From You r Boa r d Of Dir ec tor s BY STEVE BUNKER As you read this, our summer activities at Pocono Farms are in full swing. Once the weather cooperated, we had a very well attended and successful Memorial Day weekend complete with many activities. We have not had that many people on the beach in a very long time and our staff as usual did an excellent job of coordinating everything. Hopefully you read this before our July 4th weekend because there are many more fun outdoor plans for that long weekend. Besides there being more beach related support equipment for our community members than in previous years there will also be all new playground equipment installed in early July. The result will be much more modern swings, slides, and other apparatus for the young folks in our community to enjoy. I also want to remind everyone that the Pocono Farms annual meeting is on July 16 at 10:00AM. I hope many of you will plan to attend to not only hear a review of future plans, but there will also be an in-depth presentation on the plans for the Pool restoration. As many of you know after 40 years of use, we have had to replace our pool. I am happy to report that this will be done with no special assessment to our community members. In fact, the cost to you our members will be very minimal. This is only possible because of the great work our dedicated staff has done in controlling expenses and increasing revenues through new sources. From T he Gener a l M a n ager BY DAVE TIMKO After soliciting bids for the replacement of the outdoor pool, and on a recommendation of the Ad-Hoc pool committee, the Board awarded all of the site work for the project to Papillon & Moyer, and the contract for the pool replacement to Vincent Pools at their monthly Board of Directors meeting on Friday, June 17th, 2022. In reviewing the references submitted with the bids, the committee also visited a site on top of Camelback Mountain in Tannersville, where Papillon & Moyer are working with Vincent Pools on an outdoor pool complex installation at Serenity Village. After the visit and walk through, it was apparent to the committee that the awarding of the bids should go to Papillon & Moyer and Vincent pools.
would be needed, that would be decided nearer the end of the project based off the levels of the Reserve and Operating accounts at that time. In addition, the committee recommended that the 1,200 sq. ft. splash pad be approved at a cost of $324, 987.38. Funding for this part of the project comes directly from the Capital account, which is funded through property transfers. Now that the contracts have been awarded, the process of permitting and other regulatory items can commence. Work on the project should start in mid-July. The target date for re-opening our
newly enhanced amenity is Memorial Day weekend 2023. We will remain confident that we will meet that objective if factors beyond our control like weather and supply chain issues do not cause delays. The Board and Management will continue to update the membership throughout the replacement project. Once an artist’s rendering of the complex is complete, we will share that as well. This is going to be an exciting time for all of us as we go through this process, and we look forward to the re-opening of the pool complex in May of 2023.
The contracted price for the site work and pool replacement came in at $2,165,820.68. This number does not take into consideration any bad soil issues that may be present once the old pool shell is removed, nor does it take into account of any change orders that may need to be implemented during a project of this scope and magnitude. Our estimated budget was $2,500.000.00. With the bids coming in where they did, we do have room for a contingency. In looking at the length of this project (approximately 11 months), the Board has decided to use the Reserve and Operating accounts to fund this project in the initial phases. If any borrowing

Neighbor hood Watch BY RUSS KELLY Now that we’re into the summer, there are a few things that we should be thinking about. Top of the list should be the Annual meeting on July 16th, at 10:00am. This is the most important meeting to attend. We get to hear the good, the bad and the solutions. Remember, all the board members are residents, like you and I, and are not paid for the time and effort they put into doing their best to maintain this community. So, anything that is decided effects them just as much as you.

July is usually a dry month, making fire a more pronounced possibility. Discharging firearms within the farms is also a violation. Not unheard of on the fourth, but
safety should always be a concern. We all enjoy sitting around the fire on summer evenings telling stories and sipping a few. However, monitored firepits are the only type of burning that can go on within Pocono Farms so double check with Artie if your firepit is up to code. I was looking at an old drivers roster today. When I started driving
for Neighborhood Watch in 2004, there were 32 drivers, and 3 base stations. Back then, most didn’t have cell phones. So, we communicated with CB radios. Today, we have 10 drivers. Many of the drivers are going out multiple times every week. Are our new neighbors

