From You r Boa r d Of Dir ec tor s BY JIM RIBARDO As we head into the colder months here at Pocono Farms, as a Board we wanted to give a brief update on some of the projects we’ve been working on throughout the year. Our larger, improved lake area was well-used this summer. Our paddleboards and kayaks were in constant use by members throughout the season. The board would like to give a huge thank you to our Aquatics Director Nick, along with his lifeguard staff. Thank you all for a wonderful fun-filled summer season at the lake. We look forward to seeing you all back in 2023! The pool replacement project has been moving along nicely. Now that the summer days are long gone, we are at the mercy of Mother Nature. Hopefully she’s kind to us over the next several months so that we can keep our goal of opening the new pool facility on time, for Memorial Day Weekend 2023. Only time will tell, but we’re doing our best and so are our wonderful contractors. This has been a huge undertaking, but the new pool and splash pad facility are going to be an amazing amenity for all of us to enjoy no matter what your age! While we were all disappointed that the new playground equipment was delayed due to supply chain issues, we’re thrilled to report that all of the equipment was finally delivered in September. At the time this article was due, we were waiting for a date from the contractor to get the new playground installed, we’re hoping that by the time of publish in November, the new playground is already being enjoyed by the children of Pocono Farms! Regardless of the delays, the newly renovated playground site is an incredible upgrade for our children. Our tennis and pickleball courts, which were in need of a little love, have been repaired and the repairs have been color coated to match the existing court surface. They look (and play) great. If you didn’t already know, we do have some loaner equipment if you’re looking to get out and try tennis or pickleball. Yes, it’s a great time to live in Pocono Farms! We’re constantly improving and updating our amenities for all of our residents to enjoy. If you have suggestions, they’re always welcome. Send us an email at idea@poconofarms.com. Enjoy all that November has to offer here at the Farms!

BOARD OF DIRECTORS MEETINGS ALL MEETINGS START AT 7:00PM IN THE COMMUNITY ROOM BELOW THE CLUBHOUSE UNLESS OTHERWISE NOTED!

From T he Gener a l M a n ager BY DAVE TIMKO, CMCA, AMS, General Manager – PFCCA, Inc. As we are all soon to start planning our Thanksgiving dinners at the end of the month, it also means that the winter months will soon be upon us. With that, I would like to take this opportunity to remind everyone of the placement of your 911 sign. Three are certain things that most of us do, or should do, prior to winter: • Clean our wood stoves and fireplace piping and heating systems • Test run our snowblowers • And clean out the gutters

2022 November 18, 2022 December 16, 2022

2023 January 27, 2023 February 24, 2023 (Board Work Session) March 23, 2023 April 28, 2023

I would also like to suggest that you check on the placement of your 911 sign. I cannot stress how important this number is. Although I am not a first responder in Coolbaugh Township, I have served with the Shawnee Vol. Fire Company for 32 years, currently as the Asst. Fire Chief. I can tell you from experience that the proper placement and maintenance of these signs does save valuable time when an emergency arises. A lot of the communities that we serve have tree lined roads and do not have streetlights at the corners in the areas in which we choose to live. Having these reflective signs are a tremendous help at night. Those of us who volunteer our time as first responders appreciate any assistance that you can provide in helping us find your home sooner. Digital mapping in the fire service does help, as long as we have service. Having that sign and number placed properly at the end of our driveway and clearly visible from both directions, will go a long way in finding your home. If you need to replace your sign, please make sure that it complies with the sign requirement as it is listed in the PFCCA, Inc. Architectural & Building guidelines – section 203.5. If you need assistance or have questions regarding your 911 sign, please contact Artie Furman – Public Safety & Compliance Director at Afurman@ poconofarms.com or via phone at (570) 894-4435 ext. 105.

May 19, 2023 June 16, 2023 July 14, 2023

As a side note, as we are heading into the heating season, it is always beneficial to have your heating system checked, pipes/chimney cleaned, ensure that your drapes and other furnishings are not in contact with your heating units, and check your smoke/CO detector for proper operation, and change the batteries if needed.

Annual Meeting Saturday, July 15, 2023 at 10:00am

Have a safe and wonderful Thanksgiving and enjoy the time with your family and friends!!

Neighbor hood Watch BY RUSS KELLY We’re at the starting gate now. It’s get ready for winter month. the lawnmower tucked away in the basement or shed, and out with the snow blower. I can’t know at this writing, but I wonder if we got that warning snow around halloween? so often that happens, but it rarely forecasts the amount of snow for the rest of the winter. There are still some leaves to get picked up, but generally that task is done. New spark plug, oil and lubrication for the snow blower gets us ready. I searched a scam alert website for our area and came up blank. I think that maybe the site isn’t being maintained. Since I stopped picking up phone calls from unknown names or numbers, I no longer keep up with what is going on in our area. Our reporting continues to be about unkempt properties and trash/garbage dumping within the farms. Also, there are more calls on full garbage cans being put out early, and being dumped by animals, creating a mess in the yard or the neighborhood. Often this happens on short term rental or weekend resident properties. Maybe trash compactor hours or drop off areas should be talked about. It is a problem that doesn’t seem to be getting better. I know that the township will react to extreme cases if contacted, but I don’t know what defines extreme. Our drivers patrolled for about 108 hours in september. our ranks will go down over the winter, and few new volunteers would be appreciated. You don’t have to have gray hair to join us, just a couple of hours a month to give to the community. you probably came here because you heard it was a nice community, a few hours a month will help it stay that way. Call the office at 570-894-4435 or leave a message for Russ Kelly at 570-894-4034.

