Greetings fellow Winona Lakes residents! I hope everyone is happy and healthy as we battle through this pandemic. I wanted to take this opportunity to provide a few updates as we continue to improve Winona Lakes! Although many businesses and organizations struggled with staying afloat during the pandemic, Winona Lakes has been improving some of our infrastructure and remaining strong. We have reached a point that our staff can adequately run the day-to-day operations of our association. Throughout the pandemic, we kept our office open and our maintenance staff out and about in the community addressing the roads and other critical repairs. Our Board of Directors continued to meet virtually from the first month of the pandemic to ensure that our association didn’t skip a beat. We also took the opportunity to improve on various assets, such as the remodeling of the clubhouse, office, indoor pool, roads, and other common areas. Our current Board of Directors is committed to remaining focused on repairing and maintaining our critical infrastructure, such as our roads and the Clubhouse Drive bridge. Our office staff continues to do an outstanding job with collection of past dues, which provides additional revenue to repair our infrastructure! By improving our infrastructure and amenities, we will ensure that Winona Lakes will continue to be a premier community to live in. On behalf of the Board of Directors, I would like to welcome the many new homeowners who have recently moved into Winona! We look forward to seeing you at events, the mailbox, and/or around the community. We also encourage all residents to get involved in the community. Owner-members can join committees and assist with improving the various aspects and functions of Winona Lakes. There is an application on the Winona Lakes website www.winonalakes.org. You can also pick one up at the management office, or call and one can be emailed or mailed to you. With your help we can make Winona Lakes even better! I thank you for your commitment to Winona Lakes, and look forward to serving as your President to continue to improve the place we call home!

PA Property Tax Relief f or Seniors—and Veterans Property Tax/Rent Rebate Program In case you are a senior citizen living in Pennsylvania, you should know that you may be eligible for a rebate on your property taxes or rent. You may contact the Management office to obtain an application or stop by the office and we can help you complete the application online . A disabled veteran in Pennsylvania may receive a full property tax exemption on his/her primary residence if the veteran is 100 percent disabled as a result of wartime service. To be eligible a veteran must prove financial need, which according to the state is income less than $95,279, effective Jan. 1, 2021.

Annual Election Meeting – SaturdayOctober 15, 2022, at 10:00am The Winona Lakes Annual Election Meeting shall be held on Saturday, October 15, 2022, in the Winona Lakes Clubhouse located at 112 Ski Lodge Cir. At 10am following the Regular Board meeting held at 9am. If you are interested in serving on the Board of Directors, you may obtain an application from the Management Office, posted on the website at WinonaLakes.org, or by email. The deadline to be placed on the ballot by submitting your official ballot application is Saturday, August 20, 2022, at 12noon. Yes, POA rules are legally binding. The documents and contents of the POA governing documents are typically tied to state statutory laws.

Some projects might be completely out of the question in Winona Lakes—like a backyard hockey rink, circus tent, go cart track, or putting green. But it never hurts to ask!

Why does Winona Lakes have rules on what I can and can’t do with my home? There are many reasons for rules, and they are listed throughout the Bylaws, Rules and Regulations and Construction and Site Improvement Application. These rules are part of your deed and purchasing your home binds you to comply with the rules set forth when the community was established. The rules are intended for protecting resale value and maintaining a sense of community are some of these reasons.

WHAT TO DO IF YOUR PROJECT NEEDS ASSOCIATION APPROVAL So, have you read your Winona Lakes POA Bylaws, Rules and Regulations, and the Construction and Site Improvement application? Now you are ready to move forward in seeking permits. Be sure to check with the township that your property is in to obtain that permit first. You should note that the township may approve a chain link fence surrounding your home, but that would not be approved by the association. So be sure to know what is allowed to be erected. 1. Submit project forms and documents to the POA Management Office. Make sure you include the color samples of

All containers must not go to the curb until the night before the trash is to be picked up and the containers cannot be placed in the road. Containers must be on the owner’s property, and the containers must be brought in by the following morning of trash pick-up. Fines apply to violating this rule. If you own a property properly registered as a long-term or shortterm rental the same rules apply, and you are responsible for all tenants.

Our guidelines have always stated paint colors to be earth tones. If your home is painted the wrong color, then you will need to communicate with the management office and work out a plan to remedy the issue in a timely manner.

SAVE THE DATE! Our Next Communitywide Yard Sale Will Be Here Bef ore You Know It The dates for our Fall yard sale are October 8 and 9, 2022 from 8:00 am to 4:00 pm, rain or shine. Please email: Assistant@WinonaLakes.org or call the office to sign up by providing your name, address, phone, and email, so we can include your property address on a list to be distributed and marketed within the area prior to the sale. Please make room in your driveway for shoppers to park. Please note that all your yard sale items must be fully stored away by the end of the day on Sunday, October 9. We suggest that you coordinate with organizations if you plan to donate items that did not sell. Also note that you cannot leave these items on the curb or in your driveway for more than 24 hours. There will also be an opportunity to take left over items to the Middle Smithfield Clean-Up Days on October 14 and 15.
