From You r Boa r d Of Dir ec tor s BY ANNET TE DOERR Finally, some nice weather! As a board we’ve had a very busy winter. We’re excited about some new projects that will be completed in 2022. If you haven’t already heard the news, our playground near the beach, is going to be updated with new, safe equipment suitable for children of all ages. We’re still waiting on the final plans but there’s a great chance you kids will be enjoying the new playground within the next several months. While we had budgeted for a new liner for our outdoor pool, as you might have heard, this winter was not kind to our 50+ year old original pool. We’re working diligently with our management team and pool contractors to find a fiscally responsible fix for the structural damage that occurred due to the freeze/thaw cycles on 50-year-old concrete. If you attended the Community Update at the end of March, Dave Timko gave an overview of the issues and potential fixes which do include a complete replacement of the pool. Hopefully by the time of publishing, a plan is in place, and this is old news. I’d also like to take the time to mention that it seems many of our residents were under the impression that you had to be a golf member to play golf on our beautiful 18-hole golf course. While it is a “private” course, as a resident you are very welcome to come try it. The Pro Shop can give you information and even offers a “Resident Non-Member” rate for golf. If you’re not ready to play a full 9 or 18 holes, purchase a bucket of balls from the Pro Shop and hit the driving range to test out your drive. Make 2022 the year you tried our course! And when you’re done, swing over to the Lakeside Grill & Pub for something to eat! Hope to see you out there!

Outdoor Pool Update At the end of the 2021 pool season, the outdoor pool liner was showing its age and needed to be replaced. There was some concrete deck work completed 12 years ago and we have spent significant dollars patching the old liner in the past 10 seasons. After performing some research and going through the bidding process, the contract for a new PVC liner was awarded to Mainline Pools in the amount of $300,000.00. This amount was approved as part of the 2022 budget and was to be fully funded out of the Replacement Reserve account. The installation was to take place this spring to meet our Memorial Day deadline for opening. As we started to drain down the pool in preparation of the installation of the liner, we noticed a large section of the pool deck, and other areas, had significant heaving and lifting. We also noticed the long wall (the wall that runs parallel to the parking lot) was pushed in by 4” along the entire length. After consulting with our structural engineers, concrete contractor, and the pool company, it became apparent that a short-term solution would not be advisable. Most professionals that we engaged with during this process were shocked that the pool is 40+ years old and only now needs to be replaced. It would not make sense to spend $500,000.00 on those repairs, on top of the $300,000.00 for the liner on a temporary fix that may only last 1 to 2 years, knowing that the structure would need to be replaced in its entirety in the future. In addition, all of that work would not guarantee an opening date before mid-July or even later.

What needs to happen next? A replacement of this size will take months to complete once the bid package is prepared and awarded. Knowing this, and due to the structural damage beyond our control, it is apparent that the outdoor pool will not be open this season. We will move quickly and with due diligence to send out the bid documents and award the scope of work appropriately.

How is this going to be funded? Although the PFCCA Replacement Reserve account is at a good level for the normal replacement of association assets, this is an extraordinary expense. Preliminary estimates have the number around 2 million dollars for the replacement of the pool, filtration system, deck, and deck equipment. Currently PFCCA has zero debt and borrowing money now will be less

costly than in the future. The Board will exercise its due diligence in looking at funding this project that will consider balancing the use of the reserves and other options that are available to them. At this time, the Board is not considering a special assessment as it would be a potential hardship. A more reasonable approach may be to put forth a voting issue of $50.00 or $75.00, that would be allocated to the reserve account only, to replace over time, the reserve amount used for this project and to fund future reserve expenses that are increasing in cost. We have not had a reserve increase in 10 years.

What happens while the pool is closed for the season? We will plan to expand the beach area, add lounge chairs, etc. in anticipation of more members using that area this summer. We have purchased more paddleboards and kayaks to place at the beach for our members to use. We will plan more activities and recreation in that area as well to make it as active as we can for the summer. The beach and lake will be staffed with lifeguards as normal. Although this is disappointing for all of us, we will make the best of it and bounce back better for the Summer of 2023. That would be our date of opening the renovated pool area. Speaking of better, the Association has talked about a splash pad for some time. Now may be the time to add that feature to the outdoor pool complex. That particular project would be funded out of the Capital Reserve account. That account is strictly funded by property transfers. Therefore, the individual owners would not be impacted directly for this addition to the outdoor pool renovation/replacement.