It is July already? Where does the time go! Being July, we must talk about that cursed word…FIREWORKS. Fireworks are not allowed to be set off at anytime, anywhere in Pocono Farms. Every year Pocono Farms puts on an elaborate, expensive professional show. You, the homeowner, are only permitted to use small items that a toddler my enjoy. Sparklers and such, that’s it. If it goes bang, flies in the air or creates nuclear fallout, then it is prohibited. The fine for fireworks is $500.00 and there is no warning. Coolbaugh Township has a $600.00 fine for shooting off fireworks. Please enjoy our show on Saturday July 2nd and refrain from having your own. Next, I must talk about work that you do at your property. A few times this year people have went ahead and had projects don’t without any permits from us. A shed at the far corner of the property, right on the property lines. That one also violated Township rules and it had to be moved. A 6ft fence was erected, in which we have a maximum height of 4ft for fences. Pools are also popping up. You can have a kiddie pool for a child to play in, but if an adult can soak in it, it is too big.
Now is a good time to review some of our regulations starting with fireworks. And while we normally have a great fireworks display on the fourth, this does not extend to our residences. We are not permitted to shoot off fireworks in the farms. We always seem to have a few people that feel lighting up fireworks after 10:00pm is a good idea. Artie chases them down as best he can, and
Lastly, I must address the high grass. We are more than halfway through the year and many lawns have not been mowed yet. I have done my lawn 7-8 times already. Your property cannot look like a hayfield. I know you’re not here, or my mower broke, or people don’t want to work so I can’t find anyone to mow it. I understand all of that, but the problem is that regardless of why it’s not mowed, the grass keeps growing. It doesn’t stop because your mower doesn’t work. Remember the Township will get involved when your property is unsightly. If you are going to be away, please plan to have the lawn taken care of. I want to thank everyone who has brought things to my attention. We cannot be everywhere and although I get reports from our Neighborhood Watch drivers, sometimes things still escape us. So, thank you again for your help. As always should you have questions of concerns, we are just a phone call away.

R ound by R ound BY JOHN ANTOL A Happy 4th of July everyone! It’s always been one of my favorite holidays. Once again I’ve decorated the outside of our home facing the golf course with revolutionary era flags, two
of which are specific to Pennsylvania. Kudos to Jeff and his crew for keeping our course in great shape. As members, we are responsible to do our part to help keep
it that way. This always includes obeying cart path rules, keeping all four wheels on the path when parked near the tee, green and not driving near the greens. We should follow the old Boy Scout rule of leaving no trace behind and leaving the area better than how we found it.
This includes raking the traps, knocking sand off your shoes before walking on the green, fixing ball marks on the greens, and repairing divots. When repairing divots, the rule of thumb is if there is dirt on the underside of the divot it should be placed back in the hole and pressed down
with your foot. If there is no dirt, use the sand mix, fill the divot and level it out with your foot or club. Kyle has posted recommended procedures for divot repair and ball mark repair on the bulletin board outside the pro shop. Please take a moment to look. Last month, Jeff wrote about making good use of the practice range. I’m happy to report that, at the request of several members, Jeff has added a 50-yard target to the range. I’m sure all of us can practice that shot. Get a bucket of balls and warm up before heading to the first tee. At the very least, hit the putting green to get a feel for the speed of the greens. The practice facilities are there not only to warm up but to help us hone our game. Kyle and Kim are available for lessons for all aspects of your game. As a reminder, all golf facilities including lessons, are available to all Pocono Farms residents (golf member or not). If you’re thinking of taking up golf this is a perfect opportunity to learn. We are very fortunate to have a great course, good practice facilities and friendly staff. Have a safe holiday and a wonderful summer! July is for BBQ’s and outdoor fun!!! This month I’d like to share some fun summer BBQ recipes with you. I know it can get difficult to think of things to make when visiting family and friends so here are some fun fresh ideas for you.
Ingredients: • 3 cups watermelon,
cubed ½ cup shallot, chopped 3 leaves basil, chopped 1 small jalapeño, chopped Lime juice and zest, to taste • Cracked black pepper, to taste

Instructions: Toss the watermelon, shallots, basil and jalapeño together in a mixing bowl. Season to taste with lime juice, zest, and black pepper. Chill at least 15 minutes, then enjoy!
Ingredients: • 1 lb ground beef • 1 egg • ¼ chopped yellow onion • ½ tsp black pepper • 1 tbsp curry powder • 2 tbsp chopped cilantro • 1 tsp smoked paprika Instructions: Add all ingredients to a bowl and mix well. Form the meat into patties. Preheat a grill pan or cast iron skillet over medium high heat. Add a bit of coconut oil to the pan, then add the burgers and fry for 3-4 minutes per side, or until desired doneness. Serve your curry burgers with lettuce, with sweet potato buns if you wish. Enjoy!
