a lot. They made me a hard worker, a giver, and a person that values others,” she remembers.
“I had very little, and now I’m in a position to help people. I still feel like that person who grew up with not much. I want others to know that my background did define me in a very positive way because of what I am today. It all comes from how I was raised.”
Taking a New Path
As Adriana thinks back to her start in the business in 2018, she says that she began her journey because of her husband.

“He is an investor. He was listing with other agents, and he insisted that I got my license,” she recalls. “He brought me the information for enrolling in school, and I went along with it. It’s the best decision that I have made.”
In the beginning, she worked dual careers. Prior to real estate, she worked at a hair salon.
“When COVID-19 hit, that shut down. Working at the salon had been my security blanket. It had been my whole life. When that shut down during COVID, real estate picked up,” Adriana says.
A Mission in Motion
“I loved it from the beginning because I realized I’m helping people with one of their biggest dreams. For some people they don’t think it’s possible, and then they are surprised to know that everything they have already done has put them in position to do it.”
Signs of Success.
Cherished Teamwork.
Her passion for helping those dreams become a reality has produced remarkable results. In fact, in 2022 she recorded 35 transactions.
One of the most enjoyable parts of her work is having the chance to lead her own team that she started a year ago — Sundance Property Group. Her team includes two buyer’s agents, along with her administrative assistant and a virtual assistant.
“I attend a lot of trainings, and during those I learn that you can’t do it alone. You have to find people who are better than you at some things and bring them on to create and empower other leaders. The reason I created a team was because two of my friends got their licenses, and I invited them to join,” Adriana says.
“I offer them advice and assistance. I want us to be known as agents that help the community and give back … that people know we are here to help and not just here to make money. We want people to trust us.”
Family Highlights
Away from work, Adriana treasures time with her family, including her husband, Gerardo, and their children — their daughter, Kamilah; and their son, Sebastian.
“Gerardo has been very supportive of me. He is the reason I’m at this point because of all of the support he has given me,” Adriana says. “He has been involved with real estate since 2008 and has a lot of knowledge that he has been willing to share with me and my team.”

In their free time, Adriana and her family have a passion for travel. They also like to go on bike rides with her father and brothers.
Another free-time activity that Adriana takes part in is running.
When it comes to giving back, Adriana joined forces with another agent. Together they saw the need to help the community and are considering creating an effort to provide the tools and resources in the community.

Those who have the chance to know Adriana appreciate the way she adds value and lifts others up.
“I like to elevate people. I like making people feel like they are the only clients we have,” she says.
“It’s fulfilling to help people have a home … to have helped them meet their goals and dreams. It’s something that gives me a lot of satisfaction. I make it a point to build relationships with my clients,” Adriana says. “You get very close with people during the process. I like to stay in relationships with my past clients. Helping those 35 families last year was a blessing to me and my family, and I hope it’s a blessing to them as well, as we help them buy or sell.”
I come from a family of farmers that have given me a lot. They made me a hard worker, a giver, and a person that values others.

ROGER ROGER power team
OF MOUNTAIN CREEK REAL ESTATE
CHRIS CHRIS FARLEY
WHEN CHRIS FARLEY WALKED ACROSS THE STAGE AT NOLAN HIGH SCHOOL IN 1984, A TWINKLE OF AMBITION SHONE IN HER EYES. ROGER FARLEY, A PROUD 1983 GRADUATE OF BELFRY HIGH SCHOOL IN PIKEVILLE, KY, AND A FOUR-YEAR AIR FORCE VETERAN MIRRORED THE SAME AMBITION. LITTLE DID THEY KNOW THAT THEIR SEPARATE JOURNEYS WOULD INTERTWINE, BUILDING A LEGACY FOR FUTURE HOMEOWNERS IN NORTH TEXAS.
In the bustling heart of North Texas, the broker/ owners of Mountain Creek Real Estate, Chris and Roger Farley, have been steadily curating unforgettable real estate experiences. The Farley Team, as they’re known, boasts 18 years of dedication, passion, and expertise in the real estate industry.

