Rolleston's housing market has continued its correction into 2025 after a steady decline since the peak. While the journey has been challenging, there are now signs we may be nearing the bottom of the cycle. Rolleston, now home to over 30,000 residents, continues to stand out as one of the country’s fastest-growing towns, supported by strong infrastructure development and family-friendly amenities.
While national housing prices have broadly declined since their 2021 peak, signs of stabilisation are emerging in Rolleston. Interest rates have eased slightly, now sitting just under 5%, providing some support to affordability. However, with housing supply continuing to outpace demand, a rebound appears unlikely for now.
Inflation, which had posed a significant challenge, has moderated substantially. From highs above 7% in 2022, the most recent figures show inflation at 2.5%. Although essential items such as groceries and fuel remain costly, this easing has helped improve household budgets. Combined with stable interest rates, the cost of living is slowly becoming more manageable.
Over the past six months, Rolleston’s property market has shown signs of holding firm. The current median sale price is $780,000, indicating the market may be nearing its cyclical low. During this period, 386 homes were sold, a 9% decrease from the prior six months, reflecting reduced activity. Median days on market have increased to 43, up 16%, largely due to increased supply and more cautious buyers. Homes lacking strong presentation or accurate pricing are taking longer to sell.
Rolleston continues to favour buyers, with increased inventory and more competitive lending rates creating ideal conditions. Homes priced below $750,000 are selling faster, driven largely by strong activity from firsthome buyers. In addition, family buyers and investors from Christchurch, Auckland, and Wellington are showing steady interest, attracted by the strong value Rolleston offers.
For sellers, expectations need to be realistic. While the market is no longer surging as it once did, well-priced homes are still attracting attention. Properties that are professionally marketed and presented in their best light are seeing better results. Overpricing, however, can lead to extended time on market and lower final sale values. At Najib, we’ve seen this proven in real numbers: in the past six months, our median time to sell is just 15 days, compared to 43 days across the rest of the market. This clearly shows the impact of getting both pricing and presentation right from the beginning.
Rolleston’s property prices have experienced significant variation in recent years. In 2021, prices jumped 29.37%, followed by a further 12.87% rise in 2022. The market began to cool in 2023 with a 2.71% decline, and a further 1% fall was recorded in 2024. These figures suggest a market that is recalibrating, settling into a more sustainable long-term trajectory.
Looking ahead, we expect continued stabilisation through the remainder of 2025. While affordability pressures and high supply levels are likely to keep price growth subdued in the short term, a more confident and active market could emerge in 2026. Steady economic conditions, coupled with improving buyer sentiment, may lay the foundation for the next phase of growth.
