I have provided 2022 assessments as a guide only as they can vary from year to year depending on the needs for maintenance or future maintenance or replacement.
As per our Governing Documents, we bill annually and these are the total assessments per lot and there are no additional monthly fees.
The PPPOA - Ponderosa Pines Property Owners Association assessments for 2022 are as follows:
Annual Fixed Dues : Mainly Administration expenses $ 66.00 Special Assessment: For maintaining Roads and Commons: $162.00 Reserve Assessment: Future maintenance/replacement $360.00
Total Assessments per lot for 2022: $588.00
The PPWC - Ponderosa Pines Water Company assessments for 2022 are as follows:
Water usage fees : $264.00 Members are allotted 240,000 gallons per year, anything over that is billed as an overage.
Reserve Assessment: $111.00 future replacement & maintenance etc.
Total Assessments for 2022: $375.00 For all metered lots Non Metered lots only pay the Reserve Assessment of $111.00
The PPWC policy covering overages, etc. can be found on the PPPOA website. This would not come into play unless the owner has a large grass or plant area they are irrigating or a breakage in a line on their side of the meter.
The Ponderosa Pines Water Company is a non profit member owned Water Company (Co-op) / privately owned. The Oregon Water Resources does classify us as providing "community water" but, we do not sell water to outside sources. It is not a Community well. We provide water to only members of the association. We do have monthly testing of the system, but this is not something that we distribute on a monthly basis. The yearly report is available on the web site and is included in the annual member packet. The PPWC By Laws govern the Water Company and can be found on our website.

We are not allowed to charge for transfer fees through the Association but the Bookkeeper, Basic Books, Inc., does charge a transfer fee when she provides the requested information to the Title Companies. This is now $100.00 per company. This transfer fee is paid by the buyer and paid directly to the bookkeeper through escrow.

We are not a member of a tax based Road District. We own our own equipment and maintain our own roads. A letter of confirmation will be provided to lenders upon request.
Lenders may request additional information and I will provide if and when it is requested.

24 - I have attached the articles of incorporation. 25-28 - can be found on the website 29-30 – proof of insurance is attached 31-32 – in info above 33-41 N/A to our association as all are single owned properties we do not maintain as an association