“Our passion is to help as many people as possible reach their real estate needs,” Chris shares, the excitement in her voice unmistakable. “Working with ‘First-time home buyers’ and guiding them through the process of buying their first home – there’s an indescribable energy and excitement in that.”
The shift from being employees to entrepreneurs wasn’t smooth sailing, and the pair candidly expresses the challenges that came with the transformation. “The mindset changes from being
an employee to a business owner. There’s so much to learn about having your own business – managing time, clients, closings, marketing, finances. Yet, we’re passionate about this journey,” Roger admits, speaking of the rewarding hustle that their passion has turned into.
The most rewarding aspect of their careers?
“Handing over the keys to a client at the end of a transaction and knowing that we did everything that we could to make that client’s experience the very best,” the Farleys confess, their voices a duet of genuine satisfaction.
The journey that started as a high school dream in the 1980s has now found its home at Mountain Creek Real Estate, a brokerage that holds a unique story behind its name. “Roger grew up in the mountains of Eastern Kentucky, his ‘happy place.’ I was born and raised in Fort Worth, Texas, and my ‘happy place’ has always been listening to running creeks or rivers. So, we put them together to form MOUNTAIN CREEK. We are devoted to helping every client find their ‘happy place,’” Chris explains, an audible smile in her voice.
Their growth is evident in their achievements, as they’ve served on “agent leadership councils,” received multiple awards for sales, and been recognized for helping other agents. However, they measure success in a different way. “Success is helping as many people as we can obtain their real estate goals and them knowing that we care about them on a personal level,” Roger states.
The Farleys’ life outside of real estate is equally colorful. They are parents to five children and doting grandparents to seven. Their hobbies include traveling, especially cruising, watching their grandchildren’s sporting events, and planning trips – with a journey to Ireland in the pipeline.

For aspiring Real Producers, the Farleys share an invaluable nugget of wisdom: “Come from contribution, by putting your client’s needs above your own.” They also emphasize making their clients comfortable, ensuring they are educated throughout the process, and showing they are truly on their side. They hope to be remembered for their contributions and helping others, as they continue to expand their operations and aid more families in realizing their real estate dreams.
In the end, the Farleys’ story is about more than real estate. Chris and Roger exemplify how chasing dreams and blending passions can carve a unique and successful path. They prove that dedication, perseverance, and a heart to serve others are the building blocks of a thriving business – and a fulfilling life.
As they continue to guide first-time homeowners, navigate tough markets, and serve their clients in the best way possible, the legacy they’re creating goes beyond the sold houses and into the hearts of the community they serve. It’s a testament to their steadfast spirit, their undying passion for real estate, and their commitment to helping people find their ‘happy place.’ And if you ask them, the journey has just begun.

ARE YOUR FRIDAYS THIS FUN!?
HOW THE NEW LIVE AND ONLINE TRAINING SERIES BY ALAMO TITLE AND THE TOM FERRY TEAMS ARE TAKING REAL ESTATE PROFESSIONALS’ BUSINESSES TO THE NEXT LEVEL

Meet Ashley Polito Dunlap and Cory Turner, two teammates and visionaries who are determined to create an innovative training series for real estate professionals unlike anything that a title company has done before.
Before working together at Alamo Title, Ashley and Cory each navigated different experiences that gave rise to their individual servant-leader philosophies.
“From entrepreneurship to intrapreneurship, I have held various roles in my career involving business development, sales, marketing and public relations,” Ashley said. “My motivation and passion come from creating positive change in people’s lives through innovative ideas and strategies. Nothing makes me happier than seeing people succeed in their business and in their life!”
Before joining Alamo, Ashley said that one of her most rewarding experiences was leading a team of more than 200 phenomenal women at Mary Kay Cosmetics where she also achieved the iconic pink Cadillac.
Cory has always been in sales at some level. He started off in the real estate industry in 1995 as an agent, then as a title company business development representative. From there he moved to ADT Home Security and worked his way up to area director for all West Texas before he returned to the real estate industry in 2016 to join Alamo Title. But it’s his creative side that he credits with giving him the ability to build relationships.
“I’m a filmmaker, and I’ve been lucky enough to have movies I’ve written, directed and produced distributed around the world,” Cory said. “Using my creative side has helped me connect with agents, especially in the field of social media video.”
Putting the FUN in Fun Friday
Imagine getting live access to the top Tom Ferry coaches and learning from their time-tested playbooks from anywhere on Fridays. That is exactly what more than 500 real estate agents are doing every week with Alamo Title’s Fun Fridays, an online training series that is bringing together industry-leading experts to share their success secrets and teach “plays” that can take an agent’s business to the next level.
“Teaming up with the Tom Ferry organization, one of the best coaching and training companies in the real estate industry, if not the best, is an example of our focus and dedication to bringing our agent community the critical support and strategies they’re looking for— particularly in challenging times— to accelerate their business,” Ashley said.
Cory added that Fun Fridays gives participants not only the highest quality training but unique strategies that they can use no matter the state of the real estate market.
“The real estate market is tough right now,” Cory said. “When times are
tough, we surround ourselves with talented, creative people who find amazing ways to move business forward.”
Peter Carr, Business Development Manager for Tom Ferry International explained how even though real estate professionals are constantly talking to clients, colleagues, and other professionals, it can sometimes feel like a solitary struggle for success.