BY RUSS KELLY Sitting here and mulling over what to write about May on the last day of March, I can’t help thinking about the adage we heard as kids, ‘April showers bring May flowers” and “March comes in like a lion and out like a lamb”. Well, this March, the only resemblance to a lamb is the white snow on my deck that’s color matches the wool on a lamb’s body. I hope the final roar is behind us now, and we can start basking in springtime as we have always done in the past. As I pondered what to write, I heard from a friend in Florida, and I thought it would be helpful to pass along this safety tip. As many of the newer cars are keyless, and run very quietly, it is important to make sure the car is shut off. All too often the cars can be left running without notice. My friend had recently experienced a horrific tragedy where the car was left running in the garage. Carbon monoxide had seeped into the house. One of our own Crime Watch drivers admitted that this has happened on several occasions to them. Progress in technology is wonderful but be careful! We can easily be distracted by helping young children or older people out of the car or with grocery bags. Set a reminder to make sure you have turned the car off so that it is not left running in your garage. May is a wonderful time of year. Warm enough to leave coats home. Watching the perennial’s pop up in the flower beds, birds busy with nests. However, it is the time of year we must get serious about lawn care and the outside jobs that springtime creates. At the community update held at the club house on March 26th, many residents raised concerns of dumping, and garbage cans being put out too early and left out days later after the garbage is picked up. Rest assured that these complaints are acted upon by our Public Safety and compliance team. If you see a garbage violation, please contact Artie at ext. 105. The only way to fine and assess the situation is if the Public Safety department is notified or if it is noticed while they are on patrol. A crime watch member mentioned at the meeting that his is what crime watch people do, and if more community members would volunteer a few hours a month, it would help keep up with the problem. We are all residents like you, and have the same complaints, but we on Crime Watch are trying to do something to help with the problem. Please consider giving a couple of hours of your time to the community crime watch each month. In the month of March, the crime watch patrol logged about 112 hours, please keep in mind that is currently only being done by eight people. We desperately need more volunteers. BY ARTIE FURMAN - CMCA , AMS An old TV show, called “The Days of Our Lives”, used to start out like sand through the hourglass. My article this month discusses the days of my life in the last 10 years here at Pocono Farms. Yes, it is my 10th anniversary here and like that sand in the hourglass, time seems to slip and fade away. There have been many changes in the decade than I have been working here at Pocono Farms. The majority of those have been for the betterment of everyone. The ones that seem to affect me the most along with my coworkers, are community members who are no longer with us and the ones that I have seen grow up before my eyes. The children here that were 4, 5, or 6 years old some younger some little older are now teenagers, adults out of college, married and with their own children. Things they certainly do change! Unfortunately, this month I will again touch upon the topic from last month. The reason being, there are various homes in the farms that start new projects with no permit granted. It seems these residents are not aware of the permits you need then will have to pay a fine for their actions. So, let’s go over these things one more time. If you want to do work at your home, please call my office or Member Services to find out if a permit is needed. Whether it be a deck a new roof, shed, etc. please contact us. We would like to not cause any further confusion and would like to simply save you money. It is always better to check to see what the proper procedures are before you just go ahead and start your projects. You will see more new homes this year and I have the feeling the way the property market is going, more new neighbors will be on your block. We’ve had tremendous turnover in the last five years thanks to the pandemic and to the steep turn in the housing market. I’m pretty sure that will continue! As time goes on, I’m sure all of us here Pocono Farms well just get busier and busier with our jobs. I truly enjoyed my time here in with any luck, I may just make 10 more. Having spent the past 35+ years of my professional career in health care, and having worked through some of the challenges that COVID-19 has placed on us as individuals, community members, residents of the state of Pennsylvania, I would like to bring my knowledge and experience to help us rebuild, learn and grow from this experience.

There was a total of 8 teams: Dart Vaders (Ann Marie Toto, Lyn Olenchnovich, Alan Chervenak, and John Olenchnovich), It Doesn’t Matter (Tanya Chervenak and Danny Vadella), Darty Rotten Scoundrels (Rich McCormick and Carl Hellwig), Old Farts (Wallace Williams and Bob Desposito), Red Eye (Brian Cavanaugh and Chris Norton), Fine Wine (Fred Rimmer, Tom Millwater, and Howard Nolan), Stebels (Heather Waibel and Rob Stever), and Dartfellas (Frank Milano, Dean Barone, and Mike Elbert). In our final week, week 10, we had an elimination tournament. The last two teams standing were the undefeated team of the season, Dartfellas, and the underdogs, Red Eye. It all came down to the final game 501. Both teams needed to hit a specific mark to claim the game. Just how the NFL season had major upsets so did our dart league. Red Eye was able to hit their mark before Dartfellas and took the Title of PFCCA’s 2022 Dart League Champions! Thank you all for such a great season! BY JEFF JONES , GOLF CHAIRMAN Golf season is here! This is the time of year when we are getting ready for the season and trying to improve our game. Whether it’s searching for new equipment, hitting the gym, or getting on the range, to many golf fans this is the most exciting time of year. I thought it might be helpful to share some pieces of an article I recently read about making the most out of driving range sessions. The lesson or routine is very easy to follow and understand. First off, you should always take the time to stretch and warm up. Then, try easing into a few wedge shots to build some confidence and get your eyes ready to go. After your warmup, pick out a target and start hitting shots at it. Once you’re satisfied with that, pick another target and do it again. Taking aim at multiple targets is key to improving accuracy. The next tip is to concentrate on one aspect of your game at a time. This might sound crazy, but this is

what the pros live by. So, whether it’s short irons, long irons, driving, or just swing tempo- stick with it for the entire session. Finally, focus on consistent movement. It is key to being consistent on the golf course. Focus on practice swings and transition that swing into your ball striking swings. This will help with muscle memory as well as your tempo and consistency.

I hope this helps make everyone’s range sessions more productive. Lastly, on a different topic, I always must touch on Junior Golf. This is a very important part of PFCC. We are anticipating a good turn out this year, so if you have a youngster in mind that would like to give golf a try, please stop by the pro shop and talk to our pro Kyle. It’s a great way to get kids involved and spend some family time on our beautiful course.

An alternate to the bid package will be the construction of a 30’ x 40’ splash pad including all elements, plumbing, electrical, excavation, restoration of the area.
