Market Commentary

This year, New Zealand’s house prices have decreased as the country faces economic challenges aimed at making housing more affordable. However, Lincoln continues to outperform the broader market, with properties selling on average 12% above their rateable value, compared to Christchurch where homes are selling at or below.

In the past six months, Lincoln’s median house price has risen by 2.53%, bringing it to $912,500. Sales have also increased by 8.41%, with 116 properties sold during this period. Homes are moving faster, with the average days on market now down to 39—20% decrease than the prior 6 months.

We're seeing an increase in listings, largely driven by homeowners feeling the pinch of moving to higher interest rates. While the median house price has risen, this is largely due to fewer sales below $800k and a shift toward higher-priced homes selling. With the National Government focused on bringing inflation under control, there’s a cautious sense of optimism for long-term market stability.

After two years of significant price growth—19.35% in 2021 and 18.76% in 2022—the market saw a slight correction in 2023, with a 4.12% decline. However, from January to August 2024, the median price has increased by 3.19%.

Inflation has decreased to 3.3%, down from 7.3% in mid-2022, signalling a return to more manageable costs for essentials like groceries and petrol. This should help improve affordability in the medium term. The Government aims to reduce inflation to around 2%, but it could take another 12 to 18 months before we see the full impact of these measures.

Currently, the market favours buyers, with more homes available than demand. Interest rates have stabilised, but sellers should be mindful that market conditions are expected to soften further heading into 2025. If you’re considering selling, now is a strategic time, as homes are still fetching at or above their Rateable Values.

Setting a realistic price guide is key to achieving the best possible sale price in the shortest time. Overpricing a home or not providing a price guide can cause it to sit on the market longer, leading to a lower eventual sale price. We recommend pricing strategically from the start to avoid this.

Many believe the real estate market will rebound quickly after a recession, but the reality is more complex. Recovery depends on broader economic improvements, including increased affordability, and lower living costs. Until these factors improve, the market is unlikely to see growth.

We expect a further decline in the Christchurch market over the next three to six months, followed by up to two years of slow recovery. Growth of 2-4% annually is anticipated once the market stabilises. Avoid relying solely on media reports—stay informed and do your own research. If you need any real estate advice, I’m here to help.

A very professional lady who does not have an ego

I was very hesitant and cautious to start the selling process due to prior experiences with other agents. Sha allowed me to go at my own pace until I knew i was comfortable to let her take over.