“Real estate can be a lonely business,” Peter said. “[With Fun Fridays], Ashley, Cory and their team have created a community and reliable space where real estate professionals can share best practices and have fun together every week.”
Peter added that the value of Fun Fridays is providing participants the tools needed to compete and grow in what has been a volatile market over the last six to seven months.
“Being a part of this Fun Fridays community is uplifting,” said Peter. “We have fun with it.”
It’s more than just training
So what makes Fun Fridays so popular? The answer is easy. Besides having an entertaining atmosphere, Ashley, Cory and the coaches from Tom Ferry are unwavering about packing every training with actionable strategies that agents can implement on the spot to keep their businesses thriving.
“What we do at Tom Ferry is add value to the clients we serve and examine what playbooks are working. We have 12,000 clients and we coach about a third of the agents who are producing more than a $1 million in sales volume,” Peter
said. “What I love about Fun Fridays is the agents who come every week show up to learn with questions. There is a reason they RSVP. They want to know how to get more listings, generate more leads, get more consistent in their business and improve their presence online.”
Ashley and Cory along with their Alamo Title team have a vision with Fun Fridays, and they are not slowing down.
“Our focus is on the value add,” said Cory. “We are constantly pushing ourselves to bring more value to our clients than the competition. This can be through personal relationships, experiences, education, instruction, guidance, and culture.”
Ashley and Cory added that the guest coaches and trainers have personally completed the steps they teach and know the strategies that drive results. “These aren’t tired, old boring classes,” said Cory. “Every Friday is full of energy and has the feeling of being part of a strong, supportive, and collaborative community.”
“It’s important to us that we keep the culture we’re creating fun, empowering, and inspiring,” Ashley said. “Every session is designed with passion, intention, and with a vision to deliver a training experience that is purposeful and transformative.”

FAMILY MAN

DAM NOSS IS A DUTIFUL SON, BROTHER, AND FATHER. RAISED BY A SINGLE MOTHER—FIRST IN TULSA, OKLAHOMA AND THEN IN ARLINGTON, TEXAS—THEY WEREN’T EXACTLY POOR, BUT NOSS REMEMBERS THAT THEY NEVER HAD ENOUGH MONEY TO AFFORD TO DO THINGS THAT HE SAW OTHER FAMILIES DOING.
“My mom was a special education teacher for 35 years,” Noss said. “We never took vacations and always had to watch every dime we spent. I wanted to be able to provide my mom with some of the things that I knew she wouldn’t buy for herself. She was very practical. I watched her sacrifice so my brother and I, along with her grandchildren, would have the best. It was time for her to have the best, too.”
Like many kids, Noss watched his mom put in the hours and the extra effort at her job. She was a hard worker, and he knew that he would need to work hard as well if he wanted to reach his goals in life. He attended University of Texas at Arlington and earned a BS in Economics and then went to work as a financial analyst at an energy company. But while the dedicated son became the hard-working employee, his job wasn’t providing the kind of life he wanted to live.
“I had no passion for my job,” Noss said. “It was simply a role that I filled from eight to five every day that was physically and emotionally draining. I was there just for a paycheck. And I was sick and tired of being sick and tired working for ‘The Man.’”
As a father who had two kids of his own, Noss was also sick of having no work/life balance as well as having limitations put on him by his bosses. “I had to ask permission for a day off or to take a vacation, and I was limited to how much I could earn each year,” he said. “I was missing some of my children’s events because they would be during the workday, and my employer wouldn’t allow this time off. I hated those limitations.”
Noss had friends who were taking the leap into real estate and who seemed to be living the dream of being able to have unlimited income potential while being

