From You r Boa r d Of Dir ec tor s BY ANNET TE DOERR As a board, we’ve been busy! At our February work session, we discussed and planned out our goals, projects, and new ideas for 2022. We’d like to thank everyone who completed and returned the Community Survey. We had a great response, but still only heard from a fraction of homeowners within Pocono Farms. Many of the suggestions mentioned by our residents were items / projects already on our agenda that have been in the works with our management team, our Recreation Committee, as well as our Long Range Planning / Communications committee. As I’ve said time after time, Committees at Pocono Farms, are where your ideas get turned into reality. It’s where plans become reality, and it’s where every homeowner can make great ideas that benefit us all as a community, happen. We’re busy preparing for our Annual Meeting in July. For the past few years, not enough homeowners have come out in order for us to have an official meeting. We hope that changes this July. To those who have decided to run for the open Board of Directors positions, I wish you good luck, and appreciate you caring enough to get involved. Our Board of Directors work hard, for no pay (that’s right, we’re all volunteers) to ensure that Pocono Farms continues to be the amazing amenity-filled community that we all chose to live in.

From T he Gener a l M a n ager BY DAVE TIMKO Hopefully by now, winter is in the rear-view mirror. Typically, by mid-April, there is a lot going on within Pocono Farms preparing for the busy upcoming season. Preparing for this season will not be as restrictive and tedious as it has been the past two years. Although we will still continue to sanitize and clean as much if not more than we did previously. Our plan is to have everything opened as we normally would. That being said, we anticipate being a lot busier this summer. The Lakeside Grill & Pub is already seeing increased member visits as most events are at capacity. The same can be said with the banquet business. There are only 4 Saturdays available through November. We have a variety of community member events, golf member events, and outside banquet business that have filled our schedule for 2022. In addition, our ala carte dining in the Lakeside Grill & Pub has been very busy. It definitely helps to make reservations early for our community events requiring them. Although we did struggle to get re-opened last season, our culinary and front of house team is firing on all cylinders. Over the Valentine’s and President’s day weekends, we had well over 400 members attend the three events that Katrina (Assistant GM and F & B Director) and Alli (Recreation Director) hosted at the Clubhouse. The comments on the food, service, and the events themselves were all very positive from those that attended. Chef Tom and his staff did a phenomenal job with the Mardi Gras celebration. Golf has not been negatively affected (only by the 3 feet of rain late last season) the past two seasons. In fact, they have been two of the better seasons we have had in recent memory. This year is shaping up much the same way. We still have 6 golf leagues scheduled for mid-week evenings when member play has been routinely slow. Our day and weekend play is busy with our member leagues and normal play. We also back fill open days with outside tournaments to fill our schedule. We did not book as many outside events this year as our golf membership ended the 2021 season with 218 members. We anticipate that number increasing in the 2022 season. We have not been over 200 members in a very long time and we do not want to infringe upon the member benefits and overcrowding the course. Typically, we would book more outside events in response to lower golf membership numbers. We are trending in a good direction where we may not have to do that as often which is a great thing. The spring of the year is also when we will commence on any major projects. The top two projects this year is the renovation of our outdoor pool liner and the replacement of our children’s playground near the beach area. Our goal is to have these two items completed as close to Memorial Weekend as we can barring any unforeseen circumstances and the weather cooperating. In addition to all of these things happening, we are also planning our Annual Membership Meeting which is scheduled on July 16th at 10am. Due to Covid restrictions in the past two years, it was difficult to host the meeting or even attain a quorum last year to conduct official business. We need one hundred (100) voting members in good standing to constitute a quorum to conduct business and to vote on any issues. Section 3.6B of the PFCCA Bylaws state: if two or more persons own one lot or unit (house) they still have only one vote between them for the property.