R ound by R ound BY DON STORMS The course is in great condition despite the excessive rain we had in September. Member rounds continue to be higher compared to same period as last year. The weather will continue to get colder this month, but we will always have plenty of good days to play some rounds of golf. We had 3 fun tournaments last month. The Member Appreciation on October 2, the Fall Fling on October 15, and Par 3 on October 29, all offered great opportunities to meet other members. Again, we see memberships and members increase year over year. I encourage all residents take advantage of the superior golf course that we have. I have played with people from Lake Naomi and the Allentown area, who are impressed with course conditions. All continue to come back to play. As work continues pool and we anticipate its completion by Memorial weekend of 2023, we may see other improvements on course in the future. Fairway bunkers and tee box improvements will continue to make the course better. As we come to end of golf season, we want to thank the staff at pro shop and course maintenance for their efforts and hard work. Kyle, Kim and Jeff are the best at what they do.

P u bl ic S a fet y BY ARTIE FURMAN - CMCA , AMS

It is hard to believe but November is upon us. I really don’t know where the time goes. It seems like I was just talking about the New Year and poof, here we are. Trunk or Treat was fun as it is every year. And as all the past years, I ate far too much candy. We are still getting permit requests for just about everything, it has been a busy year. Building and tree permits are getting close to 100 each, so I am sure we will hit that by December’s article. We had quite a few inquiries about the proximity of homes to the 6 newly installed fire hydrants, every dollar saved helps. I am looking forward to Turkey time. The golf tournament and the Holiday. As 2022 is nearing its end, I want to thank every who helped me and my staff through the year. It is with your eyes and ears that we receive many tips on what is happening in the Farms. Many times, I have had homeowners tell me, “I didn’t want to say anything,” or “You must have received calls from other people,” “I didn’t want to bother you”. 1. I assure you; it is not a bother. 2. Most of the time my answer is, I didn’t receive any other call about this. 3. Please say something. If I don’t know about it, then I cannot fix it. So as the saying goes, if you see something, then say something. Lastly, I know sometimes things seem like it takes forever to correct. I understand your frustration. Most violations require a warning be issued first. That is a month. Then, if compliance is not met, the fine process begins. Then every month after that if the situation is not remedied, the fine doubles until it reaches a cap. It says at that highest amount until the it is fixed. Sometimes I must get the Township involved and even the County onboard to assist me with corrective action. In a time where we literally have the world at our fingertips (cell phones) it can be frustrating to have to wait. I promise you we are doing all we can. As always should you have questions or concerns feel free to reach out to us, we are only a phone call away.

Moun ta i ns of Hope: A Nigh t Su pport i ng C a ncer R eserch Pocono Farms Country Club Association hosted the second annual Mountains of Hope Cancer Awareness Event on Saturday October 8 in the banquet hall. The evening kicked off with a cocktail hour for attendees to mingle, while buying raffle tickets for baskets, place bets at a silent auction, and participate in a 50/50 raffle. Tom Graham filled the atmosphere with live music for attendees to enjoy. Collette Houston led a series of cancer awareness presentations for attendees to hear stories from Dr. Christian Kim, patient Carol Penna, and J. David Woods. The presentations covered improvements in cancer research, what it’s like to go through cancer treatment, and how much support means for the future of research. Mountains of Hope partners with Lehigh Valley Hospital-Pocono, and the Dale and Frances Hughes Cancer Center to share information on cancer awareness with our Pocono community. The goal of this event is to raise both awareness and money for the clinical research being done at the Hughes Cancer Center. According to cancer.org, an estimated 1.9 million new cancer diagnoses will occur throughout 2022. Events like Mountains of Hope help raise awareness and funds for cancer research during Cancer Awareness Month. A dinner service followed the presentations, allowing guests to fill their bellies before dancing the night away with live music by the Flyin’ Blind Band. The evening concluded with closing presentations by Dr. Suresh Nair and Houston. Thank you to everyone who attended and participated in the night’s activities, we hope to see everyone again next year!

F un w it h Fitness BY KRISSIE AYLWARD, PFCCA FITNESS DIRECTOR

OH boy!! Let’s talk snow as it will soon be flying, and there are always questions about how the fitness center and classes will operate. The Fitness Center is open 365 days from 5 am to 10 pm. The only time the Fitness Center closes without member access is if we are instructed to lock the building per our General Manager. In the 7 years I have been here that has happened twice, except for Covid shut down. Both times were not due to weather. Classes, however, run a bit differently. For the most part, we try to hold classes despite the weather. However, there are times when the parking lot isn’t safe, and the Member Services/Fitness Center building may be on a delayed opening. Typically, then classes will be canceled. In the past, the classes ran on the school delay/closing schedule. That hasn’t been in effect for over two years so no need to watch the news. Just watch your emails or if you are unsure feel free to call Member Services or myself at 570894-4435 x116 or dial 0 to get the Member Services staff. I wish you all a happy and safe winter season!!