able to be present whenever their children needed them. The icing on the cake was that being a realtor would give him the opportunity to bless others.
With an eye for staging, and leveraging the experience he had working as a loan processor for six years, Noss took real estate classes and began posting about his experience. Soon, a friend reached out to him about an opportunity at Keller Williams. Noss jumped at it, and the rest is history.
“I’m an extremely hard worker and realized that this career would allow me to step out of my comfort zone, sell houses, make connections, and build a great future,” Noss said. “A career in real-estate has been one of the most fulfilling things I’ve ever done in my life. I get to make dreams come true. I get to meet new people daily. I’ve formed relationships with people that will last a lifetime. I absolutely love it.”
As one who likes to travel, Noss has been to a few far and away places including Costa Rica as of recent, and next year is Greece. His trip to Costa Rica proved to be bittersweet because he knew his mom was having health issues. That trip would be the last one he would have where he could share the details with his mom while she was still alive. “My mom’s death in February 2023 has definitely changed my life,” Noss said. “I must believe that she is looking down from heaven watching over myself and my family. I want her to see me succeed and my children succeed. Her death has further reinforced my belief that we aren’t guaranteed tomorrow.”
Noss has always loved his family immensely. But his mom’s passing has caused him to embrace each day with them more intensely. He sees each day as the gift that it is … which is sage advice for the rest of us.
“Appreciate the one’s you love and tell them how loved and appreciated they are every day,” he said. “Make the lives of the people around you better.”
While traumatic events like the death of a loved one may make people question their faith, for Noss, his mother’s passing has only reinforced it.

“I don’t speak about it often with my clients, but my faith is something that makes up a huge part of who I am,” he said. “God has blessed me abundantly, and I’ve been very fortunate in life. I owe it all to God and am

so grateful for my family, my friends, and the path my life has taken. I wake up and go to sleep with a prayer every day.
One of my favorite phrases is, ‘God never gives you more than you can handle.’ When I start feeling overwhelmed in life, whether it’s with work or family issues, I remember that quote. I know this challenge will pass, and it won’t be greater than me. I’m still here, and life is still good.”

A CAREER IN REAL-ESTATE HAS BEEN ONE OF THE MOST FULFILLING THINGS I’VE EVER DONE IN MY LIFE. I GET TO MAKE DREAMS COME
TRUE. I GET TO MEET NEW PEOPLE DAILY. I’VE FORMED RELATIONSHIPS WITH PEOPLE THAT WILL LAST A LIFETIME. I ABSOLUTELY LOVE IT.

It’s not too difficult to find reasons to be negative in the world. But then again, it’s always been that way. Those who move ahead and live the kind of life they want don’t make excuses. They make plans.
Laura Quinn is a brilliant example of that spirit.
Inspired and Engaged
As a REALTOR® with Real Fort Worth Properties, Laura brings a never-say-never approach to life and business. Real estate has been the perfect complement to the life she enjoys.
“Through what I do, I truly love seeing a family be so excited to get their brand new home and then seeing how they turned that house into their home … day-today just knowing that I’m helping families,” she says.
“Plus, with real estate I have such a flexible schedule so I can still be a part of my son’s life and spend time with my husband. We renovate homes and own a general contracting company, as well. So real estate allows me to have the flexibility working with our projects, hanging out with my son, and doing my job of being a REALTOR®.”
Seeing What’s Possible
Laura’s ability to look for what’s possible comes directly from her parents, who both immigrated to the U.S. years ago, overcoming a lot to pursue — and capture — the American Dream.
“When my dad first immigrated here at a young age, he was a homeless man. He arrived in Los Angeles, California, and lived under a bench,” Laura explains. “He had absolutely nothing with him.”
She shares her father’s story with a mix of awe and pride.
“My father told us about his experience when he came here. He said, ‘I was a homeless man, didn’t speak any English, and didn’t know anyone. I had access to absolutely nothing … just figuring it out on my own,’” Laura remembers his words.
“Eventually he ended up finding a job. And from there he worked hard through years for a property management company as a handyman and got his own general contractor’s license.”
Laura remembers when her parents bought their first home when she was seven years old. It was just the start.
“After that they just started slowly buying multiple properties, and eventually they had millions invested in real estate. That inspired us that, if he can do it, then there truly is no reason for us to not be able to accomplish our dreams and goals in life,” Laura recalls. “As my parents told us, ‘You can become whoever you want to as long as you work for it. If we could build what we have now, there’s absolutely no reason for you to not be able to achieve your dreams. You were born here. You speak the language.”
Jumping In
As Laura remembers, real estate wasn’t originally her dream job.
“They always wanted one of their children to hopefully follow in their footsteps to be able to continue their legacy. But my original route was nursing,” Laura says. “That didn’t work out for me. So I went to what I knew I truly loved, which was real estate.”
Like most who enter real estate, Laura had to work her way through the obstacles of launching herself into the business.