Any voting issues that are developed by the Board will be approved to be placed on the ballot for a membership vote at that meeting. Once these issues are affirmed by the Board, they will be discussed at one or more of the community updates prior to the annual meeting as well as in the official notice of annual meeting that must be mailed to each owner 21 days before the annual meeting. The date of that mailing is scheduled for June 24th. As you can see, there is a lot happening in Pocono Farms. BY ARTIE FURMAN - CMCA , AMS Hello everyone. April is upon us, and it seems that Spring has sprung. With any luck the winter chill is behind us, and the warm breezes of spring are sweeping through the Farms. I am hoping the golf course is open, as I have been anxious all winter to get out and play a few rounds. I’m sure many of you have noticed the new homes that have been going up throughout the Winter months. Spring shows no sign of a slowdown. We are busy as well with the permitting process. Shockingly that did not slow down much through winter. Many small projects were done, but now the warmer weather is here I’m sure larger projects will begin. We are already getting requests for garages, decks, roofs, and siding. I have had three requests through Winter and the beginning of Spring about solar panels which is what we will be discussing for this month’s article. Yes, you are allowed to have solar panels on your home but there is a required permit for Pocono Farms and from the township as well. There are certain rules that must be followed with the solar panel process. First, is that the solar panels can only be placed on the rear of the home. What I mean is if your home faces the roadway or the cul-de-sac the solar panels can only go on the backside. They cannot be front facing. If you own a golf course property, the rule for the Farms also states that you cannot have solar panels that face the golf course. You cannot have ground collecting solar panels they can only be roof mounted. They must be as flush with the roof as possible. Many of the solar panel companies will pay for the township permits but most will not pay for the permit from a homeowner’s association that expense will fall upon the homeowner. The technology will only get more advanced as the years go on. Now they have solar panels that are roof shingles they are basically completely flat with the roof although much more expensive than the standard solar panel they are less unsightly and do the same job. So, remember before you contract to a company to have this work done you must get a permit from Pocono Farms. Your plans that the solar company will provide you must be submitted with the permit. As I say every spring before you start your home-improvement projects, please check with Member Services, my staff, or myself to make sure of the proper process that needs to be followed.

It has finally arrived. We can confidently say winter is over, even though several years ago, opening day of the golf course was canceled because of rare April snowstorm. It only kept people off the course for a couple of days, but when you’ve waited for months to get at it again, two days seems like a week. To those of us that couldn’t go south for the winter, April is a time to bubble over with enthusiasm, and start to get our projects for the spring and summer going. It’s always nice to see the green shoots in the garden breaking through again. Can’t always be sure those plants we had last year made it through the winter. Once we get the spring fertilizer and weed killer down, the bigger projects are to be planned. Remember, some of your projects may require permits both from Pocono Farms and Coolbaugh township. Many of them here at the farms have no fee attached, but the project does require a review by our code official. Things such as paint colors, roof replacement, deck installation or repair and fence installation are a few of the many to be reviewed by the code official. If you can’t find those requirements in your documents, stop in to see Artie Furman at the office and he’ll be able keep you inside the local guidelines. This is a time of year that you begin to hear about people posing as utility employees hoping to get into your home to see if you are vulnerable to a break in. We are all warned that employees are always announced before they come to your home and carry picture badges for identification. It’s not unusual for small contractors to drive around looking for potential work. A few loose shingles, an unkempt porch, a driveway that could use patching. While many of these people are legitimate, we must be careful before committing to someone without some recommendation or background knowledge. If you’ve read this column over the past year, you know that so many of our reports have to do with liter dumped throughout the farms. While clean up keeps our place looking good, it also costs us money to send our maintenance people out to pick up some of the trash left at roadside. You can help if you know of anyone or a license plate of an offender. Let our code official know, he knows how to handle it. In February, our little band of drivers patrolled for 100 hours within the farms. No break-ins or crimes were reported. Once again, I ask a few of you to try giving a couple of hours a month to the place you’ve chosen to live. Call the office or leave a message for Russ Kelly at 570-894-4034.