“It was different going from the medical field to real estate. But I’ve always had a passion for helping people. My goal was always to be a multi-million-dollar producing agent. Every year I would set a goal saying this is how much I want to make this year. When I want something, I am going to find a way to get it. So, I worked as hard as I could to reach my goal to be a multi-million-dollar producer by the time I was 30.”
She achieved that goal way before then.
Fulfilling Life
Family continues to inspire and fulfill Laura. She cherishes time with her husband, Anthony, and their son, Waylon. They also look forward to time spent with her parents — Ismael and Gladys Sanabria.
“Many would tell my dad he was crazy to quit his job to start his own company and move to another state,” Laura says. “They told him it would be too risky, that he already had a great job, but despite what others told him, he still quit his job, and alongside my mom they chased their dreams and have never regretted

that decision. Life wasn’t easy for them, but no matter the obstacle, they overcame them all for the American dream and to give their children a better life!”
As Laura says, she wants to instill the same beliefs in life to her son.
“I want him to believe he can follow his dreams and achieve them no matter what, as long as he puts his all into it. I hope the story of his grandparents can live on for many generations and inspire others,” Laura says. “For him to remember the upbringing of his grandma (my mom) and having to leave her life behind to follow the American Dream, and his grandpa (my dad) being homeless living in a park in LA and both grandparents working extremely hard, is what got them to owning multi-million-dollar investment properties. I truly say to this day that both my parents are the hardest-working humans I know. Them working side-by-side for over 35 years is truly an inspiration.”
In their free time, Laura and her family have a passion for traveling, spending time on the lake in their boat, and salsa dancing.
When it comes to giving back, Laura and her husband have been very active in BACA (Bikers Against Child Abuse) in the past.
It’s true that Laura has many interests and talents. And the special ingredient that makes it all work is the fact that she works at what she wants to make it happen.
As she says with a smile, “My first Broker used to call me a shark in a good way because of the way that I would fight for my clients.”
Sometimes it’s risky to work with family. But from our experience, it’s truly been a blessing and it’s worked out for us.
“Now we actually work side-by-side with my dad, as well. When we’re working on renovating homes, he’ll come out and help us out at our job sites,” she says.

“Sometimes it’s risky to work with family. But from our experience, it’s truly been a blessing and it’s worked out for us. We really learn from my parents. They’re the ones that literally started from the bottom and here they are. I love learning through them.”
In turn, Laura brings that never-say-never drive to life each day—to the benefit of her clients and community.

DFW
with Chris Heller
DFW Real Producers hosted their 2nd Masterclass event on June 16th from 1pm – 4:30pm at the Hurst Conference Center. Even though it was a Friday afternoon at the start of summer, we had over 200 in attendance!

Our keynote speaker, Chris Heller, delivered a relatively simple but extremely powerful message regarding mindset. These mindset reminders are so important and often these are ideas we have heard over and over, but the question to be asking ourselves is “Am I consistently living out what is being taught here?” If we are honest with ourselves that is not always the case. One of the many things I love about Chris is that he lives these things out better than most people on the entire planet. What he has accomplished is reflective of that…highest producing agent worldwide in Keller Williams, Former CEO of Keller Williams, current CEO of OJ Labs, Best Selling Author of Dominant Thoughts, and on and on!
After Chris’s message we had a beautiful time of high-level networking with some light bites and drinks. We want to give a big shout-out to everyone who came out, all our RP Vetted Businesses who are the backbone of this community, and a special thank you to our evening’s event sponsors: Bryan Connatser with Cardinal Financial, TL Global, Texas Premier
Title, DIGG Foundation, Titan Lending, All My Sons Moving, Glass Guru, and Best Shutters Direct.

We are excited for the 2nd half of the year and all the amazing events that we have planned!
See you at the next one!