Many projects need a permit from us and many also require a permit from the township. There are many projects that require no permit from us but something from the township, and some things that require no permits at all. It is always better to check and make sure of the rules before proceeding with projects. Better to be safe than sorry! Please be aware that one very important requirement for candidacy is the attendance. You will be required to attend monthly Board Meetings, General Membership Meeting and assigned Committee Meetings. As stated in the By-Laws (Section 5.7) “Any Director who is absent from either a total of four (4) regular meetings or three (3) regular meetings in succession, of a twelve month period, commencing with the organizational meeting, shall be deemed to have resigned…” This year, there are 3 board positions open, each for a 3 year term and one positionopen for a one year term, for a total of 4 positions. The top three candidates receiving the most votes will each serve a three year term, while the candidate receiving the 4th most votes will serve the one year term. Elections and Nominations Ad Hoc Committee PEECA, Inc. is looking for members in good standint to be part of our E&N Ad Hoc committee. The primary focus of this Ad Hoc committee is to formulate a roster of candidates for the upcoming positions on the Board of Directors. The Board of Directors is made up of a 9 volunteer members of the community. There are four (4) open positions this year, there are for three (3) year terms and one (1) is for a one year term. The Ad Hoc committee itself is comprised of no less than three (3) and no more than seven (7) members in good standing. Once the applications for the Board of Directors are submitted, consistent with the requirements of the Bylaws, the committee members will need to verify that all of the requirements are met on the applications, then formulate the roster of candidates. This does not require a lot of time, but is necessary in the process of verifying the roster of candidates for the Board of Directors. Verification by the committee members is done at the Member Services office at a date and time chosen by the Board Liaison for this Ad Hoc committee. This date will be after the deadline for the candidates to submit their applications, which is by 4:30pm on April 14th, 2022. The verification must take place prior to the April Board of Directors meeting which is April 29th, 2022. F un w it h Fitness BY KRISSIE AYLWARD, PFCCA FITNESS DIRECTOR Spring has sprung and it’s time to start getting outside and enjoying the fresh air. I would encourage you to walk on the days that the weather permits. Get that vitamin D and the warm sun on your skin, let those endorphins bring a smile to face. As spring arrives so do the changes in our bodies. We start to want fresh fruits and vegetables, salads with a light protein choice like chicken or tuna. The heavy comfort foods begin to disappear, and our bodies thank us for it.

Keeping your gut healthy is super important. A healthy gut promotes a happy body. Aches and pains disappear, bloating and puffiness goes away, you may even notice your skin clears up and your mood gets better. We want to try to create a diverse microbiome to produce healthy gut bacteria. Unfortunately, our western culture isn’t so helpful and consists of a lot of sugary foods and those rich in fat. We want to eat a diet rich in vegetables, legumes, beans, and fruits. These are high fiber foods and can help prevent the growth of some diseasecausing bacteria. Eating more fermented foods can also be helpful in creating a happy balance gut. Yogurts, kefir, and kombucha are great additions to your diet.

Watch that your yogurts for the added sugars. Try plain yogurts and add your own fresh fruit and little honey to sweeten it. Eat whole grains. These are great to reduce inflammation and certain risk factors for heart disease as well as helping us feel full but watch wheat, barley, and rye. They can be a problem for gluten sensitivities, intolerances, and celiac disease. Enjoy a glass of red wine! Red wine contains polyphenols which aide in reducing blood pressure, inflammation, cholesterol levels, and stress. The bottom line, your gut bacteria are extremely important for many aspects of health. Many studies have now shown that a disrupted microbiome can lead to numerous chronic diseases. The best way to maintain a healthy microbiome is to eat a range of fresh, whole foods, mainly from plant sources like fruits, veggies, legumes, beans, and whole grains. Get out and visit those Farmer’s markets or better yet grab a garden box and grow your own fresh veggies. As always thank you for your support and kind words, Krissie
